I transferred from the Links and…read moreGreens in Norman, where I had a wonderful experience for three years, so I was really excited and had high expectations. Unfortunately, our experience at this new complex was the exact opposite. From the start, the apartment had severe issues: Black mold covered large portions of our unit, causing me to experience asthma-like wheezing, coughing, light headedness, and rashes. I made the complex aware of my health issues, but it was met with hostility and band aid fixes to the problem. Roaches were present, one night I woke up to a roach as long as my finger crawling behind my head, and more appeared over time. Heating problems were constant. The heater broke five times last winter, and during one ice storm, our apartment was around 40°F. Maintenance admitted the wiring was a mess and was surprised it even worked at all. Smoke odor was overwhelming when we moved in and took months to air out. Even after moving out, some of our clothes still smelled like smoke. Unsanitary conditions included trash and old underwear behind the washer and dryer. Cabinets were peeling, were dirty, and had large stains. We started reporting mold and roaches in May 2025. Despite informing the landlord, Leah, and explaining the serious health issues I was experiencing, rashes, wheezing, and painful coughing, we were only given temporary fixes, and the mold kept returning. Leah responded with hostility, even though the maintenance team acknowledged, "It was really bad." We made them aware that because of the mold we were afraid for our health and reentering the apartment. We asked to be released from our lease or even offered another apartment to be moved in to. They told us that this is why we needed home insurance, we had rental insurance and when we called them they told us they do not cover that, and that it was the complexes responsibility to fix the issue. the complex seemed to show no concern that we were not able to live there safely and that we very possibly could have had no place to live. I think it has shocked me that they were willing to still take months of rent from us knowing our situation and that we couldn't even live in it. This is unethical. I also requested details of what was done, who worked on it, and if the mold had been tested. The landlord refused, saying she was not required to provide that information. Ultimately, we chose not to take legal action and stayed with my husband's parents for the remainder of our lease and did not go back in unless we had to get something out to not expose ourselves to the mold. Even when I returned to move our belongings, I started wheezing and coughing immediately leading me to believe the mold is still there. It is concerning to me that someone moved in right after us and are now living in those unsafe conditions. I have had to wash everything in vinegar to try to remove the contamination from my things. This has been a very stressful and difficult several months for my husband and I. Writing this review is painful, but I feel it's important to warn others. This complex clearly prioritizes profit over tenant health and safety. Please avoid renting here.

Fitness room and pool, also a common area room with a big screen (came in handy for March Madness and the Superbowl). Shuttle to and from MMAC. Friday's someone comes and cleans up your place for you. Frickin' awesome!

I wanted to share my experience so prospective renters can make informed decisions about properties managed by this company. From the start, the apartment had severe issues: Black mold covered large portions of our unit, causing me to experience asthma-like wheezing, coughing, light headedness, and rashes. I made the complex aware of my health issues, but it was met with hostility and band aid fixes to the problem. Roaches were present, one night I woke up to a roach as long as my finger crawling behind my head, and more appeared over time. Heating problems were constant. At times it smelled like it was on fire, even after running it for months at a time. The smell of cigarette smoke was overwhelming when we moved in and took months to air out. Even after moving our things out I could still smell it on our stuff. When we moved in, there was an old pink fishing pole, Christmas lights, and old dirty underwear behind the washer and dryer. The apartment was disgusting. Cabinets were peeling, dirty, and had large stains. We started reporting mold and roaches in May 2025. Despite informing management, and explaining the serious health issues I was experiencing, rashes, wheezing, and painful coughing, we were only given temporary fixes, and the mold kept returning. The maintenance team acknowledged, "It was really bad." We made them aware that because of the mold we were afraid for our health and reentering the apartment. Ultimately, we chose not to take legal action and stayed with family for the remainder of our lease and did not go back in unless we had to get something out to not expose ourselves to the mold. I feel because of their negligence, we were forced in a position to either risk our health, break our lease, or live with family until we could be free of the lease and get a new apartment. I do not recommend living here. I've heard from different residents that they have mold in their apartment and nobody wants to come out to take care of it.

    To Whom It May Concern, I am a resident of Oak Place…read moreApartments in Oklahoma City, Oklahoma, a property owned by Morgan Properties. Prior to leasing my unit, I specifically asked the office staff about several concerns, including whether animals were required to be leashed and whether residents were required to clean up after their pets. I was assured that both requirements were enforced. Unfortunately, that assurance has proven to be untrue. While these rules are clearly stated in the lease, are mandated by Oklahoma City ordinance, and are supported by Oklahoma state leash laws, Oak Place Apartments does not enforce them. Instead, residents who report violations are treated as the problem rather than the violations being addressed. This ongoing lack of enforcement has created an unsanitary and unhealthy living environment. Although management may claim they cannot identify the responsible animal owners, this is incorrect, as I have provided photos and videos documenting repeated violations. Improper animal care can spread disease among animals and, in some cases, to humans. I consult regularly with a veterinarian who is a former military veterinarian and performs USDA health inspections. She advises me on all matters related to animal health, and her guidance reinforces the seriousness of these conditions. I have been a resident for less than five months, yet within a four-month-and-ten-day period, I submitted over 28 maintenance requests, many for recurring issues. While Morgan Properties may argue that ownership of the property changed shortly after I moved in, this does not relieve the landlord of the responsibility to maintain safe and habitable living conditions. One of the most serious issues involved the water heater. The hot water frequently appeared yellow, indicating rust contamination. Maintenance repeatedly drained the tank, temporarily restoring clear water, but the discoloration consistently returned. I documented rust on the bottom of the tank with photographs and paid out of pocket to have the water tested. Rust in water can promote bacterial growth and has been linked to health concerns including headaches, muscle aches, pneumonia, and iron overload conditions such as hemochromatosis, which can lead to organ damage when exposure is ongoing. After months of repeated requests, the water heater was eventually replaced. Additional concerns involve the flooring throughout the unit. Portions of the vinyl flooring are not properly secured. I was informed this was due to new flooring being installed over old flooring rather than removing the old materials. This allows water to become trapped between layers, creating stagnant water conditions that promote the growth of bacteria, mold, and algae, including harmful organisms such as Legionella. A section of flooring beneath the stove is also unsecured, creating conditions that allow pests, mold, and bacteria unless the stove is pulled out after each use, which is unreasonable. The carpeting presents further health concerns. In multiple areas, the carpet feels damp despite not being wet, likely due to cold concrete beneath it. More concerning are areas where carpet fibers are completely worn away, exposing the backing. Rotten or severely deteriorated carpet can harbor mold, bacteria, dust mites, allergens, and volatile organic compounds, contributing to respiratory infections, asthma attacks, skin rashes, chronic coughing, fatigue, and immune system impairment. A carpet professional inspected the flooring and advised that patching would be ineffective because the carpet requires full replacement. Although I was initially told a crew would move my belongings, replace the carpet, and move everything back, management later stated that I would be required to move everything myself, despite my disability. The bathroom presents unresolved issues as well. Despite multiple maintenance requests, the sink still does not drain properly, and the bathroom cabinet has not been replaced. The cabinet shows clear water damage and rotting wood. Rotting wood creates conditions conducive to mold and fungal growth, which can release airborne spores that cause allergies, asthma flare-ups, respiratory infections, skin irritation, and poor indoor air quality. Despite all of these documented conditions, the apartment manager and Morgan Properties' legal department have denied the existence of any health or safety concerns, stating that no conditions exist that materially affect health or safety and that Oak Place Apartments will not be complying with the demands. This position is inconsistent with the documented evidence. These issues could have been resolved in a much simpler and more cooperative manner. Instead, they have escalated unnecessarily. As a result of these conditions, my physicians will be conducting medical testing for at least one year, possibly longer, to ensure that I have not suffered lasting health effects.

    Short: Booked apartment from out of state, arrived to a disgusting/dirty apartment with dead…read moreinsects everywhere, smelling of cigarettes, and generally unclean. Received charge for fire extinguisher that i never had when i moved out. - I moved in June 2020 from out of state and had leased the apartment before arriving in state. The staff was very friendly over the phone and when I picked up the keys. The apartment however left a lot to be desired. There were large dead insects, including cockroaches in the bathroom and on the kitchen floor. The drawers, cabinets, and counters were all filthy and the apartment had a very prominent cigarette smoke smell. The garage was incredibly dirty, the garage door was bent and often prevented it from closing properly if at all. The fix for the cigarette smell was an air freshener in my vents and the garage door was kicked into submission so that the dents would not trigger the safety sensors. Upon move out we received a charge for a missing fire extinguisher. I stated that we never had one while living there and was told that their proof that we did have one, was that there was a picture from the previous tenants move out showing it which happened almost a month before me taking possession. I insisted we did not have an extinguisher and that we checked through all of our stuff as we unpacked it to ensure it wasn't accidentally packed. Keep your expectations low and make sure to take pictures of items not being in the apartment so you aren't charged for them later...

However, the experience took a sharp downturn after a recent management change, revealing a glaring lack of tenant care and an overt prioritization of profits over people. Customer service has plummeted to unacceptable levels. There's no courtesy in the form of rent reminders, yet when lease renewal approaches, the inbox floods with relentless spam and pressure to commit, right up to the eleventh hour. Any flexibility evaporates if you're even a day late on payments or decisions--they're rigidly unwilling to accommodate, showing a clear double standard. Worse still, addressing concerns means dealing with front desk staff who exhibit unprofessional attitudes and a complete disregard for basic respect and manners. Interactions feel dismissive and hostile, turning routine matters into frustrating ordeals. My decision to move out was driven entirely by this subpar management and service; the property itself is fine, but the human element is a major deterrent. If you're content paying premium rents to a company that's transparently money-driven and indifferent to tenant satisfaction, this might suit you. Otherwise, look elsewhere for a more balanced and respectful living environment.
