I'm writing this letter to recommend James Kemper as a real estate agent for your real estate…read moreneeds. James provided us with resources and support for a smooth and pleasant property purchase and subsequent sale of a second home in Ashe County NC. As a real estate agent, James conducted his work thoroughly and efficiently throughout both transactions. He helped find the perfect property for us and expertly handled the purchase and negotiation process. When we found ourselves in the unfortunate position of needing to sell, he marketed our house leading to multiple offers and a fast sale. Again he helped us navigate complex contractual matters and negotiated sales terms and conditions that exceeded our expectations. James is a dependable and knowledgeable real estate agent which allows us to recommend him with confidence. Walker and Priscilla Burbage Ravenel SC

Jefferson Ave. West Jefferson, NC 28694 Rented house "Rest Assured" from Sept 7 through Sept, 25, 2021 - cost $6172 Expectations: For this amount of money ($342 per night), we expected a well-furnished and appointed Mountain Cabin, regrettably, it was not. Instead, we found a neglected and uncared for older house. It was simply not up to our standards for a rental! Our Prior Experience: As previous VRBO house owners in Boone and Blowing Rock, NC, we always were sure that our renters "got what they paid for" ................ A well-managed, clean, up-to-date, well-furnished and outfitted with all utensils and amenities needed. Our previous experience with VRBO has been very positive, up until now. Jennifer at Carolina Mountain Properties was responsive to our requests, but she could not have given us what we expected with this house. This house was not what we have previously experienced on VRBO What was Experienced Light bulbs out in numerous locations (we found bulbs) Light fixtures old and cheap No chairs suitable for sitting out on the back deck, instructions were to drag from house Fan broken and not repaired as requested Toilets often needing plunger to clear Scalding hot water in showers due to complex plumbing fixture Mold in downstairs room Furniture very old, worn out and dirty No cue sticks available for pool table (corrected) Downstairs radio not working Dangerous stairs, two falls Parking inadequate and difficult Numerous screens missing Several old and missing blinds (3 were replaced) No water glasses (corrected) No wine glasses (corrected) Broken pull out kitchen cabinet (repaired) No cutting board in kitchen (corrected) Décor outdated and dirty Decking splintered Kitchen Utensils skimpy Linens need replacing Junk under the house Slippery bathtubs as showers, no handholds Old Christmas dishes .... really ETC. In summary, this house is showing age, needing maintenance and upgrades. Had we known the condition, we would have selected another VRBO. It was not worth the $6182 we paid. We requested refund from Carolina Mountain Properties, but rejected. Disappointed.

I have lived in an apartment managed by ARA since Dec. 3, 2025 (1 1/2 months). Maintenance…read morerequests sent through their portal were denied and phone calls/emails were not bringing completion to the maintenance issues, even with a week between requests as a NC tenant guide suggests. After I sent written notice through the post office with return receipt requested, several key repairs were made, yet a faucet continues dripping at a rate of almost 4 gallons of water per week (the landlord pays this bill, I suspect, because I do not). While I don't like leaving negative reviews, the lack of minimum housing requirements in Ashe County requires me to work further at the state level to find resolution. Therefore, I want to alert people (tenants and landlords) to the possibility of trouble with this rental agency. I relate to the 1-star rating but for my situation that feels unfair since some maintenance has been completed. Unless something changes, I will be searching for a new apartment home when my lease expires and sadly would also not trust the landlord for future choices due to their selection of ARA.
