She is always checking on tenants, properties, and following up promptly even for silly things. She treats the property she manages as if it was her own, and the tenants as family. The property of hers I am in is clean, secure, maintained impeccably, and issues, though few, are immediately and thoughtfully taken care of. She has come by to bring me items and even allowed me to have packages to be sent to her directly, then she brought them to me asap. What more could a property owner or tenant ask for? If I owned rentals in Louisville, as I have in other states, I wouldn't bother looking at anyone else if I could use her. I was fortunate enough as a tenant to find All Property Management and Heather in a city chock full of lesser property managers who I've had experience with. She knows what owners and tenants want, and quickly delivers positive results. The value is great, because you not only get a great place to live but well-vetted neighbors, and a seriously responsive property management company. BPM took over managing the building I lived in after 3 yrs of living there. 1. The water (which was paid by them) was cut off for almost 3 days. They blamed the previous Management Co. 2. The apartment next to me with a shared entry door was vacant. I requested that once they completed the apartment & when it's ready to be rented to please change the locks because the previous management co still had keys to the current lock. Ashley responded that "the previous Management Co (LREI) didn't know their ass from a hole in the wall. Ashley was the management supervisor which she lacks professionalism and communication skills. Nonetheless they changed the locked prior to completing the work being done in the apartment next to mine. The keys to access the unit and shared entry door were in a lock box attached to the building and the contractors often took the keys with them. The maintenance man who brought random help with him who weren't employed by BPM. The "Vetted" employee maintenance man Charlie never got out his truck due to partial disability sooo he never actually did any work just whomever he could get to hop in his truck and make a few dollars for the job. Well one day while I was sitting in my car I watched him while he sat in his truck and yelled out to his help of the day to get the key out of the lock box and proceeded to yell out the code. Now I never felt safe in my home. 3. The biggest expected snow storm of the winter came thru and it took them 3 days to get salt or even attempt to shovel. There were 4 occupied units and we're all calling for assistance. But were ignored and talked about our constant complaints. (I have Ashley on my camera footage talking about how we complain and stated it makes her put us to the bottom) 4. The property lights that they're responsible for paying were out. Which means not only is it PITCH BLACK Outside on the property but I couldn't see from my front door to the main shared door. I had to use a flash light to get from my door to the main door and then to my car after it was dusk dark. I obviously really didn't feel safe at 23rd and Chestnut Street. I expressed these concerns and was told that the locks would remain as they were and they didn't know when the light situation would be resolved. I later discovered that my door key to my apartment not the shared door was also in the lock box I expressed concern for my safety AGAIN Ashley responded by saying she would trust the random maintenance men with her 18 year old daughter ‍ but at this point I was told I could break my lease without penalty. I jumped at the opportunity. 2 weeks later they were removed as the management company. They only lasted 4 months . I had lived there for over 3 years and if they had never became the management company I would probably still be living there. But the lack of communication & professionalism and no care or concern for my safety ran rampant and I felt it was in my best interest to leave! While doing my move out inspection Ashley began bad mouthing the owner. I don't recommend using them as a management company or as a landlord!!!!!!

The new owner is an absentee landlord who lives far away and has not been available or hands-on, or responsive, and it created many problems. Now I'll make a very long story short. Ashley Campbell with Bailey PM is a lifesaver in my book. She cares more about me and this building than the owner who lives in Florida. With every problem, she has gone out of her way to assure me that she knows about the problem and will take care of things - and she has taken care of every problem that the owner has ignored. She has helped me in many ways since January, she always returns my calls, she has gone out of her way to do several things for me that the landlord was supposed to do. Ashley Campbell is a real jewel - she's a very good manager, and she has plenty of common sense. I'm 65 and old enough to know this makes Ashley unusual in the world of landlords and property managers. She has recently reorganized the owner's entire business model for renting - that makes her doubly unusual. There are some things you can't put a price tag on, and Ashley Campbell with Bailey PM is one of them.

We're talking ceiling mold, people living in laundry rooms, human feces in hallways, heating issues spanning years, car break-ins, and all kinds of infestations. "They haven't even painted the lines to separate the parking spots since they've been here," longtime resident Michael Hru says of his property. According to tenants, about 20 folks received eviction notices last month from the company, most of them going to tenants who have been asking for repairs. Pistono also notes that IPG has been on Attorney General Keith Ellison's radar the last few years for charging exorbitant utility fees and for other pending lawsuits.

Doing something they shouldn't have had me do when the ground is covered in ice. When I returned from my accident 6/7/24 there was little to no accommodation and I was basically told they want me to quit. They finally found a reason on 9/11/24 I moved a bicycle out of a parking space to our garage so someone could claim it. resident complained I got fired.

    The 3 C's of Maintenance man Randy...Caring, Concerned, and compassionate…read more This past winter there were homeless individuals who were sleeping in our building. As sad as that is and how sorry we (the residents in the building) were for for them, it posed a potential risk of unwanted activity in the building (including drugs, theft, and decrease in safety). How did this begin you ask? Well, there are those individuals who feel that they should not be evicted for not paying rent...even though the consequences of this are in the lease. I am sure that some of the situations can't be helped at times, but the rules are always upheld. Some of the evicted individuals find it some how satisfying to cause damage to the building with no regard for how it will affect those who still reside here. In this case the locks to the four entry ways of the building were all damaged so that none of them locked. Thank goodness there is a 3 C's maintenance man Randy. I had to mail something to the maintenance office which I addressed to Randy. With the item I also included a note that discussed the above situation and asked if the several entry doors to the building could have their locks replaced. The day after the mail was received at the office, there were functioning locks on all of the building's doors!!! Needless to say most of us were very happy and felt much safer immediately! The maintenance team is always busy taking care of things in various locations, but for Randy to make sure there were locks on every door that soon after being notified about the situation meant three things; he Cared and was Concerned about our safety, sense of security, the security functions of the building, the property, and any discomfort we (the residents) felt there, and was Compassionate in that our locks were made a priority among the other tasks that I am sure existed on the same level of priority.
