Ryan Pinkham Handyman is now in Melissa, Texas. I guess he moved from California. I read good reviews on Facebook so decided to give him a try. I hired him to paint and put in a vanity, mirror and a light ,in a very small half bath at my rental house. We agreed on a price. I sent half deposit upfront as he required. Well, then I found out there is an extra charge of $150 to paint the molding. If extra coat, he says, you pay more. Then he tries to remove mirror and says it's glued on and in the process he damaged the drywall. Now he wants extra $350 for the drywall repair. In my opinion it needed just a few small patches. He insisted that he needs to replace part of drywall. I attached the picture. Because I do not want to keep bothering tenants. I agree to the change order of $350. then he says I must pay the $350 before he will come back to finish job. Never heard of having to pay before the change is done. So I paid him. He then puts in the vanity and hangs the mirror. Then I get a text the vanity has a problem, the drain is crooked. He says I need to call Home Depot and request just the sink, it is not connected. Home Depot does not sell parts so now I have to order another vanity. He wants extra $150 to change out sink. My tenant also tells me mirror is the wrong color. Wouldn't he see either issue when installing? I agree to pay the $150 and order another vanity. It comes in .The sink is connected to the entire top. I ask if he can come change it out. He says busy so tenant now will not have working sink for couple more weeks. I said never mind, I will call someone else. I get the new vanity and ask him how it was installed because sink is connected to granite top. Not sure if top then can be changed or entire vanity. Now he says ask your new contractor, not sure what they did and do not contact him again. I paid him for entire job up to this point and now have to replace vanity and mirror. Never in my life I had to deal with someone like this. I have worked with multiple contractors for my clients, being a Real Estate broker in California for over 35 years and now an agent in Texas. I own multiple rental properties in California and Texas and this has been the only one I felt to write a negative review about. The agreed price seemed fair and I was excited to finally get the handles added to my cabinets. He arrived and quickly got set up to get the handles installed. It only took a few hours and he had gotten them on all of the cabinets. He had made a template to help ensure they were installed correctly. He did make one mistake during installation and drilled the wrong side of one of the cabinet doors. He filled the holes and I have since had it painted over. Despite using the template the handles are not even as you look at them. Several are off slightly and hard for most to see but there is a few of them that are off and they easily stand out. I wasn't impressed with the work and would not go back for any additional items.

Let me begin that he was on the list of Home Depot contractors which NONE OF THEM WORK FOR OR ARE CONTRACTED WITH HOME DEPOT. My wife called and was told it would be $400 to come out for an estimate. If we chose him for the work, that $400 would go towards the final bill. He came out and promised to pressure was our deck and fence to re stain. He said he would pull other workers off of other job sites because of the work to get it all done correctly. He said he could take care of our fascia replacement/re tacking of areas that didn't need to be replaced and re caulk our windows. This was all that was asked. He then wanted a deposit for the work and we told him no. He would get promptly paid when the work was successfully completed. WE even offered to provide him the number of our roofer that did not ask for a deposit and was instantly paid over $13k for the successful job. He showed the first day around 10:00, by himself. He sprayed water on our deck and not even enough pressure to clean out grass debris between the boards. He spent about 3 hours and left for the day. The next day he showed with one other worker and just sprayed over our already water based stained fence. He told me it would still adhere, but DID NOT remove ANY of the previous stain. This day he stayed around almost 5 hours. The next day (between 0930-1000) he came to re caulk our windows. I told him about the drain holes on the windows and how the previous owner caulked over them. But I have them re opened and not to caulk over them. Checking on him later that day, he had caulked over the drain holes. I had to quickly start removing the caulk out of the holes to make sure the (DAP Walmart caulking he was using) wouldn't harden and would have to replace the windows. I told him to stop caulking and not to do the other windows as he was messing them up. So, he stayed around 4-5 hours that day. He did re spay our deck as there were numerous areas not touched and splintered wood coming up that should have been sanded before spraying. My wife and I were so stressed and unhappy with his work so far but decided to see how was going to do the fascia. He showed up after 1000 with some small nails and said he was going to go around and tack the fascia back and that he could not replace any of it...even though he said when he first came out he could. We had enough and told him to stop working as he was NOT living up to what he said he was going to do. After I had to stop his "work" he then proceeded to charge us the full amount...plus an additional charge for using a credit card. He told us when he first came out that was the only way to pay him and was not ANYWHERE on his estimate. He decided not to charge us that extra and said he would "take the loss". We also explained and told him where he DID NOT complete the staining, did not do it as he said he was going to, only brought one person with him ONE DAY to help, messed up our windows and left a mess. He decided to take $500 off. He was at our house at MOST and hour and a half but will give him 2 hours on that. So, let's do the math. We were charged $7,000 and this is what I estimated based on what he, by himself used 1. 2, five gallon buckets of stain that cost $180.00 from Lowes. He told us to pick deck stain and we did. The stain we picked was $60 a gallon and specifically for decks, but he said that wouldn't work, so he used his own. 2. Poorly removed and re caulked 7 windows so at most I will be generous at 1 tube per window which in NO WAY would it take that amount. I will even $10 a tube for DAP Walmart caulking. 3. Driving from Frisco Texas to our location I will give $100 a day in gas. 4. One box of small finish nails where I saw he used 5 out of an entire box. Let's be really generous on this at $20 for a box of nails. 5. My electricity and water $0. Total of $730 in materials... Let's say an even $1,000 for materials, so a remainder of $6,000. He was at our house 3 days total and there is no way, but let's say 25 hours of actual work. That is $240 an hour. We ALWAYS do our part and pay. He got paid immediately before he left.
