We used MJ Monahan Builders this past year to add a 1700 sq.ft. addition and renovation to our home. Michael Monahan's wife Ingrid is alos a interior decorator whom he includes in the project. He included 12 hours of her designer services which was a huge help with picking plumbing fixtures, tile, paint colors etc. The other great thing was that Ingrid and Michael gave us contractor pricing on everything. The name of her company is Ingrids designs. Shes great as well. We started our project by meeting and hiring Michael in the very beggining. He handled everything from the architectural drawings, cival drawings and permits. The great thing about hiring Michael from the begging was that we were able to build our project to our budget. For instance in the design process were were able to make educated dissions like basement vs crawl space, masonry fireplace vs prefab , 400 sq ft great room vs 600. This was super helpful. I would also like to say that we had no change orders except for the items we added or changed. The design process took about 2 months. The permit process in Radnor was the worst part. Radnor held us up for almost 3 months with back and forth with the cival engineer. Even though we were removing more inpervious than we were adding they still made us do water retention. The construction from start to finish took about 5 and a half months. Michael finishes strong as well. All the punch list items were taken care of, even items that we didn't care about were still taken care of. Michael Monahan and his workers are all complete gentleman. We have 3 small children so it was very important to us to have good honorable workers in our home. I never heard any profanity, loud music or anything. The other great thing is that he dosent allow smoking on the job site. So we never smelt cigerete smoke ever. We are super happy and we are so glad we chose to go with Michael Monahan and his company. My friend ask me if i had it to do over again would I do this kind of project and go with Mr Monahan. We had a great experiince with MJ Monahan Builders. Our project took about 5 months from start to finish. We met with the owner Michael Monaghan first and we felt super comfortable with him because he had done additions for several of our neighbors. He got us started with his architect which and worked with us though the design process so we were able to do our addition and renovation to our budget. The drawings took about 2 months to complete and the permits took another 2 months to receive unfortunately. The Township of Radnor was the worst experience of our project. Wish we could write a review on Radnor Township and their building department. Radnor Twp is horrible anti builder and anti home owner improving their homes. Once we finally got the permit the project took about 5 months to complete. We added a family room, kitchen, mudroom and master bedroom addition and remodeled about half of our existing home. We lived though the addition/renovation to our home and were super comfortable with Michael and all his workers. Everyone was very nice and professional. Michael also installed a temporary kitchen in our dining room which included a sink, dish washer and hot plates which he provided. That was awesome. He also boarded up and insulted for sound all doorways berween us and the work going on . He also built a temporary stairs on the outside of the house to access the 2nd floor addition. Michael Monahan was so great to keep our family isolated from the work, dust and noise. I would strongly recommend MJ Monahan Builders for a addition/ renovation. "Great Job" This past year we hired MJ Monahan Builders to do our addition and renovation. The job entailed completely gutting our existing house and we added approximately 1800 square feet to our home plus a 3 car garage. The job took about 5 and a half months. Were stayed in the house for about the first 5 weeks when they were doing the outside foundations and framing. After the 5th week we moved out to Devon properties which has a great month to month program. Mike and his team were great to work with. He also recommended us a architect which was a great help. Mike stayed involved through the design phase which was a big help so that we were able to build our home to our budget. So that helped lessen the design time so we didn't have to go though 2nd, 3rd or 4th designs to fit our budget. Mike's wife Ingrid is a interior decorator whom he includes her designer services in his contract. She was a huge help with picking out finishes, cabinets, tile, paint colors etc.. There are so many item you have to select while building a home. We were also super happy with our allowances for those items. Almost all the allowances were right on track , except for the wonder tile design we did in our bathroom. There we used Devon tile which Mike and Ingrid were also able to get us discounts. When the job was completed they also were amazing with the followup and any punch list items which they took care of right away. My husband and I recently had MJ Monahan Builders build our addition and completely renovated about 50 percent of our existing home. It was a great experience even though we lived though it. Mr Monahan was so gracious that when they took out our kitchen he set us up with a temporay kitchen in our dining room. Its included a counter , re-hooking up our dishwasher, microwave and a hot plate for cooking. This kitchen made our lives so much better though out the construction. The total we added was about 2000 sq.ft. Monahan was also our middle bid. The only change orders that were generated were the items that my husband and I added. There was no surprise up charges at all. The project took about 6 months from start to finish. Mike Monahan and his workman were super comfortable to have in our house. Mike and his workers were super comfortable to work with. Plus we have 3 small children around which that was super important as well. Last year we had a addition done by Mj Monahan Builders. We were supper happy with the the quality of the work . We were also very happy with how nice Mike Monahan and his crew were to work with. Mike and his wife who is an interior decorator was able to help us with every aspect of the job. They also have a great contacts for kitchen cabinets and granite. We got another bid on the cabinets that Mike got us pricing on that was over $80,000 and Mike was able to get us our cabinets for just above $20,000. The cabinets were also plywood box contraction, dove tail drawers, soft close drawers and doors. It was the same with the granite. The cost the of granite was $2500 and compared to another price of the same granite which was almost $8000. Im super happy with the quality of the work and even happier with the savings that Mike and his wife Ingrid were able to gain us. Bravo mr Monahan. Job well done. :):):) read more

We had a renovation and addition done on our used to be quaint 2400 sq.ft. home. We looked in to moving or building new and between the realestate taxes and the problems of possibly changing schools and neighborhoods that would effected the children aided in our division to stay and renovate/ add on. We pretty much doubled the size of our home and renovated the sq.ft. of the existing home. We are very happy with the end result. The process wasn't as difficult as I though it would have been. I definitely think that us hiring Monahan Buildes was the best thing we could have done. They weren't the cheapest bid and they weren't the highest bid. But at the end of the day you get what you pay for. My most favorite rooms in our home I would have to say is our kitchen and master bath and suite. I love my closet as well!!! I finally have somewhere to put my shoes :) We are very happy with Monahan and his people. read more

We hired Mike Monahan and his company to put a large addition on our home this past year. Our home is about a 120 plus years old. We also winded up completely gutting the existing house which also had a lot of lead paint and knob and tube wiring. Through that process we also discovered asbestos everywhere which we definitely had to remove. Mr Monahan was extremely fair with these un foreseen conditions as well as wood rot in some walls. We used Monahan Builders to build our addition. About a year ago. We added approximately 2500 sq ft and renovated all of the existing sq ft which was about 2400. We added a kitchen great room, laundry, mushroom with cubbies, powder room and master bedroom suite . The entire project took about 6 months to complete. mike and his crew were wonderful to work with. The quality of the work was above reproach . Our moldings millwork cabinets and custom cabinets are out of this world. If someone is in need of a quality contractor I would definitely hire Mike Monahan. No leaks, no cracking of the ceiling or walls, no issues what so ever.
