Extremely unprofessional and dishonest company stay far away! Oak Trust Properties has been the most unprofessional company we've ever dealt with in owning a rental property in Charleston. Every time you try to call, you're told the property manager is "in a meeting" and to make matters worse, they don't even have a proper phone system that allows transfers. You're left sitting on one line with no help and no answers. We sent multiple emails to staff and even the owners with no response. The lack of follow-through and communication is beyond frustrating, especially when all we wanted were basic updates on our tenant and lease renewal. The final straw was when they tried to charge us for a lease renewal they never completed -- then claimed they did! Absolutely unacceptable. Dishonest, unreliable, and vindictive because we chose to leave their company. If you value professionalism, integrity, and communication, look elsewhere. I have to drop these people down a few stars. I guess the management has been fine, however they've adopted a overseas calls center to handle their calls. So, anytime I need to do business with them, I have to sit on the phone with someone overseas, explain my issue, convince them I need to talk to my property manager, then wait for them to call me back. Most of what I need to do is through appfolio, but convincing someone who barely speaks English that I can't do what I need to do online is frustrating. When I started with this company, I had a phone number that I would call and my manager would answer. I had an email address as well. Now, I might as well be calling Microsoft for tech support. They seem to be following the unfortunate cycle of property management companies- some all-star starts a management company and knocks it out of the park. Their client list grows, so they have to hire more employees and outsource call answering overseas. DO NOT RENT FROM THIS COMPANY!! I should have read the reviews first!! Renters BEWARE!!! They are keeping 75% of my security deposit to repair things that were broken when we moved in. I am not one to call for minor repairs, which should have been addressed. I should have now that we are charged to fix them. They gave us a list of charges with a total of $1352. None of the charges are had ANYTHING to do with us. This house needed repairs, now we have to pay for it? It cost us over $500 to move out with professional cleaning and carpet cleaning, yard cleaning and extermination. Now they are keeping our deposit? They are charging us for repairs that were never addressed. With this, I am talking to a lawyer. After reading the awful reviews, how many times are we letting this company get away with this. read more

Horrible!!! Started off with four properties in the area, all with them. Transferred one to a different property management company within six months due to mismanagement. Transferred two others six months later. Now selling the last property we have with them and we are glad to be done with them. They are not pro-active about getting properties rented out at all. If you know you have a vacancy coming up, they do absolutely nothing until they complete the move-out inspection after the departing tenants have moved out. No up front marketing. No "coming soon" marketing. No advance showings. Heck, as mentioned above, they don't even list it until AFTER the move-out inspection after the prior tenants have vacated - potentially two to three weeks after the unit is vacant. Thus you are guaranteed a minimum of one month vacancy, and more likely two or three. And they have not even gone after the prior tenant for the tremendous amount (several thousands of dollars worth) of damage that the tenant left. That, in addition to the tenants using the security deposit as their last month's rent, so we are out several thousands of dollars, and for all we know, Oak Trust has not done so much as send an invoice to the prior tenant (much less a demand letter). Communication is abysmal. They seem to be afraid of talking with property owners on the phone, so they don't answer. They are very good about texting you. Unfortunately the texts contain no substantive information and are often just an "I'm sorry, I'm busy. I'll try to reach out to you soon." And soon never comes. I totally regret hiring this company to manage my property!! Now, unless my tenant moves out I am stuck with them. They charge my tenant for things that I didn't know about, they are now doing useless and unauthorized 'inspections' and charge me for it. There is no way to get out of the contract - they take money off the top of the rent - even if I gave them notice that I don't want them anymore I still have to pay them! I was harrassed the very first month that I moved into the unit. They claimed that I was running STR in the unit as well as some others supposedly. They sent an employee over to do property inspections and lied saying Ashley was from a third party company but she is actually an employee of there's and I was able to show proof of that to the judge smh smh. They were going to try to charge me a fee for a reinspection from this made up third party company that is actually their employee. They told me that my family member was not my family because they have an accent, they wanted me to leave the utilities on in my name until they found another renter (because its in the lease) I have been in property management since 1987 and I have never heard of such foolishness in my life, why would anyone leave utilities on for a whole property management company so they can show the unit and people in and out of the unit and you are no longer living there. Its management companies like this that gives good management companies a bad name. They lied right in the magistrates face and I am so happy she recognized their lies. STAY FAR FAR AWAY, but if you do rent from them be sure to DOCUMENT everything, have your emails, ring cameras and photos because I promise you, you will need them. one star only because I couldn't leave none! They are the absolute worst! They kept the majority of my deposit after move out for a house I left in better condition than when I moved in. $900 for one missing screw in a switch plate cover that was missing when I moved in, a loose towel rod which was loose when I moved in but would loosen with normal wear and tear anyway. It would clearly just take tightening a screw. Chipping paint which was a spot that was two different colors when I moved in and I painted it to make it match. They charged for hauling trash off when all that was left was trash in the trash can by the road which would've been picked up before my move out date because I moved out a week or two before my lease ended. $150 would've been a generous amount to keep for things they may have needed but the kept $900!!! The whole interior I had painted when I moved in because it was a hideous bright yellow. The house was not even professionally cleaned prior to my move in because it smelled. They will be justifying the charges or they will be in small claims court and could be made to pay three times my deposit. I live on the west coast, and found Oak Trust Properties while looking for an investment property in Mount Pleasant. I was just trying to plan ahead, but actually got more than I could have imagined. I consulted with Keith during the entire property search period. Any listing we were considering making an offer on he detailed exactly how much he was certain he could rent it for. It was incredibly helpful. He was proactive and checked in with me more than my realtor during my property search, and not in a pushy way at all - just in a helpful above and beyond good quality service type way. I work with two other property management companies for investment properties (not in SC), and they have nothing like the guarantees you have in the contract with Oak Trust. I have been in a home managed by Oaktrust for over 10 years. They used to be wonderful to work with. That completely turned around a couple of years ago. Where they were helpful and went out of their way to assist, now it is a matter of waiting, not making contact, and all their silly games. They charge (not rent but a charge that goes to them) for some dumb computer program (that I do not use). Now, they are starting a program that will report your payment history to the credit bureau. But, it has nothing to do for helping the tenants, just a way to increase their profits. There will be a charge for this when a new lease is written. I received voice mail from them on a Saturday afternoon stating they would do a house inspection the next day - SUNDAY - and please have any dogs put up. Did not ask - just stated. Obviously I was not about to allow that. They believe they are kings...tenants no longer matter. My disposal went bad and caused a leak. Took them 3 weeks to get someone out....and even then, they stated if it was my fault, I would be charged. There are several coments how they attempt to keep deposits at the end of the lease. Be careful and take a lot of photos. I am friends with my attorney, and we have already spoken about when I move out, he will be ready to get in the ring. They cannot be trusted. They are only concerned about themselves, but talk a lot of BS about how they are doing what is best for the tenants. I'd stay away...too many other ways to find rentals. read more

Not only did my experiences begin with horrible responsiveness but it ended in poor customer service buy John Hughes who stoped responding to me in the middle of a conversation after I had driven from Atlanta to Charleston to view a home, to Colleen Brown who consistently mislead and misinformed with details and I misinformation she gave. We went through a very detailed application to rent a house from Oak Trust Properties. Our son, who is 19, would be living with us. He works part-time and attends community college. We were turned down to rent the house bc our son has no credit except for a checking account and ATM card in good standing from Wells Fargo Bank. Our son was averaged in with a zero to our credit reports so we were told our credit was too low. The house has been on the rental market since October 2022. We couldn't believe it! What happens when a parent is caring for a young adult with a disability?!? it turns out for us, that our son will be renting his own place next month. it would have been just the two of us living in the house. However, this management group appears to be totally insensitive and I would expect them to ignore the concerns of the renters that pay to have a safe, dependable home. Unethical company, be very careful and take your own pics! Rented through them for a year, in a townhouse in Summerville SC. All damage was noted on the move in inspection sheet and turned in promptly. 10 months later, I get notified that the owners want to sell the property. We find a new place and get the keys a month early, and have the keys for the townhouse returned on time. We were told we'd get back our security deposit in about a month, after the damages are fixed. I inquired on what damages there were, as the only legit damages happened to the bedroom door during move out. They billed us negligently without consulting the move in inspection, or reviewing any of the pictures they had taken before we moved in and would not meet with us in person to hash things out due to covid. This resulted in them replacing 2 things that we are not responsible for, and charging us another $75 on top of it. The only legit expense, would have been $100 bucks (door repair), but instead we got billed over $720... $360 of which was painting! Will never rent through this company again read more

I have been traveling and renting from properties for years and even rented my own home via a property management company. I have never encountered one that required the place to be professionally cleaned prior to moving out nor doing shady business practices. The company charged me $57.50 for a window blind that should have been $20.00 at the most at any store. They also charged for carpet cleaning with an enzyme due to my pet. I gave a $250.00 non refundable pet deposit which I assumed (incorrectly) was for cleaning upon my vacating the property. When asked about what the $250.00 fee was for I was told "for us letting you have a pet". Really so I just paid you so I could keep my dog. They also charge $37.50 for light bulbs and $18.75 for an air filter that I had changed just prior to moving out. They said it was all in the lease that I was responsible for the light bulbs and the air filter. I have yet to find it. I understand that the cleaning was documented in the lease and I should have read it more carefully prior to turning in the keys. I did ask three times to different members of staff in the management company if anything else was required. All of them said "no". That is just shady, why did they not ask about the cleaning receipts or handed me a check out list. This seems very shady and lying by omission. Please make sure that you sign the lease and request a walk through with them prior to leaving. I really do not like when people obviously take advantage of others and I feel that this is what they do when they request all these items but do not give you a check list when you ask if anything else is required. read more

About a year ago, my fiance and I were in the market to rent a home. We had just sold a home in Mt. Pleasant and were looking to move to Daniel Island but needed interim housing until a home was found. As with anything else, we went online to find the house. We found a listing by Oak Trust, did our research and set up an appointment to view the home. We met with, I believe her name was Stephanie. The house was exactly as described, and Stephanie was prompt and very very professional. We ended up renting the home. Now fast forward approximately 10 months, lease yet to expire. My fiance and I find the perfect home on DI. We contacted the office and talked with Kelsie. When you think the experience couldn't get much better. It did!, Kelsie explained to us what the process was to re-lease the house prior to the expiration. The terms were not at all unreasonable. Kelsie worked tirelessly to market the rental and before I knew it. I was moving and the house was rented again. If you are a property owner looking for a management firm or someone looking to rent. Would not recommend using Oak Trust Properties. They neglected to do a walk through with us before we PCS'd (military move) and their representative said everything would be taken care since we had upheld our requirements as far as carpet cleaning and having the house thoroughly cleaned. We even had the house sprayed for fleas per contract requirement when our pet did not have fleas per the vet. Oak Trust contacted us over a month later after our move and held our deposit. They charged us for false cleaning charges and over 2k of normal wear and tear expenses. We had to involve a military lawyer and provide evidence of on time rental payments, passed annual inspections and pictures we took before we left. It was an absolute horrible experience when we already were moving during the height of COVID and with a baby on the way. I am relocating to Charleston for work. I was working with Liz Nelson. I had multiple conversations in great detail with her regarding my credit history which was not great, due to a recent divorce and experiencing financial difficulties as my property in Houston was demolished during Hurricane Harvey. I was applying for an inexpensive lease. She reassured me that with my fiance' and I, scores combined we would be approved. This was not true. I took the time, wasted $90.00 dollars on application fees and another inquiry on my credit which further damaged it, for her to say it was not approved. I am a Veteran of the United States Coast Guard, they claim to support military, I don't think so. I am more than disappointed in this company. Highly, do not recommend. read more

And then on move out day they told us of minor repairs that needed done. So we did them and had a professional cleaner come in and clean that coat over $300. Extremely Horrible Experience, I rented a home with Oaktrust Properties and they refused to repair a leaking toilet in the home that ultimately resulted in a much more extensive repair than it would have been if they had repaired it upon the move-in period of June 2021. Many other maintenance issues with the home that they refused to repair stating the Landlord/Owner whom they were representing as a fiduciary agent, did not want to pay the necessary money to complete repairs. I ultimately ended up holding them responsible and accountable for my health and safety and I demanded the repairs be done or I would be vacating the premises and moving out of the home and filing legal action against both Oaktrust and the owner. The owner then requested that I move out and now 2 months later they owe me a $2400 security deposit and are now refusing to pay and never sent out any letter of notification to me regarding why as they are required to do per the SC Tenant Leasing Laws. read more

Very upset with this company and how they treat their tenants. I lived in a house for 4 years and left it FAR BETTER than I received it. I am a landlord for a house in another state, so I get it. I also know that i was a superior tenant who paid rent on time and followed the letter of my lease. I provided proof of receipts and documented my entire move from the move-in inspection to move-out. I communicated primarily with Stephanie Mount who appears to prefer to communicate in ambiguities to leave herself space enough to charge you. Even if you have it in writing, won't help. So if you are already in a home with this company, do yourself a favor, don't treat it like a home. Don't put up decorations or family photos (even when they are installed by a master carpenter), they don't like it and will charge you to both remove the hardware and fill holes. With this company and their properties, what you see is what you get when you move in. Do not rely on them making good on anything or following through. We hired Oak Trust in Aug of 2012. We had just had the house painted and had the backyard professionally graded and new sod installed with an in ground irrigation system. In our agreement the new tenant management fee was waived because we were an active duty client. In Aug of 2016 the acting Property Manager Courtney Elliot signed a lease to herself. In the lease she failed to remit the security deposit, did not disclose her two dogs, and did not enter her husband. At the time of the lease Courtney had us modify her backyard for the new "tenants." She negotiated on her behalf for a lower monthly rent of $1,450 and did not disclose that the lease was already signed for the $1,600. We also were charged the new tenant Management fee of $362.50. She had some walls painted that included gaping holes and unfinished walls. Courtney Elliot in July of 2017 again, Courtney and Oak Trust actively deceived us, acting as if they were renting the property to an unrelated third property, and advising us, as our agent, that we should agree to disadvantageous terms. During her time as the acting Property Manager and tenant any issued that came up she used language to disguise that she was the tenant. In March of 2017 we asked for a the lease Terms and Danielle Miner provided the dates and once again used language to hid the fact that a Property Manager was leasing the property to herself. As tenant/ Property Manager Courtney Elliot would report a problem and we would ok the repairs. There was a faucet repair that was reported in March 2017, AC leak and garage side door rot in Sept, 2017. In October Oak Trust merged with Lowcountry Property Management and adopted the Name Oak Trust Properties. We were assured that it was in fact the same company with the same team, with additional personnel and resources. Courtney continued to be a representative Property Manager. In December of 2017 Courtney Elliot Leaves Oak Trust. Later that month Danielle Miner who we understand was conducting an audit called us to ask us if we had known that Courtney Elliot was our tenant and if we knew she had dogs at the property. This set off some investigation on our part. We asked for an independent home inspection that wasn't performed until Feb 5, 2018 and the results weren't forwarded to us for a week. Initially when we asked what our options were, Danielle Miner stated that eviction was a possibility. Later when we asked Danielle Miner said that eviction was off the table because Courtney Elliot was not in breach of Contract, which was untrue. Danielle Miner suggested we keep them as tenants. Danielle Miner did not properly advise us as to what the house would rent at the market. The home inspection revealed that the garage side door, the AC drywall repair were not performed and the faucet repair first reported 10 months prior was left with a huge hole in the wall. And the backyard was a mudpitt. This was disheartening to say the least. In Feb we asked for copies of Courtney Elliot's leases. We were not provided copies that were not provided to us until late Feb, despite multiple requests for them. This is when we discovered that Courtney had signed the lease for $1,600 and actually paid $1,450 and never paid a security deposit. Oak Trust only identified that Courtney Elliot had not disclosed her dogs and one other adult occupant. Danielle Miner tried to persuade us into signed a "good" lease with Courtney still at a lower rent than what we had the house originally. Whenever we called Oak Trust we were pigeonholed into only talking to Danielle Miner. Danielle Miner was a friend of Courtney Elliot and also failed to negotiate on our behalf. Against Danielle Miner's recommendation of allowing Courtney to stay under a new lease, we had Courtney sign a month to month lease and gave her a notice to vacate. We authorized Oak Trust to install new sod in the back yard. The Close out inspection by Oak Trust only revealed a botched paint job that had unfinished walls and incomplete walls via pictures. There was no formal written report or checklist. According to Stephanie Mount pictures spoke louder than words. We had an independent inspection reveal that the sod that they had just installed was dying and some parts dead because the wires were disconnected from the irrigation box. So the company hired and monitored by Oak Trust that installed it did not mention that no times was set to protect our investment. The house had two torn screens and the pine straw the tenant was responsible for was not there. We had to inform Oak Trust about these. Oak Trust did not make sure to return our house to a state similar to what we left it to them. Stephanie Mount also denied that the exiting tenant was responsible for a professional cleaning of the house upon vacating, which is not true. A professional cleaning of the house was to be done in accordance with the signed lease. She did an about face when the receipt was provided a week after we had asked. read more

We have been fortunate enough to work with Danielle and Therese Miner at Oak Trust. We are tenants. Although the screening process for potential tenants was very rigorous, and frustrating at first, Therese was patient and explained that the company chooses to be rigorous up front in order to prevent problems further down the road. The property that we rent is in excellent shape and any time that there has been a needed repair, Oak Trust has been very quick to respond. Most notably our air conditioning failed, but it was only out for a few hours before it was repaired again. I feel that the communication with tenants is outstanding, including useful tips for extreme weather occurrences. We have already recommended this property management team to other coworkers moving here from out of state. read more

We met with an agent to rent a house, short term lease of 3 months. Agent Courtney Elliot took two application fees and we later find out HOA required a minimum 6 month lease. Agent/Manager very rude and unprofessional. The agent told us we would need an exception from the HOA since we wanted to park our truck in the driveway of the rental home.HOA president said they would grant both exceptions but Oak Trust needed to request it in writing. We told agent/manager and she said she was too busy to call them. We spoke to Cortney Elliot on the phone 1/26/17 and asked her about contacting the HOA about exceptions and she became very belligerent on the phone stating we had no right contacting the HOA even though she said we needed to get the exceptions from it. We asked her to return our deposits to which she replied "No, I am off of the clock, f*** you, f*** you f*** you" and hung up the phone. We went their North Charleston office the next morning and asked for the owner. A woman there who would only identify herself as Danielle, stated she was the manager, and later that she was the owner. We asked her to refund our application fees, since apparently Courtney Elliot was not able to rent us the home on a 3 month lease. She told us she did not believe us, got very nasty and told us we messed up the entire process by approaching the HOA president, even though Elliot told us WE needed to get the exception for the truck from him. Danielle refused to look at the emails we received from Elliot verifying our side of the story. Danielle refused to give her last name or the state licensing authority asked us to go outside to continue the discussion. We went outside and spoke a few minutes when Danielle abruptly returned inside the office and locked the door. They were both the absolute worse, rude and ignorant "professionals" we have ever dealt with. To date, we have not received our deposits. We are going to follow up with a complaint with the SC Real Estate Commission and the Better Business Bureau. read more

I have literally been all over the world rent/buying houses where ever I go to and this has been literally the worst experience of my life, I never had or needed to have the yelp app and never wrote a review before. My non-existent service lead me to download the app just so I can write this review.. The lack of communication between the staff is baffling (it is not existent). My significant other and myself rented a property through this management team in a house with lots of problems from the drywall being moldy to the installation not being installed to our central air system not working and everything between. When we brought all these issues up to the manager of the property team said manager never replied back to any of these issues, but instead requested contractors to come out to inspect the house once again not communicating with us who when or what time. We brought this issue up with them but it didn't matter, the no communication continued. They hired literally 15 contractors to inspect the problem and all of them said the same issues and then they hired a cheap handyman to paint over the issues. Need less to say I would never recommend this company to anyone in the history of ever and if I can give less then one star I would. I have been renting through oaktrust management for a few months now, and deal with Courtney Elliot. What a terrible experience it has been with her. Upon moving into our house we received no information. When we asked her questions about the neighborhood, regarding such things such as the trash and recycling schedule, she replied "ask your neighbors". She never answers our phone calls and when we email her, she responds coldly with a one or two word response. When we told her we were unhappy with how she responds to us, she told us it's because she's very busy and never in her office. When we had an issue with a dishwasher that was leaking dirty backwash water (it ruined our kitchen rugs) it took a few months for her to get it fixed. She had someone come over to take pictures of leaking water, as if we were lying about it leaking. We know that some of these issues can be due to the owner, but it would be nice if she took the time to explain that to us, instead of us finding out through other sources. Very unhappy with Courtney and Oak Trust Property Managment company. We wish we could be dealing with someone else. read more

I am pleased that others have had a wonderful experience with Oaktrust. I have not, unfortunately. Beware! The rental contract says you are taking the house "as is". I assumed that meant normal wear and tear? So, I didn't question it. I also foolishly assumed an oaktrust employee would do a "walk through" with me on the day of move in. I was wrong. Instead, I was instructed to get keys from an oaktrust office and go through the home on my own and make a "list" of all the things that are wrong..... and then wait!! I have lived in this unit for a month and a half. As of day one...microwave did not work. It took weeks to be repaired. The kitchen and bathroom knobs and pulls were missing. That also took weeks to be corrected. The linen closet had NO shelving. That took two weeks to be corrected. The master bedroom door does not close. I've given up on that. Of late, the electrical panel trips every time I use the trash disposal. How long will that take to correct, I wonder? I just can't keep staying home to allow people to come in to make these repairs. I genuinely wonder if the owner of this home is aware of any of this? I am not allowed to know who the owner is, so I am not sure. The contract allows me to vacate early, but is also written with legal language that indicates I am financially responsible for the entire year's lease, regardless of what is transpiring. BIG lesson learned for me. I will never make this mistake again. Only 10 1/2 more months to go! read more
