I used AMOSO to rent my house when I was out of the country and I regret it. If you value the…read moreequity you have in your house, don't use them. They did a terrible job of maintaining the property. I always paid thousands in-between renters for fix-ups, but they neglected a leaky roof and rotting wood on the front porch that led to the need for costly repairs. They hired someone to do interior paint that seriously damaged my historic house by unintentionally spraying paint meant for the walls on the ceiling, windows, sinks, and hardwood floors. I didn't realize this until several months after the fact. They also admitted to me that they charge renters for services they don't provide - like changing the furnace air filter every few months. Once they sign you as a client, it is hard to get a return email or phone call when you need to speak with them.

Out of State Owner - Got Nothing but problems - When AMOSO asked to complete work paid for in…read moreadvance, they quit!1) Spent Tenant Deposit on Repairs - did not give to owner and did not separate from other funds.2) Was charged for mowing that did not get done until hired 3rd party to take photos to prove it was not done (a 6' vine on house and weeds over the knee shows was not done "last week").3) Charged us 10% markup to hire repair crew, then marked it up again when they hired their own subsidiary company to do the work.4) Let utilites get over $700 past due when they were supposed to pay the bills from available funds.5) Charged for repairs to outdoor handrail, they removed it and threw it away. We had to hire someone else to replace it to get occupancy permit approved.6) Left tenant repair requests go unfulfilled until tenant moved out (Broken window in door left for months after tenant reported, found to be boarded up at move out instead of repaired). Other tenant's complaint that stove was broken went without response for MONTHS. Wasn't until we stepped in as owners that it got resolved.7) When questions were raised about completeness of work, instead of offering to make good, they responded with accusations of poor manners to avoid having to do the work they were paid for (Ad Hominem, Tone Policing: Tone policing is an attack that focuses on the manner in which someone makes an argument, rather than on the argument itself.)I would be understanding if they said, look we have problems. However, they denied and refused to take ownership of their own problems until we put the houses up for sale and the realtor's photos showed the work was not done.
