They go out of their way to do the little things from start to finish. Robin, offers amazing customer service and assistance on the front end, and Cindy REALLY works hard to handle issues from Robin's hands to the point of closing. If you need a preliminary HUD-1, or simply have a friend who wants to add a family member to the title, or perhaps you have questions about the process, or perhaps there is a questions about the contract, Jim, Robin and Cindy and simply a team to make it happen. Also, you NEVER feel like you are aggravating them. I must say that some title company staff sound stressed on the phone, are not accommodating, or you simply feel like they really do not want to assist. I MUST say that I have NEVER felt that way with Sheridan Title. Additionally, they promptly return calls or emails. They are efficient and they are simply results-oriented. If any surprises come up on title, they will alert you right away and try to work out alternatives to make it happen or provide you with the results of what could happen if you proceed or what could happen if you do not proceed. Also, for you investors, buyers or sellers, I have NEVER had to be concerned about the deed, deed of trust, or certificate of satisfaction not being recorded. They also retain their files in archives for a decent amount of time so that if you ever have a litigation regarding title on a home that you have purchased, you can always call them back, and trust that they have documents that you made need to assist you with your law suit. Moreover, you never have to worry about the title insurance. They use a reputable title insurance company. It is wonderful!!! When I had a lawsuit, once, Jim wrote a letter for me, the title insurance company provided them with what we needed, my title insurance paid the attorney's cost for litigation, and we WON with NO MONEY out of my pocket. VERY CRUCIAL: The thing that endeared me to Jim (James S. Higdon, Esquire) from the very beginning was how VERY PATIENT he was with the buyer. He took his time to explain each and every document to her. Months went by as I explored different places, and I just hit her up whenever a new place crossed my radar. Sometimes she would also send me places of interest. After narrowing neighborhoods down, I finally decided where I wanted to live, and we made moves to make it happen. I was initially outbid on the house I was eyeing, but she was able to make some magic work and I got it without having to pay way more than planned. The exchange of documents comes with the process, but whew can it get stressful lol. But once we got past that, we were good to go and closing took like 5 minutes! Not to mention, the housing market and interest rates were terrible after the pandemic. Over the past few years, I've had maintenance issues that would take a while to be resolved, not to mention most of the buildings have pest control issues and constant black mold issues. Furthermore, the property has a very high turnover of staff members; maintenance staff members are underpaid and overworked; and front office members are very unprofessional. The office is like a ghetto central station. Over the past year, the property has evolved with more violence occurring. There were 3 shootings in the summer of 2024, and they never sent out awareness letters or posted the occurrences in the monthly newsletters. It's really nothing to hear gunshots on the property near the pool area, and when you call the police, they're not in a rush to come. One night there was a domestic issue and the woman was being badly abused in the apartment, and the police never showed. Not to mention, on-call patrol leaves at 1 am. Look, if you have no other option, don't stay here long. Don't allow yourself to become complacent. Save your coins, straighten up your credit, find a real estate agent, and buy your own home!! There are so many grant programs offering down payment funds, not to mention you can also buy a home with section 8, even though there is a fine print in their criteria.

Said house hadn't sold in 8+ years when in fact, I purchased it less than 3 years ago. Stated on appraisal that agents don't put the listings in the computer until after they have sold. This is a lie. As the owner of a brokerage, I can assure you that all agents are putting the listings into Bright MLS and then selling them. You can see how many days on the market the homes have been. Finally, he selected homes which were 1/3 the size of mine for comps. If you see his name on a pending appraisal, cancel the order and request a new appraiser. He is horrible
