Overall, The Edition is not terrible. There are things that could be improved for sure but I had no real issues. I live on the first floor and never had any pest issues, no mice or roaches. We had ants but that's what happens when you live on the first floor and it rains. They are quick to fix it for us tho. The pool is really nice, we loved it during the summer. The only issues that I really had was that my unit CONSTANTLY smelled like Marijuana from people in other units smoking 24/7 and it flows thru the vents to my unit. Also, people in the parking garage drive like it is NASCAR, it's ridiculous really. I have been here a year and only recently have a started to notice that noise can be an issue. It seems like someone moved in recently and they are always screaming and yelling in the first floor hallway at all hours of the night on the weekends. I don't know if management is aware of this but it's wild. Darion and Antonia from management are always super helpful and friendly, they always openly communicated with me about any needs or issues I had. However, with all that said - Natasha in the leasing office is RUDE AF. Avoid her at all costs. Not really sure why she works in a position where she has to deal with people. I've been living here for the past year and 5 months, and I wish it would've been just a year. During my first year, we didn't experience much problems other than the garage gate constantly being out of service, car vandalism, and valet trash deciding when they wanted to work. Fast forward to July of 2020, this is when it went downhill. We had a water leak in our apartment that was left unattended by maintenance/leasing staff for almost 2 months. It took my roommate and I several unnecessary meetings just for us to get that partially fixed. To no surprise... we now have MOLD! The leasing and property management staff still haven't notified our neighbors that live under us of the mold issue (they all had water leaks too). & tbh, we wouldn't have known if it weren't for my roommate (who is an industrial hygienist). Save your money. This is section 8 housing in luxury clothing. Don't be fooled. Spend your money elsewhere. The on-site leasing staff has no power to assist with real issues. Everything has to be approved by corporate and building investors. Yes... even a water leak and mold assessment. I've owned my own house since the 90s, but relocated to the area for work and decided to rent. The Edition isn't perfect, some validity to the humidity comments, hallways could be a little cleaner, etc - BUT - the place is clean and the maintenance team is generally great. Ive not waited more than a few hours from placing a maintenance request for a phone confirmation, and then not more than 24 hours until the problem was addressed. read more

Warning this place is not worth the drama. Let me start by saying I moved in Jan 9th this year I was supposed to move in sooner but because in the time that I toured the place and sent in my application the staff changed over twice and I could never reach anyone when I called. I had moved out of my old place and was forced to get a storage locker and rent a hotel room for a week because no manager was in the office to process my application. Then they told me they would clean the apartment before my roommate and I moved in, they definitely didn't there was dirt and dust everywhere and things were broken, like the washer machine and toilet. Moving on to the covid situation. Covid came and my roommate needed to move so we asked the edition if we could sublet our apartment for a few months, as it said in our lease agreement we were eligible too. They said no we couldn't. Our only option was to pay a lease break and get out. We did, which also stuck because we had to give them 60 notice and still pay rent at that time so they got 4 months rent out of us during that time. And it's now been more than 60 days since we moved out I have yet to see my security deposit returned to me.This place is terrible never move here save yourself and don't bother. I have learned to live with the trash in the hallway, the piles of trash in the trash room, the garage gate that needs bimonthly repairs, the vandalism (three cars had their wheels and rims stolen in a gated and "secured" garage), the doors leading into the building propped open, low flush toilets, broken and unfinished handles in our apartment (still broken six months after moving in and multiple request to get it fixed), but what I cannot live with is how irresponsible and unresponsive the management team for this community is being. My partner and I have reached out multiple times requesting to meet with someone regarding our lease. It's been over a month and we have not heard from anyone. The management team does not care about their tenants nor do they care about their community. It always smells like weed in the hallways even at 5 in the morning. I understand people smoke, but this is not great for people with respiratory issues. The only upside is the space; the rent is great for the amount of space you have, but expect not to receive any service. read more

First thing's first, Khadijah is the best ever. She made our move in process so smooth and easy. She was patient and worked with us after experiencing some bumps in the road on our end. The entire management team is friendly and when I walk by the office, I always get a smile and wave. Amenities are finally opening up and everything is almost back to normal. The gym here is amazing. Pool still hasn't opened but it looks amazing. Fire pit is nice to sit around with family/friends. The location is perfect with literally anything you need within walking distance. Metro is a couple of minutes away, Mall of PG is across the street, and Giant is basically next door. I'll end with saying every place has its flaws but the maintenance team and mgmt team are very responsive and are good about keeping us in the loop about issues being resolved. So I placed a maintenance order 2 days ago and I come home today and nothing has been fixed. I placed my request on Sunday night. It is Tuesday night. 1. I requested a pest maintenance because I have seen spiders and mosquitoes in my apartment this entire summer. I don't open my doors or windows for then to enter. I am barely home so I'm confused how I have all these bugs to bite the sh*t out of me throughout the night. But I do understand that requesting that service could take a while so I give them that. 2. My biggest problem was the noise that was caused from the neighboring townhouses. The construction which ended about a month ago was hell for us renters but it's done and yet I still get woken up randomly at crack of dawn by landscaping at 7:30am and trash pick up @7:00z Please note I have insomnia and don't go to sleep until close to 2-3am. For the amount of money I pay, I should be able to sleep as long as I want to for however long I want to. Don't get me started on the maintenance response. I am still waiting for simple maintenance issues that was also placed on Sunday and by Tuesday night, have not been addressed and they are simple as air filters!!! read more

I moved into The Edition last April and in the year I've been here I have had nothing but good experiences. Maintenance requests are taken care of quickly, even after hours. A few months ago a pipe burst in our ceiling after office hours and someone came by that night to let us know how they were going to proceed. All repairs happened as scheduled that first night. The staff is always very willing to help-- whether that be with a missing package or with a guest parking pass or whatever you may need. The amenity spaces are always kept clean and neat. During the summer, I spent several hours at the pool every day and it was always a thoroughly pleasant experience. If you are looking to live somewhere affordable close enough to easily commute to DC (either on transit or by car) The Edition should be at the top of your list! read more

The building managment and Fore Properties DO NOT CARE about their residents. - The Parking Garage of this building is so loud, that YOU WILL BE KEPT UP AT NIGHT from it! Everytime a car enters or exists the garage the nosie is extremely loud. I have spoken to the construction company hired by Fore properties and was told they are NOT planning on fixing the garage. I tried multiple times to contact directly Fore properties and none of my emails or phone calls were answered. - The trash collection from Fore Properties happens at 6:30AM and it is extremely loud, and the properties DOES NOT CARE! I have recently moved in to the Edition and the process of moving in was so wonderful thanks to the amazing leasing team. Everyone on the leasing team especially Randi, Selam and Donna are fantastic. They made sure to get me moved in on my exact move in date even when I was met with a little trouble. The apartment speaks for itself and I never want to leave. I love my apartment and if I do leave there is a wonderful two story gym or club room waiting for me. Not to mention the genuine and kind personalities of the leasing staff! I attempted to call the management team several times regarding this matter before posting, but I could never get them on the phone. So here you go. Management, please clean the carpet in the hallways. I mean, the carpet is really nasty and the odor is extremely foul. I am actually shocked that you guys are not paying attention to how nasty and foul the odor is especially when the air conditioner is turned off. Please remember, we are in the middle of a pandemic. Clean the got-damn carpet!!!! Why are you allowing this place to go down? Also, the valet is dripping trash juice all over the carpet and it stinks like a dead animal. So please clean the carpet. that's easy. Like most new buildings, everything looks very pretty from the outside. It's not until you move in that you see the problems. I'll rate and limit this post to my most recent problem that's truly a deal breaker- rodents, in particular, mice. I haven't even lived here 3 weeks and already I spotted a mouse running around in the hallways. This sighting has me incredibly disappointed and stressed out. Given how tenants here handle their trash, I'm not surprised. The trash room is disgusting and residents don't seem to understand the valet trash removal service. People don't bother to use the trash chute but instead leave garbage bags spilling onto the floor. Others who supposedly utilize the valet service don't use the trash bins. Also, what are the hours for leaving trash outside of your door? It seems anytime. For the next 12 months I will enter my apartment each day wondering if I will see a mouse scurrying away and let's not talk about the sleepless nights. read more

At move out I was robbed of part of my security as the dates on my move out sheet were written incorrectly by office staff and when I pushed for a fix they said there's new management that can take care of it. This went from being my favorite apartment complex to the absolute worst decision of extending my lease ever. This place has a BAD PEST PROBLEM! STAY AWAY!!! And these rodents aren't just some little house mice, I'm talking about some big Master Splinter looking rodents. Me and my Roomate never leave any dishes out and use the "trash valet" service every night and have caught 7 mice in the span of 3 weeks! We've both reached out to management and their only response is to bring some dollar store mouse traps to lay around the kitchen area. They haven't even responded to our last complaint of the continued issue submitted some time ago. I'm disgusted and in the middle of a Pandemic I'm sure our health is being put at risk from their continued lack luster response. Honestly if it wasn't for the MULTIPLE mice encounters I'd really like this place, but this is a MAJOR issue and they continue to show zero empathy toward our concern. I alone have spent $100.00 in equipment to repel these creatures and low and behold, just today I've caught one squirming around in the mouse trap that was so big, the dang thing should be helping out with rent. The Community Manager (Donna) is the most repulsive, condescending individual that I have ever come across that's in a role put in place to attract potential new tenants. It seems to me that she does not particularly care for African Americans or other minority races and that she does not want us living here at the Edition. She is here to do the Lease Up and then on to the next property, however, she plays a huge role in one's decision to pass up moving to this property. She is rude, does not respond to emails and lacks the customer service expected from a Community Manager at all times. She pretends to be the busiest person in the world yet whenever you see her she is somewhere chatting it up in corners with her Assistant Property Manager who I have nicknamed "CLUELESS". She is also very rude, pessimistic, and not very good at her role. She can't make a decision on her own without asking Donna first and then when she decides to respond, the response makes absolutely no sense at all. It's been one too many times for my liking so I avoid her incompetence by all means necessary and have directed my questions and concerns elsewhere. The property has mice and Management is doing NOTHING AT ALL to eradicate the issues with the mice on the property. In fact, the property does not even have a maintenance staff on site. The Maintenance guy that was working on the property quit. Go figure. Keep in mind, this is a brand new property that is nowhere near fully leased up so people PLEASE READ REVIEWS BEFORE SIGNING A LEASE ANYWHERE!!! While these apartments are located near the metro, mall, grocery and other great stores, and are designed nicely it is not worth the astronomical price you pay. In addition to the high cost of rent, you pay an array of fees, one being $100 per vehicle for parking in a garage that is in no way secure. Several cars have been vandalized and nothing has been done about it. When the property manager was confronted all she had to say was that "residents are only paying for the garage so they don't have to park on the street... the company is not responsible for anything that happens in the garage" yet we are still required to pay the fee. You also pay for trash, even if you do not utilize the service. This is the most expensive apartment we have ever had and it is soooo small compared to where we've lived previously. I would look else where before considering to sign a lease here. read more

I honestly regret signing a lease here at The Edition. The parking garage door was broke for over three weeks and during this time period my car was broken into. Following the break-in I was told by the assistant property manager that the mailbox and front door keys could be replaced free of charge if we presented evidence that a police report was filed. Following showing that proof we were then charged ONE HUNDRED DOLLARS for a set of keys and then told by both the property and assistant property manager that there is nothing they could do. I find this outrageous being that if the parking garage was fixed I would not be in this situation. In addition to this, my girlfriend and I were met with the condescending attitudes of both managers who were all too kind before we actually signed the lease. We were basically told that they are not responsible for the theft that occurred in THEIR garage. This is outrageous being that we only asked for new keys to enter our apartment and access our mailbox. When trying to make posts alerting the community about the theft taking place in the garage our attempts were thwarted, i would assume by management. If given the chance I would happily move out of this place. This is my first yelp review ever being that I am a person that tends to let things go but this is blasphemous. You do not have to go far to see that my transgressions are justified. If you take a peek at the prior reviews you will see that I am not an outlier. I hope that property management realizes this eventually and decides to focus more on customer service or go a different direction with the management of this location. PS. *MICE MICE MICE disclaimer* if you have already signed your lease here I would skip this review!!!! All that glitters is not gold. ****One picture is two mice that were caught when we put a piece of popcorn on a sticky mouse trap ON THE SIDE OF OUR FRIDGE. The mice we caught chewed up the piece of popcorn and the mess was made. We absolutely NEVER leave food out anywhere. I have had several problems with property management (Donna). I am really only here to mention the worst of my problems. The rodent problem. I had not even been in my apartment a full week when the first mouse was seen in my unit. The morning after I saw the mouse I went to talk to the leasing manager (Donna) who was a little less than unapologetic and made it a point to make sure that I knew my roommate and I were the "only ones in the building with a mice problem." One week later, Donna claimed pest control came to our apartment, and 2 weeks after I reported the first incident, we uncovered the truth: Donna lied about pest control coming and saying our unit was okay AND lied about our unit being the only unit with mice. The problem got so out of hand (Mice being caught almost every other night) I had to call pest control myself. They then told me that they had never been to my unit nor knew my unit even had a mice problem, however they had been to the unit right below mine. I proceeded to schedule my own appointment and my roommate requested documentation from Donna about the first visit she claimed happened (which she still has not received and it's been 4 months.) I am not here to talk about the specifics of the problems with the management staff nor the building, but I am here to warn you about signing a lease here. 10 mice have been caught in my unit alone and I see mice in the hallway and parking garage often. I have talked to several other residents who are experiencing this same problem. I was one of the first people to move into this building and I regret it. PLEASE DO NOT RISK YOUR PHYSICAL AND MENTAL HEALTH BY LIVING HERE. Even though we kept the house and particularly the kitchen squeaky clean I have found mouse feces and pee on my countertops, stove, and even toaster. I have slept in my car, a hotel, friends' houses, and even kept myself up at night because of property management's lack of urgency with to deal this situation. Even though the mice problem has diminished (notice I did not say the problem is solved) I still unable to sleep at night because I have developed mild PTSD. The Edition does not care about their residents. I reached out to the Regional Manager of the property management company, Jill Walton, to let her know the extent of the situation twice via email almost two months ago and I have yet to receive a response. I said all that to say this: Please take care of your selves and DO NOT sign a lease with the Edition. *I previously lived at Fort Totten Square in D.C. I suggest taking a look there. I am a recent resident, and the application process for me was great. The office staff is wonderful, and they seem to do an impressive job with upkeep on the units. I did not have to do much cleaning when I moved into my unit. Everything was brand new and unused. The only thing I'd say they need to improve is the parking situation for visitors. This is the worst place ever!!!! Poor unprofessional manager and assistant manger that is only professional when they are trying to get to rent. Building areas around trash shoot stinks, mice in the building sewer smell inside the apartment. Saylan and Donna are two HORRIBLE so called managers. This is why their ratings are very low because of these two. My daughter was locked out and I was out of town and they would not give her a return call. They had Mrs. Teray to call me today 1/6/20 when my child got locked out on 1/4/20. My child had to stand in the cold until emergency roadside came about a hour later in the COLD. But they have the nerves to contact telling me they don't do lock outs. Are you kidding me?? I pay 1740+ a month and you going to call me and tell me this BS!! No concern for my child out in the cold and locked out. But today going to say she could have called a locksmith. Really!! Accidents happen, you did not call her Sunday at all even during business hours. Very POOR customer service and you have maintenance man living right in the building but you going to have a tenant pay hundreds of dollars instead of a standard lock out fee. I will not consider her living here the next school year because you all are awful but I have seen you go far and beyond for those you like. Call three times after Mrs. Teray called me and neither of the COWARDS Saylan or Donna would pick up. Do not move here, check out Post Park, Lync at Alterra, Fort Totten, AVA for similar features and prices for less of the hassle and issues.The one star I gave is for my unit and area. I enjoy the size, finishes, and now the location of this property. Parking is terrible (you and your guest will be towed and charged $175+), there are rodents in the trash rooms and staircases, way too many regulations like a "pool pass". Leasing hours are horrible!! and their communication is even worse. The amenity spaces are nice, but I don't use them. With that said, like any good building the building itself is NOTHING without the Management Company being equally as great. The management (not leasing) at this community is very unresponsive, lacks any follow up, expressionless and in my early encounters not friendly/approachable to residents. A Community Manager should be personable yet direct, understanding but firm, and patient but reactive. That is not what we have here. I have placed work orders that went ignored until l followed up. I had to repeatedly ask for a move-in gift that was part of the concession received for choosing The Edition, and did not receive it until one week ago always being told it had been ordered. The garbage rooms are not well maintained and very often are filled with trash bags. No notifications for corrective actions are sent to residents. I recently placed a service request a week ago directly to the Community Manager and have not heard a single word about it since. I have done all the follow up and still no reply from the Manager. At a rent level of paying $1,895 for a one bedroom apartment in Hyattsville, I should not have to follow up. I should receive the follow up. Even if that follow up is just a progress report on my request. My advice, if you decide to live at The Edition, understand that at some point you will need to interact with Management. It is those interactions that truly make a hassle-free living experience and retains residents. You will not experience hassle -free living here if there management of the building continues operating as is. I would suggest to choose a property that has and maintains core values for creating a great living experience for the residents. read more

I would give The Edition less than one star if I could, based on the unprofessionalism, lack of communication, lies, as well as discrimination! I applied to The Edition on 06/10/2019 via online, I received a call from Randi (Leasing associate) a couple hours later, stating I was approved for my apartment. The same evening I received my pro-rate & move in date on The Editions letter head. My move in date was scheduled for 6/15/2019, however I was suppose to pick up my keys on 06/14/2019. When I went to the complex on 06/12/2019, I was told by Selam (Assistant Manager) the only keeping me from signing my lease was a discrepancy with one of my submitted documents, as well as needing my social to scan for my file, and once received I would be able to sign my lease, and pick up my keys. 06/13/2019 I physically went up to the complex to provide my social and was advised by Selam that day to set up Pepco and Renters Insurance as I wouldnt be able to move in without it. I provided all documentation that was required from me per Selam, as well as her confiming she didnt need anymore documentation from me. I never received a follow up nor confirmation my lease was ready to sign nor if I was able to pick up my keys. 6/14/2019 @ 4:30 was my scheduled appointment by Salem in order to pick up my keys, I called several times that day to verify my keys were ready for pick up & I never got an answer. The next day 06/15/2019 (My initial move-in date) I finally got in touch with someone & Randi rescheduled my move in date for the following Wednesday 06/19/2019. I was told I would receive a new pro rate, I never received it. From that point on I was CONSTANTLY asked for continuous documentation & verification AFTER I was told I was approved along with receiving my move in date. After the request from Selam for an additional Pay stub on the day of my rescheduled my move in date 06/19/2019, and being told more verification needed to take place several days after my initial move in date, let alone never being to get in contact with someone. 06/21/2019 I went to the complex, Selam refused to speak to me as it was expressed she was swamped with paperwork, then told to go find Randi & speak with her. Once speaking with Randi she expressed I was in FACT approved in their system, not only that Management were prolonging the process of signing my lease by doing additional verifications, Randi then states for me to be patient and I would be moved in soon. Randi stated she would stay in contact with me as she did not after the day of this conversation. I called the leasing office for updates for several days with no answer, my father went to the location 06/24/2019 to receive some answers as I was at work, and they kept declining his call via The Editions Call box. I finally reached out to corporate on 06/26/2019, I spoke with someone by the name of Ms.Anderson. Anderson expressed she would be relaying the information to either the business manager or regional, as well as stating I would receive a call from either manager that evening or the following day. The next following evening I called corporate back as I still hadnt heard anything, Anderson answered the phone she stated she would try to get one of the managers on the phone. Then stated no one was picking up and she would email them to notify. Less than a hour later I received a call from The Edition's leasing office, Selam (Assistant Manager) in which she expressed I was now DENIED based on "not receiving additional verifications". Which is BOOGUS! There is NO REASON why I should/could've gotten this far in the process of moving in, in regards of having received a welcome letter, directed to set up services for the apartment, an set appointment to pick up my keys, let alone for my social security card be scanned for my resident file, IF I was in fact STILL going through the approval process. Whats been verbally expressed vs what has taken place said DOES NOT add/match up. I will NOT be walked over nor treated any different based on someone elses biasness. DO NOT WASTE YOUR TIME! The Edition Apartments is conveniently located within short walking distance to shopping mall, groceries, restaurants, and metro station. The building is very clean and well maintained. The management staff is very friendly, professional, and respectful. I enjoy the well equipped fitness center, the club house and pool are spectacular. I am a homeowner of the community of townhouses that share Sentinel Drive with the Edition Apartments. On 10/15/2019 at 7:50am EST I was accosted by Ms. Phillips the "Business Manager" for using the adjacent dog park with my dogs before work. Donna Middleton Phillips was yelling at me for walking my dogs and verbally assaulted me. I feel as a member of the community her behavior should be reported. As a representative of the Edition apartments she should treat people of the shared community with respect if she wants future residents living at the property. It is no surprise that the Edition has had a lot of negative press recently. The residents have been littering around the neighborhood and parking in spaces that are under the ownership of the townhome community of Editor's Park. They have management write FAKE REVIEWS TO GET THERE STARS UP. This is by far the worst apartment I lived in in terms of management. They have treated me extremely poorly. There have been mice in the trash chute rooms on my floor MULTIPLE times and all the time in the main trash room downstairs! Why don't they take care of this? I have no clue. On top of this the manager does not treat everyone equal. The leasing manager referred to a guy who work there as an African when he is completely American but since he is black I guess she assumed he was African. Twice I woke up and saw people LAYING IN THE MIDDLE OF THE HALLWAY WHO I DONT THINK EVEN LIVED THERE. If so why would they be sleeping in the middle of the hallway! How did they get in! I have pictures to prove everything. I paid 1850 a month for a studio for this. I have lived in way better communities with way better management for cheaper. Why would there ever be MICE and homeless people sleeping in the hallway. I'm sure there just going to comment I'm sorry but THERE NOT!!! Then on TOP of that i pay an extra 100 for parking every month get a new car park in the garage and they tow it the first day and the manager doesn't care at all. She could at least called the tow company and said you guys made a mistake. Basically this whole apartment is horrible. I would never ever suggest anyone to move here. read more

I moved into The Edition in mid November 2018 after very careful deliberation, 4 tours, and visits to other communities. I have worked in the Property Management industry for 20 years in Management so I have more insight on what makes a property the right place to live. I'll make this review short and to the point. The one star I gave is for my unit and area. I enjoy the size, finishes, and now the location of this property. The amenity spaces are nice, but I don't use them. With that said, like any good building the building itself is NOTHING without the Management Company being equally as great. The management (not leasing) at this community is very unresponsive, lacks any follow up, expressionless and in my early encounters not friendly/approachable to residents. A Community Manager should be personable yet direct, understanding but firm, and patient but reactive. That is not what we have here. I have placed work orders that went ignored until l followed up. I had to repeatedly ask for a move-in gift that was part of the concession received for choosing The Edition, and did not receive it until one week ago always being told it had been ordered. The garbage rooms are not well maintained and very often are filled with trash bags. No notifications for corrective actions are sent to residents. I recently placed a service request a week ago directly to the Community Manager and have not heard a single word about it since. I have done all the follow up and still no reply from the Manager. At a rent level of paying $1,895 for a one bedroom apartment in Hyattsville, I should not have to follow up. I should receive the follow up. Even if that follow up is just a progress report on my request. My advice, if you decide to live at The Edition, understand that at some point you will need to interact with Management. It is those interactions that truly make a hassle-free living experience and retain residents. You will not experience hassle -free living here if there management of the building continues operating as is. I would suggest to choose a property that has and maintains core values for creating a great living experience for the residents. A community that responds to resident requests and shows the value of the rent you paying. read more
