If I could give zero stars, I would. My experience was insulting, unprofessional, and deeply concerning. The manager clearly failed to do even basic research before our meeting. He did not appear to know about my recent neighborhood sale, which closed this month after selling the first weekend on the market. Instead, he relied on outdated information from roughly two years ago and tried to use that as evidence that the Idaho real estate market had declined. That was laughable and immediately destroyed any confidence I had in his assessment. Then, just 15 minutes before our scheduled in-person appointment, I was told they supposedly did not have access to my recent listing photos and that I needed to photograph my own home and property. Conveniently, because "business was so good," my in-person appointment was suddenly turned into a video meeting. Yet during that meeting, he somehow had access to our old listing history. The whole process felt careless and poorly organized. What concerns me most is how aggressive and predatory the process felt. I was required to provide my mortgage statement simply to "keep the appointment," only to ultimately be offered $2,000 to take over my payment and have us leave our home, with the suggestion that we rent for a year and wait for the real estate market to stabilize. For context, we are two disabled military veterans living with a single mother and her child. Trying to leverage our financial situation and convince us to surrender our home under those circumstances was, in my view, completely unacceptable. This experience left me with absolutely no trust in this company or its approach. If you are a homeowner, especially a veteran, read the fine print, ask questions, and do your own research before handing over sensitive financial information or agreeing to anything. And thank you for asking me to review my experience. After only a few weeks of dealing with this company, I certainly have enough to say. After reading some of the other reviews, I honestly found myself wondering how representative they actually are of customers' experiences. The manager asked for my review. Here was my response. I got the biz name wrong in my wording but I'm just going to copy and paste. Here it is. In one word, I would say insulting. To bad I had to pick a star rating needs to be negative stars, according to the site they buy now and close within 7 days, after almost 60 days they cancelled out. We originally set the date for about 90 days but they said there no problem if we find a home and need to move the date up, so we went out thinking we had a cash offer to buy or home and it would happen. We found a home and contacted them to adjust the date to match closing date for about 45 days instead, and this is when all hell broke loose and we figured out what they were doing was a scam and they really weren't offering us cash for our home. We explained we needed to close by the 1st and they said "well in order to give you the price we have given you we may not be able to get it sold that soon or even by the 14th of the next month as originally quoted" of course this great price is 125k under market if everything is fixed for maybe 20k. But they were happy to try it we allowed them to show the home, so we adjusted our schedules, always remove animals so they could show the home while moving all our possessions to prepare to move out on the 1st. We then discovered they weren't doing a cash offer, what they really did was list it on the MLS for sale "as is" at 75k under market getting 50k in their pocket to do almost nothing. Within a couple weeks they had an offer and I thought we may actually make this new home purchase work. When it got close to the purchase date of the 1st we kept asking what was going on and finally they came back that it looks like the 19th now so we asked them if they would contact our realtor on the other home and explain the circumstances, after 2 days we discovered they never contacted them and they again lied and said they hadn't got an answer or a response from them which wasn't accurate so we let them know it was looking like the 19th. The owners of what was going to be our new home then went ahead and set it for the 30th just in case anything else happened but wanted half of our ernest money or 2500 released and mark as non refundable. We contacted Offer Now and they verified with the owner that they could give us the $2500 back if the sale didn't go through figuring the delays were on their end and this was the least they could do, plus they likely collected a check from the buyers for the Ernest money. Well after the 19th passed, no details and just excuses finally on the 25th they came back and said the buyers financing wasn't happening and the sale wasn't going to happen. Then they said they would not follow through and pay us back the $2500 we were going loose because the other sale was not going to complete either now after just stringing us along and saying it should go through fine. So in conclusion I just had to laugh as they told us the are not giving us the 2500, plus we paid 650 for an appraisal, 350 for an inspection, turned off all utilities, moved everything out and into storage containers that we are now paying for, and lost the house we were planning to move into!!! And they had the nerve to say they would still like to put our home on the market again and try to screw us some more. No thanks we already painted the downstairs, made may repairs, cleaned it, we might as well do the repairs now that the house is empty and keep the $125k for ourselves Avoid this company at all cost they aren't really buying your home for a cash offers and offering everything on their site, like hassle free, cash offer, work around your needs, no showings, just pack up and move, they handle all repairs and cleaning. Like several others have said it is not on the contract their word means nothing and they won't abide by their word!! read more

The whole team can't even prove that they carry a valid realestate license. They threatened me over the phone to cloudy up my title or sue me for backing out of a void and unadmissable contract. They use predatory, shady, pressure tactics the whole time to manipulate people. They have a script that they follow and they try to make you feel very comfortable in the beginning by assuring you it's worth your time and giving you options. One of the options being totally unrealistic and such a low ball cash offer it's not even worth considering. The other option is to take over your mortgage and they ask for your personal banking information. They are very persistent and gave us 10 minutes to decide if we want to sell with them. That creep Roy was asking if he could listen in on a private conversation of us deciding what we wanted to do and wouldn't even give us 2 minutes to have a private conversation. They then harassed the living crap out of me, to the point they even contacted my ex while she was busy working. They will do whatever they can to try to milk you for money and take your home. They prey on desperate people and use fear and pressure tacticts to get what they want. When leaving a Google review that have it setup to approve the reviews they want to and hide the one's they don't want you to see. On yelp you have internal enployees leaving good reviews to compensate for the bad one's. How they have an A rating and are accredited with the better business beauro is beyond me but they seem to have thier ways of deceiving people in whatever way they can. Steer clear, avoid them at all costs. read more

We Were Lied To, Misled, and Left Hanging -- Please Don't Let This Happen to You This is not just a bad review -- this is a warning. Our experience with Offer Up Idaho is devastating, both financially and emotionally. We went into this trusting them, believing their confident promises and reassurances. What we got in return was deception, broken agreements, and a complete lack of accountability. We were told they would purchase our home by a specific closing date for a set amount. A contract was signed. We were told--again and again--that everything was solid and that we had nothing to worry about. But the reality is very different. The contract they had us sign was full of vague, one-sided clauses that gives them the power to delay the closing, lower the payout, or even cancel the agreement entirely--if it no longer suits them. We found this out the hard way, as we are now getting close to our "closing date" and have learned that it might not happen, and denied making the verbal promises we had relied on. Get absolutely everything in writing. I cannot stress this enough. They will make promises over the phone or in person that sound sincere and reassuring--but if it's not in writing, they will not honor it. They will deny conversations ever happened, no matter how specific or how many times you bring it up. We were repeatedly told one thing verbally and shown something completely different when it came to the paperwork. Do NOT sign a novation agreement. That's how they get you. It allows them to walk away, change the terms, or sell the contract to someone else. It may sound like a formality, but it gives them total control and leaves you exposed. We didn't realize the risks until it was too late--and we paid for it. Thankfully, we have screenshots of text messages showing the promises they made, and how they later went back on them. Please--do your research. Work with a real, licensed realtor who will give you clear, written commitments and won't trap you in one-sided contracts. Don't be taken in by charm or convenience. Beware of this company. They try to push an extremely hard sell and avoid any references to objective data. When they came to my house, they made no effort to assess the value of the house, but were totally focused on trying to get myself and my wife to sign away our house to them. I had to legally request their agent to leave our house which he did reluctantly. My impression was that they take advantage of those who they can browbeat into signing novations with their company so that the seller will have to take less money and at a later day than was represented to the seller. read more

This company scammed me. I entered into a contract with a Corey Miller, who signs his name as Ryan Miller, to sell my home in Kuna. My plans to move back east changed, and I asked to cancel the sales contract. The company then demanded $15,000 to cancel the sales contract. They wanted the funds wired to their Chase bank account in Texas without going thru the title company. I feel I was coerced by my fear of losing the house and everything, and they took advantage of this. In my opinion, this company lacks professional ethics. I think they should be investigated for fraud and extortion. read more
