This is inexcusable. King's Mortgage knowingly sent the borrower to execute documents for a loan that was not fundable due to a compliance issue that should have been addressed well in advance. At this point, your company's failure to communicate critical loan conditions and readiness is directly interfering with our ability to conduct business. The seller is done issuing empty extensions to accommodate lender's inefficiencies. The seller will demand a written explanation today answering the following: Why the borrower was sent to closing despite an expired credit report; Who authorized the closing under these circumstances; and Exactly what your team is doing to resolve this matter and when this loan will close.

The apartment is directly on Bradenton Beach. We were there from Aug. Aug. 25, 2011 for 3 nights. We pre-paid $660 including $75 for cleaning. We also left a $500 security deposit. When we left the apartment we were told that our security deposit would be refunded after inspection. We did no damage at all. We left the apartment in excellent condition. I was shocked when Ms. King withheld $185 of our deposit beyond the $75 cleaning fee. I have tried to contact her by phone, email, fax and by mail. She has ignored me completely She has treated us with total disrespect. During our brief stay in this apartment she appeared at 8:00 AM one morning and woke us all up. Then she emailed and phoned us continually for the rest of the 3 days. He is the husband of Janene Mcgowan, who you will see on their webpage. He was working with me to set up a home loan for me and I was under the impression that he worked for Homebridge Financial services. I still do not know whether or not he really works for them, but I do not plan on dealing with them in the future so I no longer care. I had a terrible, horrible experience with this company and him in particular. I want to get into detail on here but will limit myself to the basics. Do not use this company for your home loans. I was a first time home buyer with good credit, and a stable income, and he came recommended from my realtor as I was looking at the time to use FHA loans. In the long run, Bill lied to me and turned right around to go back on his word and what he quoted for me in the beginning. He said initially, that he would work with me, knowing my situation (towards the end of previous year I had to take a leave of absence from work for 3 months as I was hospitalized for nearly two weeks) financially and what I had recently gone through (as I said I have good credit, and a stable job i've been at for 4+ years, promoted within company and all. So nothing sketchy on my end.) However when it came time to provide more than a pre-approval letter to the seller, he did a complete 180 and said he would not loan more than 10-20k (yes, 10-20 THOUSAND) LESS than what he initially quoted. He said that his companies' policy recently changed and that he could no longer work with me on the amount as even though he had said so, suddenly company policy would not allow him to anymore, and that he had already discussed it with his management and they said they would absolutely not budge. Needless to say I could not place a "backable" bid on that home and lost it to another buyer. In my vast experience in customer service and retail companies and businesses, if you quote something for a customer and, or promised it before policy changed, or you (benefit of the doubt here,) make a mistake (we're all human,) you stick by it for that customer. General courtesy. But he totally screwed up my home purchasing plans at the time and nearly ruined my purchase altogether. Later I found he was not even listed on the Homebridge webpage, where only his wife is listed and even with that I have not spoken one word with her, nor any of the other employees listed. So either Bill Mcgowan himself is a liar, or the whole company has something sketchy going on. At least the Bradenton area branch, anyways. For me to go on Yelp to write a bad review, trust me, it was bad enough. If I could give them negative stars I would. I did not want to even talk to any of them after this whole ordeal, let alone even want an apology from his management. Just moved on with my search. Luckily I found a house now that I like, am in closing stages on, and a loan officer that is keeping in close contact and is fairly well established and knowledgeable and so far, been true to his word.

I had to commute for 2 months from Cape Coral to bradenton every day, Because they never even located the sewer line until AFTER the home was completed.. Took them almost a year to come out and fix a leak under the home that was located by the cable man, As their workers could not find it. Took numerous attempts, Six months after move in, to install gutters, during rain season, my driveway was washing out from under, so they delivered a load of dirt that i had to, MYSELF, put all around the house and driveway to stop the erosion from rainfall. My bedroom windows are on the wrong wall, with no compensation. I've been in my home barely a year.The flooring is all coming apart everywhere. The siding is coming off..ive called home warranty dept numerous times , No one returns your phone calls. The workmanship is very shoddy. ( clearly rushed). Had to repair cabinetry on my own, still missing trim on kitchen cabinets. Couldnt use kitchen sink for over a week, and I had to wash dishes in the tub..not sure how it even passed c/o inspection. Then had the audacity to blame ME for rushing them, as they were almost 2 months behind scheduled finish.Yard was a mess.. garbage and 100s of screws everywhere..Zero follow up..didnt even properly clean my house before move in..i still have crayon marks on all of my top windows as i cannot get up on 10 ft ladder to clean. Took them forever to even show up to fix the few things that needed immediate attn. Very shoddy workmanship all around. Clearly rushed.. An all around, just awful experience. As a single woman, i definitely do not recommend working with the manager. I was forgotten once they got my money. I never thought I would be treated with such indifference after paying almost 240k for my home. Not to mention the 13k JUMP in price RIGHT BEFORE CLOSING!! Materials...yeah, Ok Definitely NOT RECOMMENDED.
