I would give them zero stars if I could. I live beside a property owned Broadway Property Management and have seen firsthand how little they take care of their properties. The fence, which they advertise on their website as a selling point when I've seen the property listed, is in complete disrepair. It's collapsing into our property. I've contacted them multiple times by phone and I'm transferred to maintenance or to the owner. It always goes to voicemail and no one ever calls back. All emails go unanswered. They have no respect for their tenants or neighborhoods where they own property and should be avoided at all costs.

it's been a few years since I've moved out of the worst place I've ever lived in my life, considering I lived in a tent in the middle of Africa while I was deployed in the military. I recently found out BM sent me to collections because I moved out early due to rat feces and RATS being in my living unit. Even after I spoke with the property manager and she informed me I would not be charged as long as I turned in my key since I gave her notice. I won't allow this to happen to anyone else & sometimes ppl keep pictures for future occasions that may aspire like myself. BM only cares about their buck not the ppl. I'm going to leave a few pictures below and hopefully that will force them to change there narrative.

I can only speak (write) for myself, and contrary to popular belief...BMG Has been good to me. When I first arrived to Louisville in search for a place to call home...I experienced overt discrimination, I'm sure it had everything to do with my Afrocentric hair, bamboo earrings (at least 2 pair), Fendi bag and a nice attitude along with a pretty ethnic name...I made it to meet the landlords and earned 3 times what they were asking for, (just bought a car so my credit was decent) but I was given the runaround. My experience with broadway was pretty simple, 3-5 days on application, deposit and ...then you either get the call to pick up the keys or the message that you were declined or need further assistance (co-signer). You are no longer the chick described on the L L cool J song, you become an applicant that needs to meet a formulaic expression to earn approval...thank God for that. The ladies who work there, especially, Melissa H. Are super sweet. Going beyond what is Expected to make moves...I mean some real movers and shakers. Melissa will keep it real...and anytime I had a home improvement issue it would be addressed within a day if not the same day... Lastly, I've read some real horror stories but I must admit that I love my place and I appreciate all the assistance and support I've received while living here the last couple years...Thanks Melissa when I leave, you will be missed.

PMR Companies was selected by the purchaser of our Chicago condo building after it was deconverted into a rental building. A massive renovation to the property, while actively renting units to new residents, has been grossly mismanaged. The doorman's station has been poorly staffed after PMR fired at least one long-time doorman and resulted in the building not having a doorman for many evenings. Their construction crews have allegedly had code violations and broken city work rule laws numerous times. When old flooring was removed during renovations, floors possibly containing asbestos tiles were simply scraped off concrete floors instead of being properly abated. Plumbing shut-offs and bad re-connections have resulted in negligent errors such as hot water from both taps. Washers in the laundry room remain broken for weeks, and management's answer to me was, "The protocol is you should call the machine company yourself." These are the kinds of shenanigans residents have had to put up with, and it doesn't seem to be getting better, though PMR is charging market rental rates. PMR may be great for suburban properties, but potential residents should think twice before moving into a property they manage.

She is always checking on tenants, properties, and following up promptly even for silly things. She treats the property she manages as if it was her own, and the tenants as family. The property of hers I am in is clean, secure, maintained impeccably, and issues, though few, are immediately and thoughtfully taken care of. She has come by to bring me items and even allowed me to have packages to be sent to her directly, then she brought them to me asap. What more could a property owner or tenant ask for? If I owned rentals in Louisville, as I have in other states, I wouldn't bother looking at anyone else if I could use her. I was fortunate enough as a tenant to find All Property Management and Heather in a city chock full of lesser property managers who I've had experience with. She knows what owners and tenants want, and quickly delivers positive results. The value is great, because you not only get a great place to live but well-vetted neighbors, and a seriously responsive property management company. As an owner or tenant, she is here to help you immediately.

We worked with Chrissy for several months to find our first home and she consistently provided valuable insight, referrals to trusted businesses, and maintained great communication. She is a well trained listener and always had our deal breaker list in mind. As first time homebuyer buyers in our late 30's Chrissy provided respectful education along the way and was always available to talk or text about questions and concerns. She impressed us beginning to end and provided concierge, best in class service. After closing, Re Solutions gifted us with rekeying our new house by their employee Joe and he did a fantastic job as well. They have a great team of support staff. We couldn't be happier with our new home and will continue to recommend Chrissy and Mike enthusiastically to everyone. BPM took over managing the building I lived in after 3 yrs of living there. 1. The water (which was paid by them) was cut off for almost 3 days. They blamed the previous Management Co. 2. The apartment next to me with a shared entry door was vacant. I requested that once they completed the apartment & when it's ready to be rented to please change the locks because the previous management co still had keys to the current lock. Ashley responded that "the previous Management Co (LREI) didn't know their ass from a hole in the wall. Ashley was the management supervisor which she lacks professionalism and communication skills. Nonetheless they changed the locked prior to completing the work being done in the apartment next to mine. The keys to access the unit and shared entry door were in a lock box attached to the building and the contractors often took the keys with them. The maintenance man who brought random help with him who weren't employed by BPM. The "Vetted" employee maintenance man Charlie never got out his truck due to partial disability sooo he never actually did any work just whomever he could get to hop in his truck and make a few dollars for the job. Well one day while I was sitting in my car I watched him while he sat in his truck and yelled out to his help of the day to get the key out of the lock box and proceeded to yell out the code. Now I never felt safe in my home. 3. The biggest expected snow storm of the winter came thru and it took them 3 days to get salt or even attempt to shovel. There were 4 occupied units and we're all calling for assistance. But were ignored and talked about our constant complaints. (I have Ashley on my camera footage talking about how we complain and stated it makes her put us to the bottom) 4. The property lights that they're responsible for paying were out. Which means not only is it PITCH BLACK Outside on the property but I couldn't see from my front door to the main shared door. I had to use a flash light to get from my door to the main door and then to my car after it was dusk dark. I obviously really didn't feel safe at 23rd and Chestnut Street. I expressed these concerns and was told that the locks would remain as they were and they didn't know when the light situation would be resolved. I later discovered that my door key to my apartment not the shared door was also in the lock box I expressed concern for my safety AGAIN Ashley responded by saying she would trust the random maintenance men with her 18 year old daughter ‍ but at this point I was told I could break my lease without penalty. I jumped at the opportunity. 2 weeks later they were removed as the management company. They only lasted 4 months . I had lived there for over 3 years and if they had never became the management company I would probably still be living there. But the lack of communication & professionalism and no care or concern for my safety ran rampant and I felt it was in my best interest to leave! While doing my move out inspection Ashley began bad mouthing the owner. I don't recommend using them as a management company or as a landlord!!!!!!

The new owner is an absentee landlord who lives far away and has not been available or hands-on, or responsive, and it created many problems. Now I'll make a very long story short. Ashley Campbell with Bailey PM is a lifesaver in my book. She cares more about me and this building than the owner who lives in Florida. With every problem, she has gone out of her way to assure me that she knows about the problem and will take care of things - and she has taken care of every problem that the owner has ignored. She has helped me in many ways since January, she always returns my calls, she has gone out of her way to do several things for me that the landlord was supposed to do. Ashley Campbell is a real jewel - she's a very good manager, and she has plenty of common sense. I'm 65 and old enough to know this makes Ashley unusual in the world of landlords and property managers. She has recently reorganized the owner's entire business model for renting - that makes her doubly unusual. There are some things you can't put a price tag on, and Ashley Campbell with Bailey PM is one of them.
