My wife and I were very interested in a property managed by CPC. We had an issue scheduling a viewing of the property, but CPC handled the issue and we viewed the property the following day. The girl that showed us the property didn't even bother to introduce herself to me or shake my hand and seemed like she did not want to be there. Ultimately, despite wanting to, we didn't get to rent the property because CPC's communication was dismal. They did not return voicemails. Most recently, because we were having difficulty reaching anyone with the ability to provide answers and we happened to be down the street from their office, we walked in. It was reminiscent of the scene from Wolf of Wall Street, where Leonardo discovers the penny stocks company and walks into their office. Low social skills, low competence, and it didn't seem like anyone there really wanted to help us. To me, it seemed like a group of interns with no supervisor. My wife is Chinese, a non-US citizen. We have submitted for her lawful permanent residence, and she won't have a SSN# until the "green card" is received. They took a scan of her passport and said they would get back to us most likely later that day regarding a screening. It's been almost a week. We rented a different property from a different company that treated us with respect and actually worked to provide a SERVICE, which is the keyword I think those that work at this company forget. Military renters beware. We rented from them for three years due to a tough housing market when we were assigned to the area, making it close to impossible for us to buy a house. They charged us a ridiculously high rent, for what was a mediocre house in serious need of updates. The main issue was that they consistently refused to make sufficient repairs on the ac system, despite about 10 notifications we gave them that it wasn't working properly. We were ignored and then gaslit on multiple occasions, being told that it just feels warmer because it's summertime (even when it was only April!). When we could finally convince them to address it, they were only interested in the cheapest possible temporary repairs each time. We spent many days in an 85+ degree home with small children waiting for them to show us any thought or concern. But then when it came time for us to move out, they made a $900+ repair to the ac the week after we left and charged *us* for it by deducting it from our security deposit return, claiming it was our fault that it broke, which was not true for many reasons. Not to mention they nickel and dimed us for every little thing and conducted the pickiest move-out inspection I've ever seen. They also tried to charge us for carpet cleaning even though we provided proof we had the carpets professionally cleaned. They finally agreed to return that specific charge after we filed a dispute but still refused to not charge us for the major ac repair. We've rented multiple times and this is the worst we've been treated. It seems like they intentionally take advantage of people, particularly military, who have to move frequently. Please, for the love of god do not use this property management company. We were let out of our lease because they were in breach of their responsibilities as a landlord after threatening to sue them - think refusal to fix mold and flooding. After it ruined our washer and dryer we were done and sought out a lease break. When moving out, we had an employee tell us that this is the second time they've had to break a lease at this house because of mold and water damage. They have a clause in their leases that state if you pay the lease break fee, you have to pay rent until they re-rent the place which they were trying to force us to pay before threatening litigation. Not only that, when you move out, they want you to pay a professional to paint the house. We did not have a single thing beyond normal wear and tear and they are trying to charge us $1270 for the most insane things. We told them we would pay $175 which is what we think was fair on that long list and instead they are using their 3rd party company Rhino (that has multiple class action lawsuits against it) to come after us for money. They are truly only out for money and will screw over a tenant every single time. I am appalled that this company is even in business still. I have email documentation of every single thing I have stated in this review and included images of the flooding they refused to fix and the resulting floor issue due to moisture damage. read more

What a headache trying to deal with them. Their system won't let you schedule a booking until your GPS shows you near it. So if you are out of town you have to drive to Charleston just to hope to schedule booking. Then you have to - get ready - *pay money* to schedule a booking! That is absolutely wild and unheard of. So you schedule the booking and you need to test the lockbox serial number to get the unlock code. I got there 20 minutes early and there was no one else there (which their system knew) but it wouldn't let me get the lockbox code. If this is self-service, o should be able to go 20 yearly if no one else is there! All phone calls go to a system which refuses to put you to a human no matter what you try. If this is how they treat people trying to see a place or sign a lease, I can't imagine that they would be any better once I am stuck in a lease with them. read more

They changed their property management agreement to one apparently manuscripted by their attorney. I would recommend anyone considering this company to manage property to read the agreement carefully and have your attorney review as well. By far the worst property management company on the Peninsula. I've leased from them for over a year, and have had to spend over $1,000.00 on hotels, dehumidifiers and generally just having to deal with maintenance issues - they skimp hard on any type of service, and have no emergency weekend repairs. What they seem to do is have a handful of "preferred" vendors that are not typically authorized to perform much maintenance at all - I'm doubtful that the property owner even knows the severity of the situation, which in this case has been repeated instances where the AC has gone out during the summer. They run your around and around in circles, often saying someone will be out there, but rest assured, if you have a major issue that essentially leaves the house unlivable, they could seemingly care less. RUN from them if you are a property owner. If they do respond to this comment it will take the form of deflection from the length of time it takes to respond, or the non-responsiveness until the issue is escalated to platforms such as Yelp or after repeated calls. And while they do resolve the issue...eventually, rest assured they won't address their lack of respect for tenants and property owners by doing piecemeal repairs. I urge any property owner looking for a full-service property manager company not to hire the Charleston Property Company (CPC)! They will prematurely terminate their contract, and leave you the responsibility for closing out the tenant's lease. In the Spring of 2023, we hired CPC expecting three things of them: 1) To find a reliable and trustworthy tenant; 2) To manage the collection of rent and oversee any problems and/or repairs that might develop during the lease period; 3) To handle the smooth transmission of the property back to us at the end of our contract. This is not the first time we have rented property utilizing the services of a property manager. The previous company successfully handled all three requirements, and we expected the same of CPC. CPC, however, failed to deliver on the third requirement. In compliance with the contract, we advised CPC that we would not be extending the rental at the end of the lease period and would put the property up for sale. CPC immediately informed us they would cancel their contract with us 10 days prior to the end of the tenant's` lease, give the tenant our contact information, and transfer the security deposit to us for us to handle along with the entire moving out process. They gave us a list of items considered "normal wear and tear aiding in the security deposit review process"! We were astonished by this action and immediately asked why they were doing this. If ever a property manager's services were needed it was during this critical transfer of the property back to the owner. CPC's answer was 1) "This approach facilitates owner in promptly retaining control of their property"; 2) Final inspection issues may run beyond the end of the lease; 3) Since they were no longer under contract to us, we were no longer a priority and they prefer spending time with clients that are. What a business plan! Drop your client just when they most need your services and expertise during this crucial transfer period. Nowhere in the contract is this alluded to, just that they had the right to cancel the contract at anytime without giving a reason. This company's policy of early termination and transferring tenant's lease closeout procedure, including final inspection, to the owner should be clearly stated in the contract. Had we had any idea this is how CPC operates, we never would have hired them. So, we said, because of CPC's early termination we should get a prorated amount of our last month's management fee back. No, they said, close out procedures can last up to 30 days beyond the end of the lease and they are keeping the money to cover their expenses! I then reminded them that we were handling the close out process. They then said it was to handle whatever accounting paperwork they had to do, and would not be issuing a refund. This is the only time we've ever heard of a company cancelling a contract with you but still in effect charging you for work. As part of the closing out process CPC thrust on us, they provided us with a copy of the tenant's lease agreement. Image our surprise when we read it and discovered the tenant had a dog and CPC charged them a $325 non refundable "payable to the landlord" fee for having the dog, in addition to a monthly $25 pet fee! The tenant confirmed they had in fact paid these fees. When we questioned CPC, they pointed out the clause in our contract with them that all fees belong to CPC hence they were keeping the pet fees! So, they used our property to make money for themselves, and we get nothing out of it! Apparently their 10% management commission was not enough, they wanted the full 100% There maintenance department obtaining of vendor quotes bears close watching. Had an outside pipe freeze up and burst. They got a quote for some $1300 to repair it. I said too high, get another. Second quote was $385 and we went with that. Another time they got a quote for $385 to power wash and spread pine straw. I gave the OK only to get an invoice for $715! Naturally I questioned it. After CPC "investigated" they said after the vendor got to the site, saw that they needed more pine straw hence the increase. No one contacted me on this almost doubling in price, no holding the vendor accountable, no asking if I still wanted to do the job, just pass the bill on to me with no initial explanation. CPC seem to have problems getting reliable quotes, but not spending your money and collecting their commission on them. I urge any property owner to stay clear of this company. They do not have their client's interest at heart. They will leave you on a limb, and cause you undue stress and additional expenses for services any rational person would believe were covered in the contract. They are willing to make money off the use of your property and not share it with you. Quotes for maintenance work cannot be fully trusted. You will receive 1 or possibly 2 applicants with no effort to approve any others that may be interested in order to save costs on their end. They will do very little to help you find viable long term tenants. Instead, they will run with the first applicant they get and try to make them work without concern for either the tenant or the property owner's best interests. They take their fees and run, attempting to charge for services not rendered when their applicants are not actually qualified. If you have any conversation about concerns, they will try to threaten you into accepting unqualified applicants with accusations that you are breaking rental laws and must approve the tenant. I had to rent site unseen unfortunately do to moving from out of state so I went into this eyes wide open knowing it wouldn't be perfect. But, what I found after opening the door for the first time was truly terrible! Just take a look at the photos. To get everything corrected (many things they ultimately declined because the owner didn't want to pay which I understand isn't on them) took well over a month. While they cleaned the disaster they (the owner, not CPC) did put us up in a hotel and paid for our movers to stay in town an extra day to be fair. I then called the office absolutely livid and the response from them was I didn't receive a text because they could not find my phone number! Which is crazy because we spent a considerable amount of time filling out very detailed paperwork with all contact info. Frustrating experience with CP move out charges. Reading reviews here made it clear it is a common commercial practice to over charge clients as they move out. In my case CP charged for 5 new lights bulbs, kitchen cabinets drawer (there was already mal functioning) and other items clearly not caused by a temp stay. They do have a process to review complaints but even with pictures and proof they ignore one by one. It is regretful they choose this tactic to increase revenue. I would absolutely not recommend this company. Not only do they have a policy where landlords do not receive rent until the middle of the month (every single month), but if your tenant is late and pays rent after the 10th they will not send you your rent until the NEXT month, so if you are a landlord be prepared to go months without rent AND you will have to chase them down for answers as to where your money is. I also have a cousin who used them for 7+ years, and when she finally decided to end her contract she found that her home was destroyed, apparently this company had not been doing annual inspections. They do not care about the landlord so please save yourself the trouble and list your property elsewhere. I will certainly be moving to another management company once my contract is up. Very disappointed with Charleston Property's attitude regarding our recent rental with them. My fiance and I were looking to relocate to Charleston from out of state fairly quickly, and found a house with Charleston Property that we liked the look of. The application process moved quickly, and we wanted to move forward with the rental. This was the last week of November that we applied and were approved for the place. Despite us wanting to move in January 1st, we were told that they could not hold the place for us (even though I have seen properties sit on their website vacant for months at a time), so we needed to rent the place for the month of December. We agreed that was fine. Their website, at the time (appears to be removed now), referenced that they do not do short term rentals, but we were also told 6 months was the only option we could do. This meant we would only be living in the house for about 5 months. Fine again. However, Charleston Property took advantage of the fact that we were not moving in December 1. We did not receive "pre move in" photos until later in December and the heater was not fixed until late December, shortly before our move in. This would have been fine if they had perhaps pro-rated the rent for us, but we paid the month in full, while they continued to do work in the house. Upon move in, the place was really dirty- so dirty that we had to start cleaning before wanting to move anything in. Cabinets, floors, bathroom- everything needed to be touched. The ad had depicted a shed in the backyard, which was a plus for us. We have a few bicycles and outdoor things that we hoped to store in there. Upon arrival at the house, we discovered this was locked and full of stuff. We discovered that some of the cabinets also had stuff in them, I assume from the owner of the property. Everything went fairly without issue until May, when a heavy rainfall revealed an electrical outlet leaking. We leapt into action to figure out which breaker to flip so we didn't burn the house down. Contacted Charleston Property at the same day, and were told someone would be there the next day. When no one showed the next day, we reached out again. Were told that someone would show the NEXT day in the morning. No show again. No one arrived until later that week, and despite being the house for a couple hours, did not fix anything. We spent the last month in the house with no working outlets in the bathroom, and a pile of towels on the floor to catch the waterfall that ran down the wall each time it rained. When it came time to receive our security deposit- they decided to deduct about $400 for "dirty" issues they came upon. Two of those issues cited were a burn on the stove, which you can clearly see in their pre-move in photos, and the stained tub, also visible in the before photos. When challenged on this, we were sent an invoice for "cleaning" that was done after the photos were taken. No photo proof was taken of the "cleaning", and it certainly was not reflected in the house we moved into. The most infuriating part of the experience, came from our communication afterwards. I requested the pre-move in photos, as they had been hosted on a tenant portal that was deactivated. I was told they would launch an "investigation" and get back to me in about a week. After more than a month of zero followup, I again reached out to request the photos. They sent back the invoice for cleaning in December, and more photos of the issues from move out. Not until I wrote, in not so nice terms, that all I wanted was my original request for photos, did I receive some of the photos from pre-move in. Clearly Charleston Property does not care about anything beyond collecting their money. They seem to forget that people are living in their properties. Stay away. read more

We rented a house here from 2018-2020 and to this date.. the worst property company we have eve dealt with. Communication, getting things fixed and just overall morale was terrible. Our air conditioning went out so we requested it be fixed, they waited a whole week and had three different companies come in to see who could do it the cheapest. We asked the repairman what was wrong with the unit, he said he was under orders to not tell us what was wrong... all of them said this. When we asked what was wrong, they said they didn't have to tell us but they just had to fix it. Lastly, we decided to leave our contract early, so we paid our two months rent like any other place... oh no you're not done. You have to pay them to put the house on the market on top of the additional rent and you have to continue paying them until they find another tenant and if the tenant is offered a less monthly payment than you then you have to cover the difference!! What type of place is this? They also took my mail without me knowing and moved it so I had to contact them to try and find where they put it. Please do yourself a favor and look somewhere else. If there were negative stars to leave, I would. I was a homeowner and starting with them was great. They sold us very hard and during renting they were ok. They took care of most issues but their vendors were extremely over priced. Then came the time for me to move back into my house. Getting in contact with anyone who wasn't "on lunch" (at 3p.m.) was impossible. Email was the only way to communicate and could take up to 4 days for a response. Finally got moved in and Maria told me the balance I owed at the end. I was very specific and asked if that would be the last I had to pay them. She said yes. Nearly 2 months later, I get a call saying that I owe another $80. This is after they had a month to close out all bills then add 7 weeks. Talking to Maria she said "I know I told you that but that wasn't correct so I still need you to pay." NEVER USE THIS COMPANY!! read more

First online review i've ever done but this has gone too far. Signed in with this company a few years ago while i served overseas to rent my home. Everything was great at first. Once i moved back to the US i realized how underpriced my house was. Turns out they do not revise the rental price to keep up with the market (as initially promised) my house was rented for 1500 for the majority of the past few years causing me to loose thousands of potential income. When i asked for a new market analysis, they responded with a small adjustment. I then asked why is it that a similar property on the same street is on the market for over $600 more, they responded with "what price do you want to charge?" At that point i decided to sell my house and be done with it altogether, and overall the move out process was anything but transparent. I had to constantly solicit for information, status updates, etc....I was then given of a list of repairs the tenant would cover from the 1500 security deposit. Then they doubled down and informed me the tenants would only cover a few things after "revising" it with the move in evaluation and told me the tenants would only cover a portion of the carpet repair (dog chewed). Then a month later after the repairs was done i received a automated email with the final payment from the tenants with the amount withheld from the security deposit. I asked about it because there was money unaccounted for and they informed me that i'd receive 25% less of what they first told me i'd get without a valid reason and the remaining $205 left of the security deposit from the tenants was taken as "management fee" even though their fee was supposed to be 10%. Thankfully i do not have to deal with these property managers any longer and i am strongly considering filing a complaint with the BBB. OWNERS BEWARE. read more

After several emails of me reaching out to them to inquire about a refund of $106 I finally received a response and was told that the property has indeed already been approved for another renter and was already approved for that renter when I applied but that they have yet to ratify a contract on it so they are still excepting applications basically in case that "falls through" and that they will process my application if the contract isn't ratified. No way would I ever rent from them now. So the bottom line is they haven't processed my application and are keeping my money and I was told several times "sorry but it states non-refundable on our website. Get out of town with that! It's a shame that I have to even give them 1 star. They actually desrve 0. We were relocating to the Charleston area 2 years ago from Florida and was running out of time to find a house to live in. We settled for this house in Sangaree. The house was filthy, 3 bleach buckets later we finally felt good enough to start unpacking and putting things up. The carpets were absolutely disgusting. They had a receipt on the counter for the carpet cleaning so I called the company and asked them if they would come back out and clean the carpets again, that I was willing to pay them, they told me no. I think they said no because if they did come back out, we would notice that they were not cleaned to begin with. We lived in this house for 2 years. After a year of being there, paying on time every month, I had been offered a better job opportunity, the down fall, my paycheck was an extra week apart which screwed up my budgetting for the first month. I called them a month in advance to let them know what was going on and we would be . They told me days late, paying on the 7th. There response to me was that they would start eviction notice if we were not there by 5pm and charged us an additional $500. What a horrible way to do business. Then supposedly the owner thought we were trashing the place, which was untrue. They wanted to come out every 3-4 month to take pictures. Not a problem, I get it, but to show up unannounced to do this was bs and we were not letting them in. Now, after 2 years, it's time for us to move. The owner of the property decided to sell the house. Instead of waiting for us to move out, then putting on the market and having inspections done. They did nothing but nag us for showings and schedule inspections. The last month we were there was rediculous. I have 2 large dogs, they are not aggresive but they don't like people in their house when us humans are not there. I told them time and again that no one was coming in this house unless we were home, they continued to try and schedule showings when we were not there. In one day, while I was very busy at work, this is no lie, I had to decline 15 showings because they were not listening to our request and trying to schedule while we both were working. We did everything we were suppose to for move out. The walls and floors were cleaning than when we moved in. The carpets were as gross as when we moved in. When I asked them how long it would take to get our security deposit back, they told me 30 days. We had to overnight them funds from Florida so we had a place to live when we moved here. So finally after 3.5 weeks, our check comes in the mail, $285 less. They charged us for removal of stuff in the shed that was there when we moved in, carpet cleaning from their company saying we didn't have them professionally cleaned even though we turned in the receipt. $75 for batteries in CO detectors and $50 to twist on onto the base that was mounted on wall. These people are rediculous. I do not even know how they continue to stay in business and treat people the way they do. We would never rent from them again and next year we are ourchasing a home, it will not be with that company. The most unprofessional set of people I have ever had to deal with in my life. They should be ashamed of themselves for taking advantage of people. read more

They don't take phone calls for rental inquiries, even when an application is pending, and they either didn't respond, or were very late in responding to emails. If I were basing this review off the last 2 months of interactions with the Charleston Property Company, I would give them zero stars if it were an option. The only reason for two stars is because we used them to manage our property for the last two years and they were able to find tenants and collect the money for us as we live overseas. But if you're needing for them to do ANYTHING beyond that, please look elsewhere. We told them two months ago that we'd decided to sell our property and wouldn't need to find another tenant when the most recent one moved out. We asked many questions about how the process would work in terms of getting the house back in perfect condition, what we'd need to do in terms of paperwork, what the timeline would look like for repairs, etc. We even told them that if the house didn't sell within 90 days, we'd likely be back and ready to rent again. From the moment we told them of our plan, they became the most unprofessional, seemingly inexperienced company we've EVER worked with. For starters, this is very much a 'bait and switch' company in that the owner- an educated Citadel graduate, well-spoken, experienced older gentleman- comes to do the initial meeting, and hopefully get you to sign on the dotted line. Our property was a $500k custom-built home that we'd lived in less than a year (we got an offer overseas that was too good to pass up). Obviously our biggest concern was ensuring that it was well cared for and maintained in our absence. The owner assured us of their experience in this area and agreed to do quarterly inspections as an added peace of mind for us. He stays involved during the listing process over the next couple weeks, but then he's completely gone and you're turned over to an array of 20-somethings who actually handle your 'property management' and 'marketing.' Their emails are often full of misspellings and no punctuation, but you overlook it thinking that they're doing their jobs. Long story short- the tenant moved out several weeks ago and our home was barely recognizable. The filth was absolutely incredible, in the worst way possible. Old food caked on all kitchen surfaces so thick you couldn't tell what the original color underneath was. Shelves ripped out and broken from the doors of our restaurant grade refrigerator. Scuffs and scratches and gauges in all the baseboards and stair treads. Holes and scratches all over the walls. Window sills chewed and clawed by dogs. The interior of the home smelled of cigarette smoke, the garage of animal urine. We submitted our findings to the management company, confident that they would not only see all of them for themselves during their evaluation, but that they would do all they could to make things right. Afterall, we'd been good clients of theirs for two years, not to mention that they'd been making a good bit of money from our property in that time. Instead, we were given the run around day after day after day. We were provided no information unless we pried for it. Their evaluation was a complete joke- of all that we had submitted, the only items they deemed they were responsible for were the refrigerator shelves, a smoke detector battery, a burnt out light bulb and some light cleaning on two walls. We were shocked. To make matters worse, we had never been given a key to our property when the locks were changed between the last tenants and expected to be given one upon completion of their walk through. Nope. Several days later, we had an appointment for the property to be shown to a potential buyer and requested a key. Because it was a weekend, we had to go through their emergency staff who were beyond rude and completely unknowledgeable. The emails we received from both our 'property manager' and the owner's son who is listed as a 'partner,' were not only crass and rude, but they had a definitely bullying, intimidating nature that other reviews have mentioned. For the owner's son to step in having never seen our home or spoken to us in the first place seemed very out of place and ultimately served no purpose but to confirm the complete unprofessionalism and inexperience going on within this company. When we did finally receive our keys- four days later and only after our agent went all the way to their office to pick them up- it turns out that they only had keys for the deadbolts, but not the door knobs. They had no idea how or why, nor did they care. It would be our responsibility to change them out ourselves, along with everything else wrong they deemed they weren't responsible for. Bottom line: if you have an investment property that you just don't want to hassle with, you're fine using this company as they will find you tenants and collect the money. But if you have a property you care about or intend to live in again- or if you're just used to working with professional people who have already learned the value of customer service- RUN. This company has a long way to go to match their competition. read more

I took an uber there to pay my rent on October 3rd, after trying to pay my rent on October 2nd on the portal. They removed me from the portal because I they didn't want the owner to see. So I go to the office and nobody is there, I called the number on the door and spoke to Paloma who then checked to see if they had a drop box. She said they do not and told me I had to mail it to them. She said I would not be charged a late fee of $130 because my cashiers check and the postage will show the date. On October 14th Gretch emailed me telling me I was being evicted. I kept trying to call them and they would not answer my calls. I emailed them back and they didn't respond. I contacted the post office and spoke to the mail carrier who said they hadn't check their mail box. They also said they've been getting a lot of complaints. So I checked back with them a couple days later and they said the mail had just been picked up. I called 2 days ago and Paloma told me she was going to get the date of the cashiers check and He will remove the late payment. She told me she would call me back in 30 minutes. I didn't hear from her so I called and nobody would answer until I called from a different number. Gretch said Maria would not allow me to talk to Paloma only her. I spoke to Maria and she said the post office should never have told me they didn't get the mail out their box and that it's irrelevant. Even since I was told I was being evicted I haven't been able to eat. Now that they finally checked their mailbox and see the date on the cashiers check Maria and Kristen says I have to pay them $130 no matter what. So now I know I'm going to be evicted because I can't afford to pay for their mistake. I'm terrified, I don't know what I'm going to do. I feel like giving up on life. A property owner. Anything goes wrong they use anyone they find. They have no concept of looking out for the owner price wise. Now with Covid, they don't show the house until after the other tenant has moved out. They had 1 month to find a new tenant. They say they have an approved renter but they don't show it to them because of their own internal policy. If you call them out on their incompetence they don't call back. I am stuck with them for the time being but will definitely look for other PM when opportunity arises. read more

Wow, one of the WORST living experiences I've ever encountered. Moved into a water damaged, trashed apartment that they said they would clean, never did. Me and my roommate cleaned everything. Had multiple problems with upstairs neighbors ( dogs defecating and urinating through porch, meth head neighbors pulling knives of people, water damage so bad that my roommate was unable to live in his room for about 6 months, which Charleston Property Company NEVER FIXED the leak. ) On top of that they had the nerve to deduct 1/2 from our security deposit for a 50.00 Carpet cleaning and dead light bulbs!!! This business is in charge of managing our current high end rental. We scheduled a call, and they provided the zoom and didn't show up. We've received several emails with move out expectations that are far out of line with the property. They didn't return our phone calls or respond to the portal comments and didn't respond to our emailed pictures. I keep getting told not to reach out to the contractor or owner but NO ONE responds from the Charleston Rental Company. I've now used every single medium at my disposal to contact them with no reply and just continued automated emails saying things like (touch up paint and change light bulbs before leaving). We have water coming through windows, a bath tub that has zero warm water, paint coming off in handfuls - and I can't get in touch with them. I'm most worried they are being unresponsive to keep the security deposit which we plan to fight. We get the house cleaned each week, and we've reported tons of issues with no response and definitely no resolution. read more

This company manipulated me and my roommates into filling out multiple $60 applications and as soon as we submitted they replied with an email saying someone else's application was processed before ours. They would not refund our money even though it was their fault we didn't get a house and they completely left us stranded and out a total of $600. This is by far the worst rental company I have ever dealt with and will make sure it's known to everyone in Charleston to never rent from them. I am absolutely dumbfounded by the fact that a company can have such disrespect for paying customers. Please beware of this horrible company. read more

Rude, non responsive for a week at a time, did not take care of the property in any way what so ever before my move in yet I still paid to not be able to live in my home until they've finished. I had an very poor interaction with this company that resulted in ultimately deciding to rent another property. Myself and my roommate submitted an online application to a property, for which we charged 50$ processing fee each (100$ total) at the time of submitting the application. After we submitted the application, we were immediately contacted and were told that we did not qualify based on our combined income and asked if we wanted to include a third person on the application for an additional 50$. This requirement to apply was not mentioned to us any point in earlier discussions when we emailed with interest about the property or when we went to see it in person. When I tried to ask about what our actual chances were of actually being approved for the property we were interested in if we did get a cosigner, they were very evasive and also trying to pressure us to "submit one quickly" because "places go so fast in this market". Throughout all of us, our applications were not actually processed at any point - no background or credit checks, no inquires made to our references, etc. The entire interaction left a bad taste in my mouth, and although we were really interested in the property itself and could easily have gotten a family member to cosign, we decided instead to apply for another property that came available, and were approved for quickly. (Ironically that cost the exact same amount as the Charleston Property Company listing). When I contacted them asking for a refund of the processing fee, since our application was never actually processed, I was outright refused. I have attempted discussing this with Lizz Taylor multiple times who has refused to give me the contact information for her superiors or to address this in any way. Even before asking for the refund I received emails that were borderline rude, and made me feel like this was a company that was simply out to get every penny they could from a potential renters. In fact, they literally used the words "cut-throat" when describing the current market for renting or buying property in Charleston. While I do not believe that our city is cut-throat, clearly this company is - they are willing to behave both unethically and illegally by charging a fee for a service they never actually provided, and refusing to refund it when that service wasn't provided. Given the other reviews on here, its clear that this behavior very much extends to their actual tenants. I have rented many places over the past 9 years, including the last three years in Charleston, and this is the first time I have ever had an application processing fee charged when my application wasn't actually processed. This is also the largest processing fee I have ever paid, (especially considering it would have been 150$ to actually submit an application they would even be willing to process). I am not an unreasonable person, if and they had actually processed my application and THEN refused it, I would have accepted it. But to charge a fee to people automatically, knowing some of them may not even meet the requirements to have their application processed, is deceptive and wrong. Prospective renters - do not let this company bully or trick you into applying for a property and paying the fee when you may not even qualify to have your application processed, and find out you have pay more and have a cosigner also submit an application (again, for a property you still may not end up even being approved for anyway even after they process your application). Be wary of a company that would do that and know that they will have the same "cut-throat" attitude any time there is a repair that needs to be done or when they are deciding how much of your security deposit they are going to give back to you. read more

I rarely bother with reviews, however I feel compelled to warn anyone who intends to rent a property managed by CPC to brace themselves for brute force via phone calls and emails with unwarranted threats and unprofessional acts.
