Leak from above us.

8/29/2025- more water leaked from wherever in the ceiling. Ticket submitted but no contact yet from maintenance or management. Oh but we did have pest control come out 4 times within the last few months for spraying/inspections It is now August 21, we came home a few nights ago to water all over the floor with a very foul smell. Thankfully the smell disappeared after I used a ton of Lysol and kept the bathroom fan and our air purifier running. I can't believe we are still dealing with this (really I can because Elevate living management is not great) . They "think" they found the leak, so they closed our ticket. If it doesn't leak for a week or so then we are to submit another ticket to say hey come close the ceiling. If it leaks, we are to submit another ticket with hey it's leaking again...this is ridiculous and total headache and inconvenience.

The moment you open the lobby door, you're hit with this sour, musty smell that follows you on every floor. Security and cleanliness are just terrible. Mailboxes pried open??? Entire banks of boxes were forced open last week, and management's "solution" is a paper sign telling residents to pick up mail somewhere else until a replacement "arrives someday." Nothing has been repaired or secured. Trash EVERYWHERE. The alley dumpster is constantly overflowing and the picture below is what it looks like on the daily. Old furniture, broken electronics, loose garbage piled so high you can't reach the compactor. Inside isn't any better: the trash chute on my floor is jammed with bags and a mattress frame, so trash just rots in the hallway. And still, people will just leave their "new" trash on top of trash, it blows my mind and I can't imagine what the inside of their Apt looks like. Nasty. Calls go straight to voicemail, try it right now! (402) 791-6983 and try calling as a current resident. Every issue is endlessly "on order." My clogged sink took 2 1/2 weeks to repair. Putting in my 60 day notice was a mess too. I followed the lease protocol to write a letter, sign it, and hand-delivered to the leasing office, and the agent actually said, "We don't accept that here." I had to double-check the door: wait, isn't this the leasing office? If you want to live downtown, look at any NuStyle property instead. I've never seen a building this neglected, or a management that just cares this little about fixing it.

Old Market Lofts is in a prime location, so you do pay a pretty steep price. I found overall it to be pretty reasonable given the location. There are a lot of new places springing up for about the same cost, that I think would be better. I lived there the past year and had an OK experience. 2.5/5 would be more appropriate than a 2 or a 3 Management is OK. I had a couple of especially negative interactions with them, but overall they do a good enough job. I find their communication to be a bit passive-aggressive, and their overall ability to be proactive lacking. We had a significant, recurring ceiling leak and navigating that experience was a nightmare with the two women who were in charge. I ended up contacting corporate directly in an attempt to have my situation resolved, which it was, after pulling teeth. The often is often closed due to tours which makes face to face conversations and package pickup especially difficult. The walls are quite thin, and the air flow is strange. We had some 4/20 friendly neighbors next door, and it was obvious when they had just completed a session. It was unfortunate that the smell came right into our bedroom as we were trying to sleep. Packages are the absolute worst thing about this property. USPS put packages in our mailboxes or to the front office. All other carriers will leave the packages either at your door or in front of your mailbox. I know that packages have gone missing for myself and other residents. Property managers Chanel and Vicky sent out communications to all residents saying that they have tried to work with the carriers, but to no avail. When we have packages at the office, we are not given any notification in mailboxes or via email. I once had a surprise package sent that sat in their office for months. Often times when packages are in the office, the office is closed when I try to retrieve it. Maintenance is probably the best part of this place. I found them to be very friendly and timely, albeit a bit chatty. If that's not your thing, don't be surprised when they want to know about your entire life. There's an Omaha parking garage right across the street which is a cheaper and better option than the one we have in the basement which runs for about 90-100 per month additional. We opted out of our lease renewal because I do not believe that the unit we were in (albeit great location, and nice looking apartment) was worth the cost given all of the other issues I had and mentioned below. With all the options available to us, there are definitely better choices to be explored.

When I first moved in, it was great! The ceilings are so tall and the brick and wood are really nice features. Things started to really go downhill fast about halfway through my year lease. Bits of brick fell from the wall and hit my mom's head. I froze all winter because it turns out they never closed the windows all the way before we moved in so there was an insane draft. The apartment was so dusty it was impossible to keep clean. Speaking of clean, they never cleaned the outside of the building such as the windows or the designated dog areas. After the flood in August, the building reeked both outside and inside, and the majority of the elevators were broken for over a month. This was while we were moving out too, so it cost us more time and money to move. There was sudden and frequent turnover in the office which was worrisome as well. It's a good location, but other than that these lofts have nothing to recommend them, especially if you need a handicapable home since there is only one floor with no stairs that I found and no automatic doors. If you're thinking about renting here, I suggest thinking twice.

There is so much going on at Aksarben with all of the recent additions which makes living here fun and convenient. I love that it's a busy enough area but it feels safe. Everyone working here is super responsive and I haven't had any issues so far at all. I love the apartment itself they are clean, look nice, the bedrooms and closets are huge- overall just really nice apartments! I also love all of the amenities. There are two gyms which is super convenient. There are also two pools that are so fun to hangout by on a warm day. The community is friendly and fairly quiet. I've never had noise issues with any neighbors which can't always be said about apartments! Overall, I highly recommend looking into broadmoor if you're looking for a new place to live!

The leasing agent said, oh don't worry maintenance will deliver them to your door, haha yeah right! They wont even repair damages items during their make ready process. Their remolded units are laughable! Poor maintenance and house keeping. After receiving keys for move in and going to the apt three different times only to find it in worse condition than before the manager decided she didn't want us to live here and without discuss refunded and canceled our move in. Guess she isn't aware of the Federal HUD Laws! Sorry, Sara but you cannot pick and choose your renters and now you can explain that to our attorney! This place is poorly managed and I am thankful we ended up leasing at a brand new community

We've lived at Lake Candlewood for almost ten years now, and we've enjoyed every moment of it…read more The maintenance and other staff has always been great. Any issue we have had with the apartment has always been taken seriously and fixed promptly. Our apartment is the Oak layout. It's 1100 square feet broken into two floors (one is a loft, with a circular staircase up to it) and 1.5 baths. It also includes a fireplace and deck, which I think all the units do. Our bedroom has a walk-in closet that's pretty huge. There is also a large coat closet by the front door that we use for storage, as well as a small pantry in the middle of the apartment downstairs. The upstairs loft is nice and open, and could be used as a second bedroom or den/man cave, etc. There is also more storage upstairs with another wide closet available. The half-bath is upstairs, above the full bath that is downstairs. It's the exact same configuration as the downstairs bathroom but without the tub/shower. There is a laundry room on the first floor of each building. The only thing that would improve my love for our apartment would be if there were in-unit washers/dryers, but if that is the only thing missing to make it perfect, I think that's pretty fantastic! The clubhouse (that the leasing office is in) is rentable for events, and there is also a pool for residents. I've never rented the clubhouse, but I have swam in the pool and it's super well maintained and a nice little extra amenity to have. The property is located right on a lake, Candlewood Lake. So the neighborhood around the apartment is really gorgeous and pretty quiet. The best part of living here is that the rent is very affordable for the size and amenities you get, especially when compared to similar sized apartments around Omaha! If you're ever looking for a new apartment in the Northwest Omaha area, definitely take a tour of Lake Candlewood.
