It took them 6 days to process it despite that it was sent on the 14th and they hold owners responsible for THEIR processing time.

TERRIBLE, PREDATORY practices. BE WARNED. We set to pay our bill one business day prior to it's due date, with electronic immediate payment from our bank. Upon payment (AFTER PAYMENT IS MADE... IN THE CONFIRMATION OF PAYMENT EMAIL) we get an email that says, "Thank you for using ClickPay to make your payment!.... goes on with the payment date (proving it is paid prior to the due date), the total amount, confirmation number and payment method. Then lower it has a Note: Please allow a full business day from the time of transaction (this excludes Saturday, Sunday and Bank Holidays) for this payment to be reflected on your bank account and up to 3 business days for this payment to be credited by your landlord or management. WHAT GOOD DOES THIS WARNING DUE WHEN IT COMES AFTER YOU'VE PAID?!!! AND GOD FORBID IF YOU'RE TIGHT ON FUNDS IN A RECESSION AND WAIT UNTIL JUST A FEW DAYS BEFORE TO PAY YOUR BILL BECAUSE YOU WILL GET SCREWED BY THIS COMPANY IF THEY CAN FIND A WAY TO DO IT. We were given a late fee DESPITE that we paid the bill prior to the due date. So, be warned, unlike taxes (which go by postmark date) or 99.9% of all other businesses... (I literally know of none that work this way)... if you pay your bill on time but THEY don't process it before the date, then you're screwed, they'll hit you with a late fee, then interest, then "revenue delinquent fee" and the cycle repeats because you can't get customer service to have a logical conversation with you. Head the warnings here and what you read below from others, this company is out to get you... IF YOU CAN AVOID HAVING TO DEAL WITH THIS COMPANY, DO SO AT ALL COSTS...

I have been paying $315 dollars a month for HOA fees to Residential services. Lately, they have been adding fines, late fees, and payment fees. This month, for example, they charged me $525 dollars because I paid late. I am a teacher and I make little money. I'm literally broke paying such high HOA fees. To make the matter worse, the HOA and First Residential do not provide any amenities, other than a dirty pool and access to an old dock that will remain closed for three years. They don't do any landscaping in front of my hometown, they don't pressure wash the buildings are there's mold everywhere; they don't do pest control unless you send them evidence that there are cockroaches in your home, etc. my garage door is falling apart, my front door's frame is rotten, my window screens are damaged, as well. If you leave anything in front of your townhome, expect to get a $50 fine, plus fees. I'm being harassed by Residential Services. and I strongly suspect that it has something to do with the fact that I'm a Hispanic female from Guatemala. I DO NOT recommend this business or my neighborhood Ashley River Commons off Dorchester Rd.) to anyone.

Every time you try to call, you're told the property manager is "in a meeting" and to make matters worse, they don't even have a proper phone system that allows transfers. You're left sitting on one line with no help and no answers. We sent multiple emails to staff and even the owners with no response. The lack of follow-through and communication is beyond frustrating, especially when all we wanted were basic updates on our tenant and lease renewal. The final straw was when they tried to charge us for a lease renewal they never completed -- then claimed they did! Absolutely unacceptable. Dishonest, unreliable, and vindictive because we chose to leave their company. If you value professionalism, integrity, and communication, look elsewhere. Managing a property is stressful enough Oak Trust will only make it worse. Stay clear!

I am very disappointed with this management company. You cannot get anybody on the phone. They will…read morenot come out and fix anything on the rental property that we have asked them to fix with the leak in the spare bedroom and to make sure there's no mold or microwave piece came off. The ceiling in the spare bedroom looks terrible and there was other leaks in this house when we first moved in two years ago that they did not want to fix or the ceiling. And my personal opinion is unprofessional. They won't come out and fix that. The only good thing about this management company was when Lisa Richard's was working there in 2025. She listened to us and put everything in, but then when she put in the work order somebody at Pure Management would cancel it. I would not advise this management company

I've lost more money and sanity using this company than if I would have just managed it myself. If you hire them, might as well hire a lawyer too. Once I brought to attention the unapproved and outrageous expenses (some that should have been charged to the tenant ie. Broke off door handle and broke off dishwasher handle) my access to portal was taken away and work orders removed. Good thing I thought it was sketch from the beginning and I printed all of them out. They sent me another log in to my portal and all of the work orders were gone.. convenient :) Most recently they were trying to charge me for the deadbolt they require us to install when they were hired. They sent me a bill for repair although the lock is less than a year old. I brought this up to the PM and she said they would take care of it if it's been a year or less...... if I didn't bring it up they were going to charge me without looking into it. If you don't speak up they will continue to ROB you. They ignore the professionals comments on the work orders ex. Tenant abusing the HVAC system turning AC down to 65° ignoring advice from professionals, which caused condensation and moisture resulting in small mold specs on the vent which, then the tenant sent in another work order, and the property management billed me without looking at any of the notes from profesional that clearly state the tenant is abusing the systems and what will result because of it. I had to pull out and quote comments from the work order explaining to New Heights this is an issue of the tenant abusing the system (CLEARLY stated in the comments) and the tenant will be responsible for resulting damage. Seems like they are also in bed with their plumber. Another example is the tenant complained of the sink disposal that they have sent someone out to "remedy" 3 different times charging the initial $75 for their guys to come out and send you the next bill while only replacing the disposal the last visit when it would have saved me $400 if they replaced it the first time. One occasion the " professional" came out and did nothing to the sink disposal but replaced the kitchen faucet charging my account over $600 without my approval for the unnecessary replacement. When asked, the PM said they reserved the authority to approve expenses under $350 but this charge being over $600 they didn't not have a legit response to. I have plenty of other examples but it is exhausting reliving the anger this company has caused. I could write a 4 page paper of the "contracted" scams this business gets away with. Also they keep all of the late fees for rent which gives them incentive to not collect money on time bc they get paid more. If you aren't willing to go behind and do the task of reading every work order then find another PM, this one WILL take advantage of you. I recommend to stay away from this company unless you love to give your money away. New Heights - feel free to respond. I've got receipts :)

We had been working with a contractor/real estate agent for several months, who abandoned our project and was trying to bully us into making decisions that were not in our best interest. By the grace of God, we came across this agency while looking for an appraisal to see where we were. He immediately stepped up, realized we were in trouble and went to work with us. He patiently stood by us while we tried for months to terminate our contract with the original realtor and was an invaluable mentor through the entire process. With Chris's help, we were able to get referrals to TRUSTWORTHY contractors, get the work done, and he worked tirelessly to get the house shown, advise us on what needed to be done, fielded phone calls and emails, re-listed, aggressively marketed, and supervised the progress every day. We finally closed YESTERDAY, and would not have been able to do it without his help and the support of his team. We will forever be grateful for his unwavering support and service to us. Military renters beware. We rented from them for three years due to a tough housing market when we…read morewere assigned to the area, making it close to impossible for us to buy a house. They charged us a ridiculously high rent, for what was a mediocre house in serious need of updates. The main issue was that they consistently refused to make sufficient repairs on the ac system, despite about 10 notifications we gave them that it wasn't working properly. We were ignored and then gaslit on multiple occasions, being told that it just feels warmer because it's summertime (even when it was only April!). When we could finally convince them to address it, they were only interested in the cheapest possible temporary repairs each time. We spent many days in an 85+ degree home with small children waiting for them to show us any thought or concern. But then when it came time for us to move out, they made a $900+ repair to the ac the week after we left and charged *us* for it by deducting it from our security deposit return, claiming it was our fault that it broke, which was not true for many reasons. Not to mention they nickel and dimed us for every little thing and conducted the pickiest move-out inspection I've ever seen. They also tried to charge us for carpet cleaning even though we provided proof we had the carpets professionally cleaned. They finally agreed to return that specific charge after we filed a dispute but still refused to not charge us for the major ac repair. We've rented multiple times and this is the worst we've been treated. It seems like they intentionally take advantage of people, particularly military, who have to move frequently. The way they treated us was just shameful.

Please, for the love of god do not use this property management company. We were let out of our…read morelease because they were in breach of their responsibilities as a landlord after threatening to sue them - think refusal to fix mold and flooding. After it ruined our washer and dryer we were done and sought out a lease break. When moving out, we had an employee tell us that this is the second time they've had to break a lease at this house because of mold and water damage. They have a clause in their leases that state if you pay the lease break fee, you have to pay rent until they re-rent the place which they were trying to force us to pay before threatening litigation. Not only that, when you move out, they want you to pay a professional to paint the house. We did not have a single thing beyond normal wear and tear and they are trying to charge us $1270 for the most insane things. We told them we would pay $175 which is what we think was fair on that long list and instead they are using their 3rd party company Rhino (that has multiple class action lawsuits against it) to come after us for money. They are truly only out for money and will screw over a tenant every single time. I am appalled that this company is even in business still. I have email documentation of every single thing I have stated in this review and included images of the flooding they refused to fix and the resulting floor issue due to moisture damage.

I like the fact that they thoroughly screen applicants prior to renting, making sure the person is not only trustworthy, but can afford the rent. Anytime my rental property needs maintenance, they have contractors available and provide me with estimates. They're easy to get a hold of and I've built a great relationship with them. Also, they provide me with notices about tenants leaving and are able to get someone moved in soon after. Overall, I'm very satisfied with the service they have provided me and will continue to rent my property through them.

Since he had to move quickly, my husband and I helped by getting the house ready for renters. James & Co. told us to provide quart sized cans of paint for each painted room, once that was done, they said "Oh no! You need to paint the whole house white!!" My husband made arrangements to get inside to paint, they threw a fit about having to open the house up twice in a morning. When he arrived with white paint, they said "Oh no! You need to paint the whole house brown!." They haven't shown the house to potential renters (it's been on the market a month), and when another friend called to inquire about renting, he never received a call back!! These people either don't know what they're doing, or they're taking extreme advantage of our military. Either way, I know we won't be dealing with them in the future. I encourage you to avoid them too!!!!!
