    Let me just say that I recently had to get Tags renewed and found out that we were owing 67.00…read moredollars in a Sanitation bill that we shouldn't have incurred since we didn't leave any trash. They even kept a large amount of our deposit, claiming we owed them for cleanup even though I left the place very clean. I even had someone come and clean the place professionally. On one occasion when the Central Heating Unit wasn't working, Maintenance kept telling me that nothing was wrong with the unit. This was in the summertime and We as a family couldn't deal with the heat in the house. I kept pleading with Maintenance but no action was being done on there part so I called Grisham Air Care, and he found out that a part on the unit needed to be replaced. When Tim saw the Grisham Air vehicle he came to our house, I stated to him that the Tech found out what was wrong with the unit. The first thing he said was oh there's nothing wrong with the unit all the while the Tech was explaining to him what was wrong. Tim declined for him to replace the part that had malfunction. Tim the said that I can pay to have it fixed and It would deduct it from your rent. Well I later was stuck with the bill in the amount around 200.00 dollar's. I don't know how other people are treated but it's a shame how the business treated my family. I wish I would have taken them to court about this matter but at the time my disabled Veteran husband was not well and had continued to be unwell. Serreta Properties just didn't care. I believe that the owners live out of state and they don't care either. I also had my 5 year old grandson that I was raising at the time when all of these things were happening. I was really stressed!!!!! But they didn't BREAKE me because I'm strong. And I believe in KARMA !!!!

I'll start with cons -- walls are kind of thin so you can…read morehear some of what's going on next door, but it is an apartment building so that can somewhat be expected. The refrigerator makes a weird noise for some reason, can almost sound like knocking. It doesn't bother me anymore now but was kind of creepy hearing it at night for the first time while I was in bed. Neighbors are good, they're not too loud and seem generally peaceful. Every once in a while you'll hear what's going on outside - but again it's to be expected. It's never 100% quiet and private in an apartment complex. Pros are the gym, and the apartment I have has been recently updated. It was clean when I moved in and the carpet was brand new. The property itself is kept clean and it seems as though management has ensured that no riff-raff goes on or allow questionable people to reside there. We actually have a new manager now though so I'm hoping she'll continue to keep the place running smoothly.

    As a long time (from 2016 to present) resident of Forrest Hills Apartments, I have been a big fan…read moreof Forrest Hills Apartments Management Staff and I still am. BUT the apartment complex was purchased recently by an out of state investment group that has no regard for the residents. They raised rents by almost 10% a year, (The last two years that they've owned it.) changed the methods that rent can be paid and make changes that are stupid and make no sense in the REAL world. Basically, Forrest Hills Apartments are owned by a bunch of over-educated idiots that have no idea about what works and what doesn't! It seems like they are trying to make Forrest Hills fail. They are doing everything in their power to make apartment living difficult and expensive. The on-site Managers are great, but the owners obviously don't know what the hell they are doing! I am semi-retired and can't afford the ridiculous rent increases. Corporate is forcing changes in how to pay rent. You can no longer (as of May) pay rent by personal check. They stopped debt card payments immediately after they took control. They did away with the afterhours rent drop box in the office. They are forcing residents to ONLINE PAYMENTS. They want to force everyone to do it THEIR WAY and Their Way is stupid! But, with all of the empty apartments at Forrest Hills, parking is not a problem. I do NOT recommend becoming a Forrest Hills Apartment Resident. There are less expensive alternatives in Hot Springs that put the residents first and rent apartments for a fair price. Because of the stupidity of the Owners, things aren't likely to improve with their current attitude! If you want to rent an apartment, for a premium price knowing that the rent will go up by 10% every year then Forrest Hills is for you. It's not for me! Maybe we should start a Tennant Movement? Maybe we should contact the Arkansas Attorney General about the unfair rent increases and practices? Regardless, Forrest Hills is NOT a place that many people want to or can afford to live. After almost 8 years, I know that I'm looking for an alternative.

But since that's as low as I can go I guess that's what they will get. There are way better apartments to rent.

    I lived in these apartments and Ronda is the rudest person I've ever met. My son accidentally…read morespilled sugar in the kitchen and of course I cleaned it up. I was told to move because I had too many people coming in and out and I was cleaning my apartment in the middle of the night. I vacuumed the sugar that was spilled and it was before 9 pm and I had 3 visitors the entire time I lived there. As I was moving they let themselves in and threw 2 big boxes of my dishes and other personal items awa. I didn't get my deposit back. The lady that lived next door I knew personally and she complained constantly along with having to deal with Ronda's hateful rude unprofessional attitude. The owners are just as bad as she is. It's a beautiful place but they watch your every move. My boyfriend lived on the opposite end and Ronda wanted to date him so of course they would cater to him. I don't recommend these apartment as long as the current owners and Ronda are there. Very unprofessional and very rude people

We have grown so much in life and are the happiest we have ever been…read more BUT the property manager, Ronda, will make it her life mission to make YOUR life while living here HELL. We've constantly been picked at. They lost our rent back in June and didn't file a police report until August. (I have proof). And kept nagging US about it like it was our problem. The detective was even annoyed with Ronda on this occasion. And then today we get notified that the owner will be coming by in the morning to remove an extra filter we have in the AC. We never denied them coming into our unit, just simply asked to be present and that's when she TEXTED, because I guess she doesn't know how to have a professional conversation by phone or in person, that we are always irritated about something and we weren't aloud to renew our lease come December. My husband is a maintenance man and could do that himself. They just wanted a chance to snoop around in our stuff and TRY to find another reason to evict us. And we're so confused as to why?!? We are awesome people and renters. We are CLEAN people. We don't drink or do drugs. We pay our rent on time every single time. Our dog is well behaved and clean. It is so sad that the owner, Kathy, wants someone like Ronda representing her business because she is so unprofessional and tacky we avoid her at all costs. They have stated that we cannot live here when our lease is up in December. And have declined our phone calls or offers to have meetings in person. And for why? Because you're intimidated for some reason and don't like us? What a JOKE! I know these are decently priced apartments in a decent location but my car has been broken into and I've had instances where someone has tried to walk in my apartment in the middle of the night. Ronda and Kathy do nothing about it. The rules state in the contract only one pet per unit at a max 25 pounds and must be leashed outside. Well we got charged by a 70 pound pit mix breed dog on the ground unleashed at 9:00pm at night. We've made several complaints out of fear from this dog. Ronda has two dogs and a cat! Haha. You won't live here long if you choose to rent here because she will find a reason to kick you out on the streets if she does not like you! She breaks every strict rule that she applies to tenants also. Now I will make it my life's mission to steer people from renting here.

It's clear from the other reviews that this is obviously a horrible place to live so hopefully you're not choosing to live here at all.But especially don't live here with a cat or please find some other solution. Declawing is extremely harmful and painful for cats. And is ILLEGAL in some states and the ENTIRETY OF EUROPE because of how inhumane it is. Below is information from the humane society. Please don't put your cat through such an awful procedure. "Why is declawing bad? Declawing can cause paw pain, back pain, infection, tissue necrosis (tissue death) and lameness. Removing claws changes the way a cat's feet meet the ground and can cause pain like wearing an uncomfortable pair of shoes. Improperly removed claws can regrow, causing nerve damage and bone spurs. For several days after surgery, shredded newspaper is typically used in the litter box to prevent litter from irritating declawed feet. This unfamiliar litter substitute, accompanied by pain when scratching in the box, may lead cats to permanently avoid using the litter box. Some cats may become biters because they are in pain and no longer have their claws for defense. As a veterinary student, Dr. Christine Schelling once saw a cat hurling himself against the sides of his cage because of the pain after his declawing. "I swore I would never do a declaw surgery," Schelling remembers. A few years later, she launched declawing.com, a website that educates cat owners about this often-misunderstood surgical procedure." So, she did learn something from this experience I had asked for a first-floor apartment and was told I had to take the second floor. the one thing that I noticed in my building is a lot of senior citizens or retired people and they put able bodies on the second floor besides what your preference is So, I finally found a home to purchase and made an offer on December 20th, 2024. It got accepted on December 21st coincidentally on my birthday. I scheduled a home inspection on the 26th. On January 1st, 2025, I gave the required 2 months' notice and paid the lease buy out of $1800. During the home inspection it was noted that the roof was in need of replacing and at first the seller complied with the repairs but after the $7800 estimate came in, he changed his mind On January 15th I had informed Somerset apartments that I had a situation that was not variable on the new home purchase, and they told me that I had to be out of the apartment on January 31st and they had tenants moving in on Feb 3rd with no exceptions. I had lived there 2.66 years and just like that no humanity. God showed up and showed out for me and we got a better home to purchase and were able to close on Jan 30th and move out on the 31st as originally planned Verily, Verily, I say unto to you Faith is believing that God can, Trust is knowing that God will Amen Upon turning in the keys on Jan 31st at 4:30pm I asked Marty (the manager) to do a walk through on the apartment so that I could take care of anything, and she declined my offer. But based on the other complaints that support Somerset's very low rating on Yelp and Google, she already had it in her mind to rip me off When moving in we paid a $300 deposit that was told $100 would go to carpet cleaning when we moved out. The shelf in one of the bedroom closets had broken while we were there, and we were not expecting any of the remaining $200 We received a certified letter five days later which they charged me to send to me with for with an additional $196.69 bill owed to them. I asked Marty about that because she has my phone number and my new address why that was necessary, and she stated we treat all tenants the same and that certified is a legal defense for them. They charged me the $9.68 to send me the certified letter They charged me $3.00 for a bulb for the living room ceiling fan They charged me $2.50 for a cracked cable plate They charged me $27.38 for pet treatment on the carpet (We paid a non-refundable $300 deposit and $20 a month for the pet to live there) They charged me $85.00 for a Two bedroom standard clean (What the hell is that?) They charged me $17.00 for drip pans on the stove (The maintenance man Norman told me that the unit was getting new appliances) They charged me $25.00 for Ozone machine for one day (What the hell is that for?) They charged me $245.00 for Drywall repairs (I do believe that if I had gotten fix when I was still there would have been no charge or maybe a surprise Got your ass on move out day) The only charge that was stated in the lease at move in was carpet cleaning I scheduled a meeting with Marty to discuss the matter and she offed to take $100 off. I declined her offer (Why would you take any charges off that were legit? I'm done and once again Praise God BEWARE of Somerset Apartments
