    After the 2017-2018 winter storms that resulted in Santa Cruz County California being declared a…read morenational disaster our two-mile county service road providing access to 67 residents suffered several $M in damage as mountains collapsed onto the road and several locations when the road collapsed down the mountain. The county retained Bowman & Williams (B&W) to do preliminary damage evaluations in the disaster area. We were required to obtain 3 quotes to qualify for state and federal disaster relief. B&W offered the required survey and construction design services and always came in with a competitive price. As work actually got underway an alphabet soup of regulatory agencies, FEMA, CA OES, WRCB, F&W, made various demands that impacted the design and B&W always responded quickly to keep the projects on schedule. With all the regulatory hurdles, permits, construction bids and county construction requirements it took until FY 2024-2025 to complete the last project and Bowman & Williams stuck with us thru the last bit of paving and the last guardrail.

I've also done two extensive remodels on homes in the Santa Cruz mountains and in San José. So when I started working with Hogan in April 2019 on two different projects, it started out OK. I liked the idea that they had multiple disciplines of civil, structural and surveyors available. Seemed like that would save some time and make communication easier. The first project was a simple home foundation inspection which they were able to deliver on in a tight time frame in Boulder Creek. So after that, I started work with them on a larger project which was an initial design for an out-building. While the individual engineers on the job seemed capable, there was a continual push to do work and to draw up plans that I did not ask for. They insisted on drawing up plans for county approval when I was just trying to get a contractor estimate. This meant there were additional charges above and beyond the proposal. It was difficult in that I had to track the hours they were spending. When I asked for an accounting for the time they were charging to the program, it was difficult to get answers. They were also weeks and ultimately months behind on providing the sketches that I had asked for so that I could get a quote package. The engineers seemed to be working on other projects but still managed to charge me almost 50% more than our initial proposal. Even the discussions about the overages dragged on to the extent that I paid them so that I wouldn't have to keep leaving voice messages and emails that did not get returned. I rarely leave negative reviews, but feel compelled to save others the expense and hassle. I am going back to working with individual structural and civil engineers who are focused on getting the job done versus billing hours for work that may not be needed.

Additionally the output from the structural engineers was efficiently shown in a virtual meeting describing exactly what changes are required and they worked with the contractor to find the most cost-efficient design. All questions were answered clearly as well as follow-on questions that came up after the design review. After the plans were released and payment was made Lokesh remained very responsive to requests as they come up. I would definitely use Prostruct again if I have another structural engineering project.

    After dealing with a basement flood and running a fan and dehumidifier extensively I noticed…read moreseveral cracks in a support beam. It's possible that they'd been there for a long time, but I uploaded the photos to Claude and it strongly recommended getting a structural engineer to assess the damage. I put out several inquiries and ProStruct responded very quickly. I had a free phone consultation with Irvin Chua of ProStruct and he said that he could have an engineer assess the cracked beam and to look for any other sources of damage. Note, that one will need to pay upfront ($875 is their standard fee), which gave me some pause but moved forward as there didn't look to be many structural engineers with a Yelp presence. Irvin arranged for their engineer, Francis, to make a site visit. Francis was professional and confirmed that the foundation and support beams all were in good shape aside from the crack. He went over his recommended repairs and noted that a handyman could handle it and we didn't need a contractor, which saved us money. The report provided was clear and detailed and the handyman had no problems following the recommendations. Repairs are now complete and we have peace of mind that our housing support is solid again.

    Vesna Obradovic did a great and affordable job reviewing our house's plans to answer some questions…read morewe had about structural walls, foundations, remodel possibilities, etc. I believe it was $200 to come by the house, where she took the time to inspect and answer all our many questions, and then after we'd gotten the house plans from the county, she also reviewed the old construction plans and made comments. Later we asked her to be the structural engineer reviewer on our house remodel, which she turned around in less than 24 hours, provided paperwork for filing for permits, etc., all for $230. Vesna was a big find -- I've been quoted structural engineering fees of $1000+ & taking weeks, for the kind of work she efficiently does in days for much less money. I'd recommend her for any residential construction reviews.

She inspected our house as well as its architecture/design plans and then turned out a report in a few days. She then accompanied me to the city to present her findings and was instrumental in fast-tracking the whole process. The permit process is utterly new to me and one of my take-aways has been that it's critical to have a knowledgable expert who can do solid analysis and then communicate effectively with the city's Building and Planning departments -- I highly recommend her.
