Most of the windows in the home do not close properly, will not lock, or become unlocked if you attempt to open the window and two windows on the back of the home are rotted. He identified in the report that there were 2 windows that did not open, but there is no mention of the majority of the windows not closing or locking properly. He noted rot on the deck boards and trim, and included an image of the gate. It was classified as a recommendation, not a safety hazard. He also listed a safety concern on the report because there is no railing on the deck. What he failed to document is that the posts for the deck are completely rotted and the stairs are being supported entirely by poorly stacked cinder blocks. When negotiating with a home seller, I'm going to focus my attention on significant safety concerns and/or expensive repairs. I'm not going to nickel and dime a seller over installing a handrail or some rotting deck or trim boards (something I can do myself), but I am going to want to negotiate a significant expense like replacing an entire deck. This is a relatively inexpensive fix, but further supports his poor workmanship, but as I walked around the house after closing, I noticed the dryer vent on the exterior of the house needed to be cleaned. Upon deeper inspection, we discovered that the entire dryer vent tube is packed with lint which poses a significant fire hazard and safety concern. Like the other significant oversights, no mention of this is made in the report. Because these were discovered after closing, I no longer have the opportunity to negotiate with the previous home owner. His contract absolves him from any liability for his gross negligence, nor will he admit fault because it would then make him liable for this costly oversight. These repairs will cost me tens-of-thousands of dollars and I have no recourse. His website advertises a 200% satisfaction guarantee and a 3 month or 22 day warranty, but when you click on the links for additional detail, those pages are conveniently "not found". Based on my interactions with Aaron, my guess is that these are worded in some fashion that would disqualify me from these guarantees that he advertises. I would recommend working with a contractor who is skilled in not only identifying problems, but also qualified to make the repairs than work with this company. Even if he identifies a problem with the house, he is going to recommend that a qualified professional evaluate it further because he can't actually do anything about it anyway and it nullifies him from any responsibility.

After calling up and speaking with his assistant about his rates and time, I noticed that it was a little more expensive than other home inspectors. She did mention that it is since he is the best, has the best reports, gets on the roof, and takes his time going through. I took Norm and her word for it and had Mark take a look at the property. His assistant called to let me know that he was running late due to traffic yet he still showed up on time, which is always a plus. We spent more than 4 hours looking through EVERYTHING, and I mean he looked at and tested everything. I have been told that most inspectors don't go up on roofs anymore yet Mark got up on the roof, snapped pictures, and was checking it out for 15 minutes. Mark uses a digital camera to take dozens of pictures and has a laptop on site that he uploads them to right away. He puts together his digital report as he goes. In all he provided a digital PDF copy of the report that was 37 pages long with so much detail. Not only did it include a few pictures on each page, descriptions, but also diagrams of how to correct it or what it should look like. Mark also knew I was a first time duplex buyer and would educate me along the way, show me various items, and explain things in detail so I would understand and know for the future. He was very educational and helpful. He may be a little more expensive than others yet what he found I was able to get some serious money knocked off the price so it was money very well spent. Highly recommend Mark and will be using him in the future.

All of the other reviewers are right, he is incredibly thorough, describes things in a way anyone could understand and goes over the report with you on-site. He says some inspection places don't do the report on-site and I think that would be really inconvenient. As we were talking he mentioned some things that I then asked him to include in the report and he was happy to do so. What a drag it would have been to go over it all myself and ask for changes later. You can't go wrong here if you need the best.

From the very first email, we knew that John with Amelia's Home Inspection was our guy. He literally responded faster than I could close out of my browser and that is something that is frankly unheard of nowadays in the age of multitasking and distractions galore. John worked directly with our relator to schedule a time for the inspection so there was one less thing on our plates. Once it was confirmed all we needed to do was pay the inspection cost and show up! The day of the inspection John himself and a team member were there before me and already began the inspection on the outside of the house (it was FREEZING so I was elated not to have to stand outside with them). They promptly filled me in on what was found during the exterior/garage investigation, and even explained their process so I knew what was going to happen next. I was amazed at their level of professionalism, organization, and attention to detail. Being very inquisitive in nature, I was constantly asking questions and learning about the process. Most people get annoyed with this (I mean who doesn't get annoyed with someone asking "well what is that?" "What does that mean" or even "How can you tell?"), but John was eager to share his extensive knowledge instead of telling me to go sit in my car and stop bothering him (ha!). The amount of things I learned from being present during this inspection will stick with me for years to come. I will forever be a more attention-oriented homebuyer/homeowner. I'm going to be honest here and tell you all that my fiancé and I almost sold our souls for some stainless steel appliances and grey back splashes, but the knowledge that was imparted broke down the house for what it really was. John literally got us back a 44 page report, with photos of damaged areas that included arrows pointing to the exact location of damage, recommendations, and even photos of the exact part that would be needed in some instances. All of this was provided in....LESS THAN FOUR HOURS! A 44 page document in less than 4 hours that is extensive, articulated, and honest is something I have never seen before. Guys, it took me longer to gather the way I wanted to write this review than it took to get a highly extensive home inspection report returned to me. The best part about the report was that everything on it was already explained to me and my questions were answered. I was able to take this 44 page document and create a comprehensive list to provide to my relator to submit to the seller. Being a first time homeowner is a terrifying thing. There are many papers to sign, deadlines being shoved at you, hundreds of thousands of dollars on the line, and terminology that you have likely never heard of before. I wholeheartedly believe that if my fiancé and I went with any other home inspector we would not have walked away knew the information we know now, and our souls would have been sold for those damn stainless steel appliances. Buying a house is one of the biggest purchases that most people make and having a trusted home inspector is one way to make that process even easier. I could go on for paragraphs upon paragraphs about how hiring Amelia's Home Inspection was one of the best choices my fiancé and I made but I will leave it with this; just hire Amelia's Home Inspection and let John and his team lift this huge burden off of your chests knowing you'll get the best inspection money can buy. Short version: Just hire Amelia's Home Inspection and stop looking anywhere else. The mere concept of a home inspection was very overwhelming as we just don't know very much about homes or the process. My grandparents, who have done a lot of DIY in their homes and were landlords for a time, came with to offer insight and make sure we knew what was going on. Jay explained everything at a level that I was able to understand, and then walked through what the fix would look like in regards to how severe it really was. He would show us pictures and demonstrate what was wrong each time and really gave us clear and open communication throughout. My grandparents (who have bought and sold 20+ properties in their day) were also very impressed with how he explained everything and how thorough both he and his report were. They were there to make sure we were understanding everything appropriately, but honestly we would have been fine even without. I told several people that I'd highly recommend him. Unbeknownst to me, it was quite opposite. Since closing on my house a few days ago, I've had different professionals in for routine maintenance, (furnace + duct cleaning) plus a remodeling contractor and plumber. All have found concerning issues that in my opinion should have been caught. The furnace had a leak in one of the hoses, and the motor for one of the zones was frozen so wasn't operating, and heat was pouring into the basement from the pressure buildup. A 220 live wire was hanging in the attic. Mold and mildew was found in the basement that looked like the owner tried to cover with paint. He told me the cold water wasn't working at all in the utility tub so I hired a plumber to come out and fix it. Turns out the handle was put on backwards so it did indeed work. One of the bedroom walls is bowing due to moisture in the wall. Inspections aren't cheap which is why I'm also disappointed by what has been found. I will say Bob is a very nice guy, and takes the time to go through the report and answers any questions.

Both the buyers inspector and wall engineer stated that he should've caught this. No, it didn't start bowing after I purchased the how cause I filled and painted the cracks and no new cracks appeared.
