I would like to warn people about UMH Properties in my area in Ohio (Wayne County). They own several parks, but the staff that you deal with are all located at the Melrose Mobile Home Park Office.
I have lived in one of their communities since 1995. I have seen many changes and I can tell you that they haven't been for the benefit of the residents in any of their parks. Rent goes up nearly every year and the only thing included with the price beyond allowing your home to sit on 2 inadequately poured strips of concrete is the water and sewer. These are not included because they would have to install new plumbing throughout the park as well as water meters and that can be quite pricey. For the free water and sewer, you will get leaks in the park about every 3 weeks, more in the winter. You will try to wash clothes or get a drink from your kitchen tap and brown water will come through your pipes. They never tell you to boil your water if they tell you in advance that there is even a problem. Quite frankly, I'm surprised that someone hasn't become terribly ill and died from the water problems and their negligence. You will go to take a shower for work and you must leave dirty or store multiple gallons of water and heat it in the microwave to wash up instead. It became such a problem that everybody stored water for the next time water was unavailable.
If you are lucky enough to have a leak in your yard, they will come and dig your yard up, kill your lawn and plants and there is nothing you can say about it because once you plant anything there, it becomes the property of the park. Don't even think about them coming back and smoothing out the ground that is lying in hills in your front yard. They wont do it, not even 6 years later.
I think one of their favorite past times is sending threatening letters to the residents. People become very upset over this and one elderly gentlemen even had a heart attack. It was so bad, the staff earned the nickname, The Gestapo. They must really like this activity because they do it all the time.
Finally, the office staff is above and beyond the rudest people I have ever met in my entire life; and this resident has a few years under her belt. You can try to talk calmly to them and it does no good. I tried to bring this to the lady's attention, that I wasn't arguing with her, I simply was asking a question and she seemed to get even angrier the calmer I became. I honestly don't think she has ever had anyone speak kindly to her. It's that or she is a completely miserable human being that absolutely hates her job.
I do not recommend this company or their properties as a place to live. Run, don't walk as fast as you can in the other direction. All of the residents are miserable and tired of UMH's deplorable business practices.
