It's hard to imagine any competent investor would do business with Omnikey. I asked a question about getting a refund on the last 2 months of non service and about avoiding that $7.95 service fee (or whatever it is) They definitely answered that question on sending them a check, but did not mention about any resolution about refunding me for lawn maintenance. This company needs to stop renting to people trying to come off as a realty company. I think this is the first time I have made negative review, but these people deserve it. As a property owner, I have dealt with several property managers. All have been good except this one which is completely unacceptable. [[HIGHLIGHT]]Communication is bad.[[ENDHIGHLIGHT]] Management is bad. Instead of doing necessary maintenance, they go looking for repairs to make that are not necessary. What is outrageous they charge you for all of the repairs but then they do not do some of the repairs for which you paid. [[HIGHLIGHT]]When you send a thoughtful message explaining that they did not do the repairs for which you paid, they just ignore you.[[ENDHIGHLIGHT]] It was a relief to finally terminate their services but then I had to pay for some repairs for which I paid them which they did not do. After reading many other reviews, it's clear this isn't just happening to us. The Better Business Bureau even revoked OmniKey's accreditation for similar complaints. I don't often post reviews, but for this company, I feel compelled to do so. I asked OmniKey to manage my rental property in the DFW area for several months in 2024 and had a terrible experience, particularly in terms of communication and property maintenance. [[HIGHLIGHT]]As noted by many other reviewers, communication with OmniKey is an extremely frustrating experience. Phone calls are rarely answered, voice messages and emails are returned many days or even weeks later, and I received no status updates on action items that, as a property owner, I expected follow-ups on.[[ENDHIGHLIGHT]] [[HIGHLIGHT]]The only exception is if you're lucky enough to reach Cindy; she takes care of everything that needs to be addressed.[[ENDHIGHLIGHT]] Otherwise, expect extreme delays in communication. Having my property maintained by OmniKey was equally frustrating due to long delays, poor-quality work, or even incomplete tasks. I received multiple warnings from the HOA about the condition of the fence and yard. Despite promptly informing OmniKey each time, my requests were either responded to many days later, never acted upon, or not handled satisfactorily. Consequently, I received fines from the HOA on multiple occasions. I also had a terrible experience during the make-ready process after my tenant left. For instance, the flooring needed to be replaced, and after weeks of working with OmniKey, I was informed that the work had been completed. However, I soon discovered directly from the vendor (I happened to obtain their email) that the work hadn't even started. I had to work directly with the vendor myself to get it done. By far the worst company I have ever worked with. As a renter, if you see omnikey, RUN! We were supposed to move from another state to texas and the week of our move, the company tried pushing our lease date out... we couldn't and the place was a mess, once we arrived. A few days in the toilet backflowing to the extent the entire sewage line had to be replaced. There was a gas leak to extend the unlivable situation (winter time too...) so no toilet/no heat. The company DID NOT pay for us to stay in a hotel but after pushing and dealing fianally prorated our rent ..... like we were homeless with all lives & furniture in boxes & having to pay for a hotel while starting a new job in a new state... by the way this was a few years back. After we got in, almost 2 months later, if we had issues, the only way to speak to someone was via an online portal, which they kick you out of the moment you're done renting so you can't collect your records or get your deposit back. When someone moved in in place of me with my roommate, they didn't give my deposit back & made her pay another one so they have 3 now (plus pet fees)... we've been out and still no money! On top of that, the entire rental experience was by far the most frustrating thing I've ever dealt with- old house, lots of maintenance, and terribly slow follow-up, plus most of it ended up being out of pocket!!! so we just stopped requesting fixes. My favorite mess of all is the online payment situation- if they charged us for maintenance (which they commonly did), the rent price would change & guess what you'll only know it if you check the portal, but that's not the worst of it, if any additional charge is added on the account, your auto draft monthly payment immediately deactivates & if you don't see this before rent comes out, you'll end up getting late fees daily... the cherry on top is that that if you call to re-activate or try to pay over the phone, they are EVIL and tell you NO! You MUST hand deliver a cashiers check to their office in plano ASAP, as you will get charged each day (hope you don't travel for work like me).... It's baffling, the online only portal company won't except online payments for your rent if the price isn't set (auto draft). It's incredible this company is actually in business. read more

UPDATE: On June 7th I informed OmniKey that the A/C Unit is not functioning. I was told someone would be out that day. Every day after I called and spoke to Haley and Yanni. I was told the Maintenance Coordinator would call me. Nothing. Then I was told that they have to have the Home Warranty company service it and they could not do it themselves as it would void the warranty. I was told I would receive a call from the Home Warranty company and I have never received a call. I then informed OmniKey that I would be out of town and my cat would be home in 90°+ weather. I asked them to connect with Home Warranty directly and have an OmniKey agent access the account. I informed them that I would be out of town teaching a training that requires me to work 13 hour days and I would not be able to constantly call them. Today is June 17th. I am now back home and nothing has been fixed. I called them again and they are still trying to get ahold of Home Warranty. I saw a response to another complaint on BBB that OmniKey replied to they said, "The Texas Property Code presumes a repair is made within a reasonable amount of time if it is made within seven days." Customer service is poor! One of our clients had tasked us to help with real estate investing and searching for a property management company out in Dallas area. Found this company thorugh a referral. Sent them multple emails, left multiple voice messages, called no less than 10 times at different times during weekday work hours, no response after 2 weeks. If they won't answer their calls even before you are a customer, and they are suppose to try to get your business, what would happen after you sign with them? still zero service. AVOID! In my opinion, OmniKey is not a good management company and are ethically questionable. My agreement with them was that they would notify me if a vendor they sent would cost over $350. They sent one for $1,100. When I complained, they only refunded $750 "because we are allowed $350". I said, no, had you informed me I would have not authorized the expense thus costing me zero. I canceled my contract with them. Sometime later they discovered a utility bill for $132 they forgot to bill me for which I refused to pay as partial reimbursement. Of course, they sent it to collections. Omni key recently purchased a property I was a tenant of my lease is up. scheduled a walkthrough with Omni key for move out to confirm property is as to be expected. Meeting confirmed via email for November 1,2025 between 0830-1000am. waited the entire 1-5 hours. no show from Omni key. I would stay as far away from this company as I can. the few months they managed the property i was unable to get anything completed, ie dishwasher fixed when requested service. they have the reputation simply because they have earned it. if your in question of my opinion, just go ask some current tenants or read the reviews of past tenants. i fully expect to have to go to court for my deposit, as I will. TL; DR, OmniKey Realty, LLC (a subsidiary of L&M Slaughter LLC) refuses to make repairs after causing severe damage. I initially signed a 6 month lease with them in December 2022, only to find they had not done a make-read on the apartment. After a full month, I was finally able to move in. I signed a lease renewal in May 2023 for a one year lease beginning 7/1/23. On 5/8, I told them the AC wasn't working. On 5/22 I asked how long it would take to repair. They sent a tech on 5/24, but the issue was not resolved. A second work order was requested on 5/31. A tech came out 6/1, said we had a leak in the coolant line and he wasn't able to fix it without an authorization. No additional work has been done, and OmniKey refuses to tell us when they will do this work. On 6/4, they hired workers to remove the roof without a permit. It stormed 6/4, 6/5, 6/7, and 6/10. Water leaked through the upstairs ceiling (until it fell in) and down the insides of the walls. OmniKey refused to do any remediation of the water damage, save painting over some of the ceiling damage. Not even fans. Now, the bathroom is molding, and we are unable bring our therapy cats back to the apartment due to the hazardous conditions. Management (Brandi) told me to just put my things in storage & get a hotel which they refused to cover costs. We have been living at our rental property for two months and have had a maintenance person out every single week, sometimes multiple times a week because there is so much wrong with the house we weren't able to see before we moved in. The dishwasher has randomly flooded the kitchen three times now for no apparent reason, and each time a maintenance person is out here, they give some excuse why things are like they are. We called code enforcement out because we were worried about several things, come to find out, the man walks out with a list over 30 code violations for Omnikey to fix within 30 days. It's been over 30 days and only two of those tasks has been done somewhat properly. We are paying 1125 in rent, and they don't give the quality attention they should to their tenants. They come in, rush through jobs and leave just to say they "completed" the job. Omnikey also kicked pack our rent payment that would have been submitted on time, and then after submitting the rent again they ban us from paying rent online for 3 months. [[HIGHLIGHT]]The man on the phone was extremely rude and had an attitude after calling ME to figure out what happened.[[ENDHIGHLIGHT]] Avoid renting with this place. I have leased a property in Denison TX from Omnikey Realty for the past 2 years. It is a beautiful home. The constant unannounced walkthru's were particularly annoying. The increase in rent made it impossible to remain. When I notified them I was not renewing my lease they did another unannounced walkthru while I was out of state for business. During that time I was notified of a lease violation that the back door was dirty and must be washed or assessed a Fine. I did complete that request upon my return. When I vacated the property I had repaired all nail holes and applied the touch up paint I had been given. The house was professionally cleaned the air filter replaced and left in the same condition as when I moved in, with a few external improvements. In their infinite wisdom they elected to retain 97.8% of my original deposit. I even have video evidence of the condition when I vacated. This was due to them not meeting me at the house for the property review. With this being said I do not recommend leasing from this agency. In my opinion they are only concerned in their bottom line not the people funding their enterprise. read more

If I could give zero stars I would, apparently that's a common sentimentality with these people. Worst company to rent from hands down. Before me and my roommate ever moved in they lost our deposit because they placed it on the previous tenants rent. Then they said they would fix the things wrong on the house but couldn't before we moved in and still in the year after never did. We cleaned up the yard, we power washed the back patio, we asked for the windows without screens to be fixed and only one was. There's so much wrong with this company. Our neighbors were meth heads that stole/ vandalized our property and threatened our safety, even with children in our home this company didn't care. They tried claiming a bunch of stuff we need to pay for ($1,390 worth on top of the $1,675 deposit we paid). Just don't rent from them, it's not going to end well. Long story short, we were clients for 2 years with MULTIPLE properties. They screened our tenants and in the end, 2 of the 3 houses ended up being skipped out on. Leaving us with unpaid rent of up to 3 months with one property and 1 month with another. I ran reports in their online portal, which was always a headache to access, and saw that they routinely allowed for the tenants to pay late. And I mean months late! This would explain why we were left with the bill in the end... They say they will check on your property regularly but they don't. They always seemed to let us know around the time rent was to be collected that there was some issue. Their communication amongst themselves is disheartening. Don't get me wrong, there are a few good employees and the extra star goes to them. As an investor you rely heavily on the management team to be your eyes and ears, unfortunately I feel as though they could care less. My family and I moved into our home at the end of June. Omnikey agreed to new paint and new carpet. They delivered on neither. They never cleaned the home and on our move in day, the home was absolutely disgusting. I had to fog the home because it had bugs. Drawers were broken, the yard was overgrown with weeds, and dead shrubs. 2 weeks after living in the home we got our 2nd HOA violation because of how the yard and home looked! Omnikey said they would fix it and never did, then had the nerve to send US a notice about the yard! They said that was a mistake and never fixed it. The old tenants belongings were still in the home, as well as an old mattress! They finally sent a cleaning crew to come clean our home and when they got here, it was an old Hispanic woman, a young Hispanic lady and a Hispanic child! They are breaking child labor laws as well! I took a picture of them and turned them away. How am I supposed to let a child come in to clean my home??? Our Light fixtures and sprinklers are still broken and when we request they be fixed, they tell me the owner won't approve them fixing it. Bullish! I met him myself and he is discusted at how they are taking care of his home! He had no idea. They also charged him $3000 for painting the house when all they did was walk through with a paintbrush and and do very bad touch ups! Mold is underneath sinks, and cracks in the ceiling! This company commits fraud and embezzlement at the highest level! Landlords have no idea what's happening to their homes while Omnikey is robbing them blind! They need to be investigated. I pay $2790 for my rental to look like garbage! They also tag on bogus rental fees every week and you literally have to jump through hoops to get them removed! This is a rental company. What ever you do, don't rent from this company. They never cleaned the place or did anything to fix stuff until the day we were moving in. We had to wait for the movers to move stuff in while they were here cleaning for 5 hours. The backyard was a Blair witch project, looked like bodies buried in back yard and black magic shit everywhere. The they want to invade your privacy every 3 months and say it's the owner. Just a few examples of the horrible things I have had to put up with from these people as a tenant on one of their properties: When I moved into the property on move-in day the property was just as the previous tenant had left it. No cleaning had been done. Had to move all of my stuff into the garage until they were finally able to clean the property and make it move-in ready. Most recently I received an eviction notice in the mail that said I have 72 hours to leave Property because I have not paid rent. I have not once been late on rent. When I called they said it was a mistake on their end and just to disregard the notice! They have walk-throughs of the property periodically. They have claimed that I have deadbolt lock the door so they could not enter the property. This is completely false and they refuse to remove the $200 penalty they have given me. The trees on the property as well as the grass was a major violation every time I toured the property before I moved in. After I moved in the city put another violation on my door for an old tree that had overgrown. The property charged the tree service to me for a tree that had long been in violation. They never answer their phone and claimed that their office is not open to the public... it is just one nightmare after another with these awful people. read more

I could give 0 stars if I could. Let me just first state that this company is very shady, From the very beginning when we first moved in, November 2021, all the way up until now. First off the application process is very tedious, I had to call several times throughout the week for them to eventually say that there were no updates. We got approved, they were trying to move our move in date because they were having trouble trying to get all of us to sign the lease. Moving in, there were several issues, for example; Light issues, A/C issues, paint from previous tenants, a bunch of debris and wood left that they've still haven't gotten til this day, that we've been telling them since the beginning to get. They still haven't gotten their lockbox that's on the door knob either. This company is very shading when it comes to paying rent plus their hidden fees. When we first moved in we had a pro rated rent of $496.00 we paid it early and on time. Come to find out the payment was reversed and ended up having a late fee plus a check reversed fee. Over $150 in fees. The unprofessional woman named Brandi Stubbs gave us attitude over the phone regarding this. We didn't want to use the portal to pay anymore to avoid all those fees so we mailed a money order. They said the never received it, but we tracked it, and it already arrived that day around 2pm. Come home from work to no eleelectricity. Clesrly states jn my lease that the landlord pays for it but apparently miss Teresa doesn't know how to read. Do not ever do business with these people. Im out $500 for a deposit to get electric back on because I'm pregnant and I have a toddler. Will have to take them to court. read more

Do not list your property or get in bed with this trash property mgmt company. Your house will sit vacant because they make it very difficult to show the place if your an agent. If you can't get a hold of a human being then what do you think it's going to be like if you have a maintenance issue? They dont use ShowingTime because they want both sides after a commission and screw the landlord and the tenant. Same with rently and the rest. Be weary! read more

The only real reviews on here are the 1 stars; the rest are generated with a service to help bolster their online reputation (with a few exceptions). We rented from this management company for 4 years. Their customer service is completely lacking. It's very difficult to get in contact with them when you need help. They once ignored our fallen fence for 2 months until our neighbor decided to pay the entire cost himself. They will not return your deposit without finding something to spend it on even if it doesn't fall in your contract (Full disclosure: We're in a battle currently disputing our deposit). read more

We're set to move on the last day of this month. I have been told by the company If we do not accept every single showing within 30 mins of the arrival we will be charged $50. And if we decline any showings we will be charged $50. Today and everyday for the past week plus we have been called and texted non stop. We don't work for the company and i find this extremely unprofessional. My phone is being called back to back to ask questions and details. Also, if you've seen my below reviews i have yet to receive a call from anyone at the office. I have received replies from a new hire who replied "I'll need to forward your email as I'm a new employee." Unreal. Absolutely horrible professionalism. read more
