    Lieb at Law

    Lieb at Law

My family and I worked with Lieb at Law on a land dispute case spanning nearly 8 years, spending…read moremore than two hundred fifty thousand dollars with the firm before the case was finally settled (and not at all in my favor). We were consistently disappointed at most every turn. First and foremost, they do incredibly sloppy work. Time and time again basic, secretarial-level mistakes were made, from not being able to keep legal documents in the correct order (mixing pages of older revisions with new ones), inadequate preparation of documents for notarizing (not leaving enough space for notary stamps and signatures), and consistent inattention to details (important names spelled incorrectly, random typos and other details overlooked), all leading to repeated avoidable delays and time and money lost. Worse, they charged me to fix these mistakes of their own making. For example, I made a over dozen documented calls/emails to Lieb to add the client's middle initial to a document, as required by the county clerk, before the change was finally made. Afterwards, I found I was charged $150 for most of these calls -- to fix their own errors! This type of nickel-and-dime behavior was prevalent throughout our entire relationship and is perhaps best exemplified by them charging me for 15 minutes of their time when I hand-delivered a document to their office (never mind that I drove 3 hours round-trip to do so). It is worth noting that I paid EVERY bill from them within two days of receipt, yet was once charged a late fee. This, despite spending more a quarter of a million dollars with the firm, was a very bitter pill to swallow. They don't do a thorough job of tying up loose ends and then years later, they trip over their own mess--and then charge AGAIN to put it right! Once in the hands of the judge, Lieb's "carefully crafted defense" was rejected almost immediately. In my opinion, Lieb at Law is lousy on a basic level. I'd say they were inept at every task I've always expected a lawyer to be proficient at. It boggles my mind to see Lieb at Law get so many good reviews when my experience was a constant string of nightmares.

The same goes for any service business -- whether it's a doctor, a lawyer, or a contractor, you hire the best, not the cheapest. How would you like to lose a lawsuit and say, "well, he gave me the best price"? That was never going to be me. I interviewed dozens of attorneys and chose Lieb at Law because I wanted proven performance. Within minutes of my consultation with Natalie, I knew she was the one to represent me. She is efficient, on top of her game, knows the law inside and out, and has the skill to position, present, and navigate a courtroom to get results. Natalie worked with me through financial hardship and still secured the lowest possible settlement. With her representing me, I didn't feel like the outcome was uncertain -- when you hire the best, you get results. The entire Lieb at Law team was outstanding. Andrew Lieb sets the tone for excellence, and his staff delivers. Their assistant Laurin was also extremely helpful and understanding throughout the process. If you want the best, stop looking. Natalie Donaldson and Lieb at Law are who you call.

They helped me navigate an incredibly stressful situation involving a mechanic's lien placed on my property at the 11th hour. It turned out I had been scammed by my contractor and realtor working together, and I was completely blindsided right before closing. Thankfully, George and his team were on it immediately and walked me through the bonding process so the sale could move forward. I felt safe, supported, and heard the entire time. They explained everything clearly, responded quickly, and treated me like a real person -- not just another case. I'm beyond grateful to have had their help during such a chaotic and painful situation. If you're dealing with a real estate legal issue -- especially one that comes out of nowhere -- I can't recommend them enough.

We've worked with Francesca and George on two challenging real estate transactions. The first transaction involved purchasing a cooperative from an estate at the height of the pandemic. Ongoing issues with the pandemic, the estate and title made this cooperative almost impossible to close with a conventional mortgage. However, Francesca was able to handle the impossible and get our cooperative closed when we needed it. Our most recent transaction involved purchasing a real estate owned home from a bank which presented its own unique set of challenges and a stringent timeline for closing. George was able to get issues with title cleared in time for us to close within 28 days of going into contract. We can't say enough about Francesca and George. We will use them again and recommend you hire them for all of your real estate needs.

    Law Office of Teresa Raniere

This is a follow-up review. I HIGHLY RECOMMEND Teresa Raniere, R/E Attorney, to represent anyone…read morebuying or selling their home!!! I will start off by saying that Teresa Raniere is an AMAZING R/E Attorney! We found her name in a Google search. We spoke with her several times over a weekend and decided to hire her. Teresa guided us through every step of our transaction! She went above and beyond. Teresa said she, "wants to be known as the attorney who does the right thing for her clients" and she has proven that throughout our experience. She has excellent character. She is fair. She is intelligent. She is patient. She listens. She answers questions and/or searches for answers to questions. She is professional. She is honest. She is very personable, caring and dependable. She protects her clients. She is diligent. She pays attention to detail. She is proactive in addressing issues or possible problems that may come up in the transaction. Teresa is very knowledgeable in her field. She is very thorough and double checks with state requirements and internet searches. She sends you supporting documents for your information and learning. She sends you preparation lists and timelines so there are no surprises. I have learned that with any contract, you should read it carefully because you are the one in the end signing it, not the person who wrote it whether it be a R/E agent, home inspector, repair person or lawyer. After Teresa created our contract, she was open to any clarifications or changes that I thought might be needed. We spent time going back-and-forth revising until we were both satisfied with it. We were both making sure that we were protected in our purchase and she was making sure that it was fair also to the seller. She literally rescued us from making a huge mistake. We were almost stuck buying a home that would have been a money pit... It is well worth your time reading about our experience. We were looking to purchase a manufactured mobile home in Glenwood Village, Riverhead. The R/E agent was putting pressure on us for the fact that the community was going to be bought out by Hometown America soon and she said that "the HOA fees most likely would increase by about $300 per month". The R/E agent told us we did not need an inspection nor an attorney for the purchase. She said, "it was like buying a car". She created a contract that required a $20,000 deposit and only protected the sellers. The contract was signed by us then the sellers and then sent back to us to fill in the date to be "Fully executed." Over the weekend we realized that we needed a R/E attorney. We found Teresa Raniere's name in a Google search and gave her a call. She spent hours on Saturday and Sunday of that weekend communicating with us and guiding us on how to handle our predicament. She recommended not sending the contract back with the date filled in and to cancel the deposit check ASAP. Thank goodness the R/E agent had not deposited it yet. Teresa spent hours creating an appropriate contract that not only protected us in the purchase but was fair and protected the sellers. She created it with 3 specific contingencies. 1. Hometown America would accept the HOA fees of the current owner since we weren't going to close before they bought the community. 2. The deposit would be fully refunded if the home inspection was not satisfactory and there were no repairs needed greater than $500. 3. The deposit would be fully refunded if we were not able to obtain homeowner's insurance. (Which we found out was quite difficult to obtain for a manufactured home and would have denied us in the end.) As it turned out Hometown America was agreeable with accepting the HOA fees. Thank goodness we had a home inspection. The inspector found that the unit needed at least $20,000 worth of repairs. In summary, the inspector reported the following: The unit needed a new roof. The hot water heater was not 1-year-old as they said and was not vented correctly. Sewage was leaking under the unit. One of the windows had a leak around it. The new dishwasher was not hooked up properly and was leaking under the sink. The list went on and on... Because of the condition of the roof the Inspector reported that the homeowner's insurance companies most likely would deny us coverage. The only homeowner's insurance company, Assurant, that would cover Manufactured Homes did deny us. Because of the contract with the contingencies that Teresa created and her constant guidance we were able to get our $20,000 deposit refunded. We are looking for another home for my sister. Teresa has already sent me information with possibilities and options for housing. We will certainly be hiring her again. I recommended her to all of my family and friends. As I said above, I highly recommend Teresa Raniere, R/E Attorney, to represent anyone buying or selling their home!!!
