I have only been dealing with Omnikey for only 2 months and it has to be the most frustrating 2 months ever. We have only been in our unit less than a year and Omnikey took over in November of this year and they don't ever answer any of your questions. They are charging me my normal rent and an additional $100 for security and lawn care twice a month. So, looking at the pictures you might have guessed that there has been no lawn care for those last 2 months. When I reached out to the staff, I get a voicemail that was only returned 3 weeks after the initial call. I did receive a response on 12/5 that they have an agreement with lawn care and that it will resume ASAP. I am not sure what ASAP means to them but we are at 12/28 and still NOTHING! I asked a question about getting a refund on the last 2 months of non service and about avoiding that $7.95 service fee (or whatever it is) They definitely answered that question on sending them a check, but did not mention about any resolution about refunding me for lawn maintenance. This company needs to stop renting to people trying to come off as a realty company. After reading these reviews, it obvious they don't care about their tenants. So I am preparing for the fight for my deposit back, I know they are not going to give that back willingly.

Mold on the bottom of the bathroom wall.

TL; DR, OmniKey Realty, LLC (a subsidiary of L&M Slaughter LLC) refuses to make repairs after causing severe damage. I initially signed a 6 month lease with them in December 2022, only to find they had not done a make-read on the apartment. After a full month, I was finally able to move in. I signed a lease renewal in May 2023 for a one year lease beginning 7/1/23. On 5/8, I told them the AC wasn't working. On 5/22 I asked how long it would take to repair. They sent a tech on 5/24, but the issue was not resolved. A second work order was requested on 5/31. A tech came out 6/1, said we had a leak in the coolant line and he wasn't able to fix it without an authorization. No additional work has been done, and OmniKey refuses to tell us when they will do this work. On 6/4, they hired workers to remove the roof without a permit. It stormed 6/4, 6/5, 6/7, and 6/10. Water leaked through the upstairs ceiling (until it fell in) and down the insides of the walls. OmniKey refused to do any remediation of the water damage, save painting over some of the ceiling damage. Not even fans. Now, the bathroom is molding, and we are unable bring our therapy cats back to the apartment due to the hazardous conditions. OmniKey is a family owned business that cares more about penny-pinching than providing a safe place for their tenants to live.

Paint left in bathroom & tub.

Scott Burns is probably best known for creating and talking up his simple "couch potato portfolio" (google it for info...) back in the days when it was hard for an individual investor to find diversity and low fees . I am not anything close to rich/wealthy but I've been stuffing my retirement accounts to the max since my first job out of college and ended up with a number of 401K and SIMPLE-IRA accounts along the way. Eventually all of the "old" accounts were consolidated into a single Rollover IRA held at Charles Schwab. Started reading the AssetBuilder blog posts and forums and got sold on their transparency and fixation on low cost and managed risk. They are transparent enough on their website/blog/forum that an independent investor could simply copy their published methods without signing up as a customer. The tipping point for me was learning that they keep client money in custodial accounts at Charles Schwab. Since my Rollover IRA was already there it felt like I was letting smarter people manage my money for less than I was paying in the hidden mutual fund fees and transaction costs. Now in the post-Maddof scam era this is even more important. While AssetBuilder may make trades on my behalf, all my statements and account info are serviced directly by Schwab & schwab.com. The separation of "management" vs. "holding" is a good thing in my opinion. Just my $.02 of course, I'm not rich or even a particularly savvy investor. I just like AB because I've found the fixation on low-cost & high transparency to be very refreshing.
