DO NOT USE PONCE SMITH FROM NEW VISION REALTY. What a nightmare this guy is! My experience from the beginning with Ponce was immediate frustration. It all started with my real estate agent having a difficult time reaching him to schedule a time to view a property. I tried to take matters into my own hands by filling out a zillow inquiry and I got an email response from Ponce within minutes. I told him I was working with a real estate agent and asked if he could get in contact with her to scheduling a viewing. No response... (Most likely trying to double end the deal and had no interest following up with me if I already had an agent?) Finally somehow between leaving countless unresponsive messages and emails, my agent was able to schedule a time to see the property. Fast foward to when we made our official offer, it took foreverrrrrrr to get a response. During this waiting time period, someone from Ponce's office called me to ask if I wanted to view the property. Ummmm..whattttt? I explained that I already had, AND made an offer, and was waiting on the edge of my seat for a response. W.T.F. She told me she would "put on her detective hat" and get back to me. I never heard from her again. It was a constant pattern for Ponce to go MIA throughout escrow, it's a miracle we were able to close in 30 days. In my experience, real estate agents are always "on" and available --they have to be. At least mine was. Or maybe I just had the best of the best. There were multiple times in negotiations when we would hear nothing at all unless we hounded him for an answer. Or unless he needed something, of course. Not only does Ponce lack essential communication skills, but he appears to be far more concerned with quanity than quality. Three weeks into escrow, I received a call from Ponce himself, asking if I was still interested in the house. I was very confused and told him we made an offer and we were in escrow. I honestly thought someone was messing with me. I immediately called my real estate agent in complete panic. She was also floored. But she reassured me everything was ok, and thought Ponce was probably trying to generate a lead from my Zillow inquiry and just didn't make the OBVIOUS connection that not only is my name associated with the particular property he was calling about (hellloooo-do you read any of the documents you are signing??), but that the property (HIS listing) was pending sale. Wow. Just. Wow. This guy is UNREAL! Near the end of escrow, Ponce tried to re-negotiate parts of the sale that were signed and in contract. I think this was due to some massive miscommunication with his client. Totally his bad--but he somehow made us pay for it. He continued to make things stressful and difficult until the very end. In addition, Ponce was unprofessional and unreasonable when it came to ensuring his client would vacate the property by the close of escrow. He was full of empty promises. We were scheduled to close escrow on a Tuesday, and as a common courtesy, postponed until Friday because his client needed more time. His gift to his client was to pay for her move, and his movers were "only available on Saturday." We got stuck rearranging our entire move and giving up the opportunity to paint and clean before we moved in, because this joke of a realtor would do absolutely nothing to compromise. I'm not sure where he gets his uneducated ego from, but he obviously doesn't understand much about the law. We close on a Friday, we own on a Friday. Your client is not entitled to stay until Saturday. Bottom line. That's pretty basic, right? Furthermore, when we did our final walk through (while the seller was still occupying the property--because we had no choice), the seller had removed items that were supposed to stay. Our real estate agent very nicely explained that it's in contract that anything affixed to the property stays. She was surprised and had no idea. She claimed Ponce never went over the contract with her. He also never explained the difference between FHA and Conventional loans and how appraisals work, etc. But I'll let her write her own negative review.. At the end of the walk through, the seller happily handed us the key since we were about to close escrow. We exchanged thank yous and congratulations and went on our way. Since Ponce gave us no choice but to allow the seller to stay until Saturday, it was imperative the seller sign a "Seller In Possession" form to protect ALL parties. When Ponce found out the seller willingly gave us the key, he refused to have his client sign the form, until we return the key. Power trip much? Again, this guy is unreal. I can't say enough about how unorganized and unprofessional Ponce was throughout this transaction. It's disappointing that my first time buying a home had to be accompanied by such frustration and negativity. Please save yourself a massive headache and whatever you do DO NOT use Ponce Smith as your real estate agent! read more

Our Mom passed away last summer so my brother and myself (both living in Georgia) had the task of cleaning out the house and selling our parents Sacramento home. We also had to go thru Probate. We interviewed several realtors when we were in town on each visit. We knew we finally found the right agent when we interviewed Bill Hayman. Other realtors we interviewed said we needed to put thousands into the home before we could even think about putting it on the market. Bill on the other hand said we should not spend much fixing the place up because we would not make the money back in the sale. He felt very strongly that he could sell the house 'as is'. He recommended carpet cleaning and house cleaning services that he used in the past. We had the carpets cleaned and a thorough cleaning of the entire home. Bill was true to his word. Once the house was ready, Bill had a professional photographer take pictures of the home. The pictures were fantastic. Our parent's home was only on the market for 4 days and we received multiple offers. We were fortunate that Bill has a lot of experience dealing with the Probate Court. All of the realtors we interviewed, except Bill, said we must get a Probate Attorney to handle the probate process. A probate attorney would have cost us thousands, but we decided to handle it on our own. Thru the process, several Probate forms needed to be completed and filed with the courthouse. Bill took ownership of completing and filing the forms for us. Bill is nice as they come, but don't let that fool you. He is a tough negotiator. Not only did we get the house on the market sooner than later, but we had a bidding war. Bill was very shrewd in the negotiations. We closed for $12K more than the house was listed for. Even after closing, Bill is still helping us with the Probate process. With all of this said, if you are looking for a kind, honest, motivated, professional, strong communicator, and excellent negotiator, Bill is your man. read more

I've read some of the other reviews that were negative mostly around communication. I don't think people realize that agents are human. Kelly was always available to us, 500 questions later, she still answered with patients and a smile. The 1st time I met Kelly when we went to look at several different homes. Not only did she listen to everything I said, she truly got to know my husband and I as people not just clients. We weren't having much luck at first, but Kelly remembered a house I mentioned to my husband. I don't often recommend people but this was a great experience. Mr. Steve Hillier at " NewVision Realty Group" did a wonderful job! He is a super responsible and experienced realtor. He knew right away what was needed to sell my house for a fair price. Going a little back in time in January 2017, I tried to sell my house in Lincoln CA, my first realtor who I liked very much listed my house on the market for $449,000 for three months but unfortunately it did not sell. My 1st Realtor pursued me to lower the price from $449,000 to $410,000 to get some excitement. This did help and a couple did bring me an offer, sadly after 17 days they were upset with the homes condition and broke the contract. This upset me quite a bit. I was not willing to sell at a low price so I was thinking about finding a new tenant? Shortly after this I cancelled the listing of my home. After a lot of thought renting again was not a good plan for my husband and I so I decided to ask some close friends if they knew of a good realtor. My husbands long time work associate asked we call Steve Hillier at NewVision Realty Group. After Steve viewed my house, he told me: "Don't worry, you have a good location with a good house, it just needs some common sense improvements. At this point it got interesting!!! You are not gong to believe what this agent offered! He recommend a little over $20,000 in what he called common sense updating. "Carpet, painting, new lighting, new fans, updated landscaping and pretty much a full clean up" As you can imagine this was hard to hear and Money was tight so this was not something I could do... Steve calmly listen to my concerns about the amount of $ needed and he simply said don't worry....I will help you. Steve organized and helped us with all the updating AND he and his company covered all the costs of the updating he recommended..It blew us away!! He actually covered all of the costs we could not cover and this was over $20,000 in repairs. Even the utilities. I was beyond amazed at this offer and nervous as we agreed to repay Steve all his money he let us use at closing. Oh My Goodness! After my house remodeling was completed by the vendors Steve helped organize, Well... it turned out beautiful. It took only one day on the market to sell the house with multiple offers over asking and we got 2 offers over asking and one Cash offer at 495k. We could not believe it. It would not sell for 410k as-is but with a little GOOD advice from a top realtor over asking and 80k more $. OH I forgot my husband and I live out of state! This was a Crazy process but Steve help with everything. I wished I could found Steve Hillier at the very beginning I would of sold my house four months earlier! I can't say Steve Hillier will do this for all his clients but we felt we were his top priority with this sale and can't say enough good things about Steve and NewVision Realty Group.
