Sadly, a couple weeks later my apartment was broken into and robbed. many other apartments had also been robbed. At that point I didn't feel comfortable staying there anymore. The building is so clean and nice, never seen cockroaches ( we guess it depends how clean people are) the views are amazing and the staff are always updating us for any construction work or noise and always letting us know about new rules, specially during this difficult times of the pandemic, we always have the feeling that they care about us as people, as humans and not just tenants. We are so happy here, we are not planning to move from here because it'll be hard to find an equal or better place than here and we thank them for their amazing job they do, we couldn't be any happier and we strongly recommend it, the price for the apartments are so right for the apartment spaces plus amenities ( gym, beautiful swimming pool and sauna) and amazing views.

Also I put repair requests in seven months ago and she is still giving me the run around, still hasn't fixed the mold in my bathroom and the electrical outlets spark everytime I plug an appliance in. Had a small electrical fire in the light in the ceiling in the kitchen so she should take this seriously. It's been seven months and those two things are not fixed. The building manager is a bully and yells at people she doesn't like, she treats people unfairly.

However this past year 2024 onward, the property managers are HORRIFIC and I can no longer live here. These NOTICE TYRANTS continuously harass tenants with rules and what they are doing incorrectly. They have no compassion and zero compromise if you try to work with them on an issue. They take pride in citing breach of tenancy and issue evictions, especially older tenants so they can renovate their suite and charge more rent. Constant plumbing issues and frequent water shutdowns. Also, there is an ongoing pest issue in the suites(bedbugs and other insects). There is no accessibility for folks in wheelchairs/walkers and not even a brick to pry a door open. Living here is stressful and it is managed military-like. Even on my move out notice and before I moved out, constant notices of coming in to measure things and prep for renovation and I'm still packing. RUDE, no consideration. They also charge monthly rent on parking(increases yearly) and no visitor parking(use to be allowed but taken away). If you also park incorrectly in the wrong spot, expect to get your vehicle vandalized with a notice sticker blocking the drivers view. Used to be able to bring guests to the outdoor pool(no longer). Used to be able to use the party room with deposit(now you pay). Just horrible/mean building management now. I'm so glad to be out of here. I've written a letter to RealStar HQ with my experience and all I got was a "sorry for your experience ". For the high rent tenants pay, we deserve more compassion and respect. Both Brett and Norman provided great feedback and answered all questions I had. During the time when I was supposed to move, we had the added frustration of waiting on paperwork clearance during the pandemic. The entire time, both PMs always reached out and were very responsive. Finally, when making my way here, all paperwork, parking, and move in maintenance was completed in a timely manner and with my schedule in mind. Added bonus: the neighbors in the complex are really kind. I've had a couple of neighbors pick up boxes and deliver them to my door when able to get downstairs faster than I can to receive packages. An Old lady who lied about stuff all the time, a young foreign woman who could not handle the job, then they got a PRO named Debbie, who really helped clean up the building. Then the 4th manager came in because Debbie got sick. And the Tyranny began. For over 5 years now, the OWNER barely shows up and expects the manager to deal with everything. And she hardly stays for her full hours, always leaving half way through the day! And the worst part, for a building manager who is suppose to have a basic knowledge of the Land Lord / Tenant act, she violates it with every message she leaves on our doors. to the point of harassment. Again, you get what you pay for, and I look forward to the day I can either A: Afford to move out or B: she gets fired.

They come from all over the building and crawl in through any openings. The studio apartments are extremely small, they claim it is 425 sq feet but closer to 275. The one bedrooms are also awkwardly built, long and narrow. You have to have no furniture. The place has cc cameras all over and the loser building manager has nothing better to do than surveil the tenants. Building was extremely quiet, like a tomb. Tenants do not interact with each other and you rarely see them. The neighborhood is extremely far from any supermarkets. There is Metrotown, 6 kms away. Brentwood 5 kms away. Highgate 7 kms away. Look for a building that is within walking distance of a mall or supermarket. This building is in no-mans land, she said.

Joseph the custodian is super friendly and keeps everything in the building clean & tidy for us. The other tenants have all been incredibly friendly and people are often offering to help me with carrying large items as I move new things into my place. We are already enjoying the shared amenities and common spaces so much including the weight room, sauna, and courtyard, and cant wait to try the pool this summer. The laundry facilities have been easy to use, clean and there have always been machines available, and the garbage and recycling area is kept tidy and have bins for just about everything, including a spot for free used items. The studio apartment we have is modern and clean, having a huge fridge, dishwasher, stove & microwave is a huge bonus, the bathroom is great with a big tub, the layout is wonderful with so much light and space despite it being just 533 sq ft, and the view is spectacular onto the north shore mountains with a massive balcony. I don't hear much from neighbours, and traffic sounds on grange are not bad considering this is downtown Burnaby. And the location can't be beat, everything that we could need from shopping to banking to medical clinics to restaurants is literally downstairs at the old orchard mall, station square and metrotown, Crystal Mall and along Kingsway, and so close to transit and Central Park, the public library, and so much more. There have been some issues at times with the elevators as others have reported in reviews, but I am on a lower floor and can use the stairs so this does not impact me as much as those on higher floors. We are very happy to have moved here!

Well, if things were bad a few years back, now they're a lot worse since Quadreal has been managing things. Nobody seems to give a damn about tenants anymore, the only things that matter seem to be the building not breaking down completely and the rent to be paid on time. Which makes sense, given that the building and the management company both seem to have a common owner (at least that is what they were bragging about 2 years ago when they took over the management). If I owned a rental building, as well as the company that manages it, would I fire my own management company in case they do a bad job?... Hmm, let me think about it... No, I wouldn't. Actually as long as they keep collecting rent for me and make sure the building is not toppling over they can do whatever they want. For the owner, paying for management is paying himself, just like shifting money from one pocket into another. Which explains why things. Like I said, see my other review for some of the stuff that's been going on. On to recent stuff. One of the elevators has been broken for 3 days, making loud banging noises above my apartment (top floor), and after having slept for 2 nights in the living room as far from the noise as possible, after repeated calls to Quadreal Connect (what a joke!), emailing to the building manager, asking if it would be possible at least turn off the faulty elevator - nothing so far! Not the slightest reaction. So this is what you can expect in terms of customer service as a tenant in Panarama Tower nowadays. Oh, let's not forget the gym. God forbid something breaks down. It usually takes months to have repairs done. It's already been almost one month (mid-September 2020 now) and a missing pin for the weight machine still has not been replaced. With a bit of luck, we may see it come December.
