Kimberly and Barb, her assistant, were absolutely the most dedicated real estate professionals I've ever known, AND we've moved 7 times, so I know! My husband and I were moving across country this time, so there was a lot involved in attention, timing, negotiating, and yes, hand-holding. She was knowledgeable, wise, and always had our backs. We immediately had multiple offers and a final price of thousands above listing price. The results spoke for themselves: our beloved home was sold in just 6 days to the best buyer. We will alwyas be gratefulto Kimberly for all she did!

We interviewed three other potential agents and all were well qualified but Nancy's personality and market insight separated her from the others. She knew things about the marketplace that the other agents didn't giving us the extra edge in determining many facets of the listing process. As they say, it's in the details, the little print, those little subtleties that separate the best from the others. Nancy's very hands on, handling all her open houses so she can be there should a potential buyer be ready to submit an offer. She has a transaction team that's well versed in the sales process and is on top of all the pertinent deadlines and procedures. That frees up Nancy's time for marketing the property, handling showings and ultimately negotiating a bona fide offer and eventual closing. You won't go wrong having Nancy represent your interests. While I'm originally from San Diego, I'm unfamiliar with the real estate market other than looking at properties on Zillow. While talking to a childhood friend, she recommended her realtor Erin and gave me her number. It felt too intrusive to call her personal cellphone so I decided to go to her website to learn more about her and ultimately decided to call the general number. Well, guess who answered?! lol Erin. I had to mute the phone shortly after she answered because I was awkwardly giggling to myself like a crazy person. I guess I just figured someone from her team would answer so it's funny I ended up talking to her anyway. We had a nice conversation. While I had many questions, she patiently answered them all. She offered locations to consider in my price range, townhomes and single family homes and places that don't charge an HOA. I thought HOA's were only on condo's, derp. Erin demonstrated to me that she's more interested in the relationship than the transaction and I respect that. We went ahead and scheduled an appointment at her office next week so she can help me with planning.

It was time for my mom to finally downsize to a home which would be more manageable; square footage to yard maintenance; for someone in their 80's. Therefore, I searched Yelp and after viewing the realtors on Yelp, Erin Wade stood out even before I read her reviews. I called Erin and set up a meet and greet with my mom and husband to discuss options for selling and buying a home in the area. From starting to finish, Erin was friendly, professional, and went above and beyond to make the entire process smooth, stress-free and successful for my mom who has never had to deal with selling and buying a home for over 30+ years. Erin is incredibly knowledgeable about the market, communication was always clear and timely, and she responded to all texts and/or emails in a timely matter even while out of town for family event. If it just so happened Erin was not available, she assigned someone from her team to cover in her absence. Erin made sure we were kept in the loop on any information about the property my mom was selling and the one she was purchasing. Erin really catered to my mom's needs and to my husband and my expectations during the process. Overall, Erin made us feel we were the only customer even though we know that is not true. We; my mom, husband and I, are grateful to have found Erin Wade and her team to help my mom sell her home and find her forever home. If you are looking for a great, reliable, friendly and knowledgeable Realtor. Erin Wade is that Realtor. I will definitely call Erin Wade when I am in the market to sell my home.

We were also out of state which made everything that much more difficult. I'm a big Yelp user and relied on the hundreds of other 5-star reviews to look for a real estate company. I was so impressed with Craig and Jesse from the start. The initial call was SO organized, thorough, and personal. Not only did they give us a incredibly detailed step-by-step guide of the buyer's process, but also spent the time to learn more about us as people and what we were looking for in a home. I was surprised my how much time and energy was invested before even signing any contracts with them. After meeting with a few different teams, we chose the GreenHouse Group and 100% stand by our decision! Communication was consistently strong and we were always in contact with someone/the entire team along the way. We worked with Lori & Alexa who also helped us navigate documents and important deadlines. The GreenHouse Group has a well-designed platform to track the home buying process--making it easy to see deadlines and to-dos. We worked with Craig for our Kick-Off Tour. The GHG evaluation system for homes captured everything important to consider when purchasing a home and we learned so much about what to look for when checking out a home. Craig was straight-up, incredibly knowledgable, and clearly looking out for our best interest. He took us to see quite a number of homes that day and even had snacks and waters to keep us going! Unexpectedly, and uncommonly, we found a home from that weekend's trip we wanted to put an offer on. Craig jumped right in and guided us through the 'make-an-offer' process. He worked incredibly hard to negotiate on our behalf and was able to coordinate inspections and video walk-throughs for us when we couldn't be physically present. We were always promptly and transparently well-informed and advised. We never felt pressured or persuaded to make any decisions. Craig and the GHG team presented the facts and gave recommendations based on 20+ years of company experience--always looking out for our best interest. They were 'real' and weren't out to "sell us" on anything. Even during the rent-back process, the team coordinated with the other realtor to work with the sellers on transitions and key dates. It was super fun when Jesse and Lori were already at the house when we arrived to pick up our keys--what a thoughtful surprise! To top it off, they came with a whole container of new home goodies and essentials for us to use while we settled in (and even had some for our dog!) The care box was super useful, especially when we didn't have any of our kitchen items yet! Even after the sale and getting our keys, the GHG team is still there to answer your questions and help you out--including a list of recommended contractors and other services you might need when moving into a new home. I'm sure I am forgetting something here, but needless to say, we 10/10 recommend the GreenHouse Group to anyone looking to buy (or sell!) a home. We have no regrets and could not have asked for a better team. Thank you GHG!

I am currently in the middle of my third real estate transaction with Gary (buying our first home,…read moreselling it now, and buying our new place). I am someone who analyzes every detail and worries about the numbers, so I needed a strategic partner, not just a salesperson. What stands out most is Gary's integrity. During our search, he actually advised us against buying certain homes because he spotted drawbacks I had missed or knew they wouldn't fit our long-term goals. He wasn't trying to close a quick deal; he wanted to make sure the move was actually worth it for us - that we were getting more square footage, accounting for a possible growing family, and other things we've mentioned to him. When it came to selling our current home, I really appreciated how realistic he was about the price. Instead of promising us an inflated number just to get the listing, he gave us a brutally honest, data-backed valuation. He manages expectations perfectly so there are no surprises later. It's honestly wild how dialed-in he is to the San Diego market. He's been doing this for decades, and it shows! He walks into a house and predicts almost exactly what it would sell for (and he was always right). He knew exactly how to negotiate so we didn't overpay, showed us off-market homes we never would have seen on Zillow, and knew precisely when to strike to get our offer accepted. We've talked with other agents through open houses we've casually walked through, but watching Gary work is different; he pulls off these complex moves effortlessly and with such a good nature that you almost forget how sharp the strategy actually is. We are currently trusting him with the complex process of buying and selling simultaneously, and having someone who will give you the unvarnished truth is invaluable. If you want an agent who protects your interests over his commission, Gary is the one.

Other agents we ran into at open houses felt like they just wanted to push us into buying or selling, Gary does the opposite. There were multiple houses we thought we liked that Gary gently steered us away from because he pointed out issues we hadn't noticed: like noise levels or layout problems that would have driven us crazy later. He spent a lot of time making sure this move made sense for our lives before we ever signed a paper. He treats his clients like family, meaning he protects you even when it slows down the process. He makes the stressful parts feel manageable. If you want someone who is chill, honest, and actually has your back when things get complicated, Gary is your guy.

My wife and I strongly recommend Thomas Nelson to anyone who is buying or selling residential…read moreproperty in the San Diego area. We first met Thomas in 2015 when we were considering purchasing a condo for our daughter to stay in during her final 3 years at UCSD. Due to the fact that we reside in Northern California, it was necessary to use Internet resources to identify potential real estate agents for this transaction. We found Thomas through recommendations in Yelp. After communicating with Thomas by phone and electronically, we met Thomas in person during a weekend house hunt. Prior to our meeting, Thomas had done significant due diligence in identifying potential properties and arranging tours. We were able to narrow the choices to a preferred condo. Thomas was familiar with the general market and gave us important insights into the purchase of the condo - expectations, price, and future resale. Thomas and his team handled the negotiation with the seller, paperwork, and all of the details for the purchase efficiently and with minimal time requirements from us. Everything was handled in a professional manner and was respectful of our time. Communication was prompt and specific. Thomas stood behind the purchase throughout our ownership of the property. When situations with the condo arose (electrical, plumbing, maintenance, etc), Thomas was able to provide guidance, referrals, and general advice that made our "remote" ownership of the property less stressful. When our daughter graduated and moved back to Northern California, we again selected Thomas to represent our end of the sale. Given his history with the property, Thomas was able to quickly identify the maintenance issues which required fixes and provided us with a selection of contractors to perform the work. Once again, Thomas was on-site to manage the sales process - coordinating with the contractors, arranging for marketing of the property (photography, Internet presence, exterior drone video, broker walkthroughs), and negotiation with potential buyers. Thomas brought in an offer within a short period of time successfully closed the sale of the property with a relatively quick turnaround. Once again, everything was handled remotely from our perspective - paperwork was delivered electronically in stated timeframes, communication from escrow was proactive, and the sale was smooth and seamless. Thomas made himself available by text and phone during his family vacation to answer questions during the close of escrow. It is a pleasure to work with professionals who take pride in their work, prioritize customer relationships, and act in a selfless manner. Thomas personified all of these characteristics. It is unlikely that we will once again enter the San Diego real estate market. If we do, Thomas will be our first phone call. It is hard to overstate how highly we valued our experience with Thomas.
