April 3, 2018…read more Leamy House Condominiums is on the move. The complex has 30 units and a long history of self management. As we modernize our grounds and tend to upgrading our complex, it was clear that we needed to move to a management company. An Ad Hoc committee reviewed proposals and assessed the reputation and referrals from multiple companies before the Board selected Benjamin Cobrin and Company. Making the transition to a management company has not been without its detractors, though the decision was supported by a vast majority of owners. Jeff Krimstock and his staff have worked closely with us toward a smooth transition and he has provided countless hours meeting with the Board and HOA Committees to assume more and more responsibilities. His guidance and patience in dealing with complex owner issues and identifying needed upgrades and future needs has been invaluable. We are grateful to Jeff and his company for supporting us through this transition, and helping us to plan for the future.

I strongly recommend that anyone considering Corbin Properties think very carefully before dealing…read morewith this company. In my experience, the level of professionalism has been completely unacceptable. In particular, Jeff Krimstock's conduct has come across as aggressive, confrontational, and bullying rather than professional property management. Instead of communicating respectfully and addressing concerns reasonably, interactions have involved yelling, intimidation, and what appears to be an effort to pressure residents into submission. One of the most disturbing examples has been the repeated treatment of my neighbor over his personal vehicle. He has been contacted and threatened with fines for parking on what we understand to be a public street, sometimes within approximately three minutes of parking there. The speed and frequency of these complaints make the situation feel less like legitimate property management and more like targeted harassment. If Corbin Properties believes it has legal authority to regulate parking on that roadway, it should clearly identify that authority instead of simply threatening residents with fines. Meanwhile, when another neighbor reportedly had landscaping or snow-removal equipment damage their outdoor lights, approximately four months have passed without any meaningful response or resolution. That contrast says a great deal: immediate attention when they want to threaten a resident over parking, but months of silence when a resident is asking them to address damage allegedly caused during work performed for the property. Property management should involve communication, consistency, accountability, and basic respect. Residents should not feel intimidated, screamed at, selectively targeted, or ignored depending on whether an issue benefits management. Based on what I have personally witnessed and experienced, I would not recommend Corbin Properties, and I would strongly encourage prospective residents, homeowners, or associations to carefully investigate how this company and its employees handle disputes before choosing to do business with them.

We purchased an old farm house build in the 1800s, and therefore the process and inspection was pretty involved - Michael was extremely professional, knowledgable and trustworthy throughout the entire process. He was stellar in working through myriad issues with the landlord not just through getting the lease signed, but over the next two years -- above and beyond and always available to answer questions and help. As a result, we used him to search for and buy a home in Mt. Airy this past year. It was a very difficult process with the lenders, some last minute surprises from the sellers, tough negotiations, etc and John Duffy was absolutely critical in us not only getting the home, but getting it at the price we wanted and on favorable terms. No question in my mind that if we weren't working with John, we would not have gotten the house! Experience and expertise second to none!!!

Or if you like management/repair guys repeatedly coming to your home without giving you advance notice. I am a professional that rented for 1 year. I read the first review and wish I listened. There were a few good things about the property that deserve recognition. I was very comfortable in the apartment. The size was perfect and most tenants were very kind. Parking was also convenient. However, there were so many aspects that were awful. Upon moving in, I was given a form to complete requesting minor repairs to be fixed (screens with holes, caulking that needed to be redone, etc). By the end of my lease, many of those repairs STILL were not fixed. I tried every way to communicate that I could think of (text, call/voicemail, mail, email, fax) and was pretty persistent the first few months. One of the 3 broken screens was repaired; however, I was not notified that someone was coming over and upon getting home from work, I panicked because some of my belongings were moved around. I ended up just putting duct tape over the other holes for the remainder of the lease because there was zero response. The biggest issue that I had was regarding a roofing issue. I contacted management immediately as soon as I noticed bubbling in the ceiling and was assured that it would be taken care of. After a week, it still wasn't repaired and there was a big storm and pieces of the ceiling fell down onto the carpet. The response from management was so minimal, that I contacted the borough after a few weeks to inspect the ceiling to ensure that it was safe to live there since it was near a light fixture. It was reportedly fixed and several weeks later it happened again. This was a month before I moved out. It was not repaired by the end of my lease. I also spoke with the previous tenant and he shared that he experienced the exact same thing in the same spot. All in all, the apartment itself was comfortable. The management however, was completely unresponsive. I even had to follow-up on my security deposit, was told it should have arrived, then got a check dated for 2 days after I called. Living at this apartment caused more stress than it was worth, and I absolutely do not recommend renting from this company under any conditions.

I am a renter in my 30s and was looking for my very first place as a single woman. I met Joe on three separate occasions after seeing his listings online. He was quick to respond to email and text message and offered to show me places that were not yet listed but he thought met my criteria. Unfortunately, I wasn't able to find a place during those first initial visits and I was starting to lose hope until I saw my dream apartment pop up with Joe's name appearing as the listing agent. I immediately contacted him, he responded right away and was straightforward to say "Come now because I have 7 groups lined up to see it tonight and it won't last". I jumped in my car and sped there... he stayed late just to show me and I knew it was the one! We got the application started immediately and that's when my nerves set in. I, like most young adults, don't have a full handle on my finances and debt and that showed when he ran my credit score. Instead of kicking me to the curb, Joe went ABOVE AND BEYOND to help me secure the property. at 10:00pm on a Thursday night, Joe worked to develop a profile to share with the owner of the property. He called my previous landlord for a reference, took all my documents and proof of income and savings, and then he backed me as a person and my character based on his intuition and experience he'd had working with me through the process... That sealed the deal and I got the place!!! I cannot rave enough about Joe's commitment to his clients and their potential tenants. No other realtor in the city would have approved my application but he saw beyond that and I can't thank him enough!! Joseph Petrone, the unofficial King of East Falls, THANK YOU!!
