G 1727. They promised me a carpet clean and fumigation but never responded. Said Orkin has come 5 times while I was away and wouldn't let me speak to him. And raised my rent. Found drugs, beer, and 2 liter cokes on my terrace. Contacted DEA and submitted to treatment. Thanks section 8.

I wanted to give 5 stars to the maintenance team. I have lived here for 10 years and have never had an issue with maintenance. Thank you!

My lengthy stay at this lovely and well-maintained complex is testament to the awesome experience I enjoyed over the years. From the first time I met Rich, the owner, and toured Park View, I immediately felt I found a place that was well suited to my needs. Just strolling around the complex with its gated entrance, Tuscany-theme design containing European-style fountains and a mini piazza, along with a beautiful swimming pool and lounge area, make Park View such an inviting place to live! The apartments themselves are spacious and structurally sound with tasteful Berber carpeting, engineered wood flooring, and high-quality kitchen cabinetry and appliances. Alejandro, who oversees the maintenance of the complex, was always very quick to respond to requests I submitted, often the same day. He ensured everything was in perfect working order. He always made it a point to greet me whenever our paths crossed. I highly recommend you check out Park View Apartments before signing a lease anywhere else in the Thousand Oaks/Westlake Village area.

When you enter the luxury apartment I first noticed beautiful chandelier and vaulted ceilings. I was greeted by a vibrant and professional property manager Leah. She took such pride in this high tech resort complex they offered. They have a modern media room with a huge tv. When you enter the courtyard they offer a great pool, multiple Viking style Barbecues, plus a beautiful outdoor fire place and high end patio furniture to enjoy your evening. The gym offered state of the art fitness equipment, plus they offer group fitness & yoga. We toured the apartments offering a huge washer and dryers, modern appliances, beautiful cabinets with tons of space, great and a large stainless steel refrigerator, modern wood style floors, huge bathroom and high ceilings. Plus they offer free cable & Wifi. I fell in love with a 3rd floor apartment offer a beautiful view of the mountains and Simi cross. The application process was easy and fast! I later found out Leah was a former Mini Mouse for Disney. Imagine the beautiful character you would have to have to spread joys to tons kids, I mean seriously! After becoming a tenant at this great complex, Leah wold hold community events and actually was part of the live music for the residents. The complex management including the owners are kind they go out of their way to make you feel like family. The gated community is a huge plus to know my car is safe. They offer high tec locks that I can actually open my place with my Apple Watch, which I was given on my move in! If you are looking for a very clean luxury resort feel home and a kind professional management & owners, look no further. Just take a tour, it will sell itself. Truly a must see, Six stars

That's about where my positive experience living at Avalon Simi ends. I rarely write reviews, and I actually wasn't planning on writing one despite the issues I had during my year here. I decided to because I saw similar complaints in other reviews before moving in, ignored them, and ultimately wished I had listened. During my one-year lease, which ended in June 2026, there was a constant stream of construction and other projects happening around the property. A lot of these required entry into my apartment, sometimes multiple times in the same month. I understand that maintenance and improvements are necessary, but the frequency became extremely disruptive. As a pet owner who works full-time in an office, this was especially difficult. Notices would typically give an entry window covering most or all of the workday, such as 8 or 9 AM to 5 or 6 PM, and require pets to be secured and out of the way. Having to repeatedly rearrange my routine and confine my pets for an entire workday was stressful. Once in a while, I wouldn't have minded, but having to do it repeatedly because of ongoing projects became a major inconvenience and made me uncomfortable knowing people would be entering my home while I was at work. The condition of some of the appliances was also disappointing. I lived in one of the non-renovated units, which I understood would have older finishes and appliances. Still, I think it's reasonable to expect the appliances to work properly. My dryer regularly required 2-3 cycles to fully dry clothes, despite not overloading it and consistently cleaning the lint trap. The dishwasher was another issue. The first time I used it after moving in, it flooded my kitchen. Maintenance thankfully came and fixed the immediate problem, but the dishwasher never really seemed to work as well as it should have. Parking can also be difficult when the property is full. During the summer it wasn't much of an issue because there were more vacancies, but when most units were occupied, I sometimes had to park several buildings away from my apartment. I was willing to overlook most of these things and just move on after my lease ended. Unfortunately, the move-out charges were the final straw. My $500 security deposit was kept in full, and I was initially charged an additional $209.93. After I disputed the charges, roughly $80 was removed, but I was still left with a balance of around $120. The total charges came to about $620, including $200 for cleaning and $70 for painting, in addition to remaining utility charges. I had left the apartment reasonably clean and felt the walls were in good condition, so I was surprised by those charges. I have this same review posted on Google with photos of the areas they claimed justified the $270 cleaning and painting charges. Feel free to look there if you want to judge for yourself whether those charges were reasonable. I ultimately decided not to spend more time disputing the remaining charges, but the move-out experience left me with a pretty bad impression of Avalon Simi. I would personally choose to live somewhere else if I had to do it again.

I moved in late February 2020. I had to call maintenance twice, everything was back in order by the next day. Special shout out to Maintenance Supervisor Victor Gonzalez, whose professional skills will qualify him as the "Swiss Army Knife" of maintenance, was very diplomatic and kind in explaining how I got myself stuck in the handicap lift. I have secured parking plus plenty of guest parking. I have easy access to the Ventura Freeway without the noise and smog. Unlike the Los Angeles basin Agoura Hills provides fresh clean air and a sense of community with an emphasis on healthy living, education and family. My neighbors, of all age groups, reflect those values. I was originally looking into a 55+ community where I could maintain a home office and be close to my grandchildren. Then my son asked, "So Papa, what do you plan to do for the next 30 years?" As long as they are able to maintain the resort atmosphere and excellent staff, I can see myself living at Avalon Oak Creek's truly apartment homes 30 years from now.
