Ok, I'm coming back to update my review. My experience living here has improved SIGNIFICANTLY. They managed to fix the issue that was causing the elevators to not work. I was skeptical - but now it has been a little over a year and there has not been a single time I have experienced a problem with it. This is a huge deal. Before this fix, it had been routinely out of service, usually one or two WEEKS each month. So, my biggest problem with the place has been taken care of. I do hear people complain about issues with appliances, etc, and that management is not responsive to these. We have had problems with burnt-out bulbs in the hallway that we submitted multiple requests for replacements for before they were fixed. The place really would benefit from some deeper cleaning and upkeep of hallway carpets, etc. I am happy with the place, though I do have to say that if I was in an apartment building that looked like this in any other part of town, I would not be. But the location is exactly where I want to be, the view from my place is gorgeous, so the other things don't really bother me. I am just giving 3 stars though because I think that not everyone would feel the same. My apartment is large and comfortable. It would really be lovely with some new carpet and appliances but I think the rent would be a lot higher if this happened. It is a very affordable place for this lovely part of town. And I do REALLY recommend parking in the Park Omaha garage across the street rather than the parking garage that's in the basement here. I think it's about the same price. read more

I had a very frustrating experience with Elevate Living Company. My application was denied due to something that appeared on my background check, which I know to be inaccurate. I reached out directly to management and respectfully requested a personal review so I could clarify the situation and I even provided documentation. Unfortunately, they did not take the time to look into my concerns at all. It felt like my explanation was completely dismissed, and my application was denied without any real consideration or investigation. I understand that background checks are part of the process, but there should be some level of fairness and willingness to review potential errors, especially when an applicant is proactive about addressing them. This experience left me feeling unheard and disappointed in their management and application process. Also side note: I get background checks often due to my profession and have never had issues before. read more

trash everywhere. Constantly have notices posted about pest inspections or spraying. When you have pets, this is a nuisance when you also work from home. Not to mention the spray gives sensitive folks a headache even if we have our windows open due to the fumes. Last notice went up not even 24 hours notice which I believe is against landlord tenant laws. Oh and we have had a leak for two months that still hasn't been fixed and they keep closing our ticket. 8/29/2025- more water leaked from wherever in the ceiling. Ticket submitted but no contact yet from maintenance or management. Oh but we did have pest control come out 4 times within the last few months for spraying/inspections It is now August 21, we came home a few nights ago to water all over the floor with a very foul smell. Thankfully the smell disappeared after I used a ton of Lysol and kept the bathroom fan and our air purifier running. I can't believe we are still dealing with this (really I can because Elevate living management is not great) . They "think" they found the leak, so they closed our ticket. If it doesn't leak for a week or so then we are to submit another ticket to say hey come close the ceiling. If it leaks, we are to submit another ticket with hey it's leaking again...this is ridiculous and total headache and inconvenience. read more

The moment you open the lobby door, you're hit with this sour, musty smell that follows you on every floor. Security and cleanliness are just terrible. Mailboxes pried open??? Entire banks of boxes were forced open last week, and management's "solution" is a paper sign telling residents to pick up mail somewhere else until a replacement "arrives someday." Nothing has been repaired or secured. Trash EVERYWHERE. The alley dumpster is constantly overflowing and the picture below is what it looks like on the daily. Old furniture, broken electronics, loose garbage piled so high you can't reach the compactor. Inside isn't any better: the trash chute on my floor is jammed with bags and a mattress frame, so trash just rots in the hallway. And still, people will just leave their "new" trash on top of trash, it blows my mind and I can't imagine what the inside of their Apt looks like. Nasty. Calls go straight to voicemail, try it right now! (402) 791-6983 and try calling as a current resident. Every issue is endlessly "on order." My clogged sink took 2 1/2 weeks to repair. Putting in my 60 day notice was a mess too. I followed the lease protocol to write a letter, sign it, and hand-delivered to the leasing office, and the agent actually said, "We don't accept that here." I had to double-check the door: wait, isn't this the leasing office? If you want to live downtown, look at any NuStyle property instead. I've never seen a building this neglected, or a management that just cares this little about fixing it. read more

I was visiting the Old Market Lofts for the first time. I like the brick look which acts as an insulator between units. Parking is street or private covered lots. They are more narrow but deep lofts. It does have a modern look from the outside. However, certain parts are unkept or not well-maintained. read more

Run, do not walk away from any property managed by this poor excuse for a management company. When we moved in there, everything was great. Helpful, professional on-site management team was very attentive to tenant needs. Quickly learned that this was a fluke. Staff turned over faster than I could blink, maintenance requests were delayed...the only time any money was put into the property was in order to pass a HUD inspection. The only employees even in state now are 'Leasing Advisors'.... The most basic of questions has to be emailed, and will take a minimum of a week to get a reply. Phone calls go right to voice mail and are ignored for at least two weeks We had enough and finally broke our lease, paying the two month's rent penalty to get the hell out of there. Now they are nickel and dime ing me on the security deposit, making many false claims about the condition we left the apartment in...and it should be noted that they refused to schedule a final walk through so that we could have rectified any concerns before turning the keys in. If you are considering a property managed by Elevate, run away. If you are currently in a property managed by Elevate, I do feel sorry for you, and it will NOT get any better. If I could give a zero star rating it would still be far too high. read more

I lived here for two years and had the absolute worst experience. The management and staff is incredibly rude and EXTREMELY hard to get ahold of. Maintenance also never fixes things in a timely manner or does things well - I had outstanding requests for over a year and frequently had to get the same thing fixed over and over again. The building itself is very dingy and dirty. There would often be pet feces in the hallways for days at a time because they only have the cleaning staff clean on the first floor. There was once dried up poop in the hallway for over a month! Frequently there is pet pee in the elevators that just dries up because the owners don't clean up. The building also constantly smells like marijuana. The elevators! This was one of the worst parts about living here. Only about 1/2 the elevators on this property work at a given time and they often take weeks, if not months to repair. For over a month I had to enter in through the far door, go up to the eighth floor, and walk across two buildings to get to my apartment because the elevators were broken in my building. Also, when I moved in, both elevators by my door were broken so we had to haul all of the furniture in through another building and up eight floors and dragged through two buildings. It took forever. At move out, they nickel and dimed us for normal wear and tear. They took pictures of the smallest of imperfections and kept our security deposit even after we meticulously cleaned. They charged me for not scraping out the oven and leaving a single command hook up- who does that?! I wouldn't wish anyone to live here or at any Elevate properties. It's a horrible value, rude staff, and you will be wanting to move out ASAP. For the price you could move in somewhere MUCH nicer. read more

Do not live here. EVER. My daughter never had a mailbox in the year she lived there. No matter how many times she called she never got a response. Now because her notice was two weeks late they want extra money and are threatening collections because we don't want to pay until we speak to someone about the federal crime in not giving her access to her mailbox. We have left repeated messages and absolutely no one calls back. You have other options in this this city, I can't stress enough not to live here. Old Market Lofts is in a prime location, so you do pay a pretty steep price. I found overall it to be pretty reasonable given the location. There are a lot of new places springing up for about the same cost, that I think would be better. I lived there the past year and had an OK experience. 2.5/5 would be more appropriate than a 2 or a 3 Management is OK. I had a couple of especially negative interactions with them, but overall they do a good enough job. I find their communication to be a bit passive-aggressive, and their overall ability to be proactive lacking. We had a significant, recurring ceiling leak and navigating that experience was a nightmare with the two women who were in charge. I ended up contacting corporate directly in an attempt to have my situation resolved, which it was, after pulling teeth. The often is often closed due to tours which makes face to face conversations and package pickup especially difficult. The walls are quite thin, and the air flow is strange. We had some 4/20 friendly neighbors next door, and it was obvious when they had just completed a session. It was unfortunate that the smell came right into our bedroom as we were trying to sleep. Packages are the absolute worst thing about this property. USPS put packages in our mailboxes or to the front office. All other carriers will leave the packages either at your door or in front of your mailbox. I know that packages have gone missing for myself and other residents. Property managers Chanel and Vicky sent out communications to all residents saying that they have tried to work with the carriers, but to no avail. When we have packages at the office, we are not given any notification in mailboxes or via email. I once had a surprise package sent that sat in their office for months. Often times when packages are in the office, the office is closed when I try to retrieve it. Maintenance is probably the best part of this place. I found them to be very friendly and timely, albeit a bit chatty. If that's not your thing, don't be surprised when they want to know about your entire life. There's an Omaha parking garage right across the street which is a cheaper and better option than the one we have in the basement which runs for about 90-100 per month additional. We opted out of our lease renewal because I do not believe that the unit we were in (albeit great location, and nice looking apartment) was worth the cost given all of the other issues I had and mentioned below. With all the options available to us, there are definitely better choices to be explored. read more

Old Market Lofts - Apartments Near Me - Omaha, Nebraska

When I first moved in, it was great! The ceilings are so tall and the brick and wood are really nice features. Things started to really go downhill fast about halfway through my year lease. Bits of brick fell from the wall and hit my mom's head. I froze all winter because it turns out they never closed the windows all the way before we moved in so there was an insane draft. The apartment was so dusty it was impossible to keep clean. Speaking of clean, they never cleaned the outside of the building such as the windows or the designated dog areas. After the flood in August, the building reeked both outside and inside, and the majority of the elevators were broken for over a month. This was while we were moving out too, so it cost us more time and money to move. There was sudden and frequent turnover in the office which was worrisome as well. It's a good location, but other than that these lofts have nothing to recommend them, especially if you need a handicapable home since there is only one floor with no stairs that I found and no automatic doors. If you're thinking about renting here, I suggest thinking twice. read more

I live here Sunday - Thursday - corporate apartment. I can't speak to weekend noise, obviously, but during the week... no problems whatsoever. I live in the building with the Old Market Lofts banner on the outside, 7th floor. Security is good. You can't go anywhere without the key fob. The bedroom is cold, but then again I keep the heat set at 65. I haven't checked the temperature in the bedroom, which is on an outside wall, but I'm pretty sure it's in the 50s. The comforter keeps me warm, so not really a big issue. The place is beautiful. The amenities (workout room, rooftop deck, etc.) are great and the location is freakin' phenomenal!!! If I actually lived in Omaha, I would want to live at Old Market Lofts! read more

Ugh. I knew better than to use ElevateLiving. Its one of the worst management companies I have dealt with, and the Old Market Lofts lived up it. Really my star rating comes from the staff as it seems the focus of Elevate living is to say one thing and then have you pay another. We were interested in a special they had, we received one explanation one day, then another one another day and yet another one on another day. The person working the desk says one thing and the manager says another, then another - but you can't confirm of verify anything so you have to take their explanation. Even if their explanation isn't consistent, its which ever one allows them to take you money. They have lied and screwed me out of money every time I have dealt with them. Then you have no recourse, as its their word (who has your money) against yours, despite if you have documentation or not. You can't get ahold of their upper management to dispute their lies, you have to work with the people at the property. Its just a horrible experience I was looking to move downtown and thought the lofts would be a good place. The building is good, but still has a bit of "hotel" or "extended stay lodging" appeal and feel. Despite that I thought it would be ok with my personal stuff in it. It has a decent appeal and a great location and a nice rooftop, but still a hotel feel. When looking for a place I would recommend staying away from ElevateLiving. read more

all i can say is 10/10! the staff here is amazing! every responsive , knowledgeable and most of all reliable. especially karina. she has helped me and my spouse pick the perfect place to call home. she makes sure we are token care of, if we have any doubts or questions about anything she is quick to help. the building is amazing , i've never had any issues with the elevator, pets or another tenant ever. maintenance is very hard working as well, gets the job done. overall i thank the staff for managing this building the way they do and it's definitely a great place to call home. read more

I wouldn't recommend these apartments. Great location but apartments themselves aren't great. They only have one maintenance man and expect him to handle the massive buildings on his own. Maintenance man himself is a nice guy but to expect him to carry that kind of work load is irresponsible. Due to this your tickets won't get worked in a timely manner. Amenities are poor. We have a rooftop but they've taken away our grills and fire pit. The gym hasn't had AC in weeks and the equipment selection is minimal and barely working. In the small amount of time I've been there they've had several front staff changes and they seem to struggle with requests from tenants. Inside the apartment isn't great. Baseboards hanging on by one rusty nail, appliances with rust, linoleum in bathroom floors are lifted. You can tell they did the bare minimum, IF THAT, and to the apartment before moving in the next tenant. Getting someone on the phone is a struggle. Honestly don't think these apartments are worth it. read more

I've lived in Old Market Lofts over a year now and it has been an absolute nightmare. I heard that it used to be a really nice place to live, though I can tell you firsthand that is no longer the case. My car was totaled among many others when the flood last year resulted in the underground garage being flooded and the vehicles submerged underwater. I bought a new car, and now that car has suffered damage parking in the very same garage. The ceiling of the parking garage above my spot is quite literally crumbling, leaving pieces of cement on top of my vehicle, something I alerted management to months ago. Since that time, a rust-like liquid has been dripping down onto my car, eating away at the paint and leaving serious damage that will likely cost more to repair than what it's cost me to park there the entire time I've lived here. The elevators were down for months after the flood, and even since then have been down time and time again. I was trapped in the elevator once before and the emergency call button didn't even work, thank God I had my phone with me or I don't know what would've happened. The noise carries so much that I can hear my neighbors talking, even when they aren't being loud, and I'm sure they can hear everything I say, too - privacy is nonexistent here. If someone decides to play music, good luck. You are constantly at the mercy of other people and just hope and pray that your neighbors are considerate. I'm so uncomfortable living here that I often stay elsewhere just to get a good nights sleep. Thankfully, I'll be moving out very soon. The floors are disgusting, the carpets stained and the wood floors looking like they've never been cleaned. Sometimes the trash chute will get jammed due to someone trying to stuff it, and it will result in people leaving there smelly trash bags there that build up and often won't get cleaned up for days, leaving me to wonder if anyone really does anything around here. The outside areas reserved for pets to use the restroom are very small and always littered with poop EVERYWHERE. It's supposedly a secure building, with doors that require key fabs for access, however, the doors seems to be broken every other week, leaving them unlocked for anyone to enter. There was an instance where people who didn't live in this building came inside and began throwing patio furniture off of the roof. There is supposed to be on-site maintenance, something that was promised when I signed my lease. However, I have several work orders that I placed over two months ago now, and still haven't been addressed. It's not like they forgot about them, as I've resubmitted them twice since then and spoken directly to the ladies in the office three times now. These are very simple fixes that should take maybe five minutes, but they continually refuse to address them, even though I pay for these services as part of my rent (which is not at all cheap, by the way). These are just a few of the issues I've experienced living in Old Market Lofts, I could continue but it'd probably take all day. I don't expect management to do anything about these things as I know better than to expect anything from them at this point. My only reason for writing this is to hopefully save someone else a lot of time, money, and frustration. I don't want anyone to have to go through what I have living here, & I feel a sense of responsibility to share my experience with others. There are so many apartments to choose from in this area that are so much nicer and cost the same price or less. read more

Be afraid of signing with Elevate Living!! Managemebt is horrible and so is maintenance. Front doors have been broke for months and always get the same response "waiting on a part". Leasing agents are allowed to do what they want on roof even if its explained you can't in your lease agreement.. Also still advertise for a pool and hot tub that is non existent. If you complain, they will find a loop hole in your contract to let you go. Paid on time every month and no noise complaints. Beware!!! read more

This is one of the few buildings downtown that allows smoking and though not allowed in common areas it is not actively discouraged. The walls are thin and air flow a little odd so smoke from neighbors flows freely between apartments which is pretty gross. Noise is also a huge issue. I hear every word from my upstairs neighbor. I had to buy a special white noise machine to block out hallway noise at night. Vomit on weekend mornings in common areas is the standard. I have also had at least 3 packages go missing in the last year. USPS goes to the office but UPS and FedEx leave packages at your door and either don't get them in the right place or things are getting stolen. The "secure" doors are often left propped open by other tenants. One door to the outside was unsecure for months because non residents broke the fob reader to gain access. The basement parking is gross and overpriced. One side floods regularly and the other is rusty so take your pick. The storage areas are also a dust pit. Management is disorganized and has turned over annually the last 3 years. Often the office is left unstaffed. There are too many new options downtown with comparable pricing I would not recommend wasting your time with old market lofts. read more

I'm here temporarily as part of a relo package, and for temporary housing I hit the jackpot. Location trumps all and covers some other inadequacies. Not all the equipment works in the fitness room, but what fitness room has all functional equipment? It's an easy walk to a myriad of restaurants, bars, galleries, etc. Urban Wine, Aroma's Coffee and Nomad Lounge are in the building. Views from public rooms are spectacular. Loud on the weekends, but loft walls insulate sound during the week. Great place. Wish I was staying longer. read more

Our son's were interested in leasing from Old Market Lofts. One was a recent graduate and the other just moved to Omaha from New York. Old Market Lofts would not rent to the young men because they lacked credit. We offered to co-sign, but the manager would never call us back. This is a case of total disrespect for the customer. We have heard other complaints about OML's and that the management leaves something to be desired. We went around the corner and ended up leasing from another apartment complex in the Old Market. Great people, great management! We would not recommend Old Market Lofts. I heard that there are 1,300 new apartments coming on the market in downtown Omaha in the next 12 months. I could write a novel on the things I've seen living at the Old Market Lofts, but I'll do my best to keep it brief. I lived here for 7 years, so that will tell you there were many good things that kept me here, but the last 8 months were pretty bad, and I was relieved when we finally left. Positives: The lofts really are in a great location. You can walk to anywhere downtown in 10 minutes or less, and I always felt the building was located in a safe area. Each apartment is unique, and we lived in a huge one with high ceilings, which is what kept us there for so long. The maintenance and cleaning staff are friendly and responsive. Also, there is decent overhead lighting and ceiling fans. I didn't realize these were not commonplace until I started checking out the newer nearby apartments. Negatives: The turnover of management staff in the past few years was very frustrating. Each new staff came in trying to change things up and these changes were not usually communicated in a timely or respectful manner. Passive-aggressive seemed to be the preferred method of communication. Once you found a groove with the management staff, things could be ok, but usually by the time that happened, a brand new staff would be in place. Next, THE NOISE! We lived off the atrium and for the last 8 months we lived there, there was a mysterious clanging noise in the middle of the night. We tried for months to find the source. To give credit to the staff, they really did try to find the cause of it (the gym downstairs, upstairs, personal workout equipment, construction, etc.) but their efforts still didn't help the fact that a few times a week, we would be up for hours at a time in the middle of the night due to this ridiculously loud, sporadic noise. Two of our neighbors moved out because of it, so just beware. The staff at one point told my husband maybe it was ghosts. If it was Jacob Marley, I wish he would have put me out of my misery. Every other year we had problems with cockroaches, but they had pest control come out right away and things were fine. I had never seen a cockroach before I lived here and probably never will again. Final positives: dog friendly, underground parking, reasonably priced given size and location. Final negatives: leaky sewer pipes in garage, old gym equipment, below average pool. I have not ever lived in such an upsetting environment. The apartments are expensive - so you would think that that would deter the "frat house" type behavior; but it does not. The hallways smell of trash and dog urine. Most of the halls look like a low income housing project - dark with filthy carpets. The apartments are beautiful - but you can hear every word your neighbors are saying; you can smell anything they are cooking; and if you have a neighbor who smokes - look out. I sincerely do not believe there is any type of screening to live there - and although the location is very nice - you will not have a nice quality of life in your own home. I am very sorry to write such a negative review - but I would seriously avoid this place. I will move when my lease is up - and in the interim - I don't bring anyone to my home quite honestly because it is embarassing. Oh avoid some of the elevators also - have been stuck a few times. I gave the complex one star because the maintenance staff is very nice. YIKES! read more
