Edit (1/1/25) In interest of fairness, I wanted to update my review. The last few months here at Avondale Overlook have seen quite a bit of improvement. The much awaited parking project was completed around August. The parking project opened up many non-reserved parking spaces closer to the entrance of the building, while still keeping the parking lot behind the building open for non-reserved parking. Since then, I have not had an issue finding parking no matter what time I get home and therefore I've not gotten towed. While it would be nice to be compensated for the tows and fees due to off-site parking that were incurred due to limited parking from months past, I am very happy to not have to worry about finding a parking spot when I return home. My only true critique of the parking now is still the paltry amount of visitors parking spaces. When the parking project was initially completed, there were 18 total visitor parking spots (10 around the back curve of the parking lot, and 8 towards the back entrance of the parking lot). For whatever reason, the 10 visitor spots around the back curve of the lot were removed. Seeing as we now have ample parking for residents, I was baffled at this decision. As a result, when I invite friends and family to visit, there is still no space on the property that they can park without fear of being towed (with the exception of the 8 visitors parking spots towards the rear entrance of the parking lot which are often occupied). Another minor critique is that residents are required to pay a monthly parking fee to park on the property. While not a major concern, I am aware that there are properties that only require a parking payment once a year. With only these exceptions, I am very happy with the updates brought about by the parking project. In regards to the management team; there have been several new people that have been in and out of the office since I've lived here. However, as of recent, there's been a core of at least 3 individuals that have been working in the office for the last few months. One, of course, being Clementine; who has remained the most consistent and reliable employee during my entire time living here. We now also have had a consistent property manager and another person working in the office. Their names escape me at the moment, but with their combined efforts, I have seen tangible change to the quality of living here at Avondale Overlook. The consistency with which the residents are communicated with via emails cannot be understated; as we are notified of any relevant updates on a regular basis. In addition, when the elevator is down, a door is not working, or any other building anomaly, we are notified promptly and the problem is typically fixed within a week or two; seemingly three at most. Their efficiency of effort as well as consistency has not gone unnoticed; I appreciate the improvement of conditions here at Avondale Overlook. The other concerns I have of living here are outside of management's control; primarily the cleanliness of the property. Quite literally every day there is trash in the elevators and hallways. Sometimes trash or other items are left near the mailbox area causing unnecessary clutter. It's also not uncommon to see animal urine and food droppings in the elevators. At times the rug at the front and back doors is pulled or rolled (likely by a resident) and simply left unkempt. Unfortunately, the combination of these concerns causes the property to have a disheveled appearance. None of these aforementioned cleanliness and tidiness issues are the fault of Avondale Overlook, however. In fact, there is a cleaning crew that cleans the building essentially every day; they are consistent and efficient in their efforts. Overall, the quality of living here at Avondale Overlook has improved to the extent that I felt it necessary to update my review as well as my rating of the property. I hope that these comments can be beneficial to any current and future residents, as well as the management team and employees of Avondale Overlook. read more

I am sharing my experience after moving into this property on February 19, 2026. Shortly after move-in, I began experiencing pest-related and maintenance concerns. Over the course of more than 7 weeks, I consistently reported these issues, followed up with both the on-site leasing team and regional management, and allowed multiple visits and attempted repairs. On March 9, I raised concerns about the HVAC closet as a potential entry point. While I was informed that this had been addressed, I later observed gaps and continued to experience activity within the unit, including audible scratching behind the kitchen area. Some areas required repeated attention, and there was no clear or consistent timeline for when certain repairs would be fully completed. Due to the ongoing nature of the issue, I also took additional steps on my own to try to mitigate it within the unit. An inspection was conducted; however, the visit was very brief and limited in scope, focusing only on whether visible droppings were present at that specific moment. My prior documentation and the history of reported concerns were not reviewed as part of that process. While no findings were documented during that visit, the issues I have reported over several weeks remain unresolved from my perspective. In addition to my unit-specific concerns, there have also been building-wide conditions observed during my tenancy, including ongoing trash chute issues and backups, which can contribute to pest activity, as well as delays in seasonal air conditioning despite rising temperatures. This is my 1 year review of living at Avondale Overlook. My lease is ending on October and I will be moving out. The apartment has its own good, bad and ugly. The good about this property is the leasing office people are really nice and always willing to help and try, their maintenance crew try their best with what they have to fix problems, bus route right outside no need for walking, spacious apartment, secured building, has a pool.The bad they want luxury apartment rent for a 70 year old building when you try to renew lease, move to queens town across and save your self $300 for the same unit type, charge 85$ per month for reserved parking, $35 per month for normal parking, fitness machine doesn't work , limited visitor parking promised to get more but never happened. The ugly -summers are brutal with electricity bills over $300 for a 2 bedroom. you will smell dog piss in elevator and green space, I know they can't control it but be mindful if you have little kids like me, laundry not worth in building, go to near by laundromat. Putting 1 &1 together I will be moving to the new building by west Hyattsville station due to cost to building ratio not adding up. It's not worth paying $1800 for older building + $250 conservice utility + $85 parking. read more

It's good if u are going to live here for a year, when your lease is up they will charge you ridiculous increase on ur monthly rent. Cons -Laundry is old and they charge a lot for small machine( I suggest not doing laundry here) - dog piss in elevator everyday - 1 elevator never worked and they have no plan on fixing it - fire alarm goes off randomly in common space - fitness room all broken machines and really old - rats in apartments no matter how clean you keep apartment( suggest you buy mouse trap as you move in) - they start charging for clogged sinks or tubs - they charge for everything - utility bills cost is random( one month might be $100 next month might be $350) Pros - decent size apartment - has Amazon hub - has cameras everywhere - clean corridors - easy website to use - maintenance is fast and gets resolved - has trash chute on each floor Overall not a good place to live long term compared to how much rent costs. read more

The move in process was great and the person who worked with me signing my lease and showed me around was very friendly and nice. Almost everything you see advertised is true except no community center or not enough gym equipment. Laundry room on every floor but kinda needs update. Rats, mice, roaches and other infestations, loud neighbors that you report and they do nothing. Washing machines broken on multiple floors for a month and half that always break down, of course they blame the tenants but the machines are old, maintenance is horrible, especially this one Latino maintenance man that has a nasty attitude that spies on the tenants for management, withholds packages delivered to tenants, which is against the law. Frequent, the trash shoot is backed up to the top floors, which increase the infestation problems, the elevators always breaking down. The building smells, they blame the tenants for RATS and mice. They have hidden fees, and often jack peoples rent up with no explanation or warning. And for over $2000 a month for a two bedroom, we as the tenants deserve better. Even if I move, which I am as soon as I can find a place, I'm still going to find every tenant they've evicted to get their side and file a complaint with the court to file a class action suit. DO NOT MOVE HERE!! Everything that goes wrong in this building, they blame the tenants. And the leasing staff and maintenance is inept. read more

I lived in Avondale for a couple of months and I hated it so much. The leasing lady that took care of our move in was so nice and helpful, she left the company now. Well rent was not that cheap but was decent for the location, apartment is NOT CLEAN, COCKROACH INFESTED APARTMENT. This place was really disgusting, elevators are disgusting, you'll feel like you're living on the streets. The leasing office tries to do their job but not so well ... lol There is two maintenance guys who tries to accommodate everyone's problems but I feel it's too much for them. I believe the office tries to accommodate the residents but the place is so old, filthy and infested they can't do much, everyone has to make a living so they come to do their jobs. Elevators are always covered in dog pee and people's trash, and let me mention again ROACHES are everywhere - your kitchen, your bedroom, living room, bathroom EVERYWHERE!!! It's not just one or two ... you have to live with more than a dozen. I am a very clean person and freakin hated myself while living here. Just add a few more bucks and live else where, it's not even that cheap to live here!!! The 2 stars are for the leasing lady who left the company and the maintenance guys who are always positive and try to help you out. Oh I forgot, say goodbye to your tires,license plates and belongings in your car because there is car vandalism every other day. I have lived my with my cousins for years now ever since they moved in here couple of years ago because of the great activities and places to do things.Like the computer room but since new management there is no computer room.Also there is no guest parking but there used to be.The management turns off the water every week and the air conditioning doesn't work because they select days to turn it on.Also a lot of the laundry machines don't work and there are roaches.Don't even get me started on the elevators. read more

This building is full of roaches, the office staff have pretend like they are taking down maintenance request however the maintenance team never fixes anything. This building should be condemned as it is old and in desperate need of repairs. In addition to the roaches heavy weed smell can be smelled all through the building especially the lobby area. I would not suggest this building to anyone moving please do yourself a favor and move to another apartment. read more

After having lived in this complex for 3 years I would not recommend moving into this building without knowing the following. 1. ROACHES! This building is straight up infested. They will say that they spray every Tuesday and yadda yadda. We lived there for 3 years and through all of the spraying and pest control and whatnot, We had a ton of bugs all over our house for 3 years. They were literally crawling on the ceiling in the bedrooms. It's crazy. If you are able to get an apt on the top floor I hear they aren't bad up there. 2. There is NO package security and your things will absolutely get stolen from in front of your door. Like 99.8% of the time. They will even come by, open your packages and rifle through them to just take the things they want. 3. The office staff is SUPER unorganized. They are very nice and friendly but their organization is the pits. They will double charge you for things, they will put money you deposited on other people's accounts, they will lose checks, etc. If you decide to move here KEEP RECORDS OF EVERYTHING, because you will need them to keep from getting over charged for things. 4. The parking is ridiculous. There is no guest parking and if you do have guests that are parked in the lot for longer than like 30 min, they will absolutely get towed. It happened to our friends more than once when they simply came over for dinner. Also, cars do get their tires jacked pretty regularly. 5. The complex raised the rent this year by $200 for absolutely no reason, like there have been no improvements to the property, they just arbitrarily raised the rent. 6. Do not forget your key they will charge you $75 cash. If you are locked out of your apt, they demand cash money before they will open your door, no acceptations. (this never happened to us, but I think it is a crazy policy, especially considering that most of the staff lives in the building) 7. Probably the most important... The complex is DIRTY. The custodial staff cleans up the common areas downstairs and the elevators every day, but in like 3 min it is disgusting again. The residents actually play a "what fluid is this" game in the elevator.. for real.People smoke and put out there cigarettes on the wall, throw their butts on the floor. There is random trash thrown out in the hallway. There was a guy that lived on our floor (the 4th) that blew snot on the walls. The walls of our hall were covered in bloody snot and the management said there was nothing they could do about it. It is revolting. read more

DO NOT UNDER ANY CIRCUMSTANCE MOVE HERE. I lived here for only three months and in that time I saw well over 100 roaches in the entire apartment and even in the carpets. I was also severly bitten by bed bugs which left scars as well as cost me over $500 in medical bills. The property manger would not let me out of my lease even though at one point he offered. The manger said that I didn't have an infestation although I saw them at various times throughout the day. This place is extremely overpriced for the problems I had to endure. They will get you with the amenities but it is a trap. The corporate office is also no help, they don't return phone calls. Please don't let anyone else you know move here! read more

DO NOT LIVE HERE! My lease ended April 2014 and I just finished dealing with them over bogus charges. There's a MAJOR ROACH INFESTATION here that they'll "treat" with no results. Trash is overflowing and small animals and stray cats make their home in it. I've lived here for 2 years on the top floor w a room mate in a 2 bedroom $1500. So $750 each.So it was affordable compared to surrounding apartments on your own. Only pay water which can be ($40-$90) Pros: 1Friendly and professional staff 2.Quick w responses for maintenance and other problems 3.spacious 4. Close to 2 metros 5.nice views available 6. Safe: I haven't had any issues w crime Cons 1. Visitor parking is very limited. Your visitors will need to find street parking after 9:00 if there is no visitor spaces available. 2. They tow easily. Once my parking pass fell out the window and they towed me. $175. I was also towed out a visitor's spot . 3.roaches are beginning to appeAr but they are good w spraying and keeping your kitchen clean at all times is a must to keep them away. 4. I genuinely enjoy my apartment! The space is great, and it's pretty quiet, outside of what you may hear from cars going down the street (not bad). Also, my commute is perfect, and the staff is really nice!!! Important things I don't have a pest control issue, and I have a guaranteed parking space. Cons: I wish I had a balcony, I wish there were washers and dryers in the apartments (they're on every floor, not usually an issue with using them). read more

The apartment's location is great with it being minutes away from the metro and Washington D.C. which makes morning commutes easier. But I would NOT recommend living here if you had a other options. The ROACHES are a MAJOR problem!!!! I have tried everything to get rid and NOTHING works. The rent is affordable but know when you move-in you WILL have uninvited roommates (ROACHES)!!!!! read more

I've been living here (Avondale Overlook) for about 2 years and honestly it's a great apartment complex. I don't have a roach problem because I keep my apartment clean and I live right down the hall from the garbage chute. The cats that live on the property take care of any mice problem that might plague other apartments in the area and personally the leasing office and the property manager are extremely nice and accommodating. I had a problem with the team my first year at avondale but they have brought in new people since then. It is pricey but compared to other locations especially given what you receive in amenities and utilities I think it's worth it. For the people who are complaining about roach problems invest in a can of raid (because it's life roaches are everywhere) and get the sonic wall plug ins that's what helps in my apartment. I also make sure that I place my request in for the exterminator on Monday. They come on Tuesday spray and clog up the holes I try to do that at least once a month. Happy hunting. read more

Where do I begin? I should have trusted my instincts about this place before signing anything. The property manager was standoffish and impersonal from the moment we toured the premises. However, my fiance and I tried to keep an open mind and we were crunched for time. An apartment (incredibly overpriced) was available immediately and we needed a place immediately. The apartment is decent (besides the roaches, gnats, paper thin walls and poor plumbing). We clean everyday multiple times a day so I dont want to hear it as far as the bugs go. To be honest we can deal with insects, that's life. What we can't deal with is poor management. The words customer and service aren't even in the lexicon of the property manager. I don't know where Kettler found this guy but he will be the reason you lose business. I don't know if they've ever heard of brand loyalty but the way they run this place here is not how you run a business. No one knows anything (granted the youngest lady in the office is the nicest and really tries to help as much as she can). It just baffles me how you can run a building full of people and not be a people person. I haven't had a superior customer service experience since I walked through the door. I've been asking for a copy of my lease since I got here and no one can seem to find it, but they can surely find it enough to send me a delinquent rent notice for $200 (which is ludicrous). Then, when I send an email to the PM detailing my dissatisfaction I don't even receive an apology for the miscommunication (which I'm sure he'd post here but never directly to me). Im given two sentences that still don't adequately explain the charge or address my concern with the copy of my lease! Unbelievable. That's not how you establish working relationships or trust with your tenants. It's not rocket science and it doesn't take my college education to figure it out. Potential tenants BEWARE. I've only been here a month and I'm already counting down the days until my lease ends (and I am not the only tenant doing so either) and gathering information of other communities. We could have gotten more space and better service for less rent in Silver Spring or a better area. I will tell any and everyone not to move here. I should've heeded the warnings but thank goodness this is only for a year out of my life. read more

Do not move here! This place is AWFUL!There are always stray cats running around everywhere and the halls always smell. The parking is ridiculous and if you have a problem they will take forever to get back to you. They won't spray your apt or put in a work order in a timely manner. When you first move in the apartment appears to be clean but there are bed bugs and roaches everywhere. They will charge you a ridiculous amount to live in this crappy place. It seems okay at first but don't be fooled. The property manager Eric is also horrible. He is unprofessional and extremely rude. He will talk down to you as if he's better but he's just trying to put fear in you so that you will shutup. The property manager will also take money I hear for things like parking tags etc. Kettler obviously doesn't care because almost every review has said something bad about him and nothing has been done. But it's probably him responding back anyway. No one from corporate is seeing these things im sure. One girl even said he threatened her if she wouldn't take his name off of the review... You cannot do that. Yelp is a place where people can go and be honest about a business. If you don't want a bad review then do a better job. If you move here you will also regret it. Do your research because this place has bad reviews on every site. All of the tenants say the same exact thing. Corporate is also hard to reach as well. If they let you out of your lease get out of it and move. I did and I'm in a much better place. I found out that my friend lived here years prior and she said the same things about how gross the building is. Nothing will change. This is the worst place I've ever experienced. So many problems I don't even know where to begin. The biggest problem was moving out. The building claimed that I did not turn in my keys when I in fact did. They withheld my deposit without any notification. A couple months pass and I explain to the office that we in deed turned our keys in. Magically they showed up and the manager promised that she would send my deposit to me. Months pass and I still dont get my deposit. We call back and the manager states we never turned in the keys -_-. This service is horrible. read more

The staff are not knowledgeable and the manager makes up for her incompentence with rudeness. You hardly ever see anyone inspecting the building or grounds for punch list items, itsn't that what a property manager does besides just processing monthly rent payments! The units are overpriced. I stayed in Avondale for a year and some change, while completing my last year in school. This was affordable compared to other apartments and very spacious for the price. The gym is decent but there are better gyms elsewhere. The pool is decent but there are better pools elsewhere. Those are the only positive things I could say about the apartment. From the moment we moved into the apartment to the moment we moved out we had roaches and we kept the apartment quite clean, we may have left food out from time to time but never over night. But we told management about the bugs and they came to look at the apartment and had the nerve to say that they didn't see any bugs. I guess we must've been imagining roaches crawling in our food. The front office changed way too much and the inconsistency caused a lot of confusion. The parking lot always had raccoons walking around. They loved to tow cars away. They threatened to evict us numerous times for rent but we paid on time every month. I would not move here and I would stay far away from this place. read more

DON'T MOVE HERE. The property manager will try to make you feel bad for complaining about the roaches and the stray cats. I've lived here for 1 month and my roommate and I are ready to move out. Don't mess around talking to the property manager, CONTACT THE CORPORATE OFFICE! I contacted them twice and then they finally sprayed for the roaches but the property manager tried to make me believe that roaches weren't a problem. He then asked me to come to his office only to scold me and try to make me feel bad, and then asked me "Do you know what a roach infestation is? and then he pulled up google, and showed me images of roach infestations. As if living with 20 roaches wasn't an issue. It seems he believes that 1000 roaches is a problem but not 20. He even tried to manipulate my roommate into moving into a one bedroom apartment, as she's younger and doesn't know how bad roaches can get. I wish he had just decided to help out with the roach problem and my other concerns instead of telling me to just move out. I asked other residents if they were experiencing a roach issue and the ones on the upper floors were. I strongly consider that you look at other places. Our next apartment is requiring that we pack our things in a truck and bomb the entire truck before moving in. The experience with Avondale has a been a complete nightmare. Today the manager saw this post and threatened that I delete his name from it otherwise he would "sue me personally". Out of courtesy I have removed his name but there's only one property manager here so you'll know his name if you make the unfortunate decision to live there. read more

"Destined to be a long standing resident" - I have been a resident of Avondale Overlook, for almost 2 years. Things have gone so well, that my second lease was extended beyond 12 months, given the good price and great experience...I really love my apartment with a laundry room on each floor. The staff and property manager in the leasing office are exceptional and go above and beyond to make residents feel comfortable, and call Avondale our home.They are courteous and willing to problem solve around mailing, parking and maintenance. The maintenance staff are professional, friendly and fast responding. Any complaints related to cleanliness are due to the behavior of other residents, not the staff at Avondale. The one challenge I had this year was with the construction near the pool, which delayed access. Otherwise, I enjoy that it is a pet-friendly building, I have the option of reserved parking and the building is clean! If you are looking and want to be close to DC and Maryland with close access to shopping, restaurants, grocery stores, pharmacies, gas stations, and public transportation, Avondale is the place to be! read more
