Barely made settlement because they "forgot" to put me in their scheduler so apparently all of the reminders and outreach that I should've been receiving to ensure my settlement account was ready were missed and left it up to me at the 11th hour to figure out how money was going to magically appear for a 10 am settlement the next day. Owner of the company called to reassure me, but that really was lip service as even he wasn't clear on how his own closing lock system worked. Oh and it was nice how they kept throwing the lender under the bus over inaccurate numbers. Meanwhile, the lender was the only one who was completely transparent and on top of their things and actually we were ready to close early! Don't let me forget to point out that I'm the one who reached out to them the day before closing to say hey what's the deal? What do you need of me? I work a pretty demanding job and FaceTime prior experience didn't think I had to babysit the title company. Weeks later I'm now getting a bill from my homeowners insurance saying they haven't been paid. I reached out to ask they confirm payment directly with my insurance company and they pass the buck to me with a copy of the cancelled check. Granted, yes I could've done that, but I wasn't the one responsible for paying my homeowners per the tasks of the settlement company. This is maybe my seventh home? Never have I dealt with a company who literally couldn't have done less. I wouldn't expect them to get anything right or to go above and beyond for you at all. Double check your numbers. be your own advocate or maybe better yet - just find a better title company.

In January, we bought a house in DE and had to sell our house in Silver Spring. We had intended to…read morelist with Barbara Ciment, who had 'farmed' our neighborhood for years. We learned she has retired so we ended up with her partner, Judi Shields. To our great good fortune. Judi is very impressive: thinks and talks fast, very knowledgeable about the Wheaton area [she lives there] and the local market trends. She gave us a list of fixes she felt would make the house greatly more attractive; they added up to $47,000! We talked an asking price of around $645,000. We used our own contractor (Jesus Marquez - fantastic work!) and Aaron Goodman Flooring, who refinished our hardwood floors - sensational job. We spent $27,000 on fixes in the end, but the result was breathtaking: we didn't recognize our own house of 30 years. Then, at her own expense, Judi had the house staged and photographed for the listing. It looked a feature in Architectural Digest. At market time, Judi proposed an asking price of $599,000, well below the original price we'd talked about. But market conditions were such, and she felt the number just under $600,000 would catch more attention, hopefully spur a bidding war. Our own intent was to get rid of the house, so we accepted the strategy. And it appears to have worked: 18 groups of viewers went thru the open house (on a cold rainy April Sunday). She gave the realtors a deadline for offers of Tuesday 4 pm. On Monday, an offer came in for $630,000 but full of buyer credits and conditions; we rejected it. On Tuesday, we got the real thing: an offer for $605,000 with no conditions - not even a home inspection - and 30-day closing. We accepted quickly. No other offers appeared, indicating to us a poor market for selling in Wheaton. Judi's staff and the title company kept track of the sale, which included transfer of a solar roof contract to the new owners. Closing went without a ripple. Judi was generally easy to work with: responded quickly to phone calls or texts, reviewed the repair work as it proceeded, offered suggestions but did not argue over those we did not accept. She can propose forcefully but will accept your decisions gracefully, without protest. She is very high-energy and, again, quick-thinking. That we got 18 shoppers and only one serious offer indicates to us that her pricing strategy was correct. Do we recommend her? Absolutely; 5 stars. Are we happy with the results? Also big yes. We have the cash and our summer ahead of us. Others still have their houses on the market, waiting.
