We stopped by, viewed the model and picked up an information packet last week. We returned yesterday for a pricing estimate meeting with the onsite New Home Consultant. Our excitement at having found a potential dream home quickly turned to deep disappointment. Lennar has recently switched this development to an "Everything's Included" model, where they have some nice decorative upgrades included in the base price. You can also upgrade to a "Designer Package," which gets you nicer set of finishes (mostly kitchen and flooring). We soon learned that beyond those packages, there is little to no choice. The package determines that locations of the 2 carpet types and hard flooring types. Essentially, you choose a color theme that determines the colors of all finishing types. If you want hard flooring in the finished basement, you can't have it. If you want the French Door style refrigerator that shows up on their brochures, too bad. Shorter carpet or hard floors on the stairs? Again, the answer was no, even though the shorter carpet and hard floors were on the pallet but were designated for other parts of the house. A wet bar in the basement next to existing plumbing? Nope. After 2 hours of "no" responses to our questions, we left in frustration. We were told that this is due to the large number of houses that are being built this year. But from the customer's point of view, why spend so much money for a new house when that house isn't going to reflect what I want? I'd think that flexibility would have increased since my last new home purchase, not decreased.

Brandl Anderson homes WILL NOT withstand the test of time. I am in one of their homes built in…read more1999 and have had issues from design, mechanics and shotty workmanship. Once we started to remodel, issues jumped out. I have air returns that open up to insulation and returns that appear to be in-between studs but there are no holes to draw return air. I have rooms that can never get warm or never stay cool in summer. Wiring in the basement hooked to bedrooms in the second floor. Inadequate water pressure. The houses are poorly engineered. We are looking to move because it feels like the house will fall down. I tried for over a year to get plans and info from brandl but they would not return calls.
