Fraudulent misrepresentation of faulty materials and damages. Hiding the severity of costs and health to us. We have spent THOUSANDS of dollars to correct the issues! If we were told of the damages the home we would have probably not purchased the property! I purchased a condo through listing agent Sylvana MacDonald 07/2025. She is agent with LoKation FL3452705. Ms. MacDonald is very unethical. I submitted an offer on her listing at 1401 N Riverside Dr 33062. I am a licensed agent. I asked her if the contract included my part of commission. She stated offer price with my part of commission was too low. I did not realize till closing, on HUD-1 she kept the whole 5% commission. It was my understanding the commission reduction was to help the seller net more of the proceeds. I had emailed her with my concerns about this problem. She choose her friend at Title Pros in Boca Raton to handle escrow. Vivian Bastos her closing agent, made a huge mistake on the tax proration that was detrimental to me paying more than twice the taxes for year 2025. I presume it was Ms. MacDonald's duty to work with her client, the seller to rectify this error in tax proration. I WOULD RECOMEND IF YOU WORK WITH SYLVANA MACDONALD TO HIRE AN ATTORNEY TO REVIEW HER PAPERWORK. read more

Beware. Poor people skills. It's easy to take credit when all is good but when a deal is questionable? Integrity should prevail.

Run. Don't walk. Away from this company. Their unhinged agents (at least the one I had misfortune to get) will lie to you about houses being available, then when pressed tell you YOU will have to deal with the sellers agents because he doesn't want to, and when you repeatedly express your confusion will tell you it's because the other agents are Jews! And then when you tell them you just want to see the house and leave (to drive 200 miles home) and you won't have lunch with them as originally planned they don't understand why! AND THEN they suddenly have a family emergency and just text you the key box code and you tour the house yourself. I can't express how much I put up with with this agent. My coworkers all think I'm crazy because of how much I put up with, before he finally flipped the switch in me from nice and understanding to fed up and angry. AND all this was AFTER I spent 6 months staying on top of EVERY house that came on the market, spending countless hours and hundreds of dollars to travel to the area to tour neighborhoods and open houses by myself because I didn't want to bother him until I found houses I really rhought had potential and HE ended up totalling screwing me over and didn't do his job when I finally found a house I was totally in love with. Of course it went under contract before he even showed it to me after a MONTH of telling him I wanted to see it. OF COURSE he had me sign a exclusive contract with on the house even though it was under contract. I tried to contact his broker to discreetly to discuss this and ask to be let out of the exclusive contract so I can try to spend 10s of thousand of dollars MORE then origional asking price, to see if I can offer the new buyers enough to sell their new house for a hefty profit and undo his incompetence with my new agent but they didn't bother to call me back so here we are. read more

I had the absolute WORST home buying experience due to what I can only attribute to an incompetent agent and a broker who could obviously care less! I started working with agent Preetima many years ago but decided not to purchase at that time. Fast forward to July of 2023, my sister was looking to purchase some land to build up some duplexes. Preetima found us some land for a really good price but in the midst of all of that an urgent need to relocate arouse due to a mold issue in my sister's rental. We put a halt on purchasing land and switched gears to some home rentals in which Preetima assisted. After seeing the rental prices for what we were looking for, we said let's just buy. Preetima sent some listings but none were to our satisfaction. I found a home on Zillow and Preetima served as our agent in the process. As first time home buyers, we trusted the expertise of our agent and felt that she had our best interest at heart considering the value of this nearly $800,000 purchase. WRONG! Preetima's negotiation skills are subpar and she seems to only care about making it to the closing table at any and all costs. In this case that expense was a mold infested home! Preetima recommended using Max Home Inspections in which we read horrible reviews and asked for more time to find a company with a better reputation but we were rushed and just went with Max. Preetima volunteered to stay during the entire inspection as we had several other things to get in order for this quick transition. We stayed for the first 30 mins and observed some areas of concern on a wall in the laundry area of the home. The inspector took a sample in which we thought would be sent off for testing but apparently the sample was taken as a souvenir because it was never sent out. Preetima assured us the area was easily treatable and never once said let's pause this and dig a little deeper despite us urging her to do so. There were also several things in the home that should have been negotiated but nope. Preetima did nothing to guide us. The seller got everything she requested including post occupancy and didn't fix any items, left wires and holes everywhere. The selling also works for LoKation Realty so kudos to the brokerage for securing the full 6%. The selling agent, Gigi while shady is very good at her job. The ONLY thing Preetima's limited skills allowed her to do was negotiate some furniture in the deal which we ultimately ended up selling. So now, we are stuck with a $20,000 repair and several smaller ticketed items that could have very well been negotiated. After speaking with several other experienced realtors and adjusters, it was unanimously concluded that Preetima failed us! We paid for another inspection and finally got a mold confirmation and wouldn't you know it's the toxic class of mold. Oh and we were promised that these built in shelves would be removed but that didn't happen and on move in day spent $300 to have them removed. Both Gigi and Preetima assured us that it would get done at no additional expense as Gigi knew the guy. I reached out to broker, Michelle via email and got no response. Buying a home is stressful but when I tell you this experience has been a nightmare, it truly has! Lokation Realty gets a "F" in my book. We have since began our land purchase with a way more reputable brokerage. Truly disappointed but karma and legal ramifications will persevere. Needless to say, I will be filing a formal complaint against this brokerage read more

Got baited into moving in, insect infested living room and bed room. Floors were all dusty, delayed the actual move in because of carpet replacement but the carpet seemed like it's been there for 5 years and had numerous amounts of stains. The bathroom didn't have running water, its been 3 days and I've had to shower at a friends place. The toilet itself was clogged and stayed clogged and maintenance won't do anything about it. These are sub-optimal living conditions and I've felt like even breathing the air winds me out like I'm inhaling something else that isn't oxygen. read more

As a vendor I have never gave an agent a bad review but the unprofessional experience working with one of the agent was unreal. I won't plaster the name of the agent yet in hopes the Broker reaches out first. The situation goes as followed. Agent JF called in needing an inspection on a Saturday morning and wanted to block off and hold a time, we typically do not hold time slots on Saturday as we have a waiting list for inspections on that day but we did due to her specific situation. after going back and forth we finally locked down the apartment for her. When the inspection was good said agent said she was the client even tho the office staff questioned it as she was noted being an agent but she insisted she was the client. The inspection was scheduled at 9am. at 8:45 the inspector showed up and waited, at 8:50 agent JF showed up to the property. The inspector approached the agent to greet her in which he was ignored. Agent JF then videoed the property and left at 8:55. Then at 8:58am two min before the 9am appointment sends an email to cancel. says nothing to the inspector and no call to the office. when booking the inspection agent/client JF was told our policy on cancelations and if it wasn't canceled 24hr prior to the inspection time that there was a fee. Well when she was sent an email about the fee her unprofessional actions continued by being rude to our staff and basically telling us to piss off and she wasn't paying anything and to deal with it as she was not the clien. It was explained to her several times that she had listed herself as the client, that the simple $150 fee was for the inspector who wasted his time and money to get to her inspection and who lost work that day because of her unprofessional practice. I had advised her that if the balance was not paid that it would move to collections and there was nothing I could do once it went to collection. She could care less and then decided to file a complaint against us with the BBB tarnishing our reputation for trying to collect money that was owed to us! Never in 16 years in this industry have I had to deal with suck an unprofessiona, selfish and childish agent. Insurley hope she does not represent what this agency is about. read more

I had an extremely unpleasant interaction with one of the agents, her name was Romina (?). I called to inquire about a listing for sale and asked if I can see it. The agent demanded I show her the proof of funds before she can schedule a viewing. Really? I have to show my finances/bank statements to someone I've never met before and who doesn't even represent me in the transaction? Never heard of such thing before, and I'm not a novice in these matters. She refused to schedule a viewing otherwise and was outright rude. Obviously, I wouldn't want to spend a minute of my life dealing with someone like this, and I don't recommend you either. To the agency - please don't reach out to me again saying the problem is with an individual and not with the agency. You and your professionalism are represented by your agents, and my experience reflects on your brokerage 100% whether you agree with it or not, your agents work under your name. read more

He was afraid to solve problems over the phone and suggested that we text instead. I'd like to give Becky 5 stars and Mauricio negative 10 stars. We held to the contract every step of the way and Mauricio would not stop sending nasty grams through email to everyone involved in the sale of the home. Their unit needs to be completely remodeled, but the view directly on the ocean and the location...an easy walk to the Pompano Beach pier, made the condo worth much more than Diane wanted to list it for. The worst experience ever! Me and my husband purchase our house few mounts ago and nothing went right with this deal. We used a mortgage broker recommended by the agent and that was a disaster. He messed up the mortgage a bunch of times before he gets it right. Our agent lied to us about a few different thing before we closed the deal,and now that we closed they haven't even done the title right. Its only in my husband name and when i tried to figure what happened the agent blames it on the title company , they said it is her on top of it everyone is disgustingly rude and i was literally told to "take care of my own shit". Jenifer Maitre represented me in my house search & aquisition. I was referred to Jenifer through a life-long friend.I felt safe that I would be well taken care of. I was mistaken. When I hired Jenifer I told her 2 things. 1:That I was very inexperienced having purchased 1 previous property. 2:The name of my lawyer to hadle the transaction. Jenifer indicated she knew the firm. #1: The inspection: Jenifer used an inspector of her choice. Never asked me. I am now $80,000 into fixes. The house was deemed unsafe by BOTH a licensed electrician and structural engineer post close. The inspector's company was dissolved in 2012. He currently has NO INSURANCE. This was Jenifer's choice to inspect a 75-year old,$1 million home. She did so negligently and purposely to ensure the house passed to make her comission. #2: She used a lawyer of her choice, not mine, despite my request. Clearing the way for her decitful plan. Jenifer is NOT to be trusted NOR is Lokation for associating with her. Here is what JENIFER'S SE:ECTED ISNPECTOR MISSED: 1) Entire house has cloth wiring with all outlets NOT GROUNDED. The house was deemed an unsafe fire hazard by an licensed electrician. Entire house had to be re-wired and re-painted 2) The structure of the house was built of temporary jacks that were not anchored to anything. A licenesed structiral engineer deemed this not to code and very dangerous. He did take a picture of the water heater which required him to walk past these tempratt jacks. 3) Salt Water Pool had a broken salterator. 4) 99% of outside lights are broken 5) 15% insulation in attic 6) AC unit is too small for house size based upon square footeage formula 7) Front Yard fountain leaks This is just a short list. You see Jenifer specializes in 100,000k-$400,000k propoerties. I trusted her as she came through a life long friend. She took that trust and just abliterated it after assuring me should could find me what I wanted. This inspector was clearly working for jenifer and not for me. I wish I did not have to report Jenifer. However the inspector she chose is uninsured. Yes, she brought on an uninsured insoector whose company was dissolved in 2012 to inspect a 75 year old $1MM home. Jenifer is not to be trusted with your home purchase or any big purcjase for that matter, Please stay away from Jenifer Maitre. She is unethical!! read more
