While doing this, I received a few notifications from Nicklin Community Management Services. Thankfully, their office is close to my work site so I could easily stop by after receiving a violation letter to provide an explanation. From here, Dena single handedly got me to a resolution for all my issues. Dena taught me so much, and did so with kindness and patience. She is smart, wise, and I observed her adapt to all kinds of different situations that customers came in with. She was courteous and charming. Please promote her! Without her, I would not have been able to solve my problems.

There has been recurring issues with communication maintenance oversight and financial transparency. A large amount us paid annually 300,000.00 per year for landscaping, but common areas remain neglected and do not reflect that investment. Maintenance and repairs commitments has not been follow through. Additional some fees appeared in financial reports without clear explanation to homeowners. With The HOA dues continuing to rise, residents expected services and imorovements.which has not materialized. The management has not met home owner expectation to regain trust.

He was very flexible with our meeting time and tried to accommodate my work schedule to arrange a time that would work for both of us. I was also very impressed with his attention to detail and professional demeanor. He was very friendly and able to answer all my questions. He was also efficient and extremely valuable because he helped me resolve my situation regarding my clogged sinks in the bathrooms. He went above and beyond. He knew exactly what was causing the problems and fixed them himself in a few minutes when the previous maintenance employees did not get to the root of the issue and did not remedy the problem.     Should leave zero stars to be honest. Dealt wih these PAINS from June 2022 to September 2023. Where…read moreto start....... 1. Property was no where near clean or move in ready for us and on top of that AC was not working while moving in during middle of high heat Las Vegas summer. We were cleaning the property completely ourselves and moving in with outdoor temp of 120 and also about 100 inside. They did have someone come out next day to get air working, which was a plus. The AC guy said we had a refrigerant leak in our system that throughout the time we were there was costing us on our AC being overworked but management didn't do a thing despite being informed. Just multiple service "fill ups" or "top offs". Super high out of ordinary electricity bill entire time living there way higher than surrounding neighbors with similar size places and ac setting. Yet they and Nv energy said our bill was typical when it definitely was not. It would be at like $300 only a week into bill cycle. Would have to go periods of time adjusting to less comfortable setting or turn off completely to not go broke. 2. I did a super deep clean of the dryer that was a fire waiting to happen being like 95% clogged with lint backup. Just to find out that the dryer itself was so old the drum was out of alignment causing our clothes to constantly get stuck in between the front of the drum and front of unit. Informed them right away but took weeks between any communications to hear back from them. Finally had someone come look at about a month later. Ordered the part and informed us and then that it will only fix the problem temporarily as the unit is just too old and will wear it out quick again. Got the part and had fixed about a week later after dealing with damaged clothes for a couple months already. Worked fine.... For about 3 weeks and became issue again. Informed them again and again they just had repaired another 2/3 weeks later. Worked fine again for another few weeks and same issue. Communications with them were slow and very little resolution. FINALLY WAS GIVEN NEW PROPERLY WORKING DRYER AFTER BEING THERE WITH THIS ISSUE FOR 8 MONTHS!!! DAMAGED TONS OF OUR CLOTHES AND ITEMS. 3. In the meantime of Dryer issue.... Fridge was leaking from back at move in. We informed them and that was replaced within a week since it happened to be UNDER WARRANTY still. ONLY REASON WHY. 4. When getting ready to move out to new place but contract was up 3 months before new place was ready... They wanted to increase our rent from 2200 to 7800 for those 3 months. RIDICULOUS!!! This after all the issues and ongoing issue with dryer damages to our clothes for 8 months and us STILL PAYING RENT IN FULL ENTIRE TIME Finally talked them down after long argument to like 3k. BUNCH OF BULL!!! 5. READ CONTRACT CAREFULLY!!! As mentioned above, apparently the contract said month to month after contract would increase 250 PERCENT not DOLLARS. That was easy to not notice and gloss over. BE WARNED!!!! In summary. STAY AWAY FROM THESE GUYS. They are pain to deal with. Slow in responding to issues. Love to keep putting bandages on problems instead of fixing. WORST EXPERIENCE.

Through them I have not only been able to protect my first property investment, but I've gained extended family/friends. As a military member stationed in Las Vegas, NV I am often plagued with having to move constantly and sometimes with little notice. Finding good help and people whom you can trust can often prove difficult. Shortly after having moved from the area, my home/I was taken advantage of by a former property management company. Despite having to find relief via legal means and winning, my faith to invest into the Las Vegas market became severely strained - ENTER Ashley Hawks and the Black and Cherry Real Estate Group. Through this collective team, I found exceptional customer service with an authentic and genuine care for my property and my family! I'm often glued to the team's Youtube videos providing market updates for the area, able to consult the owner portal with ease, and even consult them when making major life decisions in relation to the home. Despite not having lived in the area for more than 15 years - my confidence in this team has NEVER waned. I know it sounds too good to be true but it's easy to write this review because they authentically care. From the smallest crack in the sheetrock to the most expensive appliance breaking - their attentiveness and care prove timely and cost effective - giving you confidence to build generational wealth for years to come. I could not recommend this family anymore than I already have. Take the time to learn more about them and protect what you've worked so hard to obtain.

    I had been managing our home for many years and was hesitant bringing on a property manager. Now…read morethat I have done so, I'm so glad to be working with Five Star Property Management and the Blue Team. Matthew and Randy from Five Star Property Management mentioned they have a philosophy of treating customers' homes like their own, and it really feels this way. I experienced some unforeseen problems with an existing tenant. The Five Star Property Management team has really taken it upon themselves to work with me through these problems which I appreciate. They were even able to surface problems with this tenant that weren't caught before. In terms of the Blue Team that I work with, Dominique and Trinity have been amazing. They are currently helping turn the home over after a challenging move out situation, and I appreciate how proactive they have been with communications and getting the home ready. I also appreciate the sense of urgency they are working with as it is not easy as a home owner to have a home sit empty. If you're even thinking about a property management company, do yourself a favor and at least have a conversation with Five Star Property Management.
