I booked *THIS* RV park (instead of one closer to my family that I'm visiting) for the shade trees…read moreand the alleged good pet policy that I was told over the phone. Long phone conversations at booking about wanting to be able to see family knowing my dogs were safe while I was gone...in case the AC went out. I did not request any specific numbered spot, but it seemed like I could safely assume it was NOT in the full sun. Checked in today to see the pet policy is NOT as lax as I was told at booking. Walk the dogs along the asphalt road in 98 degree heat for the fenced dog park. Oh? I have old dogs...they don't need a "park" environment, just a safe place to potty. After pushing the issue, I was told that I suppose they could use the grass area between the pull through spots, but it did not seem preferred. Then I got to the allotted spot. See the dead TINY tree photo.... 1) no shade...and it had zero chance of it when making my reservation over the phone a month ago. 2) the plastic cover over the outlets was broken, then poorly masked to look as if it was one piece. 3) There are obviously water issues between the 2 emergency shut off emails today and the dying grass around my assigned location. I pulled an employee over to show them the broken plastic (to ensure I couldn't be blamed) and I was told that I could probably move spaces, but I'd already plugged in for the AC with my pets on board and had the "never leave your pets unattended" policy pointed out in the office anyway. If I were the manager trying to get to pimp out for high reviews, I'd personally be working harder on putting people in better empty sites when they aren't full. An extra $28/night for a false expectation and resort services I'm not officially allowed to use. Consider me unimpressed.

There are cars coming and going all day and night, and there wasn't much shade at our site. The bathrooms were very clean, and the people that work there very nice. If you check in on Yelp before coming, you get a discount off of your first night's stay!

I am NOT a fan of booking a specific site, paying in full (half a year in advance), and NOT getting it, when we would absolutely be showing up at their posted check-in time. I get it. It's a holiday weekend, and you want to maximize your $$$ opportunities, but dang it....c'mon. We went from reserving the best site (#22), to being given Site #1, which is the very first one you see, directly across a beautiful parking lot. Their bathroom was a football field away from the site. It was unisex w/shower, and 8 times outta 10 you went to use it....it was occupied, and someone was taking a shower. You won't--and can't--wait in that situation. I don't begrudge the folks using the facilities in that regard, but it was untenable. Thankfully, I spotted a porta pot off their property that was available, yet still a football field away. It became the Wifey's and my personal pissatorium. To note, we never saw the camp host. She seemed nice when we got a call on our way down to see if we were, 'Still coming?' Maybe we disappointed her when we said we were on our way. I can't help feeling that if we missed her call, Site #1 would have been given away, and we would've been s*** outta luck when we showed up at check-in...

100% Perfection in an RV park!…read more This place is incredible! Seriously! Gorgeous grounds! Lots of grass and trees! A beautiful pool and a ton of other amenities! Each site has grass and a picnic table and appears to be level cement. Lots of young trees so not a lot of shade. Some sites are "premium" and all sites have full hook ups. They offer free WiFi but it doesn't work that great. No cable TV. I highly recommend staying here if you need an RV park in the tri-cities area! Don't bother going anywhere else!

I stayed for one year and felt totally safe. They keep this resort looking fantastic . They have everything one needs . Their pricing is very fair whether your staying one night or longer you won't find a better RV resort I know I checked every RV resort in Tri-Cities before choosing Columbia Sun Resort. I highly recommend this resort you won't be disappointed.

I did not use the restrooms/showers so have no opinion there. I did use the laundry & the dryer ate my quarters. The office girl said I had to call the number on the dryer to get a refund as they are not the owners of the laundry appliances? I didn't bother for 75 cents. I also needed change for laundry & was told that she only was given $10 in quarter for the month! So come with change for the laundry. Their is a doggie park, but it was on the other side of the park & as there was a nice grassy area near my spot I used that.

No other park we have stayed in has been this bad. Nothing but filth. Lots of run down RVs with piles of garbage, it's evident that there's drug use just by some of the interactions I have had with people. This place needs an upgrade BAD. I have no comment on the laundry, pool or bathrooms because I will refuse to go to any common area in this park.

The space they told me I had rented already had what appeared to be a long-term trailer occupying it. The entire place looked run-down and trashy, with junk scattered around. Most of the trailers appeared to be permanent or very long-term setups, with built skirting, steps, and other additions. It was nothing like what we expected. I immediately called to cancel while I was still within the 30-day notice period, but they would not answer or return my calls. When I finally spoke to someone today, she claimed they were there on Saturday and saw my calls. I believe they recognized my number and intentionally chose not to return them. Because of the poor condition of the property and the lack of response or customer service, I filed a dispute with my credit card company for bad services. "Bad service" is an understatement.

I've been here for 3.5 years now and had zero issues with theft until recently because the park refuses to address the squatters and homeless. They haven't been a problem until now because the park is no longer vetting its new tenants or maintaining the park... Corporate goes through a new manager every couple of months because they refuse to support them. My generator and a set of old wheels off my car were just stolen and corporate is ignoring my phone calls and the new manager is MIA... I'm aware property theft isn't "their responsibility" but if it wasn't for their complacency, I'd still have my property...
