STUDENTS BEWARE:
I lived here for a year. Rent was $940/month + utilities. This initially seemed like a really good spot- I'm a USF student, and the house is less than a block away and seemed like it was in fairly good shape. WRONG: the house flooded twice in less than a year and the noise level (due to poor insulation) was absolutely intolerable. By flooded, I mean all my belongings were ruined and the house became unliveable, both times, because the incredibly cheap landlord had never made proper renovations, repairs to the plumbing/ used the cheapest materials imaginable, and cheap labor to make cheap fixes.
First flood: pipe exploded, water was blasting everywhere for an hour because we were not home. The landlord did not offer my roommate and I a place to stay as is the law in San Francisco, instead kicked us out with nowhere to go and no reimbursement for our damaged belongings.
6 months later..
Second flood: pipe exploded, this time the water was going for several hours as we were all asleep. The landlord did not even try to call a plumber during the emergency, she was instead trying to reach her friends so she could get a deal. Keep in mind, this is while water was shooting out of the wall and we were 2 feet deep in water, DURING FINALS. All my electronics and clothes were ruined by filthy water. Then she tried to evict us, with a week's notice, without offering any relocation fees or damaged property money.
In all honesty, she is now being sued. She does not understand SF renter's rights, or that she can't take advantage of students. She probably knew exactly what she was doing to us, because in the beginning of the year added a caviat to the lease, saying that in the event of disasters like floods, she is not responsible. Too bad for her, the lease does not override SF law.
The people examining the house have told me countless times, the floods should have never happened. It is a result of negligence to renovation and repairs.
It seems that Mireya targets students because they come in unknowingly, are younger and inexperienced and the parents pay the rent. Every time she was supposed to insulate the house or redo all the plumbing, she hasn't. Instead, she waits for new students to start every year, and moves new people in after making a cheap fix. The woman is renting an old, run down, disaster-prone house for $5,000/per month. She is currently being evaluated by leasing committee of SF; if her methods are sub-par, she will be banned from ever leasing this property again.
Take it from the previous residents at this house: the best decision we made was to leave. Unless this property is under new management, please reconsider renting here. read more
