They are small…read morecondominiums that I bought around 2015, and until early 2018 they have caused me nothing but trouble: I was trying to be cheap, and rather than having these units managed professionally, I asked a local friend to take care of renting out these units. That turned out to be a serious mistake. In one unit I ended up with renters who not only repeatedly failed to pay rent, but in addition also destroyed parts of the unit. That caused me significant losses, whereas the other units were barely profitable, mainly because of vacancy. I was not particularly excited about getting a management company involved, but since I had no plan B, and the neighbors recommended JMK a local Miami Beach management company, I thought I would give it a try. The highest priority was (a) to get my destroyed unit restored, and (b) to find decent tenants for the other 4. All of this needed to be done without me being directly involved (I live in California). The only constraints I provided were a budget and a timeline. This is how it went: JMK found the contractors, picked the materials, and had the unit restored. The work was completed a few days ahead of schedule. I never actually saw the work, but since the tenants that are currently in the unit appear to be happy, I assume that it was properly done. JMK was responsible for identifying these tenants. It looks like they know what they are doing: not only did the unit get rented out just a few days after the repair work was completed, but in addition JMK was able to get a rent that also covers the additional expenses for the professional management. In conclusion, this was a very positive experience. My units were finally a profitable investment, and in addition, I no longer have to be involved at all. That's what I was hoping for. Chances are that I will soon purchase a multifamily there since prices in Florida are much more affordable than here. I'll update the review, based on how that goes...

I believe that Icon Realty was involved in hacking my bank account. I leased an apartment in the heart of las olas/Fort Lauderdale from December 2016, from Atlantic loft llc. I agreed to pay a 2 month security deposit of $2400 as well as first, last and security (pretty standard) got my key, etcétera. After 2 different companies handling our property, ICON Realty came in January 2020 and revamped property by implementing a ***online payment service ***** aka , a way to get into your bank account. I questioned who this is and why I had to use this system to pay, not only to be replied with "It is our new system and you have to use it, you must pay rent this way or consult your attorney" As I went ahead and used it but decided to not renew my upcoming ending lease of 3/30/20. I emailed, texted and explain that I would not be renewing the lease because not only I don't trust the payment system, I had a very difficult time communicating with Benjamin (who by the way runs the whole thing). He ignored all my calls and the ones he replied, he did very rudely. I promptly moved out on schedule and handed him the keys along with my original lease agreement. He took the keys and said that He did not have a refund and I would need to wait 30 days to receive one on the mail. Now 30 days later. My bank account has been HACKED and bank investigated the multiple charges leading back to that January rent payment. I have been getting random withdrawals from different wiring entities totaling over 1k so far. Due to covid19, I can not yet file a claim in court. And the reason I am writing this is to WARN tenants and landlords about companies like this! I am attaching the refund check I just received. What a joke! See you in court.

I paid $5,025 to lease 720 Meridian Ave, Unit 5, a unit that turned out to be actively flea-infested on day one. I never accepted possession--because it was impossible to physically live there. My service dog and I were put at immediate risk. Monique Freitas withheld the lease for days, despite repeated requests, and finally sent it around 8 PM the night before move-in--then text-bombed me through the signing process. In those texts she admitted fleas were "really bad this year" yet failed to disclose that this specific unit was already infested. This is documented in my DBPR complaint. When I refused possession after finding live fleas and flea dirt throughout the unit, Monique and Trident pressured me to move my belongings inside anyway, attempting to manufacture a false appearance of possession. This happened even though I am a service-dog handler and they were fully aware of that. Trident and its representative, George Zamora, repeatedly claimed that "treatments were done." My videos show the truth: they fogged ONLY the bathroom, shut the door, and left the entire rest of the unit untreated--with live fleas everywhere. I documented this and submitted it to the state. For over two months, I was displaced into hotels at my own expense while they wrongfully withheld my $5,025, refused to provide real pest control, and stonewalled every attempt to resolve this. Even basic transparency--like confirming who was entering the unit with keys--was denied. Unauthorized entries occurred, and several of my belongings went missing. The conduct I experienced from Monique and George meets the definition of: * Misrepresentation * Concealment of material facts * False promises * Dishonest dealing * Culpable negligence * Wrongful retention of funds * Failure to deliver a habitable property All of these are violations under FS §475.25(1)(b) and were filed with DBPR. This situation caused significant financial loss, ongoing displacement, emotional duress, and a complete disruption of my life--all because a unit was delivered in uninhabitable condition and the professionals involved refused to act ethically. If you value transparency, honesty, and safety--look elsewhere. This experience was one of the worst I've ever had with any real-estate professional or property manager.

I was afraid I would get a low price for the house, if anyone would buy it at all. With the utmost confidence Abraham assured me that not only could he sell it, he would sell it for one million. I was doubtful of this claim, but he walked me through all the steps and described his approach to selling my particular house. His ability to tailor the sales approach to the house is admirable. The house sold in 6 weeks. He even beat his own estimate of one million, having sold it for even more. I was both stunned and grateful. Abraham Ash is embodiment of talent and professionalism. Coming in from the cut-throat SF Bay Area market with near-zero inventory, we were overwhelmed by the options available in Miami. Abe found us a spot right by the Biscayne Bay at the Margaret Pace Park in Edgewater. We have butterflies in our tummies as we are in love with our new home. This is 100% thanks to Abe. Abe knows every patch of land in Brickell, Edgewater, Downtown, and other parts of Miami. He knows the history of each building, what's coming next that could block your views, the HoA rules for each building, the heights of all buildings, and the views from each side of the building. It is mindboggling. We had assumed Abe would spend 3-4hrs with us and then let us go to do our own search. Instead, he spent multiple days with us non-stop, with some days where we even skipped meal breaks and walked around until our legs hurt. He is a natural at driving around the various pockets of Miami, navigating the streets while also being a tour guide. His ability to multitask like this helped us a lot. I still remember how, while driving around the Edgewater area, my wife and I simultaneously felt "wow, this neighborhood has a chic vibe we liked." We fell in love with Edgewater, though we had come in focused on Brickell. Abe is very good at sharing both the good and the bad about each option. There was a point we had already picked a new construction project that was nearly 3X of the next property we had scheduled to see. Abe was still showing us the pros of this new property, even if it would be significantly less of a deal size. He demonstrated many such signs of transparency and integrity during our entire time with him. We wish Abe the best and feel that if you get to know him and work out a nice rhythm, you can find the home or investment property of your dreams.
