On Level Services specializes in manufactured and mobile home foundations throughout Florida. Unlike a general contractor who may occasionally work on manufactured homes, foundation and structural support work is what we do every day.
Our services include manufactured and mobile home releveling, foundation repair and rehabilitation, pier replacement and correction, tie-down installation and anchor replacement, hurricane-resistant bracing, foundation retrofit systems, HUD/FHA/VA foundation compliance work, level inspections, structural corrections, skirting installation, vapor barriers, and setup/installation for single-wide homes, park models, and tiny homes.
We use precision digital leveling equipment to evaluate the home at the structural frame—not simply the floors—and identify settlement, failed or improperly installed piers, inadequate footings, tie-down issues, and other foundation concerns.
We believe homeowners should understand what is happening beneath their home and why a repair is recommended. Our goal is accurate diagnostics, transparent recommendations, quality workmanship, and long-term solutions—not unnecessary repairs.

History
Established in 2012.
On Level Services began as a family-owned manufactured home service company in Washington State. What started as a small operation grew as we recognized just how many manufactured homeowners needed knowledgeable, specialized foundation services they could trust.
After years of growing the Washington operation and developing our processes, we expanded through franchising. In 2023, we brought On Level Services to Florida, where we have continued building the company around the same principles: specialized knowledge, honest recommendations, quality workmanship, and treating customers the way we would want our own families treated.
Today, On Level Services serves manufactured and mobile homeowners throughout Florida while the On Level brand continues to grow. Our focus remains the same—helping homeowners understand, maintain, and protect the foundation beneath their homes.
Meet the Business Owner: Joseph L.
I joined our family business in 2018 after becoming a father and realizing I wanted to build a career that allowed me to be present for my family while creating something meaningful for our future.
Working alongside my dad, I learned the manufactured housing industry from the ground up and developed a passion for understanding manufactured home foundations, solving difficult structural problems, and helping homeowners understand what is happening beneath their homes.
In 2023, my family and I moved to Florida to establish On Level Services here. My faith and family are incredibly important to me, and those values influence how I run this business. I believe in treating people fairly, communicating honestly, standing behind our work, and never recommending repairs simply because we can.
Today, I'm proud to lead a licensed, bonded, insured, and BBB Accredited company. My goal is simple: educate our customers, do the job right, and build a company worthy of their trust.
