No frills but it has everything you need, full hook ups, 30/50 amp, sewer and water, shower/restroom, and two coin op washer/dryers, and WiFi. The spaces are gravel and level, for the most part. Small grocery store, gas station, restaurants and Dollar General near by, which is impressive for such a small town. There are train tracks nearby and the train comes through a intermittently this time of year. Not too bad, I've been places where they came through about every 2-3 hours, even at night. The people here are nice and we've had no issues. Very inexpensive space rent ($350 including utilities as I post this) but I don't know if it fluctuates for the seasons. A larger city, Enid, is about 40 minutes south and propane about 10 miles south in Pond Creek. All in all, it has everything you need to be comfortable at a very reasonable price. Best part is having a good owner who is friendly and helpful.

I just recently joined him full time and I have to say I wasn't very excited to go to Ponca City, but we found this little gem and it was definitely worth the stay. Large concrete pads, very manicured grass lots in between the spacious sites. It's a little place, but fierce! Clean laundry and bath facility. Super friendly staff especially the owner, Tanya, who went way out of her way to accommodate us. There are a lot of parks including a beautiful botanical garden to roam around and a huge lake about 10 minutes away. I would gladly come back here. Oh sidenote....we have stayed at well over 40 different places and this is the first place to ever send us a handwritten post card in the mail thanking us for our visit! I wish I could give an extra star for that alone! Amazing!

I hook it to the back of my spider pull it over and dump the tanks and from the tanks to the dump station as many times as I need but the rates for full-time are really really reasonable and it's quiet and peaceful. It has a small lake which is nice. Some spots have fire rings. They sell Propane on site at a reasonable cost. I have not been here through the winter yet so we will see how all that works out. I would definitely recommend if you are full timer that you can invest in an extended stay kit and some additional bottles so you don't have to move your motorhome or camp trailer down to the bulk tank to get propane the bathroom and shower facilities are well maintained if you choose to go that route When I first moved in, they did not have what I considered to be the perfect space for me but once it became available, the staff was very accommodating and helped me get set up a big shout out to James the maintenance guy. thank you so much for all your help and thank you to the young lady that I talked to on the phone about any issues and I'm sorry I cannot remember her name. I'm a terrible terrible person when it comes to that.

My fiancé and I have been living here for the past three months and we don't have any complaints. The park is always clean and well kept. They have a big lawn area for our dog to run around and play. They have tetherball, horse shoe and a tree swing. They also provide picnic tables if you want to relax outside. There's a park that has a playground, walking track, tennis court and baseball field in walking distance. If you're lucky enough, maybe you'll get to taste some of her delicious pumpkin bread!
