My husband and I lived here for just a few months in 2017. The owners and the staff treat the tenants and the property with the utmost respect and care. It was a PLEASURE to stay here and should we ever move back to the area we wouldn't hesitate to move back in. If you are looking in the area and want an affordable, spacious, clean apartment then look no further, Oak Manor is your best choice. If you have small children, make note to choose an apartment that does not face the street, as the intersection of Oak and Palomar tends to be busy and the sounds of the cars carry into the bedroom. We had a sound machine with our daughter and she did just fine. Tom is the owner and he was kind and friendly every step of the way from the moment we met him until the day we turned in our keys. His office manager, Eva, is delightful to work with. She is customer oriented and is genuinely concerned for the happiness of her clients. The old owner passed away and Oak Manor was purchased by a company who rebranded it as 1575 Oak Apartment Homes. The new management is terrible and it breaks my heart to see the place I was planning on living long term turn into a slum. They jacked up the rent and advertise as luxury apartments but the trash situation is insane. They got rid of all the trees that made this place beautiful and they got rid of recycling bins so there is nowhere to put trash and broken glass. They get around the 10% rent increase limit by adding on extra fees. They charge us for water but the water doesn't warm up and there's continuous leaks. They came into our apartments and added flow restrictions to our faucets but they didn't lower the charge for water. They charge us for pest control but the pests are out of control! There are rats and bugs and cockroaches. We get charged for trash but the dumpsters are a nightmare. Don't move in here. And if you do live here, I'm so sorry. I'm not trying to stir the pot, but they hired a repair company that "updated" our apartments when they first took over. These men didn't know I was in the apartment (I went to the other room to get out of the way). They looked at my home and the pictures of me with my loved ones and started talking very graphically about how easy it would be to get me in bed and the specific things they would do to me and my roommate. I was about to step out and get rid of them when one of them mentioned there were no cameras in my home. I was terrified of being found, especially as more of the workers entered my home and joined the conversation. When I reported this to management, they followed up by telling me the company fired one person. They still use this company. I see the trucks everyone and I see men I recognize from that day. And they see me and recognize me as well. Living here is scary. read more

I'd have to say I recently rented here for only one year and my husband and I decided to move out as soon as our lease was up because management just does not care about the tenants at all. When new management reassured us that we'd all get parking passes, we were assured that we would find parking no problem. Then they send an email stating they have one parking placard per unit and stickers that is a first come first serve. We were added on the list and waited MONTHS. When we initially parked within the community, we had our cars towed TWICE! With no call nor warning. So much space was freed up within the community since they enforced parking passes and yet it was STILL a struggle and unfair to the living residents there! When we were added on the wait list, one of the employees told me that we were 5th in line and I checked again 2 months later and was told we were 11th in line!! They kept promising us "next month for sure" every month and we never got the passes. My husband and I struggled looking for parking outside the community (since we'd take turns parking in the assigned car port) and when emergency came to (because I went to the hospital and my husband met me there) one of us had struggled finding parking. read more

DO NOT RENT HERE!! New management does not give a flying F about you I was told personally from them that it's a business $. They will make you sign a lease but if you need to move out due to hard times they will charge you still the remainder of your lease or send you to collections which will keep charging you rent, water and trash until your apartment is rented out. There were also hidden fees such as admin fees ? Um pest control which they've never sprayed and there are no meters so how do you accurately charge us water ? We gave 30 days and moved out in a week and still got charged water and trash when we were not even there! But somehow they get away with it. Also you can kiss your deposit goodbye they use it to clean up the apartment for new tenants even if it's left immaculately clean. Shady area too even if it's gated had issues with an angry neighbor and management didn't do anything about it just said call the cops and shrugged it off. I moved here because of an emergency but this place is bad and very stressful the management wants to run the entire community like a corporation, we have dumb parking passes and if you don't have the specific color tag you can't park in the open spaces or your car port really ridiculous! Homeless, homeless cats, and strangers, a few months ago my Tesla captured a guy breaking into cars!!! We told management and they just sent an email, we call security and they come and hour late! Our carpet it's disgusting had to pay a $2,500 deposit for black spots! SPIDERS omg I get that there is a lot of trees that's good and what ever but in our bill it says that we pay $5 a month for pest control and yet we have tons of spiders! The carport and complex lights don't get turned on until like 11pm or 12 and the other day I had groceries and I tripped and fell on the stairs! THEY ARE VERY CHEAP! I'm telling you they will convince you to make you feel as comfortable as possible but trust me they don't really care, ghetto a** neighbors all the neighbors I talk too tell me that they get targeted from other people and getting their cars touched and all that and dogs and dog poop is not picked up!!! I just find this place very very strict when they need to be strict on the people in the wrong, $500 pet fee $50 pet rent is just crazy, just I hope people read the reviews before they move into such a place, not to mention the rent is outrageous INCLUDING WATER, TRASH, sewage, FEEs, and pest control so your basically paying your rent on top of the UTILITIES that is shared with everyone else. read more

I lived here many years ago but it sounds like Beth is still her charming self. When I moved in Beth told my wife and I they can give us touch up paint when we move in or when we leave so we can make sure the apartment is looking good. Very cool. Fast forward two years and we ask for the paint and she said we should of asked for it when we moved in. The security is nonexistent. There was graffiti, people digging in the trash, salesman going door to door, break-ins and no action being done by management. Don't even think about having a guest drive onto the property. My friend dropped me off and before I got out of the car Beth was interrogating me why they were there. I told her they dropped me off and I was getting them some water. She told me to get them the water and they had to leave. Just not worth the headache. Save yourself a lot of grief and look somewhere else. read more

We've lived here for a year now and so far we've been really happy. Pros: quiet hours after 9:00pm, gated (even though it's usually open from 6am-6pm), neighbors mostly keep to themselves and are quiet, pretty big apartment for the price, laundry room is nice (washers and dryers are fast and efficient), the grounds are well kept, and the management is quick to respond to any maintenance issues. Cons: the surrounding area isn't that nice, guests only get one parking spot (your car port) or have to park on the street, we lived above smokers (before they moved) so we had to close our windows every time they went outside to smoke because it would blow into our second story apartment, sometimes people get loud after 9- mostly on the weekends, we had to pay a massive security deposit read more

Wife and I have lived here for a little over a year and a half, was in a one bedroom then went to a two bedroom ( had a baby) grounds are very well kept, gated, lots of nice bushes and tress, maintenence staff and management are friendly and polite, apartments are very spacious and comfortable, it's so quiet here and peaceful, the walls are nice and thick so you can't hear your neighbors ( which is a problem at other places I have been). plenty of parking in complex and lots of street parking, family friendly, would recommend Edit : it's been almost 4 years and we love it here still, anytime we have a had a issue maintenance has been right on it and resolved it in a quick and professional matter, they are great at keeping up the landscaping as well, really makes it enjoyable to come home to,laundry room is always really busy on The Weekends but if you do it during the week it's a ghost town , really is a hidden gem here in vista read more

We have lived here a little over 3 years now and these apartments have been great for me and my wife. We first met Beth, who was one of the sweetest, kindest people I've ever encountered when it came to renting a place. She always greeted us when we crossed paths. Tom is also a great guy here and helps out anytime you need something. We found Oak Manor after searching for about a month between San Marcos, Oceanside, Vista, and the Carlsbad area, and pretty much everywhere in San Diego North County, and this was definitely the best option between them all. We recently had to relocate to downtown San Diego and unfortunately had to leave the Oak Manor Apartments. If it wasn't for that we would definitely have stayed. A very quaint apartment complex, always with a nice breeze. The pool is the cleanest pool I've ever seen in any apartments. We love and will miss you all at the Oak Manor Apartments! read more

I lived here when I first moved to the states in 2013. I absolutely loved our stay. The apartments are spacious and the management, Tom and Beth are amazing people. We never needed to call the office twice if we had any issues. Our last few months we lived under an extremely tacky woman child who would have loud sex and make sure to put on a performance for the neighborhood by leaving her Windows open (tacky, right?!?) and that prompted us to leave. I'm a mom of two little girls and when my four year old wanted to know about the 'sounds' we decided to leave. Beth did however talk to the woman child and I'm not sure if she stopped but we moved anyway. Lovely apartments, awesome management but try to get an upstairs unit. Lol. I've lived here about a year and a half. I really feel like this place was a steal. The grounds are beautifully landscaped and well maintained. When we were looking at apartments, these were the cleanest apartments with the fewest defects. The management here is top-notch. Beth pays attention to what her tenants tell her and she is very pro-active in maintaining a safe, quiet, and crime free community. I have rarely had a complaint, but the few times I did, they were addressed very quickly. The only thing I might complain about is that we're non-smokers on the 2nd story, and they put smokers under us on the first floor. When they smoke on the patio it comes in our patio door. We have not said anything to management, so I can't really fault them for that. read more

A few years ago I applied for an apartment here, but because I'm from Canada the management was not able to verify my credit rating. Consequently, I was told I would have to put up two months rent as a security deposit. I provided the office with a print out of my credit rating from a Canadian credit agency which showed my credit rating was above 800, but that still did not satisfy them. I think the management and the owner are idiots and they couldn't pay me to live here now. read more

He says: Excellent townhouse complex. You're really not going to find anything better in the area, I think, in terms of management. The grounds are also very beautiful and quiet. We lived there for just over a year, but had to move due to a great job opening up outside of CA. There are a lot of pros to this place and only a few cons: Pros: - Very friendly, approachable, and professional staff. Very honest, which is always a big thing for me. Also, their maintenance guys are exceptionally quick and they're willing to send them by for even very minor problems (e.g. I couldn't figure out how to get the light out of the stove hood, so they changed it). Everyone clearly takes a lot of pride in their work and in the community. - Clean, beautiful grounds. The groundskeepers and landscape guys are working overtime at this place. Many times during the year it is filled with beautiful flowers. The pool is clean and the fitness machines are in good shape. - Respectable neighborhood. The surrounding blocks aren't perfect, but they aren't bad either. It's mainly a mix of smaller single-family homes and apartment complexes. Oak Manor seemed to be a lot of professionals, some families, and some older people. The surrounding areas seemed to be primarily younger families and servicemen (current and retired). There are a couple of schools nearby, but they actually don't cause much noise (I worked from home, so I'd know). - Walking distance to a grocery store (Albertson's). Across the street from Albertson's is Northgate Market, which has ridiculously good prices on produce. - Covered parking, easy to find parking for visitors. A pro for when my parents visited. - More restaurant options around than meet the eye. The East Vista Way area near to the complex has a new Sichuan restaurant (Spicy King), a chile-burger place (Chile Coast), and a microbrewery with good food (Prohibition). Cons: - Buildings are not the newest (around 70's-ish?). They're well maintained, the appliances are all in good order, but they have a slightly older feel. - Area is not perfect, especially for property crime at night. Street parking has occasional car break-ins. The complex is gated, but unfortunately probably a car or two gets broken into on-site each year. ours was broken into this summer, making us the lucky winner! Apparently hardcore (see: highschool) thieves are into looting your change drawer and stealing your flashlights. - Not the cheapest place in town, particularly for a short-timer. They have mandatory carpet cleaning fees and require cleaning to restore the place to spic-and-span condition. Expect cleaning costs of $80-300 depending on how clean you are and how much effort you put into your move-out clean. The pet fee (fee, not deposit) is also significant. All told, given the options in Vista, I'd definitely stay there again. It's hard to find property managers who take care of their apartments as well as these. With that said, it's currently a hard place to get into. When we moved out, their occupancy was basically 100%. read more

I have lived in Oak Manor since moving out here from MI 7 yrs ago. I love this apt complex. It's gated, quiet, well groomed and cared for, immediate response to maintenance calls and needs (although there have only been 3-4 of those in 7 yrs), and is spacious given it's an apt. A 2 bedroom with one large bath is about 905 sq ft. If you like a quiet place, with few kids and noise, and that is safe and well-kept, as well as inexpensive compared to others anywhere in SD County, I would highly recommend this complex!! The grounds are well kept - trees, flowers, birds - pool, tennis court, and staff who have been here for many years and are people of integrity - Beth, who is basically the 'front person' does a great job. The older lady in the office is a liar. I guess I caught her on a bad day. So I go in to inquire about an apartment I believe it was mid november. I was told that there are no apartments available she then says that I can be added to a waiting list Which I accept and say I have no definite move in date it is tentative I've been say put me down for January Something should come up by then I think to myself. She agrees that something should be available January. So it becomes the first week of January I received no call from the apartments. At this time my coworker told me that there is a couple of apartments right near him that look vacant(he lives at Oak Manor) I'm told that there is nothing available and that I have been scratched off the list after a short exchange I learned the reason I've been scratched off is because it became January first and it was nothing available. I thought that was kind of weird because I received no phone call asking if I would like to continue to wait in any event I say to the woman who was the older lady that I had met prior on a visit that I would indeed like to continue to wait and that it was strange that there's nothing available because the co worker had mentioned that there was some vacant apartments. But who am I to argue considering I do not work there those vacant apartment could already have been rented. The woman of assured me that I'm back on the list and have been put on the top due to the mixup. About 2 weeks go by and my coworker says that there are still some vacant apartment around him. So I placed another phone call to the office simply asking if there were any available units I get the same lady but a totally different attitude this time he proceeds to backtrack and starts talking about the reason I was taken off the list (without me even asking I simply mentioned that I should be on the list) the reason I was taken off the list is because a call was placed to me prior and they received no response so so they assumed I was not looking for an apartment. I've been in the cell phone industry for decades I can assure you that I know how to check for messages and or missed phone calls there was no phone call. I've been tell her that it's alright that there was a mixup no harm no foul but what about these vacant places that I am being told about at this point it's clear that she has no interest in talking business except lying about this phantom phone call at this point I am forced to bid her farewell with a couple of choice words and I hung up on her.
