    It's the biggest shame as I would've loved duplex, and lived here for many more years. However, unfortunately the unit I live in has a pretty bad leaking problem. A foundation leak that has persisted for years. Unfortunately has developed into black mold as this is a health and wellness issue, I can no longer live at this property managed by this company. I do understand the fix would've been costly, but hadn't been done correctly the first time we would not be in this position 2 1/2 years later. Though I understand it is written into the lease, I am now being billed four months rent to break my lease in a unit that is unhealthy to live in. This doesn't seem entirely legal and will perhaps be contesting this in a court. So sorry to report this, but I would not recommend business with this company. Edit: This is without mentioning the persistent issues with the air conditioner. Two weeks with no response just to tell me they finally talked to the property owner. Just unsatisfactory.

    I will detail later when resolved. However till then I will say. I wished I would have read the reviews regarding their maintenance ethics. I've heard about unethical landlords but assumed it was just hyperbole. Folks One Stop made me a believer in reading reviews. They are sadly very accurate. Words I've heard so far regarding pipes freezing and not being able to keep heat in the home above 9 degrees of outside. "Owner is considering upgrades". And "no one complained before". Good luck if you have a maintenance issue. It might be considered an upgrade. If they are sending the same trade multiple times with no plan, they are just buying time to force you out. MILITARY FAMILIES.... please check your boards for comments on ONE STOP. A hotel room is better. Update in their response to my lawsuit for implied warranty and habitability issues they state.... They rent "as-is". That's all you need to know about their business. You have a contract to pay they have "as-is". Update.... We had our hearing. They sued for almost three month's rent. They lost. They are going to get a little over 1200 not the 7k they wanted. I wasn't able to provide any evidence as my ask for a continuance was denied. Just by questioning them without evidence they lost. We had to move so my pics were in a box. Debating now whether to appeal. They are slumlords couple of notable moments from the trial. They testified, they rent as-is. As-in they have no responsibility to repair as it's as-is. They quote the page and paragraph in the lease. Translate, we will decide what is too expensive to repair and then won't because rent as-is. They admitted on record 33deg and ice indoors is not unreasonable. Business model is to charge 2 months for deposit and if you are late more than 10 days to evict, regardless of issue, the deposit will cover the rent till they sue under as-is. They are the living definition of Slum-Lord. Sue them you will win. Save your communication, email the owner Jim Carlson directly. He won't do anything just provides proof of do nothing. Just remember one thing, they rent as-is. That's is their goto defense. Mo law has a implied warranty. The home is not safe. 12 Atchison Ct Platte City One Stop PPm

    I have been extremely disappointed with my experience with Ellis Real Estate, particularly with how…read morean ongoing HVAC issue in my apartment has been handled. I moved into my apartment in May and immediately noticed that the back bedroom was significantly warmer than the rest of the apartment and had little to no airflow from the central AC. Since then, I have submitted five maintenance requests and had multiple visits from maintenance and an HVAC contractor. The bedroom vent was eventually confirmed to be disconnected from the ductwork and was finally repaired in August, but the larger HVAC problem remains unresolved. Even after the vent was repaired, my AC has run continuously for more than 24 hours at times and has been unable to maintain 72 degrees in the apartment. During hot weather, the temperature has reached approximately 77-78 degrees inside, despite the system running constantly. My projected electric bill has also approached $300 for a roughly 1,200-square-foot, two-bedroom apartment. What has been most frustrating is the lack of communication and follow-through. Multiple maintenance requests were marked as completed even though the underlying problem continued. I have repeatedly contacted management, and after being told I would receive an update and repair timeline, I had to follow up again when no response came. Even after finally repairing the bedroom vent, management responded as though the HVAC issue had been resolved, despite the fact that I have repeatedly explained that the central AC itself is still unable to adequately cool the apartment. I understand that HVAC repairs can take time, especially during hot weather. What I find unacceptable is having to repeatedly ask for updates and explain that the same problem is still occurring without receiving a clear plan to address it. I have tried to be patient and work with management throughout this process, but after months of dealing with this issue, I am extremely frustrated with how it has been handled.

    I lived there almost 3 years, never a late payment ever. Always let them know when something…read morewasn't working and they responded quickly. An ongoing problem was my front door wasn't opening. I would have to use my back door. One day I noticed that every room in my duplex was buckling and caving in. The floor between my living room and dining room buckled so badly I tripped over it. I immediately took pictures and informed them. It took 4 months of people coming in and out to fix that. 2 weeks later, my front door didn't open again. I let that go. One night my sister was visiting me and the temperature was-10 degrees and my old, old, old furnace stopped working! It was around 10 pm when I finally called the emergency number provided to me. No response. Called again and left a message. Got a call from Teresa Penner telling me to never call again with a tone in my voice. I asked what tone? I don't have heat! I asked why do you have an emergency number when there is noone coming out, it goes straight to you? 4 days later the furnace was replaced because it wasn't working! From that moment on I was treated poorly. I wanted to move out and informed them. I was told to break the lease I had to pay $500 for "release fees "and pay the next month rent, which I did. I paid February's rent, which had been raised through the years to $1115 , and turned in the keys February 14. I paid the $500 "release fee". I asked to be kept up to date. I wasn't. Finally got a response that there were major repairs that had to be done. Again asked, what repairs...no response. What major repairs? Lifting the house, putting braces under the house, digging 30 feet deep to do that are major repairs that I went through for 4 months. What major repairs are left? Again, nothing. I left that house so clean. They informed me they would be there February 17 at 8:30am to do the final walk through. I couldn't make it due to job and very short notice. Heard nothing about what happened, although I kept asking. They finally rented it March 17th, 1 month and 4 days later. I now owed for March rent. I asked why it took so long to rent. Again, no response. Waited to get some kind of return on my deposit. They waited just long enough to charge me for 17 days, which they took from my deposit. Received a letter from them with pictures trying to explain why I would not get a single dollar back from my deposit, but claiming I now owe them $45! I paid a full month rent, only there 14 days, paid $1050 deposit, received nothing from that, paid them $500 for "release fee", left the house clean and I get absolutely nothing back from my deposit and I owe them $45!!!. Please stay clear of this company because they only care about the owners. Renters are not important at all. So sad because owners are nothing without renters and that company is nothing without happy renters. Please stay clear of any property that is managed by Penner Property.

After years of being taken advantage of by a different local PM company it was time to move on. We found Penner Property Management 4 years ago and have been extremely happy with their services.
