Ever wonder how serendipity works? Pull up a vid screen and let ol' Panochey tell ya'. So Sweet Thang has to sell her house. She's put a lot of work into it to make it pop and it is primed to go. Since the shack is just a stretch from what my dumb biscuits thought was a "culturally appealing selling feature" for a certain ethnic persuasion, (in English that's I thought that it would appeal to Asians due to a proximity to a casino), I contacted an Asian realtor to see if there was any call for the property in the overseas Chinese market. Long story short, lovely Chinese-American realtor lady, (Yu Le), connects me up with Mike Belger and the Belger Team.
Mike is THE MAN. After putting in check my piehole's over-valuation of Sweet Thang's property, (Sellers always think their property should sell for just under one gazillion dollars), we agreed with a listing price that was in line with what the market was in the neighborhood.
We listed, had three offers and ended up selling for listing price in under 90 days! From this experience I have some "kindly tips" if you are planning to sell your house:
1.) Pick Mike to rep you.
2.) DO NOT TRY TO NEGOTIATE THE SALE, (that's what your realtor is for.) This means that you limit your discussions with prospective buyers, their realtors and anyone else. Selling a house is like a big-assed poker game. Your job is to SHUT YOUR PIEHOLE. (Your welcome, Mike!)
3.) Get your stuff out of your house unless it looks like a model home. Believe it or not, blank slates sell better than one's full of your junk.
4.) If it needs paint, paint it or get it painted. Inside and out. New carpets? Cannot go wrong with pastels or beige, continuous filament nylon. Upgrade the flooring, the kitchen, the cabinets, (yelp M&M Cabinets in Menifee, Mark Teague!), Drop the dime on the house if you are asking top dollar.
5.) Leave the property when someone is coming to see it, but stay in the area in case their realtor DOESN'T HAVE A LOCKBOX KEY WITH THEM, (yes, this actually happened with us).
6.) Be damned proactive when it comes to responding to offers, counteroffers and signing documents.
7.) Say "thank you" to Mike and his crew for getting your shack sold. Seriously, it's the little courtesies that count in life. Always say please and thank you.
Thanks Mike! You are truly the best! read more
