AVOID. They are liars and thieves. They are known for keeping your security deposit, no matter what condition you leave the house in. They send really sketchy people over. I told the plumber I needed to use the bathroom, and I LOCKED the door. Plumber burst into the bathroom while I was sitting on the toilet! WTAF?!?! I called about dead trees on the property, I emailed, called again: NOTHING. When my neighbor called a week later, they sent people to remove one dead tree, and only one. The appliances are 4th rate, like the fans in the kitchen and bathroom don't really work. They refused to put railings on the stairs. The communication with them (when they respond) is very threatening! It's been a horrible experience. He reneged on my yearly lease, using disappearing emails - because he knows he's a liar and a thief. Why else would he use emails that vanish?? He knows he's a liar and a thief. He charges $200 a month for my rent to come through their portal - nothing could be more convenient for them, but they are greedy bullies. I've been an easy tenant, but he's been nothing but rude and greedy. I'm sorry I ignored the other bad reviews - which seem to disappear like his emails haha! TLDR avoid them like the plague! I've lived in an apartment by Ogburn for almost 2 years and I've never had a problem with the company. You can pay your rent easily through the online portal, which I do automatically, and anytime there has been a problem, they've sent someone to fix it right away. The staff at the office have always been friendly, and the apartments are definitely on the lower end of cost for what they offer. read more

I have lived at an apartment they manage for 2 years and it has been great! Anytime I need something, I put in a maintenance request and they respond the next day or will call me to schedule (because I prefer to be there when they enter the apartment) I feel the maintenance men are trustworthy and friendly. They have great pest control, no problems. The only thing is, they have no provision for breaking a lease early, like pay a month's rent, you have to pay ALL the remaining months that would be on your lease agreement. So keep that in mind. They also only hold an apartment your interested in for 10 days. Unlike other places that hold for 30 days. So jump on something you are interested in! Again. I recommend Ogburn, only leaving because I need more bedrooms:( read more

Ogburn Properties is, hands down, the best property management company in the area. I rented both an apartment and a house from them for more than a decade. During that time their responsiveness to issues (plumbing, heating/cooling, etc.) was absolutely incredible - always within 24 hours or less. I've heard horror stories about other property mangers that would take weeks to address tenets' problems. This is your cookie cutter property manager. It has all the necessary paperwork and relationships because of its extended history, of average at best operations. They proudly use misleading language in their advertising, the amount of deposits needs and the ten days of free rent. Somehow that starts when you put in your deposit and not when you sign your lease. read more

These people are polite and pleasant on the telephone. They're also rigid, uninformative, slow, and unhelpful. Ogburn company didn't meet my desire for rapid turnaround, and their paperwork requirements seemed onerous to me. Cara advised they would not accept full payment in advance for a one year lease. The rationale may have been a requirement to treat everyone the same. They declined to consider a co-signer to guarantee payment. I inferred from Cara also that AppFolio, their property management software, drives many of their practices. They required a $45 application fee, plus intrusive burdensome documentation, from each prospective tenant. Understandably they want tenants who can afford the rent, with a track record of reliably paying on time, and avoid cheats or deadbeats. At least they didn't ask about foreign travel or criminal record. But the $90 fee seems steep, as did the demand for security deposit equivalent to rent for two months. Cara represented on Wednesday they'd have an answer Thursday or Friday, and that they'd call me. They didn't. They require payment from rental applicants they don't accept electronic transfer from them via PayPal, Venmo, Zelle, or ACH transfer. I didn't ask about wire transfer, credit card, or debit card, but they too are probably non-starters. (It's possible they accept plastic or cash in the office.) Be very CAREFUL with Ogburn. Read the reviews here as well as Google Review, especially the ones regarding Move Out. They seem to charge EXTENSIVELY for routine maintenances and add charges at their will. You are unlikely to have your deposit back. Here is my experience. I had a one-year contract and had to terminate early. I was charged a total of $1391.4 in addition to a $1221 termination fee.  Here is what I was billed: 1) early termination fee $1221, which is for administrative purpose ONLY; 2) Painting $528; 3) General repair $314.5; 4) Cleaning $170.5. I left the house pristine clean. Since they did repair work, they had the house cleaned again; 5) Lawn service for March and April ($49.5x2) $99; 6). The house was rented to a new tenant starting 4/1, and Ogburn charged me for electricity and gas for 4/3-4/18 ($55.71). 6) Change lock/key $187.88. I inherited the same lock/key from previous tenant when I moved in. 7) Haul trash $35.75.  I lived in this property by myself for 7 months (most rooms were left empty), and the house was just "renovated" according to Ogburn in 7/2019. It is hard to understand why it need $528 repainting so soon. In terms of the general repair fee $314.5 - here is what is written on the invoice "Labor 5x30=$150; Materials $135.91 (blinds, bulbs, batteries, curtains, rings, filters, combo alarm, wall plate screws, caulk, knob), 10% service fee $28.59. In addition, while a new tenant started on 4/1, Ogburn billed me for electricity/gas/lawn service for April. When I was planning to move out, I was informed of the early termination fee only (I paid immediately), but not provided with any instructions or what to expect of the additional charges. I paid the rent until the house was rented by a new tenant. Ogburn provided no help to find a new tenant. They would not advertise the place until I moved out and after they completed "all the necessary inspection and repair", which took 2 months. read more

BEWARE! Worst company I have ever rented from. My husband and I move frequently and asked before we signed our lease the terms to terminate the lease early. We ended up having to terminate the lease about 4 months early. They let someone SIGN A LEASE AND LIVE IN OUR APARTMENT FOR FREE AND ARE CHARGING US THEIR RENT AND BILLS!!!! I'm not even kidding, I literally have emails with them saying they offered them free rent and that we are responsible for covering their free rent, then they sent us their bills, with an additional 10% service fee tacked on!!! We have had to get out of multiple leases early and never run into the issues we are STILL having with Ogburn (we moved out over 6 weeks ago)- this company either has no idea what they are doing, have the worst customer service, or are shockingly unethical. We were told that our $600 early termination fee (which they tried to charge us over $900 until we pulled out the lease to prove to them that was not the charge) would cover repainting, rekeying, ect. and they would let us know if those charges went over $600. Turns out, the $600 fee goes towards nothing and they additionally charged us over $1,000 for repainting and cleaning, plus a "10% service fee". Not to mention the fact that someone released the apartment and they are charging us their rent and bills (as previously mentioned). I will update this if Ogburn can somehow fix this but, I am doubtful that will happen. UPDATE: Ogburn has agreed to reduce their charges to us by $5.76. LOL read more

I gave them proper notice I was moving out and they still deducted 47.50 from my deposit because I didn't give them a 'release form'on time, which they said they had sent a letter about. Dont rent from them and expect your deposit. My husband worked hard to insure that the house would be ready after we moved. He actually spent time on the house and no time with my mother; who had cancer. They claimed the house had copious amounts of fleas. WE DID NOT. We actually sprayed for fleas before we left. Today, Ogburn Properties had contractors, High Point Tree and Fence, wake me and my neighbors up out of our sleep at 7:50 am banging on our doors telling us we needed to move our cars. We had gotten a 2 sentence notice the night before saying they knew it was last minute but that there would be people trimming trees and that we "didn't need to do anything". Apparently not because the contractors insisted we move our cars. When I told the contractor one of the cars couldn't be moved at the time he threatened to tow it, to which I obviously replied that's not going to happen, especially as we were given no notice. They bring their work trucks down to begin "trimming" (they are actively cutting trees down as I'm typing) and I start to record to make sure their equipment doesn't damage the unmoved car. The lead contractor then begins to record me, even though I wasn't recording any of the people individually, just the trucks. He then says "I have a camera too, bitch". Obviously I'm pissed and tell him "Dont talk to me that way, I live here, I pay rent here. As far as I'm concerned you can leave". He then proceeds to tell me, a brown woman born and raised in WSNC, to "Go back home where you're from". I called Ogburn upset and they have done absolutely NOTHING except apologize and say they would "talk" with the contractor. They are located 10 minutes away and haven't even sent someone to come down in person and check out what is happening. They clearly care more about a business with a RACIST than they do about their long term tenants that pay their salaries. My neighbor just informed me Ogburn told her these people will be here 2 days now so that's awesome. I might have another racist encounter tomorrow for all I know. Maybe Ogburn will care now that they have another negative review but I doubt it. read more

I found a rental they had posted online and went by the office to check out a key. The first impression of the office was horrible. Very unfriendly staff and displeasing. Carolina Brown is the woman I was interacting with in the office. She informed me it would be 24-48 hours until I knew if I was approved. I called back the next day around 3pm to see if there was an update since it was about to be the weekend and they are closed. She said she would call me immediately once the application was done processing. Never heard anything Monday so I called around 3 and she said I was approved and my security deposit was 635 (the price of rent). I have good credit and was surprised at the amount and said "that's one months rent?" And she followed up with "it could of been 3x the monthly rent amount, we have to treat everybody equally" and that ended the conversation. Very unfriendly business and doesn't seem to care about interested clientele. I was very excited about this apartment and anxiously waited all weekend to hear from them on Monday and they couldn't even call me to let me know I was approved. And then speak to me as if I'm asking for superior attention and treating people unequally? The company offers nice rentals in the Winston Salem area but the office employees need to be more approachable and friendly to interested renters. read more

Think 3 or 4 times before renting from this Company. They can't be trusted. Don't rent in Westgate Apts. They were built in 1958 with appliances and fixtures to match. My apt has only luke-warm water instead of cold, buzzer doesn't work, mildew around tub and cracking ceilings, Stove isn't self clean. TV pixilation problems because the inside wiring is really old, Oh and did I mention the thumb size roaches. They come free of charge. 3 units out of total 55 were redone in order to rent for more money. The insect guy put some poison in my unit, other than that no real money will be spent. Rented from ogburn for only a year and couldn't be happier to finally be done with them. I lived in a tiny one bedroom apartment that constantly stayed cold no matter how high I had my heat turned, the walls were cracking away from the ceiling, there was about an inch gap in some places where the floor was sinking, the garbage deposal went out multiple times before they finally replaced it, the refrigerator leaked, the shower door would fall off and knock you out at any given time and god forbid anyone else shower in the complex around the same time I did. It took them forever to come out and fix things when we asked. The owner is a smart mouthed jerk who treated me like I was a disgrace when I called to speak to him. If you can avoid this company I encourage you to do so. And don't expect to get your deposit back when you move out regardless of it you clean it head to toe, patch all the holes and make it look better than when you moved in. They claimed they had to clean all the blinds due to my service dog (she wasn't tall enough to reach any of the blinds) let me not forget to mention that they claimed it took 5 hours @ 19.50 and hour to clean a total of 8 blinds. They were consistently able to get good, long-term renters whom they seemed to have a strong relationship with. They performed repairs quickly and efficiently, at reasonable costs. They were always available to talk via phone or email, and they communicated any issues right away. When it was finally time to sell the house, Ogburn Properties also helped me with that process. My daughter rented a 1 bedroom and after 6 months mold took over. Called ogburn he brought over a humidifier and said use this. Finally after that didn't work we said cancel our lease and we moving back to Mississippi! Now fast forward to today and just found out he stuck a $2,433 past due bill on my daughter's credit report without warning. Now it is time to sue the crap out of his sorry but. This company takes 6 months to fix anything, there's no insulation in any of their properties even if they say it is. I have a 600 square foot apartment that constantly stays cold because the windows have holes and leaks. The walls are always cold because of the lack of insulation. The heat runs constantly making my energy bill increase 4x in 1 month! And there's this constant smell coming from the heat pump. Oh did I mention it takes them 6 month to fix anything. Yes, the heat pump has yet to be fixed and my year lease is up this month. I wouldn't rent from this property management again.
