    New home build in Falls of Prosper and Closed July 2021 Falls of Prosper- Very disappointed in the finishing experience. I feel like the only "Custom" benefit that sets OCH apart from the cookie cutter homebuilders is the ability to design your own floorplan. Attention to detail was lacking and I had to be the inspector and quality control to complete the finish out. We moved our closing date 3x to accommodate their schedule due to so many items unfinished and we finally closed July 12. This wasn't our first home build but it was our worst experience. Pre-close walk through, we, the home buyer, had to point out exterior doors not painted, drywall around windows unfinished, appliance not working, bricks missing in exterior wall, bricks separated from the mortar around 7 windows, our garage floors look like they were used as a paint and body shop, paint overspray and large chips in the concrete floor and I could go on. I had to email everyone in the company from owner, president, VP's, Supervisors etc to finally get any attention. I understand we were/are in a COVID environment, but all of our issues were due to very poor attention to detail and for a "Custom Home Builder", I am very surprised and disappointed. Update after being in the home about 6 months. I have noticed runs in the paint on the cabinets, pics, we have had 4 drawer slides have to be replaced due to the slides being painted by the builder, according to the cabinet builder, pics. Hinges are all painted on the cabinets, pics, and I'm not sure that is done in $200k homes much less a $850K "Custom Home". They used caulk in the showers/baths to cover the unfinished edge of the tile to match! Caulk is now peeling off, pics. Wall tile in the dark bath is not centred, pic, as it should be to prevent a really small piece having to be used in the corner. Definitely not an experienced person laid the tile in our home. Wall repair where the sheetrock was damaged on install and asked them to repair, pics. I think I could have done a better job. Numerous places around the home where there is paint overspray. Many other things but too much to list. My neighbor who has been in the build process for 18 months now, is experiencing the same inattention to detail and lack of work being done as we experienced in our build so I do not believe our experience is a one time occurrence. To consider themselves a "Custom Home Builder", I do not see custom quality work being performed in their homes. **UPDATE July 2022, 1 year and end of builder warranty period OCH does build a very pretty home and they do offer a lot of options, for a price, but I am disappointed with the quality of workmanship. When you look at their homes and your home when being built, you are a little overwhelmed and not paying attention to detail. I reported several warranty issues and they responded promptly but I'm frustrated that the issues with brick and mortar I was told it is caused by "heat shrinkage" and "settling" that is a homeowner fix, not warranty. 1 location around the door jam and 7 areas around windows. Pics included. The other items they are going to fix, but should not be broken within a year, are 2 more drawer slides broken (total of 8), texture on the ceiling cracking along the edge, door requires force to close completely, tile edge is rubbing off (second time), 2 toilets running, where the 2 garages meet on the roof, water runs down the brick and possibly behind the wall. Overall, we are frustrated with the workmanship of a now $1mm home. We expected better quality.

    the warranty department is terrible, I have talked to several people in warrintee including Dillon, Steve and Grant...for over 10 months now and nothing gets done, they ripped out our sprinkling system while trying to fix the drainage problem and still have not come back to fix it, there is drainage issues in the whole subdivision and they have just put up ugly black plastic fence, very temporary fix for a permanent problem...no one will call you back or answer your calls we have been here almost a years and I have text them weekly and I never get a response from them and nothing is getting fixed.

I spent several hours today (while at work) trying to get everything in order. I was on hold several times for over an hour at a time. This really makes me wonder how much of their revenue is acquired just by taking advantage of people. I am absolutely disgusted by their complete disregard of their potential customers. As a single mom of 3, I can't afford to apply for homes that are already taken. The refusal to give a refund is a slap in the face.

We pay over $2200 a month for 1600 square feet and that includes the garage. They care more about the land lord than the tenants. When the lease is up we are out.
