I would not recommend trusting these people to manage your property. They like to overcharge for maitainence without getting approval. Also when you you try to leave they do all sorts on unethical things like charging for rentals they had booked and moved that were well after giving required notice to leave per contract. AVOID AVOID AVOID! This awful company is still refusing to refund me for a cancelled reservation owing to the Covid 19 crisis. They have gladly informed me that I am entitled to a penalty free refund but have continued to refuse to provide this, firstly blaming their credit card processor. It is clear that they are now successfully trading again as they have responded to similarly upset customers on these reviews to confirm they have made it through the troubles of this year and have refunded everyone. They haven't refunded everyone, and when I pointed this out to them, they simply ignored my email. So AVOID this company - they are plenty of other options to use when staying in Moab. Unless this company agrees to refund me shortly, I will be starting proceedings against them, having now received legal advice. My advice to anyone else who is still out of pocket from Moab Lodging - their actions this year are not legal and you are entitled to your money back. We booked a condo with this company several month in advance for the end of April. Then the covid 19 issue arose. Moab closed the town down to visitors. We tried to cancel but the company refused to do so for over two weeks. After the third phone call and an email with the threat of legal action we put in a call to or credit card company to dispute the charges. Only after the credit card company reversed the charges did we get a response from the company. So bottom line is very poor business practices from this company. read more

We REALLY enjoyed staying here!! A beautiful condo at an affordable price with everything we needed! Clean, spacious and comfortable. Felt like we were staying at a friend's house. Close to Arches NP and downtown Moab, but a calm and quiet location with an amazing view. The staff were extremely friendly and helpful, even shipping a bag that we forgot home to us! Thank you!!! We booked one of their properties on Airbnb. We encountered several issues with this property. Not only did the unit have major wear and tear, the washer and dryer smelled moldy, the carpet was torn up, but the biggest issue was the microwave didn't work. I purchased a unit with a fully functioning kitchen, it wasn't fully functioning. I contacted this company the day after checking in, with the issue. They sent a maintenance worker over who looked at the microwave and stated, it's broken. I reached out the company 3 more times after the maintenance worker came out, and never received a resolution. The company didn't even offer a partial or some sort of refund for the inconvenience and not holding up their end of the agreement. When I attempted to resolve this with Airbnb, the company lied and said, "they were not made aware of the issue until the last day of the stay" total lies. I provided proof to Airbnb and finally got some resolution, a week later. Terrible company. Avoid this company and stay with another company, there are so many property management companies, don't waste your time with one that lies and doesn't care about your stay. read more

If you are a property OWNER then do not hire them! I live out of state and they always returned the entire security deposit even when there was extensive damage! When I finally checked on my house in person, there was extensive damage throughout the house that I had to pay for and that dogs had lived there too! These repairs should have been completed using the security deposits before the renters moved out! I was even billed for a landscaping service to pull weeds because the renters didn't! I called and complained and was told I would be refunded for that but I never was. I had called and asked to speak to the GENERAL MANAGER DUSTIN FRANDSEN and he never returned any calls. I have heard from others that he won't speak to clients/owners, which is a trait of a poor manager. I had then stopped getting rent checks and when I called in inquire they told me the Renters had put in a 30 day notice and had already moved out, I was never told! I have heard from other property owners also that have had the same problems and are leaving them. They are good with sending the rent check each month but that is it. I just sold the house and my realtor told me they have a horrible reputation locally. I highly recommend choosing a different management company. read more

never never use this company. we rented the guest nest for 11 weeks this winter always paid the rent early, treated the place with the upmost of respect, and cleaned the entire place before we left spotless. our deposit was 650 dollars which we have yet to get back two months later! the staff will not return repeated calls over this time, when you can get someone on the phone they reply with we will call you back, that never happens!! we are still fighting to get our deposit back. this is the worst and most shifty operation I have ever had the displeasure of working with. PLEASE never use this terrible property management. the actual owners of the property were very happy with us, so seems this business just likes to try keep your money as long as they can. stay away! read more

Warning!!! To owner of properties, do not hire this guy to manage your properties. We stayed at one of the vacation rental managed by the guy named DUSTIN. This guy and whoever his partner/worker/friend are a bunch of greedy ass. They harassed us while we are on our trip twice with pet fee after we pay over $800.00 for 5 days stay at one condo. We book everything online via Airbnb. The fee was only $60.00 and they supposed to wait for Airbnb payment system to go through. But they were so greedy, could not wait, asked us for our credit card immediately to pay outside of Airbnb, which is violate the policy. I am reporting this to Airbnb. They also must have paid house keeper so cheap, which guess had to pay cleaning fee and have to clean own dishes and clean pet hair, that way they save extra time paying house keepers. There were a bunch of dead fly around the house that did not pick up by house keepers. House keepers also walked right in at 8:30 in the morning while we were sleeping half naked. I was so upset, messaged this guy, but he did not give a crap, no respond from him. The place has hundred of rules post on wall and written pages for guess to obey. It like staying in a prison . I will never ever stay at any properties where this guy manage. And will never recommend to anyone. read more
