Had the credit card 6 months still wasn't high enough although we were less than 20 points away before we got the card. Activated the card & credit dropped 40 POINTS!!! So then we were 60 points away from getting a house. Once our credit was high enough after 6 months(yet we were still 15 points away), she started giving us laundry lists of what all we needed. We were doing a rural development loan(100% financing). Refused to finance in closing cost. At this time my husband was making $1500 before taxes a month. NOW he makes over $2000 a month-$2200 a month. Said she couldn't count overtime, spiffs, couldn't count commission although that is in every paycheck. Total butt holes up there. Call again, she said we needed $6000 total between closing cost & such for a house that is well under $70,000! Total BS! All she wanted was more money out of us cause we had parents that had money!!! She has gave us EVERY Excuse in the book to get out of financing a house for us. THERE IS NOTHING On our credit that is derogatory! The only payment we have is $500 rent & a car payment! DO NOT GO HERE! DO NOT GO HERE! DO NOT GO HERE!

This is by the far the worst experience I have ever had!! We were buying a HUD home, so we needed…read moreto close before our contract expired! Chris Robinson kept insuring us that we would close way before our contract expired. Everyday for a month, he "guaranteed" and reassured us that there were no problems and our loan would close. Everyday he kept asking us for immaterial items, such as "centering our drivers license" and each time, they had a two day turn around time! So he would ask us for something silly, and we would have to wait 2 days just for them to ask us something else silly and then wait two more days, and etc. The day we were supposed to close, he just completely stopped emailing us, didn't return phone calls, etc! At this point, we knew we would have to ask HUD for an extension, and we decided to switch to a local lender that did the loan in house and didn't broker it out. enabling us to close just two weeks after our expiration date of the loan! So all together, American Dreams wasted 30 days of our time! When the local lender only took a couple of weeks! Had they told us the problem instead of just dragging us along, we could have closed the loan with them. They were very unprofessional the way they handled this and I would not recommend them to anyone!!! If your dream is to own a home and not lose the contract you have with the seller, then I would not use American Dreams Mortgage of Knoxville, Tn. They don't even deserve the 1 star, but it made me click something. :(

We met with Kim?( I…read morethink that is the correct name) Right away I could tell she was not familiar with several key factors of mortgage lending, such as: debt to income ratio, FHA terms and student loan figurations, but we decided to give her chance anyway. We provided all of our documents and allowed her to pull our credit. Not even 24 hours later we got a call saying that we could not qualify for ANY type of mortgage as we had a late payment 2 years ago. She quickly gave us the brush off and we were devastated. However, a quick 10 minute internet search proved she was wrong and very misinformed. Thankfully, we went with another mortgage broker and qualified for not only a FHA loan but also a Conventional Mortgage from many other banks as well as credit unions with little to no effort, aside from the normal documents that are always requested. We closed on our new home last week with an exceptionally low interest rate and excellent loan terms. If you are a 1 st time homebuyer or think you may have any issues, no matter how minor, with getting approval, I would highly recommend using someone else! Very disappointed with Key Stone and we would never, under any circumstances, recommend them to anyone else.

This is a review of Dan Hall at Elite Service Mortgage…read more I never thought that I would have an experience with a mortgage broker that I would classify as "great", but Dan proved that it greatness is possible. In the past, my experiences with mortgage brokers have been stressful and a necessary evil. We purchased a house in Nashville, and our realtor recommended Dan Hall. We are so glad that she did. Dan spent a lot of time understanding our needs, making his recommendations, and answering every single question we had in a language that we understood. And we had a lot of questions. With just that, he's already the best mortgage broker I've used. But what really set Dan apart was that he made the process go smoothly. He told us what he needed from us in advance, what things were time critical and what things could wait. He held our hand. He took time for us, and he sincerely wanted us to be satisfied with his response ensuring that we had all the information we needed. It sounds trivial, but every mortgage I had gotten prior to Dan was stress inducing and the broker made us feel like they were doing us a favor. But Dan truly appreciated our business. And the cherry on top was that Dan found us a better mortgage rate than any of our "due diligence" calls to other lenders. Dan is the best.
