Hey, I live here! Well, I did a lot of research into apartments in the area before I moved here,…read moreand I visited about 8 places. So for the price, I can say with authority that this is the best you'll find immediately outside Albany. I'm not going to say it's a five-star luxury apartment, but for the price. The rooms are big and have a convenient layout. The hot water takes a few seconds to kick in, but you can literally get it up to boiling temperature from the faucet. The closet space is ridiculous, enough to give you and your friend your own dressing rooms, and they give you a storage locker on top of that. The maintenance crew is great. Some apartments have a balcony, not mine, but I assume you can see the Corning Tower and the Hudson River from some of them. The excercise room is decent and is never totally crowded. They've got four tennis courts and the swimming pool should be opening for the year soon. The community is in a weird little place on a hill, between the strip mall of Broadway in Menands near the river and I-787, and the super-expensive houses of upscale Menands and Loudonville. So you can pretend you live in an old factory town, or a gated community! There's little not to like about Park Hill and Lane. I'm paying $655 a month and I highly reccomend it.

Ask for concrete dates and details on amenities and especially on the status of any unit you rent that might still be under construction. We had to fight a little bit with the developer to make the company follow through on important amenities (like flooring, etc.) that were promised to us before we signed our lease, but the women in the leasing office were very helpful to us as intermediaries. Still, it was disappointing to have to go through a fight over that. There's a lot of miscommunication going on, but at least they seem to be working hard to make it better. Don't know how they're going to make the parking situation better, though... On the up side, the apartments are very nice (once they're finished). Cool lofts in a unique historic building with a super short commute to Albany. No entertainment is within walking distance, but there's a nice Italian place fairly nearby. Pump Station, Druther's, Stout, Biergarten and Ship's Pub are all a short drive away. I hope to add a 4th Star once the construction is pretty much completed, but I guess we'll see.

First, it's impossible to get ahold of a human to schedule a tour--first red flag (if they're not even treating prospective residents properly...). The AI agent that scheduled the tour slotted me for 9 am. It even confirmed the tour the night before, as if it didn't want me to waste its time. I showed up on time, and no one was there--the sign at the office said they'd be "back" at 10 am. Tried calling, got the fake AI agent over voice as well. Then, I came back at 10 am, hoping someone would be there--no one was there at 10:15. At this point I've written this apartment off of my list. The AI agent, "Mary," had the nerve to ask me later if I'd like to speak with one of their leasing agents. Absolutely not! If this is how I'm treated now, how do I expect to be treated if I were a tenant? A complete waste of my time. Still haven't heard from a human.

POTENTIAL TENANTS PLEASE READ BEFORE SIGNING A LEASE. first I would like to say while I was there I…read morewas a good tenant who paid rent on time and had no issues. There were issues with management that I should have noticed when I first moved. When I first moved in a year ago I had to do a virtual tour because of COVID and being out of state. The apartment looked great over video so I signed the lease. When I finally got to see the place in person it turned out my building was a smoking building and was drenched in the smell of cigarette smoke. When I asked them about it, it was too late and I was told I can move to a "newer apartment" because those were the only ones available but would have to pay more for rent. I purchased several air purifiers on my own expense which helped as much as possible to keep the smell out of my apartment over the year. This was just a small glimpse of their scams. If a building is smoking that should be the first thing that they mention. The biggest scam of all came at move out. When I moved out I requested to do a walk through tour because it was recommended but when the manager came she said she couldn't go through because there was too much stuff in the apartment still. I attempted to reschedule with her but the hours were unforgiving to a normal working schedule. She was not helpful and therefore had to succumb to having her go through without me there. I asked to be notified if there were any issues and only found out about them when I received my security deposit in the mail $800 short because I apparently had to replace the carpet due to pet stains I was not aware of or notified of despite vacuuming and shampooing the carpets before leaving. When I reached out to management they were not at all reasonable. IF YOU HAVE PETS BE PREPARED TO PAY FOR A NEW CARPET! The carpet that I had when I moved in was old already and when asked for proof that the stains weren't there from a previous tenant they refused to provide it. I would recommend staying here if you are looking to be ripped off to help pay for updates to an old building that you should not be responsible for. AS YOU CAN SEE FROM OTHER REVIEWS THEY ARE GETTING AWAY WITH THIS SCAM OF "updating" THEIR OLD APARTMENTS BY MAKING TENANTS PAY FOR IT BECAUSE NO ONE WANTS TO PAY TO TAKE THEM TO COURT. These people should be disgusted with themselves.

I been living at Dutch Village for 4+ years now. Initially, it was just me and my wife but two…read moreyears ago we had a baby boy. I'll start out by saying while living at Dutch Village I did not encounter any major issues with Property Management. It was not until I moved out I saw, Dutch Village true nature. I still don't know if this is a case of discrimination or the "big" Property Management company trying to screw over the tenant or a bit of both. But here's my story, we moved out of Dutch Village end of April. During the pandemic, I lost my job, my wife was fortunate enough to get her old job back (which she left to take care of the baby two years ago) and we were able to make ends meet during this difficult time. But things were still proving to be difficult so we decided to move back with my parents in NYC. We left two weeks before May but I comeback last weekend of April to clean and take the last few stuff remaining. This is where the problem begins, Dutch Village is claiming that we damage the apartment extensively and therefore not only kept our deposit of $1,200 but on top charged us an additional $3,000. They send us proof, which I have attached to this review so you could judge for yourself [Note: The black hardwood was there before we moved in]. I am not claiming we left the apartment spotless, this was our home for four-plus years, we raised a child. So it is natural that there will be some wear and tear. Some writing on the wall, some dirty in hidden cabinets. What I can't fathom is how does that equates to $4,200 worth of charges. By all means, take our deposit that's fair but how are you going to charge $3,000 extra for things that would not cost that much to fix. I tried and I think I was a model tenant during my stay with Dutch Village, I paid all my rent in a timely manner, even during one of the most difficult times in our life. I did not expect this from Dutch Village, when we called and talk to them their response was basically to threaten us says if we don't pay the $3000 they will put it to collection within 11 days (11 days!!). This is heartbreaking during a global pandemic these companies are trying to bully and steal from people who are just trying to make ends meet. We will either have to find a way to pay or let it ruin our credit making it difficult to do anything else in the future. But the least we could do is share our story so you could judge for yourself.

The property manager gave the keys to my partner so he could take our cats inside while I signed paperwork. Unknowingly he walked into another apartment with our same apartment number and unlocked the door. Apparently every tenant has a master key. When we first walked into our apartment we smelled a gas leak. Nobody in management or maintenance believed us or took it seriously so I called National Grid myself. They sent out a technician and sure enough there was a leak in our stove. We noticed that every single door and window either can't be opened or is very hard to open and close. Including the window to the fire escape, which only opens about 3 inches. The floor boards are so warped and have so many gaps. They also creak so loudly it can be heard from the hallway outside of the apartment. We have no control over the heating. The radiators kick on at 55 degrees and they just turn off whenever. It's either way too hot or way too cold. Also they hiss, rattle, and clang constantly so we haven't been able to get any sleep in 3 days. All of the radiators are being propped up on boards and are lopsided. The bathroom is very small and there are walls on either side of the toilet that are less than 2 ft apart. I barely have room to sit on the toilet and cannot comfortably wipe. There are so many other things wrong like hot metal poles that will burn you if you bump into them, random gaps in the ceiling, walls, and floors, the whole building smelling like weed, and neighbors stealing packages. Please do not move here.
