What some realtors also do in this area is that they do not list the public area attractions so they can lower the value. For instance, if you go to Captain's Cove, Virginia online listings that area often lists the private and public attraction areas nearby like gym, swimming pools, marinas, etc. In Upstate, NY, like Oneonta, NY, realtors often do not list the nearby public swimming areas, YMCA, 2 colleges/universities, several parks, etc. They do not do any marketing, and sometimes lower property values by doing that. The small village I live in has several attractions, so I would find Benson Agency that has an office about 20 minutes from where I am substandard.

Last year, FEMA and NFIP (National Flood Insurance Program) sent a letter saying they would not renew our flood insurance at the "discounted" rate (of over $800 btw). AND - they required that we hire a surveyor at our own expense to get a Flood Elevation Certificate before they would quote us a new rate. I called around and of the area surveyors who actually answer the phone or call back (not that many!), I found Lawson to be the most prompt, responsive and fairly priced, throughout the confusing FEMA process (many back and forth requests from FEMA...). John Jamieson is the surveyor I work with, and he is very professional and personable. I am grateful to them for helping me through the circus that is the FEMA NFIP system. The only reason they get a 4 and not a 5 is that we're not finished yet, and it's been a year-long process, with some breaks for local Flood Mapping approval etc etc...

The man or woman cave which is a glorified large shed also in need of dramatic care the full car garage was probably better built than the house.
