NewGen Properties cares about tenants and landlords alike and will go out of their way to help both sides fairly.

This is the worst property management company EVER to work with. They will refuse to fix things, if they do fix them it takes months. They will make you pay for service calls and promise to repay you or take it off of your rent, then never do. They will charge you pet rent when you do not have pets, they will make you pay more for pro rated rent than you should. They will not answer phone calls or emails, if they do it is weeks/months later. They will disable the maintenance request portal so you have to call or email them. If they do send someone to fix things they do not tell you and people just show up at random times. They will threaten you and try to intimidate you into doing what they want. They will take your entire deposit and say it is for damages caused by the tenant when in reality they are issues that were already there and they didn't want to fix. We had several things that were broken in the property we rented and were told they would not be fixing these things, the house was dirty when we moved in, we documented all of these issues on the move in sheet and then were charged when we moved out for things that were not caused by us. I have spoken to several realtors who have dealt with this company and they all say they are horrible and would recommend filing a complaint against them. Susan is rude, condescending and just a down right horrible person unless it benefits her in some way. She is all about money and does not care about tenants or customer service. She will appear to be nice at first then quickly turn on you if she isn't getting what she wants. Always do your research on companies before using them for anything, lesson learned the hard way. They will raise your rent hundreds of dollars when it is time to re-sign a lease. STAY FAR FAR AWAY FROM THIS COMPANY IF YOU DO NOT WANT TO PAY THOUSANDS OF DOLLARS TO FIX PROBLEMS CAUSED BY THEIR NEGLIGENCE. read more

Where do I start... It was absolutely awful to work with NewGen Properties. They are rude. Unprofessional. Liars and cheats. How does your house flood three times in less than 6 months ? How does a property remain "live-able" with the mold coming out of the walls and ceilings? They painted over it to get us in. And the gnats !!! Drawn to all the water they were colonizing under the cabinets . I have never seen so many gnats. I have never seen so much mold. How bad does it have to be to come through the paint like that? Like I said, liars. They are also trained to escalate even the most basic civil conversation to a fevered pitch. I have never encountered anyone with so little basic human decency. Applied for a property they had listed for rent. Wish I could give a negative star. Applied, $45 each (husband and I) we have poor credit BUT good rental history. All I wanted to know is if I was approved or denied and why. No response. Left messages. Emailed. Nothing. Instead they emailed my realtor who was searching listings for me and told her my app was denied but gave no reason. Another thing is .... that is my private information that you gave to basically a locator I was using. I get my credit score is low but all you had to was lick up the phone and say hey sorry but we can't approve you and give some kind of explanation So I spent $90 to apply and what now? I would suggest that you secure the services of a Real Estate lawyer before you plan to do any business with this company. I leased a property (house) in McKinney, TX managed by Newgen Properties in 2018. My lease ran for four-years, until it's expiration in November, 2022. Newgen was mostly attentive to the house's need of repairs over this period, and there were a lot of them. Including me having to oversee the installation of an Atmos natural gas line that was listed as "present" for the fireplace, but amazingly was nowhere to be found after I had signed the lease and had taken possession of the house. When it came to returning my security deposit in-full, that was a different story all-together.... There were three discrepancies from my move-out walkthrough that needed addressed after I had furnished NewGen the receipts from the house being professionally cleaned. I acquiesced to two of their explanations and descriptions for monetary charges. The third however, my dispute over a bedroom carpet stain, has since gone largely ignored. I possess documented written proof, (my move-in Residential Lease Inventory and Condition form, which they have always retained a copy of) and I also had the forethought to film a pre-move-in video documenting the condition of the house, including the pre-existing bedroom carpet stain in question. My multiple phone calls to their office (Kate) have gone un-returned. No less than 6 of my emails to their office were deemed as not deliverable by their server over a 45 hour period of time, and having had two relatively pleasant, but non-actionable conversations directly with Susan Wilson, (the business Owner) she did not follow-up nor acknowledge or respond to my direct text messages to her over a 2 1/2 week period of time. I suspect that NewGen (Susan) already paid a portion of my deposit money to the property Owner in error, now cannot get it returned from the Owner, and they don't want to pay me directly out of their pocket to correct their mistake. I believe that their thought process is that if they drag their response out long enough, I will forget about it and move on. That is not the case, but I have little alternative at this point, as it would not be fiscally prudent to take them to small claims court for $300. Don't think that they don't realize this with MY MONEY still in their pocket....!!! read more

Out of the 19 yrs we've lived in Texas, this was the most absolute horrific experience of them all. This lady Susan is a liar. She lied and said the owner was selling the property when in all actuality, she didnt like the fact that we wrote a review regarding the property and how they were taking care of it. She tried to reply to review with stating we were in jeopardy of being evicted for no pay when we've ever been late. She tried to say at the time of the lease that previous tenants were evicted. She was lying. They're nasty, we had mold, and mushrooms growing in the home which caused us to become sick. The painters came in and painted over it, and then it came right back thru. Everyone they hired, half ass did the job which caused numerous work orders. **Buyers** beware, this lady and her family do not care about the maintenance and up keep of the property. All they care about is $$$. Now we're seeing where the house is back on the market for rent, $300 more than what we were paying. We knew she was lying about the owner selling. Nice move.... I am a Realtor representing clients moving from Houston, and dealing with Susan (Owner/Broker) has been by far the WORST experience I have had with a fellow agent my entire career. For nearly a month, she has been unresponsive. I have text, called, emailed her, and she does not respond. My clients are scheduled to move-in TOMORROW, and we have not received an executed contract from the Landlord. We do not know where or when to pick up the keys. She required my clients to pay the $3000 deposit and first month's rent, which they did, and now they don't even have a way to move in tomorrow. not to mention, she is aware they are moving from Houston with twins that are 1 year old. We had an absolutely terrible experience dealing with NewGen and Susan Wilson. At move-in, the house was in horrendous shape. The house was very dirty, many lights were out, the air filters were filthy, there was chalk writing all over the window screens that faced the back yard, there were items still left from the previous tenants, fixtures that were either missing or hanging off and the carpet was so incredibly dirty it was disgusting. Not to mention the numerous scratches and scrapes on the walls. We had to pay a carpet and cleaning crew to come in a SCRUB in order for the place to be liveable. Luckily, we extensively documented all of this at move-in. It was relayed to NewGen and Susan Wilson to which everyone acknowledged and signed off on. Come move out time--they were putting the house on the market. While the contract states that they would coordinate showing times with us, this did not happen. Showing times were thrown on us minutes in advance, without notice or in the middle of a party we were trying to throw that was relayed to Susan Wilson. If we refused to allow the showing, we were fined. At move out, we were billed for every one of the items that was listed on the move-in sheet along with additional MADE UP items that were all charged at a preposterous inflated rate. We had to literally fight with this company to get our deposit back. AVOID!! AVOID!! AVOID!!! Susan Wilson was a terribly mean person to work with.
