Definitely get the insurance if you book here because they definitely WONT work with you even if its an ACT OF GOD situation. This guy is trying to make it seem like it was just a simple snow day weekend. The fact is ALL hwy 80 was closed, hwy 50 closed the majority of the time. All the lifts were closed (but according to mr Tim the lower lifts were open and everyone had such a nice SNOW DAY! Go back and look at the news articles and see the facts for yourself. Tim here is gonna reply w some sugar on top to refute my comments. Again go google lake tahoe for the weekend of 03/01/24 and see all the weather reports for yourself! Bottom line is these folks wont work with you so get the insurance. Tim no need to reply cuz everyone can see through your business only approach!

This is our second time staying here and I'm not sure we will be coming back. It is also priced higher due to location to the Heavenly gondola, but other than location convenience there are better condo deals in the area with more upgraded features for around the same price.

We typically stay at Edgewood when visiting South Lake Tahoe, but decided to try something different this time. Unfortunately, the stay got off to a rough start. We arrived around noon on Friday and were told our room was ready, even though official check-in is at 4 PM. When we went up, housekeeping was still cleaning and informed us it would be another 30 minutes. Later, the manager called to apologize and explained that we had been given the wrong room number. He asked for permission to have staff move our belongings to the correct room. While the apology was appreciated, it wasn't a great first impression and set the tone for the rest of the stay. There is no room service, despite having an onsite restaurant (Fire + Ice), which was disappointing after a long travel day. I also asked the front desk if they had honey so I could make green tea in our room and was told they didn't. For a Marriott property, that felt surprising and oddly basic. Housekeeping is not provided daily. There was no one to make the bed or tidy up during our stay. While we were told we could call if we needed anything, it still felt like a noticeable downgrade in service for a hotel at this price point. We stayed from Friday to Sunday, and the only complimentary item offered was a single homemade cookie, handed out individually. On Saturday, hot chocolate was available, but it was $5 per cup. Charging for hot water, cocoa powder, and a few marshmallows felt nickel-and-dimey, especially at a resort-style hotel. The biggest frustration, however, was the constant timeshare solicitation. Immediately after checking in, we were approached at the concierge desk and pitched a "promotion." We declined. Later that same day, we were approached again and declined once more. Then on Saturday evening at 7 PM, my personal cell phone rang with caller ID showing Marriott. It was the same person calling yet again to pitch the timeshare. While a gift card was offered, not everyone is interested in $200. Our vacation time is more valuable than sitting through a 90-minute sales presentation. After declining multiple times, the continued follow-up felt unprofessional. A clear "no" should be noted and respected. The room itself was nice. We stayed in a one-bedroom villa with a full kitchen, washer and dryer, living area, and a separate bedroom and bathroom. The layout was functional for families, with two TVs and a sofa bed in the living room. However, the sofa bed was extremely uncomfortable and made sleeping difficult, especially after long days out. There was a simple welcome note in the room, but no other welcome amenity. We weren't expecting much, just a small thoughtful touch. The property does offer an outdoor heated pool and jacuzzi, open from 8 AM to 10 PM, which is a nice amenity for families and for unwinding after a day out. Checkout is at 10 AM, which feels early. Many comparable hotels offer at least an 11 AM checkout. In our case, by Sunday morning we were so eager to leave due to the overall experience that we checked out at 8:00 AM. We genuinely couldn't wait to go. Overall, while the location and room layout are strong, the lack of basic hospitality, repeated sales pressure, limited housekeeping, and early missteps made this stay feel more transactional than relaxing. For the price and the Marriott name, I expected a far more polished experience. We would not choose to stay here again.

I booked our stay, got the 2 bedroom suite. We had a nice view of the pool and gondolas. The rooms were very spacious and very clean. Loved having a full kitchen even though we didn't use it, but fridge and microwave were nice to have. Fireplace in the room is for looks only, doesn't produce heat. I was a little worried about being hounded by the timeshare ladies after reading several reviews about them but they tried talking to us at checkin, asked us to come see them after. We did not. And we avoided the hotel lobby our entire trip! So didn't bother us one bit. Just stay clear of the hotel lobby and you'll never see or hear from them!

    I'm writing this review in hopes that the owners see it. For the past 10 years, our group of 7…read morecouples has taken a grand ski trip together. We rotate ski resorts, and always rent a large house. We like to cook and hang out after a long ski day. This year, we rented this house. I'll start with the positives: It is conveniently located- less than a 5 minute drive to the ski resort (you could walk but there's a pretty good hill to get there and it would be tough in the snow). The house is humongous- you can hang out together or find space to do your own thing. It has a great theater room, ping pong and games downstairs. The indoor pool is great, hot was clean (though small for this size house), the outdoor patio with fireplace is wonderful. The sauna and steam shower are unexpected bonuses! All of these things are great, but the main things you need in a house this big are the things that need attention. The bedrooms are small- the beds aren't bad- mattresses are comfortable though the blankets need replaced. There are quilts and then 'couch throws'. The biggest complaints about the bedrooms were the lack of any type of dresser or place to put clothes- we all just lived out of suitcases bc you couldn't unpack them. Also, just be aware that the bedrooms all have shared bathrooms (in case this is an issue for your group). Finally, the bedrooms in the basement were extremely hot and we could find no temperature control for the 3 rooms so we had to open windows. Our biggest complaint is the kitchen. It is really bad. I've attached pictures of the pots and pans- they needed to be thrown out quite some time ago. There are only a few pans and bakeware (2 baking pans to be exact) and what's there is practically unusable. The baking dishes were cracked down the centers. There are plenty of steak knives though they desperately need sharpened. The toaster only works on one side and barely at that. The dishwasher- well.... the front door is broken- sharply broken around the handle so you have to be very careful opening it, and the racks are missing inside so you cannot stand the plates or anything on the bottom rack- it is usable for only large bowls or pans. The bar stools have leather seats which are all split and torn. The floor is buckling around the kitchen cabinets. The stove was really nice, and the double oven was great too. However, there were no kitchen hot pads or oven mitts, very few kitchen serving spoons or spatulas, etc. There were 2 coffee pots, which was nice but they are older and do not have auto shutoff functions. The kitchen is the most important part of the home when you have a large group- they generally prefer to cook rather than find dinner reservations for 14 people. This kitchen was really a disappointment. There were other things that just really decreased our impression of this home. The parking and driveway are challenging at best. And while there are 2 lovely washing machines and dryers, the doors open in the wrong direction (an easy fix), and the dryers are stacked and are way too high! We had to get stools to reach the controls (men and women- not just short people). The control box for all of the coax cables (cable tv, internet, etc) are hanging out of the wall (see pictures). Considering the money paid for this home for 1 week, I would expect much much more. In summary, this house is a wonderful property that is in great need of TLC, with the kitchen being the biggest problem- a couple of thousand dollars at Target to replenish the kitchen would make a world of difference.

They provide dog bags and have convenient pet waste trash stations all around the property, which made traveling with my dog much easier. I would absolutely stay here again. The only minor suggestions I'd offer are for safety and clarity. The stairs leading down to the parking lot could use better lighting, I almost fell a couple of times on my first trip down. Also, while the hotel is pet friendly, the pet policy and designated potty areas weren't very clear. The website doesn't explain how to notify the hotel in advance about bringing a pet, and the approved potty areas could be more clearly marked so guests don't accidentally use the wrong spot. Overall, a fantastic stay with just a few small improvements that could make it even better. Highly recommended.

Additionally, their key-card system is a joke. Half the time we returned to our room, the cards were demagnetized. While they did warn me about this, nothing we did could seem to prevent it. My son loves Three Peaks Resort. That's the only reason I'd return.

This year, a sewer line in the lake broke meaning no running water. After several calls, Brandon had no alternative place for our family to stay. We ended up in a hotel with bags and boxes all around us. We paid for that experience on top of the house rental. He only returned our money for the house after several more phone calls and several more days. The agreed upon morning we left Tahoe and returned to the house to pick up the last of our belongings in the garage, he had his cleaning lady there on the phone to him telling us we had to leave. We told her she could start cleaning and that we would be out of there ASAP. But Brandon called my husband to tell him to hurry and get out. We were easily going to be out before the 11:00 deadline. Why be so unkind if the house had no running water and was unable to be used? RUN, do not walk away from Brandon. He is disreputable. As an update: Brandon messaged my husband to call me a liar about this review. (There were 5 adults on our trip who experienced this.) His unprofessionalism in texting us after what we went through because his feelings were hurt by reading an honest review, just makes my point even stronger. Second update: 8 days after getting home, Brandon is still calling me a liar. Please do read other recent reviews. One on Birdeye just 3 months ago, describes Brandon's response to renters in a situation they had no control of and his follow up contact after reading their reviews which was described as "aggressive and disrespectful." Brandon gets very few details right of this bigger picture he creates below 1. We were not met at the front door when we returned from our day around the lake. There was a team of Douglas county workers out back. They DID NOT say that the damage was solely due to lake levels and DID NOT say that it hadn't been repaired because of lake levels. They were concerned with fixing the line at all (although other properties were able to be fixed that DO NOT share this same wall) because the sea wall at this property was not built properly nor being repaired in the proper way, According to the professionals, the cost of doing it correctly was a point of contention. Douglas county couldn't cough up the ten grand and the owner wasn't either. The line would continue to break each time the waves got rough. One worker commented, "I can't believe they rented this place out." 2. We did not store ALL of our belongings in the garage. We spent 2 days cleaning out the house of 2/3 of our belongings which we crammed into 2 hotel rooms for 5 people. Only the things we couldn't fit stayed in the garage because we couldn't afford another room and Brandon was not interested in covering any of the costs of our move. As no one could use the property, this wasn't an inconvenience to anyone While my husband and I moved belongings and threw away the food and meals we had bought and prepared, my son used the wi-fi to take his online college course. The hotel only had an unsecure connection. We only left some supplements and medicine in the fridge until our departure day. We did not use the fridge other than storage. We had wanted to use the Marla Bay beach to at least be able to swim in the lake, but the codes were changed. My husband *had* asked to sit on the back porch, but everything was a negotiation (nothing was done with kindness) and the house was just a reminder of how awful the trip had turned out. We didn't do that either. 3. We DID NOT stay there for 5 uninterrupted nights before the line broke. It was 4 (details should be accurate) and included , as it has every year, cleaning bathrooms, dishes, utensils, and glasses. To think that including the cleaning deposit in the refund we waited 8 days for was some act of benevolence is laughable. 4. He did print my husband a check. I guess he can celebrate that truth. It was the day before we left and he had tried to postpone the meeting twice because he's busy. He threw an unfeeling "sorry" over his shoulder as my husband left. We cashed the check that day because of our experience. We have never been treated with the indifference that Brandon showed us. We have been staying in Tahoe for 20 years. Sixteen of those years were with other agencies. We know Tahoe is wonderful. We know what other agencies are capable of just as we now see what Brandon is capable of. I'm sure he'll send my husband another text. If Brandon had spent the time and energy to take care of his renters that he has spent responding to bad reviews, he may not get bad reviews. BTW. The helpful score below is from my friends who know me to tell the truth.

"Oh you know, go to the lake and watch the fireworks." she replied and every one cheered with excitement as they patted her on the back. "What lake? Where are we going?" someone desperately wanted specifics. "There's a lake nearby we can walk to...." I imagined my fambam, a group of 23 people, ages 2-78, walking to Pope Beach. It was about a 30 to 45 minute walk from the house we were staying. Huh. I doubt that was going to happen. I panicked, thinking about the hoards of cars and people we saw at the beach when we drove by on our way to Eagle Falls Trailhead, "WHOA. Hold up. Wait a minute! HODOR! We need to do a little research to find the best place to celebrate your birthday. It's going to be crazy everywhere since it's the 4th of July!" I knew no one was going to do any research except me, but it's all good. We drove freakin' six hours to South Lake City to see the damn fireworks! I was determined to find a freakin' beach. I searched on Yelp and -BAM- I found Lakeside Beach and Marina. I was frustrated with the WiFi, the reviews and pics took a long time to upload. Freakin' mountains! I told my sis, "I found a place! We should check it out before we use it as a venue for your birthday! We need tickets to get in, and we need to find out when, where, or how to get them. But we really should check it out." So five of us did. The view was great, there were land and water activities for my nieces and nephews, plus a playground structure for my toddler. PERFECT! After a little planning and organizing and teamwork and a quick trip to KMART, my sister's birthday wish came true. Pat on the back for me, high fives for everybody! TIPS to enjoy your 4th of July celebration: 1. Be there early! 8:00AM or earlier. When we got there at 7:50, we saw a ton of cars in the parking lot and some people were done setting up. Others just left their stuff and came back a few hours later. 2. You can rent chairs and umbrellas for $20 each. We could only rent 3 umbrellas, they ran out. Good thing Kmart is open on July 4th, my siblings were able to buy more tents and chairs. 3. They don't sell tickets in advance. We didn't see any one selling tickets when we got there the next day, we thought they were letting us in for free. Then my niece had to get something from her car and we learned that you need a ticket to get in and out. 4. There's a restaurant on the property but you can bring food. We noticed the day before there were signs that said food is not allowed but I don't think that applies on Independence Day! We had pancit, bbq, fried chicken, rice, lumpia, and other snacks - more than enough for 23 people, more than enough to munch on for 13 hours waiting for the fireworks. 5. Fireworks started at 9:45PM. It was spectacular, spectacular! Now I know why it's the top 3rd or 4th (?!?) fireworks show in the country!
