The process has…read morebeen frustrating and annoying, from seeing what is available to actually viewing an apartment (because the photos online DO NOT match the actual apartment). Getting a response from them or any sort of follow through is like pulling teeth. When you finally get a hold of someone, they apologize and try to smooth things over. But, if they actually did their job right or the first time, they wouldn't need to apologize so much. Listen to the reviews, they couldn't care less about you whether you're a renter or a prospective tenant. I saw a renovated apartment and it was like they put lipstick on a pig. They missed a lot of holes in the corners and the ceilings look like the stuff they put in offices (ceiling tiles?). On the unit I was shown, they forgot to replace the door that had what looked like shotgun spray on it. Great location, but the apartments and management company leave a lot to be desired. Stay away unless you don't have anywhere else to go.

    I am very disappointed with this management company. You cannot get anybody on the phone. They will…read morenot come out and fix anything on the rental property that we have asked them to fix with the leak in the spare bedroom and to make sure there's no mold or microwave piece came off. The ceiling in the spare bedroom looks terrible and there was other leaks in this house when we first moved in two years ago that they did not want to fix or the ceiling. And my personal opinion is unprofessional. They won't come out and fix that. The only good thing about this management company was when Lisa Richard's was working there in 2025. She listened to us and put everything in, but then when she put in the work order somebody at Pure Management would cancel it. I would not advise this management company

I've lost more money and sanity using this company than if I would have just managed it myself. If you hire them, might as well hire a lawyer too. Once I brought to attention the unapproved and outrageous expenses (some that should have been charged to the tenant ie. Broke off door handle and broke off dishwasher handle) my access to portal was taken away and work orders removed. Good thing I thought it was sketch from the beginning and I printed all of them out. They sent me another log in to my portal and all of the work orders were gone.. convenient :) Most recently they were trying to charge me for the deadbolt they require us to install when they were hired. They sent me a bill for repair although the lock is less than a year old. I brought this up to the PM and she said they would take care of it if it's been a year or less...... if I didn't bring it up they were going to charge me without looking into it. If you don't speak up they will continue to ROB you. They ignore the professionals comments on the work orders ex. Tenant abusing the HVAC system turning AC down to 65° ignoring advice from professionals, which caused condensation and moisture resulting in small mold specs on the vent which, then the tenant sent in another work order, and the property management billed me without looking at any of the notes from profesional that clearly state the tenant is abusing the systems and what will result because of it. I had to pull out and quote comments from the work order explaining to New Heights this is an issue of the tenant abusing the system (CLEARLY stated in the comments) and the tenant will be responsible for resulting damage. Seems like they are also in bed with their plumber. Another example is the tenant complained of the sink disposal that they have sent someone out to "remedy" 3 different times charging the initial $75 for their guys to come out and send you the next bill while only replacing the disposal the last visit when it would have saved me $400 if they replaced it the first time. One occasion the " professional" came out and did nothing to the sink disposal but replaced the kitchen faucet charging my account over $600 without my approval for the unnecessary replacement. When asked, the PM said they reserved the authority to approve expenses under $350 but this charge being over $600 they didn't not have a legit response to. I have plenty of other examples but it is exhausting reliving the anger this company has caused. I could write a 4 page paper of the "contracted" scams this business gets away with. Also they keep all of the late fees for rent which gives them incentive to not collect money on time bc they get paid more. If you aren't willing to go behind and do the task of reading every work order then find another PM, this one WILL take advantage of you. I recommend to stay away from this company unless you love to give your money away. New Heights - feel free to respond. I've got receipts :)

Below is a message I sent to management today, I'll see where it gets me if anywhere! The neighboring downstairs apartment harbored 5-6 dogs and other reptiles. Myself and other neighbors noticed they were not being taken out or cared for especially when their one German shepherd broke out of a screened window to come after my boyfriend and our 18 month old labradoodle. It took an act of congress but between myself, my boyfriend and our neighboring friend we continued to call animal control until the animals were taken by them for abuse and neglect while this complex did NOTHING but tell them to clean up. Again, consider other options and please give me recommendations on where to move next as I'll be working in the downtown area and my boyfriend in Ravenel so we want to keep an in between distance for both of us. Below is the copy of the letter I sent to management on Friday with ZERO response back. I will go to the news media, social media, and even higher ups if needed. The pictures and video attached are of the downstairs apartment which has INFESTED this entire building with roaches! Dear Sirs/Madam, I am writing first of all to ask to be placed on the schedule for getting pest treatment every two weeks as my neighbor and friend, Tammy, advised me that is "all that can be done." I loved my apartment when I first moved here almost two years ago but it has truly went downhill in the last 6-8 months especially due to the neighboring apartment downstairs which is invested with roaches and whatever else and has now lead to the ones who live in this building to be negatively affected by the choices and decisions that this management company ALLOWED to happen. It is inhumane that we have to live in such conditions especially when the rent amount is outrageous and we all are hard working individuals to afford to stay here. Yet, your office knew of the animal abuse and the roach/pest problems and have done NOTHING to help the good ones in this building. You all should be ashamed of yourselves to allow this to happen knowing you would not want to live in the same conditions and all that can be done is to provide pest control every two weeks! My boyfriend and I have spent close to $100 on roach baits, traps, hotels to get rid of them and yet we kill and see more than 10+ roaches (baby and adult ones) a day! I just killed two as I type this email to you! The other night, I had an adult one crawling on my arm! This has been my breaking point as I would imagine you could understand and relate to how I feel about this situation and how poorly it was managed and still being handled! Lastly, I am writing to let you know that I will not be renewing my lease with Bees Ferry apartments and want to know the last day I have to move out according to my lease as I have not gotten any notification of asking if I was going to renew my lease or not, I am letting you know due to this situation I will not be! The entire building we lived in is infested and completely uninhabitable until everyone moves out and the whole building is gassed and treated. My husband and I lost nearly $1000 in damages between throwing away electronics and kitchen equipment, and my medical issues regarding a severe roach allergy. Do NOT believe what this complex says about the bugs being resolved, they are not! I would like to remind everyone that the last few months living here we killed 100 roaches EVERY DAY.

I spoke to Susan asked about 4 rentals they had posted on Zillow I was asked to send my ID and I did and then nothing.. I am okay that people have different perspectives but it seemed discriminatory that right after they received my ID with my very brown face communication stopped. Very unprofessional and then when I texted them this statement someone called conventionally and said all the apartments have been rented but that should have been done initially.

    Customer service isn't really their strong suit…read more.. I was a tenant for a year and the entire time I felt as if the PM, Susan, didn't want me there. I paid my rent on time every time, I took great care of the place, and I barely complained about anything. You'd think that would qualify me for a little more respect. But it didn't. Instead I was rarely (maybe once/twice) greeted when being communicated with (no hello, good morning or anything...even if I said it first). Once in person by one of her partners, he walked through my front door/right past me without even acknowledging me. There was also a time where I believe she and her boyfriend/husband tried to "scam" me. I thought the garage door wasn't working and they came out and moved the sensor to fix it (while I was out). Afterwards I received a text from Susan saying I owed the "garage door company" $75 for the service. I was caught off guard because this wasn't communicated beforehand, so I asked for the company name and an invoice. I looked up the company and it appeared to be a (1-star) HVAC company owned by her bf. But I never received an invoice so I guess asking for one in the first place shut down their efforts...I could be mistaken with this assumption but this is the gut feeling I had about this situation. But the main reason I'm leaving this negative review is because the lack of communication was frustrating. I don't understand someone can run a business while ignoring their customers. I remember trying to plan for a yard sale. I asked for permission almost two months in advance and I had to keep following up with Susan for an answer. It was always an excuse until the last time I followed up, she basically said the home owner didn't care (it seemed like she had no plan on updating me). When it was time for move out, I had to initiate/coordinate a walk through/surrendering keys. The day of move out a random couple came to pick up the keys, turns out her parents were standing in for her while she was on vacation. That would've been a nice detail to know in advance. Lastly, it was an absolute nightmare getting my security deposit back. I had to chase her down. She would ignore my calls and texts, but I finally got a hold of her when I called from a blocked number. I only had to follow up a handful of times over the course of four weeks after that to obtain my deposit. So I guess that's a plus. Overall, I'm just happy I'm not a tenant of theirs anymore. Update: I spoke to Susan and decided to change my rating. I let the negative parts overshadow my entire experience. The positives were that they responded to my maintenance requests in a timely fashion, had an online portal to make things seamless, and the property was nice and in good condition. They were far from "slumlords" so I think my new rating is more representative of my overall experience.

    Being from out of town, I used online reviews and social media to search for a home inspector…read more Walter Henegar is the owner of Playing It Safe Home Inspections and called quickly once I'd clicked on the "request quote" button online. He was very nice and mentioned that he trained most of the home inspectors in the HHI/Bluffton area. He was just relocating from Columbia area to Sun City. I liked the fact that he was using a drone to assist with his inspections. My realtor was not familiar with him and had recommended 3 other inspectors who were familiar with my plantation and the homes there. I was not present for the home inspection, but my realtor was there to attend. His report was written from a standard template in a way that showed what typical procedure is with many disclaimers and limitations of inspection. The report seemed typical of a trainer with limited amounts of detail. The picture of the front of the home which was used as the title page for the report actually included his car parked in the driveway. He did not use the drone for my inspection which I found disappointing. He didn't even go onto the roof or use binoculars for inspection. What he mentioned in the report is that roof leaks can only be detected after prolonged rain. He mentioned the dishwasher needed to be repaired which we learned was in perfect condition and only 3 years old. He never mentioned the age of the hot water heater and used a picture of the entire heater instead of the detailed serial number. He didn't check the smoke alarms but mentioned that they should be changed every 5 years. His report stated my flooring was carpet and vinyl which had me question the home I actually was interested in purchasing. I learned the floors were actually ceramic tile. I don't know if he checked the electrical outlets, but if he did, he didn't catch the fact that 2 of the outlets were not secured into the wall and were loose. His report includes an entire page devoted to Limitation of Liability. Previous home inspections I was involved with had more pictures and detail in areas such as plumbing and electrical. This was a visual inspection only. I guess I wasn't aware there are different types of inspections. He noticed items such as rust on the door thresholds and outdoor light bulbs out. I'm not even sure if he brought a ladder. Not being present, I'm dependent on the inspection report and my realtor's professional comments.

    We had a home inspection approx a month ago…read more Not very thorough as many, many items were missed as result of a very complacent inspection. In past couple weeks found defective faucet, cracked window sills, defective fire place deemed as a hazard by fireplace inspection, no GFI in bathroom, 1 faucet not operable, missing shingles, outside lights on decorative pond defective, nail heads on shingles not properly covered with epoxy, master bath shower head not working....many many things overlooked. These issues are costing us over $2500 to address. If properly inspected we could have perhaps negotiated with sellers to help fix before purchased.
