First, this business (Oakbridge) and it's parent company (RPM Living) are not BBB (Better Business Bureau) accredited. They have a C average on their profile, which is rare. In fact, there are 87 reviews against them, and their average is 1 star. They've had hundreds of complaints, many of them regarding the business illegally keeping tenants' security deposits. Two tenants lived in this complex for around seven years only because of its location, paying a total of $112,218.12 in rent without any late fees or penalties, while encountering ongoing unethical practices by the management. For instance, the apartment they moved into was dirty and the carpet was badly stained. They were at one point falsely informed that the State of Texas mandated a 3% rent increase for all tenants. Additionally, an employee double-charged them and refused to acknowledge the mistake until confronted with it on a computer screen. Despite all these issues on the property's side, the tenants maintained flawless good standing with Oakbridge as renters. Upon moving out on March 3rd, 2023, the tenants cleaned the apartment thoroughly (leaving it better than they when they moved in) in order to receive their $400 security deposit. The management confirmed there were no problems during the move-out process, and they would receive their security deposit by mail. The check never arrived, and numerous phone calls were made by the tenants to the business, during which Oakbridge employees assured the tenants that there were no charges and that the security deposit check was already in the mail. However, on July 10th, 2023, an Oakbridge employee suddenly claimed to have discovered a list of random bills associated with the unit totaling exactly $400 down to the cent. The property manager, Robert Hardy, provided a different set of charges also amounting to exactly $400. It became clear that Oakbridge was not in compliance with state law regarding security deposits, which requires an itemized list of deductions to be provided within 30 days of move-out. Mr. Hardy responded with sarcastic pity towards the tenant and made excuses, offering competing explanations and shifting blame to a previous manager while denying responsibility for his own office's mistakes providing false information over the past few months. A regional manager named Celina Rudd became involved in the discussion and initially claimed that Oakbridge had emailed the itemized list on March 14th, 2023, and therefore the matter was settled. However, when asked for proof, she admitted to "misspeaking" and stated that the list had been printed but not mailed. Furthermore, she asserted that Oakbridge employees were not obligated to provide information about receiving security deposits or forwarding addresses even if tenants specifically ask them where their security deposits are in the mail. She again claimed Oakbridge was in good standing, regardless of the fact that the time stamps on her own documentation proved otherwise. Despite the tenants' repeated attempts to resolve the issue, Oakbridge has shown a pattern of unethical behavior, constantly changing their position on the charges while always consistently making them total $400. The company has failed to comply with state regulations and has acted in bad faith. Just remember this: being a perfect tenant in good standing for seven years and providing this company with $112,218.12 in rent without a single late fee or issue, leaving your apartment better than you found it, and then patiently waiting for your deposit while giving them every opportunity to do the right thing - none of that will result in them resolving the issue with any semblance of ethics or human decency. We had a scheduled move-in date, and due to a serious of unfortunate events, I had to move up the move-in date. It was very last minute and urgent we moved in. Ms. Helen took action right away, she let me know I could move in and made sure the apartment was ready. Once moved in, there were just a few things that needed to be fixed/replaced. The maintenance team was quick and efficient about it. They made sure I had a new fan in the bedroom, my garbage disposal was working and got me a new stove due to the original one not working properly. The team that manages the property and the maintenance team has gone above and beyond to make sure we are happy and comfortable. The property is quiet and I feel safe here. I really like living here so far and I'm grateful to Ms. Helen who helped us move-in when we really needed it. read more

I lived here for 6 years. Never late on rent, no complaints made against me, etc. I lived here when it was privately owned. Endured the multiple management company changes. Ensured leaking roofs, mold, carport falling on my car, etc. For the most part the current managers Helen and Allison are nice. Repairs (aside from the mold and leaking roofs) were fixed as timely as could be. Upon moveout I cleaned the apt except for the oven and drip pans. I was later sent a bill for over $700. While part of it is for partial rent, which I understand. I was charged for erroneous cleaning fees. I worked for weeks to get in touch to talk about the charges. This is when Helen and Allison no longer returned my calls or emails. They sent a balance to corporate who ultimately contacted me. I still had concerns about the charges. So I went to to contact someone in corporate since Helen or Allison would no longer speak with me.it took me a few days as most of the numbers on the corporate website did not work. Finally got an email for Erika Askew. My email is detailed below: Good afternoon Erica, I am emailing to get my account settled. Just wanted to give some background: I was a resident of Oakbridge Apts from April/May 2016 until Jan 2023. All rent payments made on time even though the apartment was not kept up to par. I turned my keys into Alison on January 7th, 2023. Prior to moving out, I stopped the automatic draft before rent was due and my lease up (Jan 2). I then emailed management to ask if I could just pay the final balance once move out was complete. I cleaned the apartment out and left nothing in the space (I have video). Aside from the drip pans, everything was cleaned. So when I received my final move out statement and I was being charged for heavy cleaning of the unit I was surprised. Upon leaving Oakbridge I had been living in a unit that had mold and water damage to the roof. The same roof that was supposed to had been repaired. I let management know several times, but no one ever came out to fix it. However I continued to pay my rent, be a good resident/neighbor. I do not mind paying what I owe, but I do not feel all the charges are valid. I understand paying for the 7 days of January. However, I was charged a NSF fee , when I stopped the draft way before rent was due. Also, I do not feel that the cleaning charges were fair. How do you need a deep/heavy cleaning but the carpet doesn't need to be replaced after I lived there for all those years? Mind you I was never given a carpet cleaning upon lease renewals. I did not have any pets and I did not smoke. I also am disputing the bag of ashes left in the patio closet. There were no bags of ashes. Again, I have a video showing the state of the unit upon my departure. I have worked in property management so I understand that make ready is standard costs companies incur to ready their units for the next tenant. Again, I do not mind paying what I am supposed to, but feel some of these charges are inaccurate/unfair. Upon receiving these charges I did contact the property to get clarity and to dispute but did not hear back until corporate contacted me telling me it had been passed on to them for nonpayment. Which was disheartening because I felt i had a good relationship with the property managers. Helen and Alison always appeared helpful, so to never get a response after a few emails was disappointing. I finally hear back today that they uploaded photos to the portal. Which still did not constitute the charges they gave me for cleaning. I also took a video myself upon move out showing the apt as I left it.I called the number on the email and the rep told me that they were not willing to listen to any disputes any further. It was disheartening because it took them over 2 months to even send the pics of my move out.Again I'm fair and I know I may owe something but I do not owe for the costs they are alleging. The property definitely declined over the years. While they try to keep it up. The cost of rent they were charging for the unit wasn't worth it. I recall having to really fight to get carpet changed in my bedroom after a severe leak in the ceiling due to mold spores. They didn't even want to fix that. I was also paying for covered parking when I didn't have covered parking. They never replaced our carport but was charging for covered parking. I stayed because I liked the area and the managers. The fact that the residents need to worry about this guy that will literally wait and LOOK for people to tow all day dosent matter if ur a resident ur car will still not be safe it's crazy how I've had 3 cars towed in the pass MONTH and I wake up this morning and hear my neighbors talking about some "my car got towed AGIAN " at this point it feels like the person that they have towe vehicles here are literally harassing so if you wanna stay here keep it in mind no matter where you park your car will most likely get towed and the management won't do anything about it but say it's something I have to deal with the towing company on . I overall like these apartments but the towing issue is out of control. Even if you live here and pay for parking you can and will be towed. The towing company is here every single night looking for cars to tow and it is ridiculous! If you pay rent and live here you should not be paranoid about your vehicle. I am scared to even have visitors spend the night because they could be towed. Also, maintenance is not good about keeping up the grounds. There is always trash on the property that will stay there for days. Management also will not do anything about tenants that leave their dogs on their patio and bark nom stop for hours! they won't even give them a noise complaint or anything because they are "pet friendly". there is one dog that will bark for HOURS non stop. read more

sorry to hear that i am the tow truck diver i am replaying because i want to say we dont target no one at all but i am going to start by saying that if you was towed x times it means you was under the following violations. head parking only all around the fances line all times all day doble parked on or pass the parking line strip reserve parking sicker program vistor should park along the fance line head in and where the are no sign that states reserved parking only all this reasons will have you towed. like i said i am sorry to hear that but as a driver we have to pay attion to the signs posted. ex. if you driving down a school zone and a sign is posted saying school zone 30 miles and you go 40 get pulled over. you can telll the officer you did not see the sign posted right is the same way with towing.we post signs up to tell people what is enforce. bless day read more

We lived here from 2018 to 2020 and although we received a note on our door November 2019 saying that we needed to be careful walking around on the property alone because some people have been assaulted. And my car was broken into in the daylight 2018 I wrote a police report. everything was pretty normal as far as apartments go until we moved out I had a professional clean our apartment spotless I also went back to verify that it was cleaned spotless and it was no trash was left behind not one hair tie nothing not only did we not get our $275 deposit back we were also charged an additional $425 not including the prorated fee of 300+ from January 1st to January 6th. They charged me a deep cleaning fee which I paid a service to do an added 600 plus charges so that they didn't have to give me back my deposit. fair is fair and I'm not an unfair person but this is really wrong please watch for the fine print beware. read more

We been living here for almost 5yrs and with the new management and new staff, if there's something that needs to be fixed is fixed in the next day. We love it here. This place is awful. Do not move here. I have had a roof leak in so many different place since hurricane Harvey. I slept on my couch in my living room for months. They came and finally fixed the inside but never fixed he roof. So I had water pouring into my living room and bedroom of and on for months. Then they came and fixed the roof or so they said. I went about two months not seeing any water damage and then it all started again. I have had a roof leak all summer and had to fear it getting on my valuables. They were supposed to have fixed everything in September but now I found another leak. I called to tell the manager and she told me it's normal to have roof leaks and I asked her if it is every couple of months. She said it can be for an old apartment complex with bad a bad roof. There is no way it is healthy and or safe to have a roof leak all the time. I asked for another apartment to move to and she said I had to pay another $500 to move apartments and I told her why when it's not my fault she can't get the stuff fixed correctly. She said it's how it works. I would never recommend this place to anyone. I wish I had never moved here. Sad i am a good tenant and pay my rent on time and never late. Don't waste you money here!! The new management has raised the rent by $300, yet take away many things. They took away trash pickup and the gate code to get in. Each unit only receives one gate key. The gym only consists of three machines, the playground only has a couple squeaky seesaws and swings, and the pool is always cloudy and smelly. The rooms aren't bad, but there are certainly no frills to them. For the same price, you can get much nicer places in Pearland. And, the management has recently threatened to vacant any residents who back into parking spaces, yet they give no reason for this ridiculous rule. read more

Just go there and it will be the big mistake you have ever done at all your life. Since the new trash management (Gracelia & Zuri ) came they deal with people nothing but rude. THEY ARE THIEVES BUT IN DIFFERENT APPEARANCE. try to get your money in several ways , when my leasing contract is about to month to end i went to the office meeting THE SNAKE Gracelia and give her an ORAL notice that I want to move , same notice I gave her the next month , and finally 15 days remaining to leave these ugly faces i went to the office to say goooooogdbye forever and i am shocked when Gracelia denied my notice and said that her brain is not a computer to remember but her duty is to remind me to give her a written notice not to stand like a wall but she wants me to fell in this trap and to fix this problem she will charge me one more month after my leasing is finished and her little pet ( ZURI ) said it happened a lot and we will return back your money once your apartment leased , but if didnt I will EAT IT said Gracelia , i have to pay and i gave Gracelia the money order but the other shock is SHE LOST IT and call me to bring another money order ( thieves ) . A week remained then i will be free from these bad guys what is the other shock that they entered my unit and start cleaning and painting for the new residence and i am officially the tenant for this unit and they didnt have my permission , still waiting for my $250 deposit Zuri send me a letter charging me $75 cleaning for the fridge stove and microwave ,$60 cleaning for the bath tubs and cabinet.$20 Drip pan set for the stove which i have never asked her to change it to me during these two years .the remaining from the deposit is $95 and now 41 days after i moved and she sent NOTHING . read more

A total rip off to say the least. We stayed there 5 mo. with a up charge of $200 a month for short lease (3 mo.) Paid on time every time. Cleaned the apartment spotless before we left , Then they tried to charge me for cleaning ($90) and stain on carpet that does not exist ($120) ! She claimed she had pictures that was never sent. also a "drip pan set" ($20) . 2X2 touchup paint ($75) we got touch up paint from the maintenance guy and touched all the walls up as I was a experienced painter so that was a lie! I paid a $90 deposit upon moving in , I guess they conveniently forgot about that. I also complained about the dryer not heating and stains on countertop (painted with laytex paint SMH)when we first moved in that never got fixed or even looked at . Out side of building looks like 4th graders painted it (paint on everything) Inside paint was peeling off doors which was also listed on my initial walk through punch list. Pictures look good on Website. But apartments are old and roofs have patches all over every building just about! read more
