Had everyone things outside. I was making deals with leasing office doing a month to month because I did not want to renew they just kicked me out Mind you for months they did not have anyone in the leasing office to even help after David the old leasing office guy got fired back in February he was really nice helped me get my place I very much appreciate him but overall all experience paying that much with no balcony or washer dryer or dish washer and dirty carpet was ridiculous and paying for parking can't even get a space when I come home from work because of the school. I as well was stalked by the guy in the front building while walking my dogs multiple times had to call the police on him he did it to another girl there as well he stays in the front building just watching girls was warned by other guys around there and my door was kicked in, after first month of living there. oh don't let me forget there RATS! & ROACHES! my place very clean I cleaned everyday the bugs are terrible there I never ever lived in something like that i WOULDN'T RECOMMEND ANYONE TO MOVE HERE! This place gave me so much anxiety and how they handle me as I'm pregnant as well had to go check into the hospital same day! Don't waste your time or money here

    Edit (1/1/25) In interest of fairness, I wanted to update my review. The last few months here at…read moreAvondale Overlook have seen quite a bit of improvement. The much awaited parking project was completed around August. The parking project opened up many non-reserved parking spaces closer to the entrance of the building, while still keeping the parking lot behind the building open for non-reserved parking. Since then, I have not had an issue finding parking no matter what time I get home and therefore I've not gotten towed. While it would be nice to be compensated for the tows and fees due to off-site parking that were incurred due to limited parking from months past, I am very happy to not have to worry about finding a parking spot when I return home. My only true critique of the parking now is still the paltry amount of visitors parking spaces. When the parking project was initially completed, there were 18 total visitor parking spots (10 around the back curve of the parking lot, and 8 towards the back entrance of the parking lot). For whatever reason, the 10 visitor spots around the back curve of the lot were removed. Seeing as we now have ample parking for residents, I was baffled at this decision. As a result, when I invite friends and family to visit, there is still no space on the property that they can park without fear of being towed (with the exception of the 8 visitors parking spots towards the rear entrance of the parking lot which are often occupied). Another minor critique is that residents are required to pay a monthly parking fee to park on the property. While not a major concern, I am aware that there are properties that only require a parking payment once a year. With only these exceptions, I am very happy with the updates brought about by the parking project. In regards to the management team; there have been several new people that have been in and out of the office since I've lived here. However, as of recent, there's been a core of at least 3 individuals that have been working in the office for the last few months. One, of course, being Clementine; who has remained the most consistent and reliable employee during my entire time living here. We now also have had a consistent property manager and another person working in the office. Their names escape me at the moment, but with their combined efforts, I have seen tangible change to the quality of living here at Avondale Overlook. The consistency with which the residents are communicated with via emails cannot be understated; as we are notified of any relevant updates on a regular basis. In addition, when the elevator is down, a door is not working, or any other building anomaly, we are notified promptly and the problem is typically fixed within a week or two; seemingly three at most. Their efficiency of effort as well as consistency has not gone unnoticed; I appreciate the improvement of conditions here at Avondale Overlook. The other concerns I have of living here are outside of management's control; primarily the cleanliness of the property. Quite literally every day there is trash in the elevators and hallways. Sometimes trash or other items are left near the mailbox area causing unnecessary clutter. It's also not uncommon to see animal urine and food droppings in the elevators. At times the rug at the front and back doors is pulled or rolled (likely by a resident) and simply left unkempt. Unfortunately, the combination of these concerns causes the property to have a disheveled appearance. None of these aforementioned cleanliness and tidiness issues are the fault of Avondale Overlook, however. In fact, there is a cleaning crew that cleans the building essentially every day; they are consistent and efficient in their efforts. Overall, the quality of living here at Avondale Overlook has improved to the extent that I felt it necessary to update my review as well as my rating of the property. I hope that these comments can be beneficial to any current and future residents, as well as the management team and employees of Avondale Overlook.

Everything that's need to be fixed they can't its always they have to call someone else. The office staff (well let's not say all) Jackie by far is very nice, helpful and easy to work with, Stephanie Harvey I'm trying figure out how she still has a job she's very rude and low patience to tenants I also have videos of holes in the walls, leaking toilets, and holes from where the pipes run from the bathroom to the closet but the pipes are gone! From stealing of money , yes stealing , we had a inside source that made us aware of the illegal actions and over charging that they do towards some of their tenants . For years she would complain to them about the mold , I mean serious mold , that may have even brought my younger brother to have repository problems . Year after year , they will claim to take our service request , but no one will show to help fix the problem. Then there is the rust , and old appliances that they refuse to fix . What the hell is that? You would think that after all of those years they would do something but they did not. We won't even get into the rodent infestation at that place , I will probably puke . Staff , oh the rude , racist, belittling staff. And the king of them all, Carlos, the midget manager. If you're black , don't even bother becoming a tenant there , all rights are reserved to individuals or Hispanic decent , and this my friends is a pure fact. You are a day late with your rent , expect and extra $500 worth of fees to be added to your bill , and a fester of yellow papers stuck to your door to welcome you and you family on the way in . Ridiculous!!! I won't go into the threats for money , from that Carlos character but it's ok to have your residents living in such concentration camp like environments . Let me stop here because I can go on and on about this place , but I think you guys get the picture from the few reviews that are already posted here. Yes this is all facts , no fiction and proceed cautiously if you are a female , black or non Hispanic , like nice things and quiet neighbors as well as a price of mine when you are at HOME. DO NOT RENT HERE , STAY FAR AWAY , unless you like that type of living . Worst place everrrrrrrrrr

    To start, I just moved in so my experience may be different than others. The manager is really…read moretrying to make a positive difference, but he is one person and desperately needs help. First, there is no staff, there is only a manager. This puts a strain on the manager to just answer the phone. He cannot do this job alone yet, he is asked to. The office has not remained opened for over 40 hours since I moved in. 1). There are little to no weekend open office hours (beyond October, there will be no weekend service). If you work 9-5, because on very few occasions someone is answering the phone, you will not be able to reach anyone in the office. I have sent emails, and no one responds. I have to take an extended lunch to talk to anyone in the office. 2). There is a security door that makes a loud noise whenever opened almost guaranteed to wake you up in the morning so if you are a light sleeper then you will wake up or will be disturbed when attempting to sleep. 3). A gift card was promised 30 days after move in however, after 30 days, I still do not have one. 4). The walls are so thin until you hear almost everything your neighbors do. Im certain you know where this is going. 5). There are no plugs in the kitchen so you can't plug up your blender or any other kitchen electronic device without improvising. 6). People will sleep right outside your door and the management says, they can't do anything about it. 7). There are only 3 washers and 3 dryers for the whole apartment complex. The best thing about this place is its proximity to DC. Please check out these things for yourself, because I don't know how much would have changed by the time you make your decision. Talk to the residence and talk to more than one.
